Both front desk people I talked to were very friendly and helpful. The room was quite modern. A big TV. The AC was nice and cold. I used to live in Tucson 9 years ago. I was familiar with the neighborhood but had no idea how bad the park, right next door, had become overrun wiith homeless.
- 5/5
For a motel, the rooms were very nice! Large and nicely decorated. There was a mini fridge, microwave, TV and coffee maker.
- 3/5
The staff was great. Great location. But I was itching really bad on my first night because I have sensitive skin, so I put a pretzel down in the other side of the bed that I slept in just to see if they clean their sheets. I checked it the next day I came back and the pretzel was still there. So I slept in the other bed. The next day I asked room service to change the sheets while I was there. The pool was also a brownish. Other than that it wasn’t bad for the price.
- 5/5
The room was comfortable and very well thought out. Large TV. Sheets and towels seemed new. Comfy bed and pillows. Double window shades. This list goes on. Everything was top notch. In the top 3 motels I’ve experienced. I would definitely stay here again even over a reputable hotel. Carpet needed cleaning.

We stayed at the University Inn for 2 days for our daughter's college graduation. The outside of the hotel is older and could use a facelift and thevarea is honestly not the greatest. The park next door was full of homeless people upon arrival. The city really needs to do something about this because I questioned the safety of the location. our room was updated and very clean. The towels were thick and clean, staff was very helpful and nice, but no safe on the room, no hand soap (staff quickly brought us some), bottles in shower were slightly rusted and caps needed cleaned, refrigerator was just cold on coldest setting so we had to add ice to bottom tray to keep it cold, lamp in other bedroom was dated and shade was stained, shower head was weak and whistled the first 5 mins into showering. Coffee Aunt Continental breakfast in lobby wasn't available until 7:00 a.m. which was late for us because we're early risers. It was small but very nice and enough for you to start your day. They had bottled water for free in lobby. Unfortunately, because of the area I would not stay there again. I personally feel all of Tucson is sketchy so I don't plan on returning to the area.

Overall a very pleasant stay. Particularly good value when our other usual choices in the area were 2-3x the rate. This is an older motel that has been renovated for a mid-century modern look and feel. The rooms look good. Plumbing is old. Low water pressure. Surrounding area is a bit rough but we felt safe. Parking lot is well lit. I walked downtown for coffee in the morning, no problem. I will stay again if the prices stay low.

Pulling in you think 1950's motel and you are not sure what to think of the place. The office staff was nice and it was super easy to check in. We entered the room and it was really nice. Very clean, comfortable beds and really nice pillows. The air conditioner worked great as well. They also provided a continental breakfast in the morning. This was a great stay for the price and location to UofA. We will stay here again.

I would rate this hotel a 4.5 if I could. It doesn't look like much from the outside, but the room was cute, comfortable, and clean. The staff was incredibly helpful and friendly, so they'd get 5 stars. The main drawback for me was the area. It wasn't somewhere I'd feel safe walking alone at night as a single female. That said, I didn't need to walk around at night so it was perfect for the one-night stay I needed.
- 4/5
I would be lying to you if I told you that I was not a little uneasy pulling into the property due to the surrounding area, but quickly embraced this sweet little place and those behind the counter. At no time did I ever feel insecure or unsafe.

We stayed a night to see a concert. Close to downtown. Clean. Provided all amenities, even makeup remover wipes! Bed was comfy, pillows were amazing!

Location was disturbing and made us feel somewhat unsafe. Sirens every night, homeless fighting in the park next door. Exterior needs updating and painting.

Close to U of A. Perfect for my visit.
- 3/5
The hotel is nice and the staff helpful, but there were a pair of eyelashes stuck to the nightstand and candy wrappers at the edge of the bed when we first got in the room. However our biggest issue was the homeless guy banging on the upstairs railing and yelling at 330 am waking us up. We decided to pack and leave and when my husband went downstairs to put our bags in the car, a homeless guy (not sure if it was the same one that woke us up) was looking in the windows of the cars in the lot. He ran him off from our car, but not sure if he came back after we left. Definitely did not feel safe.

