Their breakfast was great as they have a lot of choices. The front desk, I think it was Tanya, was accommodating and helpful as well as her manager. We also like that the parking fee is an in and out fee. And their garage have its own access to the rooms. 1 staff from the breakfast was not very happy with a request of a yogurt. Hopefully, she had a better day after the breakfast was done.

Room was nice, parking garage sucked. Was not at the height the sign said. Ended up having to reverse out of parking garage. And was charged 60$ just to park. Ice machine and vending machines were sold out. When telling staff they acted like it was a normal thing. Next day called to get refunded for parking fee I washing up on by a front desk lady named Anna.

Really enjoyed our stay! First time to DC. Close to much of the museums and memorials. And Metro is very close if needed to/from airport and further away attractions. Easy to navigate.

Small for a Residence Inn, but I guess that's to be expected in DC. Rooms were OK, but nothing special. Breakfast was good and had some variety. On the negative side, our air conditioning wasn't working on the first day and wasn't fixed until after a terribly warm and fitful night of poor sleep.

Sunday/Mon- No running water from 1am-1:45pm. Fabulous front desk staff. Nice pool, patio, bbq, gym, hot tub, strong wifi. Beds comfortable. Kitchenette supplies very scarce. No frying pan. No sharp knives. Broken dishwasher, 2 missing buttons, couldn't turn it on. Maintenance never came all week...we ended up leaning how to shove a potato peeler into the empty hole, to start it. Mon-Sat breakfast was mostly breads, cereals and fake eggs/pre-cooked sausage. Sunday was actual waffles and bacon. Parking garage is autrocious. Narrow opening in and out. Scraped paint on both side walls because cars barely fit..Tiny spaces, poor visibility, pullars everywhere. And $59+$10.65/ tax day. Nothing to eat around there except one pizza/burger joint which wreaked of manure and didnt serve 1/2 the menu by 6pm on a Monday. We doordashed and went out. Expensive considering everything +parking. But staff was so sweet and accommodating, it made up for alot.

The location was perfect for walking or taking the Metroline to Smithsonian and the Spy Museum. The property was clean, nice breakfast buffet, helpful staff, and we enjoyed having a kitchen. When we return to DC, we will definitely stay here again.

Came to visit with our son for his birthday. Had a one bedroom king suite. Plenty of enough room for us. Kitchen was nice. Bathroom nice. Gym was good and new. Had a peloton. Pool and jacuzzi were decent. Staff was friendly. Breakfast exceeded my expectations for a hotel breakfast. They kindly brought extra pillows and made up the pull out couch. Would stay again.

Property has all (almost all) renovated - modern very clean lots of plugs for electronic devices - always hot water - spacious - breakfast provided every morning with quite a variety of choice, all workers cheerful and helpful. We loved it. Perfect for families or working persons. A quick clean up every day and we were there for 13 days. It was perfect for us.

This hotel was centrally located, with an easy 3-4 blocks from the National Mall and about a 16 min walk to the Capitol building. The breakfast was outstanding! Scrambled eggs, pork and turkey sausage, oatmeal with many toppings, breads, yogurt, cereals and juices were daily offered. Some selections changed daily such as bacon, salad, steamd veggies, etc. The staff picked up dishes and cleaned tables every morning. The room was huge, with a full kitchen and big sofabed. I reserved 5 nights to be paid at the hotel, and ended up staying 4 because of work conflict. The hotel adjusted the dates of stay while I was there without canceling the Expedia reservation, and honored the original pricing/nightly rate that I had booked 5 months in advance, which was great because modifying the reservation through Expedia would have cost $700 more for one less night. I did have to speak to the hotel manager twice to get it corrected but they were very nice and accomodating. The hotel has a souvenir shop that was fantastic and allowed us to bring souvenirs for family without wasting sightseeing time around town. Also, the parking rate was steep ($70/night including the taxes), but it was worth having parking for a centrally located hotel. Just consider it a part of the rental fee and book the hotel far in advance to get good rates.

We received papers in our room announcing there would be no water (i.e., no shower, no toilet, no swimming pool) all day long for the whole week (Mo 12 to Fr 16 Jan 2026). I asked if I could have a discount, but they said no. They had me register for Marriott Bonvoy app so that they would give points that I could change for rewards. Never got them. They also charged a different price in my credit card and I had to go back there in person to solve it.

The stay was fantastic, walking distance to the museums. The staff were polite and addressed all concerns. They had some renovation happening and it affected the wifi for couple of nights but the problem was fixed. Overall was a great experience.

