Had a great 3 night stay. We were right beside the pool. Pool was well maintained. I think the kiddos enjoyed being in the pool more then they liked the beach. Hotel is great walking distance to restaurants, shops, and the beach. Room was clean and staff were friendly. Now I will say if you are someone who wants peace and quite this is not the stay for you. This is a family friendly hotel and kids love to swim but it was pretty quite by 10 or 11 pm.

The room was neat and clean. Great place to stay if you want to be near beach, Pier, places to eat, and shops. You are a short walking distance to all of the above. Everyone was very helpful and kind.

Think they did the best they could with an older building. Could use a few inexpensive improvements ie: Kleenex, clock radio, extra mirror on wall, toaster oven, phone for wake up, shelves in shower.

The staff was very helpful and informative about the area. The parking was good. The room had exposed wires, several electric outlets didn’t work. The shower floor pan needed replaced or repaired, the toilet leaked on the floor. The shower head only had 3 working outlet streams so not much on the water output. The unit had tile flooring that you could skate on with your shoes on, very grimy. A definite fall hazard. The bed was nice, the ac worked well, the pool area was nice. Not sure if the lift chair at the pool was in working condition but it did have some major damage to the seat.

Everything was great to include staff and facilities. I would stay here again in the future.

We loved the location and the cleanliness of the room when we arrived and the first cleaning of the room. The staff was very nice. When we arrived(Thursday)my husband noticed we didn't have bath towels or wash cloths. He went to the front and picked up some from the gentleman. The next day(Friday) around 3pm we came back from the pools and noticed that the room hasn't been cleaned and no new towels. My husband went up front and got another round. We did go out for supper and the room was cleaned when we got back. Saturday was completely different. We went to the beach for the day, came back to get washed off and ready for super and nothing was cleaned. Still had our dirty towels. Had to send my husband up front for our last round of towels. We went out for supper, got back close to 9pm and realized the room was never cleaned. I honestly hate that this happened because we love this hotel and I truly believe the quality of the stay should be the same standard throughout the WHOLE stay.

The hotel was clean and cute, and right across the street from the beach. The staff is friendlt and helpful. The location can't be beat. It's only a three minute walk to "downtown," and there are two great restaurants right next door. Be advised there is no elevator.

Great location and even better staff! We had been traveling for two weeks and had the best night sleep of everywhere we had stayed. Clean room, clean shower, plenty of towels, and cold fridge. We'll be back!

The location to the beach wasn't bad and there was a seafood restaurant and ice cream shop right next door even though we didn't try either one because we got all that on River Street in Savannah. I usually don't like doing reviews but after reading previous reviews and then experiencing it, I wanted to tell everyone the absolute truth about this location. I am not a complaining type of person. The hotel is dated and needs some pictures or decor in the rooms. There is no phone to call the front desk. The base boards were dirty and so were the floors. The water pressure in the shower was really good but the water pressure in the sink was extremely low to where water ran up on the counter when trying to use it. We had to ask for clean towels. When housekeeping brought the towels, they just dropped them off and emptied the trash. The beach sand was left in the floor and the beds were left unmade. The pool area was okay. This felt like a low budget motel. The beds were comfortable. We will not stay here again. We will definitely stay in a rental property for better comfort and feel. If you don't care about feeling like you are in an institution with 4 white, bare walls then you'll be fine. For my family, we will not be back to this location for our vacation to Tybee Island. Use your money for a rental property if you can. Don't ask the front desk because they told me they were one of the top rated hotels around, ?. I don't know how. Room was clean, mattress and pillows were uncomfortable. The fixtures in the shower are loose in the wall and water pressure is not existing. overall the location is great and to just crash it is good, there is no breakfast or coffee available, vending machines are available.

The main thing that I liked was that there was enough room and there was a front and back door that led to the pool! The room could have been cleaner.

We enjoyed the balcony and the pool. I accidentally spilled water on the floor. When wiping the spill the tissue was black. They should mop the floors after each guest.