Let’s get down to it. The University Inn sits across from a public park that consists of homeless folks with a wide range of issues. The hotel makes a point for this not to be an issue. The staff are helpful and friendly. Rooms are very clean and comfortable. Great Cuban restaurant across the street and plenty of coffee within walking distance. Also the cost of the room is good also

There were 3 staff members I interacted with at this property. The first two being Anthony and Mercy. They were so so accommodating and sweet the entire stay. I can’t say enough positive things about them. The third staff member was Henry, I didn’t have nearly as many interactions with him as I did with the others but the interactions I did have were excellent. He too was friendly and easy to talk to. I’ll be back in Tucson in December, I will definitely be staying here again!

Newly updated room with comfortable bed and pillows. Clean bathroom with plenty of hot water. The air conditioner was quiet. Great location with two restaurants across the street. Parking lot felt safe and secure. Friendly and helpful staff.

Staff was amazing. Beds comfortable and we slept great. Felt like a throw back which I appreciated. They had breakfast but we were heading for the street fair so chose that instead. But it was close to U of A and we'll be back if that is the school of choice. Minor but sink had the hairline cracks (not leaking) and the tub soap dish repair was messy (not a functional thing). Really minor and picky-would not prevent me from staying again.

Older property but well kept up. Staff very attentive and easy to work with. If issues come up they were very quick to problem shoot and solve the concern. Our room in Feb 2026 was kept clean and well supplied with microwave, tv and small 'fridge. The room was large enough for two people and it was close to many events related to the Tucson Gem shows. I felt the charge for the room was reasonable when I contacted the hotel directly for a reservation. I and my partner would stay in this motel again for the next winter gem show.

The room was clean and beds were comfortable. The staff was friendly. The only mention is that the area seems a little be less than desirable. It is a stones throw away from a public park. With that being said we did not feel unsafe.

We came for family weekend at U of A. This hotel is 1 mile away so it was good for walking to the University, food and bars. Down side is it’s in a rough neighborhood. Staff was very friendly and rooms were clean and comfy beds.

Always a pleasant stay.

