Terrible property. Does not feel like a Marriott. Motel 6 would be an upgrade from this property. Bathtub and shower head had mold and pubic hairs caked in. The bed and pillows smelled like body odor. All the lights were different colors. Rug felt wet and mushy when walking on it. All the secutity doors to enter the building were broken and wide open. The only silver lining was the woman working the desk.. she took us to 3 different rooms to try and find one that was not moldy and dirty. She apologized greatly and we settled for the handicapped room. Awful experience!

The front desk staff were very pleasant and helpful. Breakfast was great, something for everyone! Complimentary Papa John's pizza each evening in the lobby was a very nice surprise! Rooms were clean, no complaints at all! After check out, I did notice on my invoice that they charged us for parking each evening even though we did not have a car. I called the front desk and they agreed to remove those charges. Certainly would choose this hotel again.

The free breakfast was phenomenal! Great options everyday. The staff was incredible. A couple shoutouts go to Christian, Tera, Vaunie & Edwin for the great customer service. I felt like I built relationships with these people. The hospitality was beyond my expectations. I would love to go back to this location next time we come into town. The pool was nice & clean as well. Thanks again everybody. Until next time! Highly recommend 10/10

The outside of the hotel is a little rundown. The rooms are really nice. The tub was a bit dirty. The breakfast was really good. The pool was OK overall everything was good.

The breakfast was good, but the waffle iron wasn't working properly. The red and green lights were not visible.

Our stay at the Townplace Suites was made to be exceptional by serving a hot daily breakfast and evening snacks, in addition to the full kitchen included in the suite. These amenities were very convenient and helped to reduce our overall food budget. We would highly recommend this property to anyone visiting the Phoenix-Tempe area.

Decent place. Best price vs comps in the area. Laundry was free. Breakfast was alright. The place could use a refresh and desperately needs a deep clean.

My room was on the ground floor and a homeless man was filling his jugs with water. It woke me up at 1am. The staff was able to change my room to the other side of the hotel without any issues. They were fully booked during the busy spring break. I was quire impressed.

The guest rooms are generally in good condition, featuring relatively new furniture and well-maintained kitchens. Silverware very old. However, the bathrooms were only partially updated during the last remodel, leaving the original bathtubs and showers in place. Similarly, the breakfast is a scaled-back version of the standard Marriott selection in terms of quality and variety; it is functional, but those expecting the full brand experience may be disappointed. My most significant issue involved the guest laundry. The payment system for the modern machines was confusing and unreliable, neither machine were able to process a transaction. When I sought assistance, the front desk manager was dismissive, stating they could not help and had no information on when maintenance might arrive. They made no effort to inspect the machines or offer a workaround. Through further investigation on my end I found the older dryer functioned independently of the faulty payment system, which was the only reason I could finish my laundry. While this is a viable budget-friendly option for a brief stay, the lack of professional concern from management makes it unlikely that I will return.

The room was cozy and the bed was amazing. My main problem is the tv. Small for the room size and the volume was the lowest I’ve ever heard even after turning it all the way up.

Staff was very helpful and kind. Property needs upgrades. Beds comfortable and cleaning staff excellent.

Smokers linger in front of the entrance. The shower needs updating. I couldn't get the room temperature just right. Would I stay here again? Absolutely.

Terra the customer service front desk person she was very rude and showed no empathy for our situation.

Room had a sewage scent, but other than that, everything else was good.

It was outdated and the room felt dingy and a bit unclean. Although we did like the little kitchenette. Breakfast wasn’t that great and their waffle maker was disgusting.

The wifi wasn't working. The first staff I checked in with did not have any knowledge of my payment and made me very upset.

The tub in room 223 felt like it was going to break it kept cracking when we shower it even has a dip in the middle.

The area was a bit noisy. One night I woke up by a loud bang outside. Other evenings traffic noise can be heard till 10-11 pm. Great place for a relaxing stay, otherwise. Fair price and great value I think.

They also tagged on extra fees (said because we went through 3rd party) that ended up room was about $100 a night more than advertised. Just need to question all extra charges ahead of booking next time.

The facility was standard; nothing terrific. However, there was a very off putting odor in our room. I think it was the glue under the vinyl flooring. It was stronger in the bathroom and dissipated the farther away we stood. Thank goodness the bathroom was not attached to the bedroom. Never used the shower so I can’t give a rating on water pressure.

Breakfast: eggs, bacon one day, burguer beef the other, great waffles, fruit, excellent hot coffee and cold lemonade 24hrs available at the lobby. Great staff, excellent stay. Nothing to complain about.