I hate having to write reviews like this but wanted to be fair to other travelers. We booked this facility to attend an event for one night over the Memorial Day weekend. At $270 a night, and an overall rating of 8/10, we expected a clean well equipped room. What a suprise!! No hanging space available. Broken floor tile. A bathroom door that was rotted at the bottom and would not close. Bathroom fixtures from the 1950's with holes in the wall and tile grouting that was performed by an amature. A sewer smell coming from the tub drain (which had no stopper) and fixtures that needed serious attention. Covers missing from electrical outlets and outdoor furniture that looks like it had been around for years. The clerk at the front desk was pleasant and advised us that they only provided coffee in the morning (no breakfast). Parking in at a minimun so don't be suprised in you have to park offsite. Dont book this facility and run (don't walk) to another hotel. Very discusting and glad we were there only one night.

Bathroom could have been more updated. Tub and shower definitely needed maintenance. stopper was broken and shower head was loose from wall. toilet could be updated as well.

The location was perfect! A wonderful seafood restaurant right next door. Everything in walking distance. And the beach right across the street. I could smell the sea. Beautiful There was nothing I didn't like!

The entire property was very clean. Everything in the rooms worked well. Only a short, 1 block walk, to the beach. About the only thing would be to add a “C” plug, next to the USB and electrical outlet that are located by both sides of the bed.

The toilet didn't stop running unless you wiggled or jiggled the handle . The first nite I pull back spread on bed and there was hair on the bed it was also in the corners of shower entry. The room was tidy but not clean

Location Not getting the room advertised to accommidate handicap. My fiance needed 1st floor with step in shower per pic of exact room and we were put in the annex building, 2nd floor, with regular tub.

I liked the court yard, I liked the location. I wish we had a grill for cooking out. Parking was tight. But all I'm all. I was good, clean, and adiquit.

Absolutely out dated and horrible! Beds were hard as a rock and dirty. Floors greasy and filled with grime. Air conditioner was window unit in the wall. Bathroom looked gross. We felt like a crackhead was going to come our door. Room smelled like mold. After complaining they gave us sheets to change ourselves and then later "upgraded" the room which was no better. Air conditioner sounded like a plane taking off. Tried to pay us to not leave a bad review

The cleanliness! The room was disgusting! The floor was filthy and gross! Within 5 minutes of taking my shoes off my socks were black from how dirty the floor was, the coffee cups were brown on the inside, the toilet wasn't all the way cleaned, the shower wasn't all the way cleaned and there was dirt everywhere!

The room smelled like animal urine. The bathroom door didn’t close very well. The floor looked like it hadn’t been mopped, just swept. Needless to stay, we didn’t end up staying there. Staff was friendly and nice but I didn’t feel comfortable there with 2 young kids.

Good location, close to the beach and shopping. The pictures of the rooms, are not even close to the actual rooms. This is a painted over glorified motel. No “suite” feeling at all. Also parking was terrible. We actually got blocked in by someone and the only way we were able to get out, was by riding my truck over a curb into the gravel. Beds were very hard, if you like a firm bedding that would be the one! The microwave smelled like burnt popcorn, so couldn’t even use it and the room smelled like bleach so bad we had to leave the door open for a while.

Rey friendly and helpful staff. Gave me a box so I could ship clothes home. Always willing to give us towels and toilet paper when we went down to ask. Our room was never cleaned. We had sand from the beach on the floor and in the sheets the whole time. We stayed a whole week, it would be nice to ensure we have everything we need without asking AND to have the room cleaned regularly. The first party down the hall from us was unwelcome too. Had to call the police because no staff answered the call.

No kitchen, no blowdryer. Bathroom extremely small and outdated . The bed was horrible. The property was outdated.

The sheets and covers were nasty. The floor was black. Turned your feet totally black.

Location Mold inside the conjuring doors, no water pressure, floors dirty, room not properly cleaned after last guest, found garbage from previous guests, chairs in room were stained and dirty, mini fridge was dirty inside and out, paid extra for a mini stove that didn’t work, beds uncomfortable, outside was dirty, walls super thin. Not a good experience at all and after paying $450 for 1 night for two rooms was very very disappointed. Would have went elsewhere but nothing was available.

As far as a hotel, I enjoyed it and the cleanliness the front desk worker he was a real butt. He was hateful when I asked questions, but housekeeping met every need. I was unhappy because booking.com reassured me that there was a continental breakfast for me and my family so I booked the hotel room after arriving. The attendant stated they no longer had breakfast. I reached out to booking.com. They told me they would contact me. they left me waiting for 24 hours. I asked if I could leave two days early to go to a different hotel. The second person told me that they would reach back out to me. They did not until I checked out. I would not recommend booking.com to book any reservations they falsely advertised and then they wanted to make it up by giving me a $27 credit.