- 5/5
Well kept property Very good value
- 4/5
Great option for U of A parents who just want to spend a day or two with their kids.
- 5/5
Great place to stay in Tucson.
- 5/5
It’s very convenient location. Walking distance to the University and downtown but there are plenty of ride share options so you can park and go. Recently remodeled and very functional at a great price. Perfect to go to Games at the Uni or just sightseeing and touring Tucson.
- 5/5
I wish I had not waited until my daughter was a senior to stay here. Very clean and nice staff.
- 5/5
Very clean
- 5/5
Can’t complain it was better than expected. The room was cute and parking was easily accessible. I would stay again good price.
- 5/5
Always pleasant stay.
- 5/5
Very nice people excellent rooms
- 5/5
University Inn is a recently remodeled hotel. It's easy access to I-10. Close to downtown Tucson and many restaurants. Room was clean, bed very comfortable, and room was quiet. Price for the night good too. We will stay again.
- 5/5
Property was very clean and very well taken care of. Older but the rooms were very nice and the staff was very friendly and helpful.
- 5/5
Decor was very appealing.
- 5/5
Clerk was very nice, and engaging.
- 5/5
Excellent hotel close to U of A
- 5/5
With no problems
- 5/5
I was impressed. The room was clean and decorated nicely. The building has solar panels. They had continental breakfast and water available. My stay was short, but I felt at home there.
- 4/5
Ok
- 5/5
Wonderful place to stay if you’re going to the Rialto Inn for a concert. A quick five minute Lyft ride will get you there.
- 5/5
Older motel that is super clean and great location
- 5/5
Great mattresses. Great shower pressure. Quiet. Friendly staff. Great location.
- 5/5
Clean and convenient location
- 5/5
Excellent location not far from the university campus. The rooms have been remodeled recently; we were quite pleased with them. The manager was very friendly and checked us in quickly. He stopped what he was doing a little later to help me with the soda machine. We would recommend this motel if you have an event in Tucson. We also walked across the street to Bumsteads for a drink and dinner. Wow, great food!
- 5/5
Like the rooms
- 2/5
The owners have updated everything in the rooms but there are still issues due to the age and overall upkeep of the structure. The A/C units are noisy enough to wake you repeatedly in the night. There were what appeared to be booklice crawling on the bathroom counter and other surfaces. The traffic on Stone is also extremely noisy.
- 5/5
Pleasantly surprised. The area around is rather sketchy but this quaint inn is clean and the rooms are very nice.
- 5/5
I was very impressed with the cleanliness of the property. The staff was very kind and attentive. It is definitely an older propert but a lot of care has gone into making it a comfortable stay. The price couldn't be beat!
- 4/5
Very sketchy neighborhood. Exterior 2 stars, interior 4 stars
- 5/5
Just love boutique hotels. Pillows, bed, bedding, towels, toiletries… shall I continue… just great! Will definitely stay here again.
- 5/5
My wife and I were overly surprised by how great the rooms are. And the staff very friendly and helpful!!!
- 5/5
Great place and location ! Not overpriced
- 5/5
The room was clean and renovated. Bed was firm and comfortable, with three pillows on each bed. Huge TV, ice machine on site, minimal but sufficient breakfast available in the mornings, parking was convenient. Very close to downtown area. Great value for the money! Nothing fancy but highly recommend this place for practical stays.
- 5/5
The hotel was close to our event and let us check in early. The room was clean and had everything we needed.
- 3/5
It was quite clean, though, and staff did help with TV that had come disconnected from antenna.
- 5/5
Good place
- 5/5
Walls are thin and my neighbors were hard of hearing. Aside from that the hotel is absolutely adorable, clean, adequate parking and the owner made certain I was unquestionably clear this is a non-smoking hotel (which I very much appreciate). Will definitely re-book for my next stay.
- 4/5
The room fit my needs. I'm not a demanding traveler. Check in/check out were both fast and hassle-free. Desk staff was efficient. Housekeeping refreshed the room in a timely manner. I've stayed at the University Inn before. Each time has been pleasant. When future travel to Tucson calls, I hope this motel can provide me lodging.
- 4/5
good location
- 5/5
Great place ! My favorite stay whenever I’m in downtown Tucson. Within walking distance of restaurants , affordable rates, and comfortable rooms 💯
- 5/5
I liked having windows that could be opened for fresh air, and big screen TV
- 4/5
Very good
- 5/5
It is a low key-style small Inn, but scores high in cleanliness, comfort, and very economical in fees. Close to downtown. Offered small breakfast bar and coffee. Friendly staff.
- 5/5
surprisingly loved the inside of the room. Quiet and comfy. Great Bed I would stay here again!
- 4/5
It's a great place for over night
- 4/5
This is an older property that has been renovated. The rooms were clean and comfortable. There was a park next door that seemed to be a little sketchy. The area overall was older but OK and convenient.
- 5/5
A nice place to stay.
- 3/5
Very scary neighborhood, if I was with my wife instead of a business trip I never would have stayed there.