Also, there is no restaurant in the hotel. The only restaurant nearby is a fast food place next-door that serves hamburgers, hotdogs and pizza. No restaurant was within walking distance of the hotel that we could find.

Parking is absurdly expensive, even for DC ($70+ a day with tax). We chose the location specifically but recognize it is not super close to most of the main attractions, restaurants, metro, etc. Plan to have to drive to get to anywhere touristy. I was traveling with 3 kids and my mom who has challenged mobility and had difficulty getting someone to open the door on the side by the entrance to the parking garage meant for those who are disabled. The hotel (and city) did a horrible job of snow removal even more than a week after the storm that it was difficult to get to the front door or even unload luggage for those of us who didn’t have any challenges. The unit is on the small side. With the sofa bed open it’s impossible to walk around or get to the desk/window. The other bedrooms were tighter than usual in a hotel.

Internet was too slow to stream anything. Bathtub stopper broken (we didnt bother calling down because it was very late so they probably wouldve come fixed it) 2 small bath towels for 4 guests Very unapologetic staff Breakfast was awful but in fairness there was a burst pipe and flooding so breakfast had to be moved. It was cold and unappealing. On a good note...comfy bed and a great shower.

There's construction going on in the hotel. It's loud, messy and inconvenient. But it mostly goes on during the day, so you can miss it if you're out exploring. Use a parking app. The cost at the hotel is quite steep. At the time of my visit, a bit over $70. Ask for extra key cards, so each person can have one. You need it for everything, lobby bathroom, elevator, pool, and gym access.

Everything that was in the staff's control was wonderful! The hotel is going through renovations so floors 5 through 7 I believe, some lobby areas and the hot tub down for cleaning. Room temperature control very convenient and worked! Very safe and secure area! 3 to 4 blocks from the national Mall. Spent 5 days. Mini Mart in lobby area open late ngt. I ended up walking everywhere 20 minute walk to monument and 10 minute walk to Capital.

Then when we get to our room the water was turned off. When the water cage back on it was a weird cloudy color and smelled! Nothing in this hotel worked either! Ice machine was broken. Vending machine was broken. 9 am this morning we were woken to pounding and drilling from the floor below us! Then…we were charged a $350 charge for smoking and we didn’t smoke!!! I will be contesting all charges and requesting a full refund for this awful experience!

I was dissapointed by some of the things in the amenities that were not available. The laundry takes credit card only and the soap is down in the main entrance. The ice machine was out of order and the treadmills were all out of order, The staff was courteous. There was a third party management issue. The breakfast was nice but crowded.

The rooms are outdated and the breakfast we HORRIBLE. So, we had to pay to eat elsewhere too many kids running in pool area and in the hall so I could really relax like we wanted to. As well the parking for 60.00/per day plus tax is absurd. I really had a great weekend in DC, but the overall experience at this hotel felt more like a motel and I am very disappointed you have to do better for the 375.00 we spent to stay for two nights here!

Although breakfast was great and a great location, water was always cold, key card machine had issues for 5 of the 7 days we were there and everyone knows how inconvenient it is to go to your room, then have to go back to the desk multiple times with the same excuses. Rooms were spotless, nicely appointed. Tracy at the front desk was so nice and friendly and full of holiday cheer. All staff acknowledged you and said hello. Breakfast was pretty good. Biscuits and gravy this morning! Parking a bit painful at $59 a night but it is DC.

The breakfast buffet was excellent. The staff working the dining room very friendly and helpful. What we found, honestly, a bit appalling or at least surprising that hotel guests are allowed to show up in their "pajamas"! Can't the hotel post a courtesy sign suggesting a more appropriate attire? Or advise what attire is NOT allowed? I suppose guests would take offense to it. Who knows. Just didn't seem right.

There was a lady at the front desk. That was very nice helpful, and friendly. I cannot remember her name, but she made us feel welcome and good about choosing this hotel. The only reason I did a four star was there was no dinner or drinks for the evening.

The room was perfect for a family of 5. It had 2 bedrooms with their own bathrooms and a pullout couch in the sitting area. The sitting area and kitchen were very roomy and well appointed. There was a nice variety of options for breakfast. We needed to call up engineering twice to the room. Once for a burned out bulb in one of the bathrooms and the other for a beeping smoke detector in one of the bedrooms. The cost for parking was very steep - 59 dollars plus 18 dollars tax per night. This was unexpected.