It was clean. But it’s certainly a worn down property. Bed and pillows were so very uncomfortable. And it’s very dark in the rooms. Very little lighting. It was convenient it terms of location. A 5 minute walk to the beach and restaurant. If you want a good breakfast try The Window. Super yummy.

The staff was very welcoming and gave us good recommendations for things to do and places to eat. The property was within walking distance to the beach, several restaurants, and the “downtown” area. The unit was clean and spacious. The beds were comfortable. It was great to have the microwave, mini refrigerator with a working small freezer compartment, and a 2 burner cooktop. Dishes, etc. were supplied also. The hotel is older, but there were some upgrades: paint, bed linens, shower tiling. There were ample outlets for phone chargers. On the negative side: the chair outside of the unit was old and rusty, the paper towel holder and toilet paper holder were rusty as was the metal part of the light fixture between the beds. The baseboard needs to be cleaned and repainted. The back door of our room, which opened to the pool area had enough space between the bottom of the door and the door jamb for insects and rodents to come in. Thankfully there was no sign of either in our room or around the hotel. The bathtub was slippery, so handrails should be installed for safety.

The property is very clean, clearly love is put into cleaning and preparing each room. The parking lot and pool area is also very clean. The amenities are also good, having a small kitchenette and balcony is awesome. However it is an older hotel that hasn’t had many updates, and not a ton of money is put into updating it.

This motel is very bare minimum. It’s close to the beach, was decently clean but so outdated that it doesn’t feel comfortable. The roomed needs a serious facelift. We stayed in the back building in a king room and the ac unit was sooo loud, we couldn’t sleep with it on. Walls are paper thin and it just had that old, damp smell to it. Baseboards were dirty and all cracked up. With some proper tlc, this place would be awesome. Definitely won’t book here again but options are limited on the island. If you need a quick place to stay, this is it but if you want to be comfy, go elsewhere.

We enjoyed our stay. Had a room with kitchenette and it was nice. Had trouble getting hot water in bathroom and kitchen to get hot, but finally got it. Reported it to front desk on the last day of our stay and they made note of it and apologized. Would definitely stay there again and recommend it to others. Well worth the money!

There is nothing wrong per say. It is dated and the walls border on thin if you wind up staying with folks who like to party loud. But management was very responsive to shut them down.

We enjoyed our stay at the Dunes Inn. We stayed there on our way to Florida and on our way back. The room was clean, and the front desk folks were helpful and friendly. It was pretty cold out on our trip home, and they gave us an extra blanket on request. It was an excellent price.

Tonya at the front desk and Mennah in housekeeping were excellent. They were both warm and friendly, which made up for the cold & chilly weather that happened to arrive when I did. Keep in mind that it was December & I do live in Florida now so to me it was chilly. 😄

The Dunes Inn room was clean and spacious. Some of the other guests (a few permanent) were a bit loud but not obnoxious. The surrounding area was perfect for walking to local restaurants and stores.

We wasn't looking for a 5 star hotel. But the service and the room was more than expected. Also without asking the front desk employee provide places to eat and visiting plus the indication to arrived to our room. Hotel is well located. Rooms are clean and the bed and the pillows were fantastic. If you are looking for a good place to sleep and a great location, this is your way to go.

The room was clean, the bed was comfortable. A little musty, but when we turned on the heat the musty went away. Great location. A short walk to the Pier and shops and breakfast spots.

Staff was very nice. The room was clean and comfortable. Beds were comfortable amd we slept good. No complaints at all, except car alarms going off at night, but this was not the fault of Dunes inn and suites. We had a great time.

We received a warm welcome when checking in. We were offered recommendations for dining. Room was clean upon entering. Back door opens to little balcony looking over pool. Exterior may not be brand new but they have done a great job of keeping everything fresh.

It's a good bang for the buck. Walking distance to all the heart-of-Tybee stuff. The room was a little bit sparse, and could use some things like a full length mirror, more than one center nightstand, etc. Kitchenette was nice to have.

