The only problem is the parking at this hotel, only street parking and the car has to be removed early the next morning due to DC rules so 7 am but, we thought it was 7:30 am so our car got towed down the block and we got two 100$ tickets so don’t do what we did!

Coffee tea are free and 24 /7 Guilty pleasure is popeye right next block and open till midnight! If you want to go take bus 50 to McPherson metro or metro centre avoid du pont circle lol

When we checked in, they said there was coffee 24 seven Went downstairs at seven AM to get coffee there was none. I asked the person at the desk and he said housekeeping does not come until eight so I got no coffee.

Rooms were clean enough, but could use some updating (no fridge, no dresser, just the necessities). One of our beds was terribly hard, the other was so so. Outdated, dirty carpet in our room and hallway did not make it feel clean sometimes.

The hotel room and bathroom were both very clean. The room is small. It worked out okay for two people but don't expect it to be roomy. Amenities were minimal. They had shampoo and soap available. At times. It was also noisy, especially at night. The coffee was good in the lobby. They also had available. There's also a community toaster and microwave that were good to have. Also note that the hotel is not near the Metro. There is a bus stop about a block away. Uber work out to be the most convenient option for us and was about $15 each time we rode down towards the mall. Four Budget hotel at met our expectations and we would stay there again.

I had a very good experience. The location is very convenient, and transportation is easy. There is hot water and coffee available inside. It is convenient to get anywhere from here. There is also a ramen restaurant and a supermarket right outside, which makes everything very convenient.

The hotel is surprisingly clean, we'll maintained and located in the nice area. Location is a plus, because many restaurants, coffee shops, Whole Foods, and Trades Joes are walking distance.

The shampoo and soap was nice. The door did not close fully, meaning that sound and light came into my bedroom at all times. The door lock was shaky. As a young solo female traveller I did not feel safe whatsoever. The pictures of the rooms on the website did not match what I was given. To make matters worse, the toilet did not work from the start to the end of my visit, despite reporting it an hour after check-in. The aircon is placed over the bed and is extremely noisy, meaning that your sleep WILL be disrupted. In total, I spent nearly $300 for a 2 nights stay including early check-in, what a joke.

Good value for money (we paid $150/night for a double on weekend), this hotel is simple and slightly dated but super clean and in a great location (30min walk to the mall and 5min walk to lots of great bars and restaurants).

Location and price were great. The bed was comfortable. Floors in rooms were NOT carpeted. Cons: Carpets on stairs very old and appeared dirty Air Conditioning was a window unit over the head of the bed, worked ok but not great Bathroom window did not lock and being on 2nd floor, that did not feel safe Toilet did not flush, opened tank and it was a brand new toilet , so that was a major problem, had to manually connect the chain any time I wanted to flush . Since I go Into the room so late, did not want to call down for them to fix! So just manually did this overnight and told them upon checkout Paint in the bathroom was a mess!!! Painters over edges of tiles , big sloppy gaps of paint on all edges Toiletries provided were just a shampoo that tube was sticky and small round facial bar Overall this was just ok. Great price and I only needed to sleep there so was there only @15 hours total. Room and bathroom were small (as expected). Headboard and Walls looked like just a plywood sheet stained but it did have nice molding around it so it was more of a design choice but gave a strange impression when entering. Looks like updating has been going on (brand new toilet, newer windows and A/C unit, modern floors)

My only real complaint was the WiFi didn't work well at all. There were multiple servers and none worked regularily. I had to open new servers with almost every thing I did. The room was small, but I felt was a good value for the money.

I had a pleasant stay at the District Hotel. The best thing is the white fluffy comforter! It was so comfy that made my sleep feel so satisfying:) The location is not that bad, can walk to the White House area within 20 mins. Also, very walkable distance to the cafe shops. The staff were nice, but the only thing that I wish the hotel had was the Laundry room…

Location was great. We parked through SPOTHERO which was helpful. Front desk was welcoming. The beds were very comfortable. The air conditioner in our room (304) was noisy. I would recommend The District Hotel. Look forward to staying again.