The breakfast choices were amazing, different items each day, hot oatmeal with 6 toppings every day. Very good servicing dining area, Antoine did his best to help everyone and maintain a clean area. Matthew at the desk helped us to change from a king to two queen beds at our request.

This hotel did not meet our expectations. The room is our extremely dark with very little lighting. There were inadequate blankets, and the beds were not that comfortable. The pullout bed is extremely uncomfortable. The in room kitchen is dinged up. The bathroom was dirty with hair and possible black mold. We will not stay here again.

The breakfast was outstanding. Truly. Many choices, healthy options. The staff were friendly and helpful. They were accommodating. The hotel was expensive, but that is due to its location. The pool was nice and well maintained. I would recommend it to anyone going to DC who wants to be right near the Capitol and the Mall.

I bring my 8th grade class here every year, and we always have a wonderful experience. We start the day with a healthy breakfast, it is just a couple blocks from the National Mall, on the same block as a metro station, and the hotel staff is friendly and helpful. I highly recommend!

Our stay was perfect. The staff were very friendly and everything was close by the hotel. We stayed at a suite with two bedrooms, it felt more like an Air bnb. We had everything in our suite such as plates, cups, utensils, and a big plus was a full size dishwasher. We didn’t use the pool, but it’s open till 11pm which is a great for those looking to enjoy until very late. When I come back to DC, I would deff be coming back to this hotel.

Nice location: 10-15 mins waling to National Mall and a few museums as well as the wharf. Way above average included breakfast. Ok condition: 1-2 elevators were out of service every day and it was creating some inconveniences during "rush" hours. Sofa bed in our room was completely dead, terrible condition.

We enjoyed our stay in the King suite that has a king bed and sofa bed which my boys shared. The room was spacious and clean and loved the kitchenette. That was a main deciding factor on finding a room was that it at least had a fridge and microwave, but extra bonus it comes with dishes, silverware and pots/pans. I brought my own dish soap and paper towels but they even included them too. The location is great, just a few blocks from the Smithsonian museums and Capitol. Just wish there was more variety of restaurants to walk to. The Wharf is walking distance but we took an Uber because it was incredibly hot during our stay. The staff is extremely friendly and helpful and very attentive during the breakfast buffet. Breakfast was okay, good choices but I'm not much of a breakfast person anyway. The coffee bar was great and well-stocked. There is an indoor pool that seemed decent but we didn't use it. The gym is decent, my boys and I used a few of the machines. There's a little gift shop by the entrance that has everything you need, I forgot my razor and my husband forgot his belt and were able to get those there as well as cheap little souvenirs, shirts, hats, etc and has a selection of drinks and beer/wine as well. Hotel was beautiful. We went with my parents and children (3 and 6). We loved the pool and outdoor section (2nd floor) and their breakfast options. We also loved how quiet the rooms were (especially considering trains pass every 15 min or so - we had a room where we had the train view which the kids loved to see :)). They were prompt to try to fix a leak in the sink and also, they helped us with all of our asks (crib, extra coffee), always kind and very helpful. Great stay.

Our family stayed here for a several days. Every staff member was consistently helpful and friendly. The breakfast crew were very attentive and the coffee bar was clean, well stocked and and a pleasant experience to start everyday.

Our air conditioning did not work properly was told by staff the thermostat was motion activated. Finally on the last night there they sent someone to look at it and the unit was frozen over. He admitted it was frozen when he came in the day before. They moved us to the room next door and the air conditioning did not work in it properly either. The fold our bed had mold on it and when I asked for a partial credit I was denied and they said they credited me the parking and would not do anything else. Also parking $59 a night is crazy. I will never stay there again.

Room completely outdated and a/c extremely noisy. Bathroom with humidity and mold and looked old and not comfortable. Staff in the lobby was not super helpful when asked to help us to set up the sofa bed, and housekeeping “forgot” to make our room although we asked her to do so. Room lighting was very weak, and furnitures teared and super used.

Great to be halfway between the mall and the wharf. We rented scooters and explored all around for a long weekend. The room itself was great, everything we needed. Pool and breakfast room got very full and busy with kids and families which was a bit overwhelming.

Stayed one night for our 2 day visit to DC. Was able to check in early. The lady who checked us in was friendly and informative. Parking garage was easy to navigate and felt secure. The location was great-near metro station and walkable to many points of interest (National Mall, Smithsonian museums, and botanical garden…). Would definitely consider staying here again.