Wife and I did a long weekend get away. The hotel was nice and close to everything, walking distance to everything. Pool was nice.

The floor of the room however needed to be swepted and mopped real good. After only 1 day there was a lot of sand and dirt all over the floor. Just from walking from the bed to the bathroom in socks, once, they socks would be black on the bottom. We went to the beach Tues at lunch, not the first day, and stayed out most of the day, so I doubt it was from us, when it was that way before the beach. The workers did clean it on that following day(Wed) after that day there wasn't much sand at all. So I hate to say it but sweeping and mopping is the only thing id like to see changed. I do know what its like to do thst type of job(where they typically have only minutes per room)but floor care should be taken care of. I loved it there, and I hope to be back real soon!

i kid you not we were outside enjoying our evening outside in the courtyard and i wish i was joking a roach approached my wife and i... we thought nothing of it, went to shower and was greeted with another huge roach. not the kind of animal we wanted to see after our nice clean shower... we checked out and checked into tybee hotel which has been beyond amazing since

It so close to the beach however the bathroom was moldy and the air conditioner was like a jet engine. I checked out after ONE night and have been DOUBLE charged. Once by Expedia and once by the Inn.!?!

Walls are thin, we had problems with the guest next door told front desk that didn't help they were still loud till a little after 1am. The next day different people on both sides were loud so we just dealt with it and went to bed. We stayed here because they are pet friendly.

The staff is very friendly.especially joy.she was very hdlpful and nice..even though i booked a room for four days, i had to cut my stay short because i jad a bad fall and messed up my knee and foot very badly..ive stayed at this hotel before and would reccommend it.

We had trouble with hot water in the middle of the day and early morning

It was old and smelled like mildew. The frudge did not work and ruined 50 dollars of snacks. The staff was extremely nice and attentive to all our needs. The hotel needs updated. The staff needs raises.

When we arrived it was one o'clock in the morning. We picked up our keys at the sister hotel because the front desk at the Dunns closed at midnight which we were aware of. Upon entering the room it had a smell. The bathroom smelled like urine, the towel holder in front of the toilet was just hanging down all floppy, and dirty towels hung up. Since it was so late, we had to stay in the room and checked out the next morning. We were offered a upgrade to a kitchenette, but we did not want to stay there. The front desk ladies, were very nice, but the hotel was not!

Close to beach walk over, food and shopping. Super friendly staff. Rooms are spacious.

We had an amazing beach vacation on Tybee Island while staying at Dunes Inn and Suites. Ms Joy who greeted us at the front counter was a delight, and she provided us with information about the local attractions and where and where not to park. We had some postcards to mail, and when we asked where to mail them, she volunteered to take them to the post office herself. The hotel itself was perfect for our needs. Good AC, nice beds and linens, a shower with great pressure, and a little kitchenette with sink and refrigerator, and fresh towels were provided each day. This is not a high end experience, so dont go expecting the Hilton. A nice beach town hotel located in the heart of it all. Park your car and leave it as everything is in walking distance. Nice clean pool in back when you dont want to go play in the surf. We will definitely stay here again on our next visit.

Other than the sounds from guests outside in the pool area, was clean and conveniently located to downtown area.

The room was clean and acceptable. The hotel is near the beach and downtown. The only complaint was the wifi it was slow and not always working.

Joy checked us in. Several of us were checking at the same time. She smiled the whole time. She took time with each guest. She never rushed anyone. She gave us maps and tips! Very friendly and informative! Tybee is a Pay to Park town. The location of hotel is perfect for walking down town, to the beach, and has great restaurants very close. Older motel but the room was very clean. The pool was very nice and clean. Will be back!

My room was not great. The bathroom mirror and light above it were falling off the wall. There was a hole in the wall in bathroom. The outside of the property looks nice which makes it deceiving.

Went down for a short, but sweet vacation. A wonderful experience overall!

The hotel is right near the beach and with a walking distance of many bars and restaurants. Had a good time got to walk around a good bit. Can also go rent out golf carts and swimming gear in multiple places

It was not good. We ended up leaving at 9pm because of loud music and other people partying right outside our door.

The floor was filthy. You could tell that it had not been clean cause there have been coffee spilled on the floor that was left from the last folks water in the bathroom sink did not work and then we had to use the sink in the kitchen the remote for the TV did not work and we were told that the person responsible for the remote was out for the week with the back injury. How hard could it be to get a remote?