Firstly unexpected charges. Whislt yes city tax is expected paying $150 dollars is ridiculous and should be pre warned of that amount it cost alot to have a holidays to this destination then to have a really large fee taken as soon as you arrive causes problems also why can the money be taken instantly but takes days to give back? It is the 21st and money can be transferred instantly so I don't not believe this is acceptable. Also a fact of on the first days seeing rats in the bin/trash can outside the front door of the property was not great as bags and other rubbish were left outside the bin for a few days which would just attract more. The room was ok but as so small no wardrobe or closest for clothes just a few hangers in the bathroom. Also no form of safety equipment in the bath either no slip mats or bar to hold when getting out as the shower is part of the bath and not walk in. So the bed was clean at least

The room felt clean, but tomorrow when I pack my luggage, a small spider is crawling into my suitcase. It's the first time in my life I've been assigned to a basement room. There are many unoccupied rooms on the upper floors. I don't know why the staff assigned me to the basement, which is next to their workplace. Every morning at 6 AM, I have to get tools for them, which wakes me up. The adjacent area is a bar, so there are people noisy & screaming at 2 AM.

The stay was ruined yesterday Mid day. I was in the rear of the hotel next to an exit door in room 114. There were several housekeeping staff outside my room talking and laughing loudly preventing me from sleeping. I had to ask them twice to quiet down. I ended up checking out a day early. Horrible experience

Unique boutique hotel very conveniently located on a beautiful residential street just one block from large variety of restaurants, shops, bars, etc. Short walk to DuPont Circle and Embassy Row. Excellent, friendly and helpful staff and coffee available in the lobby day and night. Note: when making reservations ensure you choose a room with private bath (in your room). We loved it and will definitely stay here on repeat visits to our nation’s capital.

Staff was decent enough and while it was a very service clean building, it is old, run down, and shabby. The room was VERY basic; no phone, tiny desk and chair, small narrow mirror. Noise carried from room to room. The elevator was decrepit, worn, and "renovated" in a very cheap and sloppy manner. Wifi was very slow. The hotel location was ONLY thing that allowed the price for this room to be commanded. I would not stay here again unless I absolutely needed to.

I specifically asked if someone was at the desk 24 hours a day, but when I went to check out at 3:30am to make my 6am flight, there was nobody there. I left my key and a note saying I was leaving and to check me out when they come back from wherever they were. I called 5 different times from the airport to the desk (which I verified before I left the hotel) and nobody answered the call before I got on my flight. I did receive an email when I landed in Minneapolis 2 hours later that they got my note and had been checked out. I also stayed in 201 and did not like the bed and didn't feel comfortable getting under the covers, so I slept on top of the bed covers.

Pretty good deal for the location. The room was clean and the bed was quite comfortable. The main issue I would identify was that there is no key required to enter the building but also hardly anyone ever working the front desk, so the security is not great. I called the front desk and a completely random person who didn’t work there picked up the phone, which was bizarre and scary because I had given our room number.

Location was convenient by many restaurants. Close to Whole Foods & CVS. Public parking was around the block at $36/night. Convenient unload only parking at the hotel. Evening gentleman staff was very kind.

Outside of the rooms, the hallways had seen better days. The elevator worked when I checked in, but was out of order when I checked out. The restaurants around the corner were all good. That's definitely a plus. Overall, I was very satisfied with the price I paid, and the comfort and the cleanliness of the room.

The District Hotel is something I would recommend if you’re looking for an affordable stay in downtown DC. One of its biggest advantages is the price, plus it’s conveniently located near everything in the city. They provide basic essentials like an iron, ironing board, shampoo, conditioner, and soap. The rooms are not very big, but if you’re looking for something budget-friendly, it works well. As for the disadvantages, the room does not have a microwave, refrigerator, and the TV is quite small. However, I was happy to find that they have a small lobby area where guests can stay, with access to a microwave, tables, and chairs for eating. The front desk staff are also very nice and easy to talk to. Overall, it’s definitely worth it if you’re looking for a budget-friendly place to stay.

I really liked where the property was located. It was perfect for what I was there for. I also liked what interactions I had with the staff. The bed was amazing.. I didn’t like that they didn’t have a refrigerator. I didn’t like I didn’t have more of a window to look out of. It was like a little box however I wasn’t there much so that part of it wasn’t so bad.