- 5/5
Location very close to downtown. Rooms are comfortable, clean and just what you need.
- 5/5
Clean and comfortable!
- 5/5
Very friendly front desk. Room was decent, clean and bed was super comfortable and loved the pillows. Breakfast was just so so with very limited options but not a big deal to us though.
- 5/5
The rooms were clean and comfortable.
- 4/5
Good buy.
- 4/5
Easy check in
- 5/5
From the outside this was nothing special BUT the service and quality of rooms made it outstanding. We were really surprised how nice the space was.
- 4/5
I enjoyed my stay but would have really appreciated a bottle of water in my room or in the vending machine for purchase.
- 4/5
- 5/5
Great. Helpful. Clean. Courteous. Nice continental spread.
- 5/5
Convenient location. Easy parking. Very, very clean.
- 5/5
We were in town for Mom’s Weekend at UofA & very pleased with our accommodations! From the courtesy call on the day of check in to the retro-modern decor and MCM charm, the Inn was a pleasant experience.
- 3/5
Sketchy park just north of hotel
- 5/5
We have stayed several times at University Inn when visiting Tucson. It is close to the freeway, restaurants, and places of interest to visit. Comfortable remodeled room for a reasonable price. We will stay again.
- 5/5
AND I would stay here again.
- 4/5
Clean but average property, shall have a breakfast
- 1/5
I specifically searched for pet friendly - made the reservation - upon checking in the manager informed me it was a NO PET policy unless I paid a $401 charge (non-refundable) and cancelled my reservation - I had to find another place -
- 5/5
Rooms were fresh and new. Staff was friendly and helpful. Close to town and provided everything we needed. Would stay again.
- 5/5
We were in Tucson to visit the University of Arizona. The hotel was convenient, price was reasonable and our room was clean. We will definitely stay again.
- 5/5
Great little place. The tag art deco on the walls in the room was a great touch and the story behind it was even better.
- 5/5
I liked that I was given a special parking space for my classic car
- 5/5
Very friendly staff and nice, clean room.
- 4/5
The exterior could probably use an upgrade but the rooms were great
- 5/5
Snacks were limited but who goes for the food at a hotel to start with.
- 5/5
Nice
- 4/5
The road noise was a bit much since there was no weatherproofing around the door which would be an easy fix. The bed also creaked if you even thought about moving. Didn't sleep super well, but it was mostly clean and accessible and the staff was friendly.
- 5/5
Great
- 5/5
This was my second stay at this property. I was greeted with a smile and enjoyed a nice, cozy 3-night stay. It was chilly at night, but the heat worked great! Will definitely stay there again!💯👍
- 5/5
The bed was so comfortable. We both slept very well. The room was very nice and looked exactly like it was advertised. Location was very convenient to the University stadium and several good restaurants. We were very happy with our stay
- 1/5
I stayed there because they have a high rating, but I was very disappointed. It should’ve been rated a lot lower.
- 5/5
The hotel is old, but they have upgraded the decor, furniture, and paint. The bed was very comfortable, and I would stay here again.
- 5/5
Very clean and nicely kept
- 5/5
Great clean property. Internet connection was great too!
- 4/5
For a one night stay this was great. Older remodeled motel, very clean, comfy beds. Train whistle sounds at 5:58am.
- 2/5
It was not what I expected, pictures online were deceiving.
- 5/5
Great place to stay!
- 3/5
Ok to rest
- 5/5
I've stayed at The University Inn several times. It is consistently clean, quiet, well-kept, economical, and friendly. I recommend it.
- 4/5
Nice for an older remodeled property.
- 5/5
- 5/5
The room was spacious enough and true to the pictures online. Nice , comfortable, quiet and clean. Close to the University of Arizona.

Very good value. Liked the sign “support local business”
- 4/5
It was quite property
- 5/5
Bit of a rough area but did not feel in danger
- 5/5
Very clean, comfortable room, great location for UofA football game
- 5/5
Charming and renovated place to stay.
- 4/5
Beds were comfy and room design was fabulous
- 5/5
We were quite surprised with this property. It was very easy to find and on a very straight through street. Access to and from the interstate was fairly easy. Also, very nicely renovated. We were quite comfortable.
- 5/5
Very accommodating & easy check in. Location is very close to lots of bars & eateries. Fair priced. Would definitely stay again
- 3/5
Fine enough for one night after a concert. Was really only in the hotel to get ready and sleep. The A/C was off before our arrival and it was HOT in that room. We had the A/C on full power for at least 3 hours before it was comfortable, I was sweating the entire time I was getting ready.
- 5/5
Property was a good location. Parking was good and available. Rooms were clean and lighting was great (bright).
- 3/5
For the price, it was an ok stay. Rather dingy and rundown, though not dirty. Looks like not much as been updated in decades and decades. Feels a bit uncomfortable and gloomy. Family room included a very cramped, dark second bedroom. Not the least bit inviting. Pool was a nice touch, and very clean. Staff was friendly.