We didn't use the pool, but it did look inviting and had a lot of lounge chairs. The property is across the street from the beach and near the pier, restaurants, bars and entertainment. Pet peeve: no towel bars in the bathroom! All the fixtures were new and modern, but it's annoying to have no place to hang wash clothes and towels. But other than that, no complaints. We stayed four nights and really enjoyed our stay. Tanya and Scott took good care of us. We would definitely stay again.

The marketing pictures are great, but they do not reveal the actual condition of the hotel. I would not stay here again and would not recommend this property. Everything is outdated, uncomfortable bed, pillows, horrible water pressure. Unpleasant odor. Poor lighting in the room. Loud people in the middle of the night. Location is the only desirable aspect as it is close to the beach and restaurants. The first room we had was even worse than the one we stayed in. We requested to be moved and we were which was great, but it is still not a property I would recommend.

Not terrible for a motel. A bit overpriced in my opinion. Some spiders in the room, but I’ll take spiders over roaches any day! Very kind staff. Quick easy checkin process and perfect location for access to sightseeing. Would recommend.

The front desk staff were very friendly (Kathleen & Scott). Great location from dining, beach, and shops. Bicycle rentals right next door. Besides the floor being a bit dirty and only having one chair available on balcony (we noticed all other rooms with balconies had 2 chairs), we enjoyed our stay. We would definitely stay here again!

Fantastic service from Kathleen at the front desk. She was very helpful with all our questions, and made several excellent recommendations for us to make our trip much more enjoyable.

Did not expect this hotel to be as run down as it was. Seems to be generally same all over the area so not this properties fault. The images are quite misleading. Overall probably the poorest of conditions I’ve stayed in if being honest. Paid for what I got so not upset, just want others to lower their expectations.

When we arrived the original room we were supposed to stay in smelt like weed. We spoke with a very nice women and she quickly no questioned asked upgraded up cause she didn't want us or our toddler to be exposed to that. It was a very nice and clean room. We have nothing negative to say out our experience and will stay here again in the future!

The overall cleanliness of the room was disappointing. The air was filled with dust, the bed sheets and linens were dusty, and the floor was visibly dirty. It was clear that the room had not been properly cleaned or maintained. While we understand that the price was affordable, we still expected a basic level of comfort and cleanliness. Unfortunately, this stay did not meet even those expectations. We will not be returning.

My family and I had a great day at this hotel. Highly recommend and would stay here again. Friendly staff, clean comfortable room.

The kitchenette room was perfect for breakfast and snacks. Bed and surroundings were very good. It was very walkable to the south beach area while being affordable.

This was great hotel, it was very clean and rhe staff was super nice and helpful. The location was wonderful, we where within walking distance to shops, food, and the beach.

Check in was super simple and the woman at the front desk was very nice. The was originally supposed to be a family trip, so I booked a double room, but ended up coming solo. Even if I had brought the fam with me, the room was plenty large enough that we would have each had enough space without walking into each other. The room was clean. The interior of the room can appear dated, but no issues here because the beds were comfortable, the TV worked and the shower/bathroom was just fine. There was some noise from passerbys and cars through the night, but totally bearable and I felt safe. The room even had a balcony that overlooked the pool on the side opposite the doorway to the room. Check out was simple, too. Parking was a breeze. I'm low maintenance, so I was thrilled with the booking. Great price for exactly what I needed. If you need luxury, look somewhere else, but this was perfect for my purposes and if I run the Tybee Run Fest again, I will definitely book here.

The tv was one of the smallest we have seen, could use bigger tvs. The thermostat STINKS. We arrived just after it had snowed so we needed heat, but we could not control the temp it was hot in the room. I asked the lady at the front desk how to control the thermostat, she came up and did the same things we did. The bathroom water pressure was horrible, barely any pressure for shower and washing face. The room could use a good deep cleaning, and another mirror, there is plenty of empty wall space. The beds were comfortable. I felt safe there after my parents left. Its close to everything and right across the street from the beach. There is another hotel across the street so you cannot see the beach, but it is very close. Thankful for the free parking as you have to pay for parking pretty much every where else you go in Tybee.