Just what I was looking for at an affordable price. The District Hotel is an easy less than 1 mile walk from the convention center. The hotel staff was friendly and helpful. There are a number of excellent Thai restaurants just around the corner from the hotel. The hotel room has everything you need for a comfortable night stay. I was even able to stretch out on my yoga mat in the second smallest room. The shower was a good size with plenty of hot water. The bed had white bedding, multiple pillows and was comfortable. My one recommendation to guests would be to bring body lotion and maybe ear plugs (I did not need mine, but was prepared if I did).

The front desk person was very nice, very helpful. It was close to the sites I wanted to see and close to the train station. My room was so clean and the bed was very comfortable. The A/C and heat worked well and the ceiling fan was nice and quiet. No carpet on the floor in the room; the tile floor made it feel cleaner and crisper. I stayed on a Monday and Tuesday night, and even though my room was close to the front desk, it was nice and quiet. I felt very safe. I don’t think there was a restaurant or room service in the hotel but I was not needing those services.

I would not recommend staying at this hotel due to serious safety and maintenance concerns. Late at night, I returned and had not been informed of any special entry procedures. When I gently pulled the entrance door, it unexpectedly opened despite being supposedly locked, and a metal lock component detached from above and nearly struck my head. The lock mechanism also appeared to be wrapped with plastic tape, suggesting a possible pre-existing issue. The front desk did not check whether I was safe and instead implied that I could be financially responsible for the damage, which I found intimidating and inappropriate. Because of the safety risk and how it was handled, I left earlier than planned, disrupting my travel. I have formally reported the incident to the Washington, D.C. Department of Buildings. Despite contacting Expedia and repeated attempts to reach the property manager, we are still waiting for a refund.

We had a room in the basement. There was no ceiling fan, but the swamp cooler worked well. I would probably select a different hotel if traveling in warmer months. The staff was very nice and helpful. The only real amenity was a pot of coffee in the lobby. The location worked really well for us! Great smoothie place right around the corner, and highly recommend Black Whiskey for a drink if you like cool, dice bar vibes.

This place has a great location. It’s right in the thick of it and the hotspots are close. The front desk attendant seemed to search for every way possible to deny my stay. I have lodged here msny times through the years and each time they copy my ID. You would think they could glance at the last copy rather than do it all over again every time. It feels like each copy made is multiple chances for identity to be stolen. She did not know how to handle Applepay so initially told me they do not take it.

I traveld to DC to talke part in the peace walk. I checked in late but the staff was friendly and check in and out was efficient. The room was a nice warm inviting place to recharge for my journey the next day. There was also free coffee available when I arrived at nighttime.

To me this place was just ok. But for the price paid, you shouldn’t expect more. It is an older building and the room was clean but it is definitely dated. They do not offer any coffee or tea, and there is no refrigerator. In summary, this is just the bare basics. The window ac unit was loud. You can clearly hear the street by the window which the bed is right next to. Water in the shower is boiling hot.

I am writing to formally request a partial refund due to a very distressing and unsafe experience during my stay at this hotel. Around 1:00 a.m., while we were asleep, an unknown individual attempted to enter our locked room. Our room was locked from the inside, with an additional latch engaged. Despite this, the individual attempting to break in appeared to have authorized access, as the door lock opened as soon as he prop-opened the door which and was only possible if they had the keycard access to the room. Thankfully, the extra latch that we put, prevented the intruder from opening the door completely. My wife (sleeping on the side closer to the door), who was half awake, heard the door opening and immediately pushed it closed, preventing the intruder from entering. We were extremely frightened and then I attempted to contact the front desk, but the phone did not connect. Throughout the night, we heard frequent running and movement outside our room. Around 2:15 a.m, someone aggressively banged on our door multiple times. As a result, we were unable to sleep for the remainder of the night and felt unsafe for the duration of our stay. Given the seriousness of this incident and the loss of our peace of mind, we respectfully request a refund of at least half of the amount paid. We also urge Expedia to review this property, as it poses significant safety concerns for guests.

The issue is that there is an window unit air conditioner and heater that sit literally above one's head while in bed. And I could not set a fan speed lower than "high". Luckily it was warm enough to be able to sleep without needing the window unit. Other than that some smell in the hallway but for the price I would stay again if I can get a different room set up.