Some nice restaurants [not attractions] were within a mile/1.5 walking distance which was really nice. Car services pick up directly in front of the hotel and food deliveries are left at the front desk. Pool was a cool room temperature and hot tub nice and warm both were indoors and working. Staff and security did random walks in the area which was nice. Even calling parents from rooms to remind them children weren't to be in the area unsupervised. Nice stay.

While visiting the Bible museum with anither couple, the 2 bedroom suite was spacious and very comfortable. We sall really appreciated the privacy of our own bathroom and bedroom with the convenience of meal sharing in a full kitchen and relaxing in a shared living room. Will definitely come back!

We picked this property for two reasons: proximity to the National Mall and access to a pool. We arrived to fine a musty room with non-working air conditioning. The thermostat read close to 80 degrees. We weren't comfortable unpacking and getting settled until that issue was resolved, which meant a maintenance person in our room for almost an hour. In addition, the pool was unavailable during our stay, and that was disappointing. The staff ended up offering us rewards points as a consolation.

This was one of the worst Residence Inns I’ve stayed at, especially for $300 plus per night. Location was good but room was dark, noisy and in need of a lot of maintenance. Staff was varied. On property market was helpful. Breakfast was not very good and chaotic from 7.30-9am.

Great location, just 10 minutes walk to the US Capital. Daily Breakfast just perfect, a variety of selection to eat and the freshly brewed coffee is a plus. The room so spacious, comfy and very clean. I’ll be coming back to Residence Inn by Marriott.

This hotel was full of people. If too many people in the common areas is too much for you then pick a different hotel. Breakfast was generic but the dining room was packed full by 7am and there was no hot water on the morning. (Too many people showering I guess). Water was hot on the evening. Pool was also packed. The staff was top notch. I had to call for a first aid kit bcuz my one year old son hit his head on the bed frame causing his head to bleed and they bought some Neosporin to bring me because they “didn't” have antiseptic spray. But then they found some wipes for the wound and also brought me that with more bandages. After checking out my daughter forgot her apple pen and I called twice to see if they could find it in our room. The first time housekeeping didnt see it. But the second time after my daughter remembered exactly where she left it. The front desk associate Ebony went her self and found the pen plus a toy left behind. She put both items at the front desk until we were able to retrieve them. Thank you again for a good stay.

The continental breakfast was tasty and well staffed. Our room was spacious and provided a great base for our family of four as we explored the city. We were looking forward to using the pool and hot tub, but they were always crowded with loud and unruly children who were barely supervised by their parents. Don't count on relaxing poolside.

During our check in the staff did not tell us anything about the place, just gave us the card key and the room number. I have to ask where and how to get in the garage? Which way to the elevator and to our room. When we get into our room, i called the front desk and ask where the pool and gym were, a different staff answered and was very rude and told me in a condesending voice “that was given to you when u checked in”.

This hotel was convenient and walkable both to the mall and the wharf. There was a hot breakfast in the morning with a great coffee bar and the rooms were pretty quiet. You could hear the train in the distance but it didn't wake you to. The pool and hot.tub are in a very small room that gets noisy quickly if there's kids in there.

Breakfast included was a terrific perk! We stayed in a two bedroom suite which proved to be the perfect respite for our week long tour of DC! Everyone had space to retreat to. We also took advantage of cooking dinner two nights given the spacious, full-size kitchen. Saved a lot of money those two nights by not eating out.

This hotel is in a great location for exploring DC. We stayed four weeknights with a family of four and it met our needs. The area felt safe and we were able to walk to the National Mall. There is also a convenient Metro stop nearby. The breakfast changed a little each day and was well-stocked. The pool is small and the hot tub was not quite warm enough, plus both were a little cloudier than I would like, but we used them every night and the kids enjoyed the amenity. Even though our room was right next to the pool, laundry, and gym, it was not excessively loud. The laundry room was a big plus on our trip. Overall we would definitely stay again.

This facility was nice in the lobby but the rooms were old and tired. The kitchen in our room had such limited supplies we couldn’t actually cook. Four plates and it was a room for 6. The pull out couch was uncomfortable. Location was good for the mall but after 5 very very limited dining. I’ll look elsewhere next time.

The Residence Inn did not honor my reservation. I showed up, they had no rooms for me. I have the letter from them which I cannot attach here. Looks like the refund was not processed. Please process the refund.

We enjoyed our stay. We did have issues with weak WI-FI but did not want to pay extra for faster connectivity. Also the safe in our room was broken. I did not report this as I didn’t feel like changing rooms. Breakfast was just okay, the food was not hot enough and both toasters did not even brown the breads.