The staff was friendly, room was spotless. Luckily, I was able to check in about an hour early. I needed a budget friendly place to stay, and this was the spot. The room wasn’t sound proof, and I heard the voices of anyone walking by and any door being open, but it wasn’t unbearable. This was a solid, cheap option for a stay in DC if you're not trying to spend much time in the room. The room was pretty small (bed was against the wall with one side table and a mini desk on the other wall) and just lacking some simple things - like a dresser, closet, or even a single hook to hang anything on. AC system was directly over the head of the bed and very loud so I had to turn it off at night. There are also no fridges in the room. The staircase and hallway areas seem pretty out of date with older carpeting and peeling paint. All this being said - the bed was comfortable and clean enough, the bathroom is a good size and clean - so for finding a not $200/night place to stay in DC it was fine. The area around the hotel is great - so many food and coffee options nearby and easy to walk anywhere.

The room was very small and didn't have a closet to hang my business suits. The door jamb had evidence of damage as though it had been kicked in previously. I've never seen a bathroom that small. The paint on the walls looked like it was applied by an amateur, there was missing grout on the floor tiles, the pillow smelled like cooking oil and the air conditioner only worked if it was on level high. I saw several rats just outside the front door. The price was low, but the room still wasn't worth it in my opinion.

Positives: • Excellent location, close to major attractions and restaurants. • The front desk staff were polite and helpful. Negatives: • The hotel is extremely rundown and in dire need of renovation and deep cleaning. • The coffee served in the lobby was stale and undrinkable — I nearly vomited after one sip. • The Wi-Fi connection in my room was practically nonexistent. I had to go to the lobby just to use my laptop, which was very inconvenient for business travel. Despite reporting the issue to the front desk, there was no response or action from management. Due to these issues, I decided to check out early on my third day and moved to another hotel, forfeiting my remaining nights. I do not recommend this hotel to anyone, especially those traveling for business. Expedia should reconsider listing this property until significant improvements are made.

I was staying there for a business trip with 2 coworkers. Each of us had problems with our keys, 2 of us could not get hot water, no manager was on site and only available by email, and the property was generally run down. Despite sharing the issues with the staff nothing was done to try to resolve our concerns.

The location is great. The room was clean and had everything I needed. Not big and not fancy but adequate for a place to sleep comfortably. The bed was comfortable, the A/C worked, the bathroom was clean and well-appointed. The real negative is the common areas. Upon walking in the lobby, I was hit with a strong smell that made me wonder if I had made a big mistake. The lobby and hallways are beyond tired. Worn carpets, etc. a lobby freshen up would make a much better first impression. I would stay there again.

Room: Pros - it was clean, but the bedding was very clean. Cons - the AC turned on and off and made loud sound that was not comfortable during sleeping. Bathroom: Pros - pristine clean, very laundered clean towels. Cons - facial soap was provided but no bodywash. I asked a staff member, but she checked and said that's all that they have got. Reception: No welcoming exchange of pleasantry from the staff appearing as lackluster.

I would have given 5's across the board because it was clean, centrally located, loved the sheets and bathroom but the one issue we had was with one of our beds...the matress was completely sunken in, in the middle, it was awful, we told the front desk and they said they could switch us rooms but the one they wanted to switch us to was smaller and the beds were placed very weirdly. They need to replace that matress.

My stay was short, only two nights and my budget was fairly tight. District Hotel met my needs. I’ve stayed in fancier hotels, I’ll admit that, but my job wasn’t paying for the trip this time. The hotel was clean, quiet and efficient with a friendly staff. The surroundings, where I spent my waking time and money, full of choices and convenience. A great base with which to enjoy DC.

It was a good price for being able to walk to the White House and national mall in 15-20 mins. Convenient to bus transportation (5 mins) and Whole Foods, not the Metro (20-25 mins). The interior of the room was updated, the public areas felted dated, but I didn't care. Had they been more updated, the room would have been more expensive... imagine that. Compare to the boutique hotel right next door (Viceroy).