CONS: Hot tub was gross, breakfast quality was marginal, property looks dated, and the I couldn’t walk anywhere outside without smelling marijuana (admittedly a D.C. issue, not the hotel).

Delightful staff. Great breakfast. Super location with easy street parking. Pool was nice but the pool room was quite cold. Room could have been a bit cleaner. There was an odor when we checked in that we mentioned to housecleaning but it was never resolved. Overall a lovely stay and we would happily stay there again.

Everyone was so kind and welcoming! We didn’t expect the amount of organizing the room keeper did even for our two day stay. Whoever tidied our room made it look nice without misplacing anything and respecting privacy. I would also like to commend the breakfast staff. I work in the service industry and this staff not only got along well and were kind to EACH OTHER, but they were SO organized and the entire process looked seamless, even on a busy holiday weekend. Pool was clean and we received great recommendations for food! The man that ran the corner store was so sweet too!!

The property is decent, the price per night changed from the reservation rate and the parking rates. I reserved for $127 a night yet was charged for $169 per night parking rates online was $30 per day but actually $54 . There was no point in reserving through Expedia because they don’t honor the rates and charge at their rate. The floors are extremely outdated and dirty, the elevators are the same they gave away the age of this hotel. Staff is very nice and friendly, The breakfast was good, you have a lot of different options. I wouldn’t come back due to the discrepancies in the rates, I like to know what I’m paying at reservation, and the floors throughout the hotel and the room, but it is a budget friendly hotel for families, convenience to the National Mall and museums

staff are nice. decent breakfast, but go early, gets crowded but it turns over pretty fast. only a few blocks from the national mall, close to air and space museum. only not so great things; room needs to be freshened up and the carpet really needs to be replaced. overall a good visit. would stay again.

Rooms were big but dated and they showed signs of wear. The lamp had no shade, the wooden table was missing a chunk etc. They need to pay a little attention to making it look cleaner and uodating all the wear and tear atound the property. The elevators werent running and we had to take the stairs on 2 sepeeate occasions. During breakfast was the worst because people piled up waiting for the elevators. About breakfast, the food was ok but 1 or 2 staff members in the area were extremely rude. I witnessed one approaching a 5yr old girl to scold her. Hire staff that particularly like to work with the oublic. Having to deal with rude comments at 7am is not necessary.

The front desk staff on the night of 2/13/25 was rude and unhelpful. The door hinges in the bathroom were completely rusted through. There was no fan in the bathroom. The ice maker had a sticker inside it that someone before had left. The TV Didn't work for 3 of the 6 days I stayed there.

Our family with 3 kids had a great stay here. Our suite was very spacious and would have been comfortable for a long stay. It had plates, bowls and utensils. The fridge was full size and the kitchenette had a microwave and a two-burner cooktop. There were also pots, pans and a cutting board. The pool and hot tub were on the second floor. It was a decent size for an indoor, metro hotel. The continental breakfast and service were well above average. The parking was going to cost $52 a day. We opted to park the car at Anacosta Metro station, which has free weekend parking. Since we only stayed 1 weekend we paid about $5 for my husband to metro between L’Enfant and Anacosta a couple of times. The checkin process was smooth and they gave us a great pamphlet that showed all pertinent hotel info, restaurants and attractions. Checkout was also smooth, we asked for late checkout and they gave us until noon. We would stay here again happily.

I stayed here with our college aged daughter. I would stay here with my younger kids or even without kids also. We were able to walk or rent scooters around the city. We also took the metro once. The continental breakfast was a huge plus! The pool and hot tub was great. There are not many food options closeby. We always got food while we were out and about and not nearby the hotel. We ubered to Georgetown one night for dinner and walked to Chinatown for sushi the other night. Overall, it was great and I would stay again.

Booked a suite for a week. The room looks a little dated. Sleeper sofa was uncomfortable with an old, worn mattress. The staff cleaned the room daily which was really good. Morning buffet was extremely chaotic and the space felt very crowded. The food was ok, but you had to wait for replenishment of the food, occasionally. Staff was mostly pleasant.

The convenient location, quality and caring staff, and diverse breakfast buffet with soda and juice options could not be beat for the price. We were able to check in early and leave late. My son loved our “little comfy apartment” and learning how to use Google Maps for walking to various destinations. Our room needed some maintenance attention (I left the GM a man itemized list) and was told by the Front Desk lead how he appreciated my list. I will stay here again…no question!