Basic box room with a bed. It will be fine if you need the place to just crash in the night and leave. The reason for the two star is the access. If you need access after midnight you need to carry some luck. The front door is not manned always. I had to stay out close to an hour as there was none to open. Other than check in at set times, property advertise as 24 hours access though which was not true in my case

When I arrived at the hotel, I stood at the reception desk and was told "4pm" without even asking what I wanted or how they could help me! I arrived at the hotel at 3:40pm, hoping to check in or at least drop off my luggage so I could go out to eat. I had a 7-hour trip from Rhode Island and was tired and hungry. I wasn't begging; I just needed some amenities from the staff. The room was clean, as was the bathroom. My only complaint was that it didn't have curtains, and you had to wake up at the sunrise, which, by the way, was at 5:53am. The best thing about the hotel was its location.

There were pigeons flocking and pooping on the ac unit and the smell and other debris entered the room. Had the worse allergies over the 4 days. The water pressure in The shower was so low that i could not rinse well. The rooms are not much larger than the small bed so no place to settle in. Outlets are in bad locations so you would have to hop over cords to move around the small spaces left.

The reception area may be a little dated, but the room was exceptionally clean. I'm sensitive to highly scented products and this is an issue for me when traveling. So this room was very clean and did not have the scent of sent cleaning products and I was so grateful! All staff that I encountered were lovely to work with. Couldn't get a late checkout, but I guess you can't expect that. In a busy part of a big city so the rooms are relatively small and you can hear what's on the other side. That is to be expected, especially in my price range. Overall, would recommend.

Prime Location with a Hospitable, Accomodating, and Kind Staff. Only thing worth note is my shower head to tub faucet connection was shot so the water coming out of the shower was mostly a dribble. Overall a fantastic stay. Nice, hot coffee in the lobby and a very comfy bed. I recommend popping next door to the restaurant in the neighboring hotel ( The Dovetail ) for great HH specials and another wonderfully hospitable staff. Thank you DC!

It is an old building and although the furniture is old in every single room, it is very clean. My room didn't have any closet to store my clothes for 7 days but I managed to hang them in the bathroom. I really like the location, because it has a 3 min walk to a bus stop that can take you to several places. I highly recommend this hotel. They also serve american coffee everyday and there is access to filtered water fountain, microwave and a toaster.

I’m sharing my experience to help others avoid the same situation. This place is absolutely not a proper hotel — it’s clearly a short-stay location, not suitable for vacationers or families. When I entered the room, I immediately noticed that the door had been broken into multiple times, raising serious safety concerns. The place looked nothing like the photos shown online. After speaking with several locals, I was told that this location is mainly used for short encounters, not as a standard hotel. I checked out less than three hours after arriving and had to book another hotel. Despite the circumstances, the property refused to issue a refund. They also ignored The agency’s attempts to contact them, I strongly advise against booking this place. It was an unpleasant and unsafe experience.

My room was in the basement, which was relatively clean based on the prices paid. The HVAC unit blew strong wind with a loud noise even though the fan speed had been selected as the lowest. I couldn't sleep well for three nights. There was only a pedestal sink without a vanity, so there was no space to put any toiletry items. The desk was tiny, barely fitting my laptop. There was no microwave oven or a small refrigerator in the room or any common areas. A Whole Foods Market is conveniently located nearby.

The rooms are a bit small and there aren’t any amenities, however for our purposes, a very clean room/bed and TV was all we really needed. It’s within walking distance of some great restaurants and about a 10-15 minute drive to both the zoo and the museums. I would stay again, and knowing what I know now, would request a room on the second or third floor and make sure you bring your own soap and shampoo.

The hotel is extremely dated. Overall it was clean. No bugs (roaches, bed bugs). You’re getting what you pay for. A cheap hotel with a good location. It’s not a hostel but it’s pretty close.

I was traveling for work as a single woman and they put me in basement with a window with no bars it felt very unsafe. General overall appearance was rundown. Weird people hanging out in shared space, reception area. I def wouldn't stay there again. If I had stayed there on vacation I would have been very disappointed. For work I was hardly ever there. Def not worth 130 I could have stayed at a chain hotel and felt safer. When I was checking out they did not give a receipt when I asked for one they said would email it to me. The woman at the desk was on her cell phone having a personal conversation / argument and defiantly didn't want to help me check out. Very strange experience. More like a hostel then a hotel.

The "room" was smaller than my childhood bedroom as it consisted of a bed and about two feet of space on the sides to maneuver. There was no place to put your clothes and the toilet was placed flush with the tub so you had to sit on it sideways.

The front desk staff in the morning with a Somali accent was very rude by hanging up a phone just for asking for my security drposit. The hotel does not have a parking lot and the vallay parking is $46 per night. Book on the weekend so your car wouldnt get tow by prking 15 minutes on side of the street and 2 hours on the other dide of the street. No smoking area as a nonsmoking facility. The rooms are too smalll

It’s also just about a 30-40 minute walk to the National Mall and museums, making it an ideal spot to do D.C. on the cheap. But you definitely get what you pay for. Rooms are small with old and minimal furnishings. The TV in my room was outdated and most of the channels did not come in clear. The Wi-Fi was inconsistent throughout my stay. And on three separate occasions my key card stopped working on my room’s lock. The staff was friendly and helpful each time this happened, but I’ve never experienced this at any other place I’ve stayed.

I stayed in the second floor. The room had basic instruments to survive (e.g. though we have no refrigerator, we can use ice maker). However, some of them were not working. My hair dryer didn’t work, and it’s reason was probably that the outlet had no electricity. The heater warmed my room, but it was super noisy and situated just by the pillow. Thus, after all my struggle to sleep, I decided to turn it off and wear my coat. Plus, the wall was very thin and every noise from other rooms and animals outside bothered me. If you want a room just to stay, this hotel offers reasonable price. However, if you want a room more than that, I do not recommend.

It's an older hotel, with worn carpets in the hallways and small rooms. But it feels safe, clean, and the location is convenient, with many dining options and a walkable distance to several metro stops. And the staff was friendly and helpful, the maid service perfect. There is a bar next door and one night there were many people there having a great time, and we could hear them from our room. But other nights they were quiet. If you are sensitive to night noise you might ask for a room on the side away from the bar.

The property is avg. But u get what u pay for i guess. It is a good place if u are looking to just sleep. The place has no real amenities. The doesn't work. They have a few different wifi names but it connected but it said no internet. There are restaurants and whole food near by. You can hear the doors open and close.

The hotel is well located with good restaurant options and, as I like to walk, I visited the main tourist attractions on foot. The hotel is old but very well maintained and the cleanliness is excellent!! The employees are very nice.

When I got into the room my bed was dirty. I immediately informed the front desk and called housekeeping and she was even irritated. He took pictures and so did i. There were blood stains on the sheets. It was pretty gross. They did replace all bedding immediately. But it should not be this way. That's disgusting! And you should hire better people for housekeeping but then I was wondering what else she did not clean properly. Thank God it was only one night. Reception was very friendly.

The hotel was cheap and dated, room was clean though. The staff was absolutely horrible. The battery in my door died so my key card would not work and the door would not open. They said there was nothing they could do until the morning and they would not put me in another room. They were unhelpful and rude telling me that there was nothing they could do and I could book and PAY for another room for the night.

The lobby is decieving and not luxiourious but the hotle was clean, affordable, and centrally located! The staff was excellent, my room was cleaned and made up everday.

The room was tiny but large enough for single person use. WiFi was stable, had only few tv channels, no microwave and fridge in the room. No breakfast but coffee was good

The room was small (tiny) and other than the A/C unit being directly above the bed (watch your head!) had sufficient space to lay out suitcase on a small desk, and didn't feel cramped. The shower was a step-in and very spacious (looks like they removed a previous tub, but that meant the whole shower and bathroom felt huge, despite actually being small) The room was meticulously clean, and staff (24hr check-in) were great, very welcoming. The area felt like a combination residential and hotel area, and was very easy to walk to public transport, food/coffee, and the Whitehouse/ national mall area. For a cheapo 2-star hotel booked for a layover at the last minute it was pretty good. Expectations were low, but it was advertised honestly and was clean and comfy. Definitely a good budget option for a solo traveller. (Can't comment on their bigger rooms...might be ok for group travel?)

I was offered a basement room and I was not ready for this. It was OK because I was at the conference all day, but sometimes during the day I was in my room and could not lift my shades because you see the floor level of the street and a wall. But trhe bed was clean and room was clean.

There were BED BUGD in my room, and they are putting up a fight to refund me. DO NOT STAY HERE. It completely ruined my whole trip and I missed most of my conference trying to launder, steam, and plastic bag my belongings to prevent the spread from going home and to the new hotel I ended up leaving for.