We called ahead for a crib but it wasn’t ready when we arrived past their check in time. Front desk has poor customer service. Housekeeping is every other day. They did not pick up our trash considering we have a baby with us. I wouldn’t recommend this place although it was accessible to many areas and the breakfast bar is decent enough.

Overall nice place to stay just wish the bathroom tub was cleaned better and the kitchen floor needed to be cleaned better. It would be nice if the rooms had a broom to sweep after ourselves especially if we are staying for a week or longer. Inwould stay here again when I am back in town.

The room was nice and clean. The bath tub was yellow from caulking they just placed and it was stained. The wood molding were noticeably painted to cover the previous paint peeling and mold on the wood. The mattresses were spring boxes and not comfortable.

We then requested a new room since it was already too late on the 3rd night. They did leave fresh towels in a plastic bag outside our room door. Their breakfast had great options. The studio room was spacious. Did not appreciate that there was no screen on the window so we could not leave the window open for fresh air. AC worked well. The available body wash, shampoo, and conditioner in the shower needed to be refilled.

The pool was very dirty and the chairs around the pool in very terrible condition. The price of this hotel was extremely high price for what it offered We booked to stay for 2 nights and only stayed for 1 night and was not able to get a refund. Found a new and cleaner Marriott for 1//2 the price.

Our room smelled like old fish. The room was tidy but looked old and dirty. The carpet looked like it hadn’t been washed in years, there were drinks and peanut butter in the fridge that I assume belonged to the previous guests. The freezer had an ice machine that I wouldn’t trust eating ice out of because it looked dirty. Lots of homeless people in the area. It was a central location though, so there were plenty of restaurants and stores around.

We stayed for four days, and asked for housekeeping service. No one cleaned our room or even took out trash or gave us linens the entire time. I called about it every day, and they said they would come every day and didn’t. I asked for the floor to be vacuumed because we had spilled some crumbs and they told me I could borrow a vacuum. I called and asked for towels, and they asked me to bring my towels down to the front desk to get some more. I am not really picky but I am annoyed that I spent so much money and didn’t get basic things done.

When pulled out sofa sleeper there was a syringe on floor. Then we checked the bed and there was a pill under the fitted sheet.

The next morning the front desk person was no where to be found for 15 minutes(the breakfast attended was searching for her) and they didn't have the promised airport shuttle so they ordered me a shady ass Uber and then tried to charge me for the free parking

The staff were very pleasant but the rooms need work. Stains up doorjambs, lots of rust in the tub, dirty windows. The noise from neighbours was terrible. Bedding and kitchen was clean. I felt unsafe walking in the area (I stayed here because the outlet mall was a 7 minute walk).

The staff were very pleasant but the rooms need work. Stains up doorjambs, lots of rust in the tub, dirty windows. The noise from neighbours was terrible. Bedding and kitchen was clean. I felt unsafe walking in the area (I stayed here because the outlet mall was a 7 minute walk).

Parking lot around perimeter was dark and had very poor lighting. The lobby area was dimly lit. The elevator at the extreme end of the Corredor took a long time -30 seconds for the door to close. The room thermostat was not working at all, even though it showed it was set at 67°, at 1 AM I woke up sweating, and it was like 80°. I finally end up shutting the thermostat off.

The bed had hair all over the sheets, inside the bed!! had to change the bedding. Bathroom also had hairs in the tub. So gross. Very disappointing for a Marriott property.

I stayed here for two separate nights, on both stays, it felt like something was crawling all over my body when I was trying to sleep. Beds were extremely uncomfortable, pillows were some of the cheapest feeling pillows I've ever laid on. On the second night, woke up to a bedbug bite, turned on the lights and saw a bedbug crawling around the floor.

The other people staying at the hotel definitely need to learn how to eat with manners and not eat like cows out in a pasture. Overall an amazing place to stay just wish breakfast had more selection

It is an extensive property with wonderful rooms for long-stay clients. It is set up for sleeping, dining, working, relaxing and bathroom. Good lighting, power points available, great closet, and clean. I should've considered it as a long-stay, rather than a one night accommodation. It does have glassware instead of one-use plastic cups for the bathroom, but I had to search in the kitchen for the glass I needed. It does have shampoo, conditioner, and body wash (refillable) in the shower, but no lotion or shower cap available. Again, set up for long-stay; not one night. Note to designers of the room: the toilet paper dispenser was installed too close to the toilet tank, making unrolling of paper impossible until the roll is diminished enough to clear the toilet tank lid. I removed the roll for use. Although I arrived in the dark, and didn't go out (as a single woman), the neighborhood seemed unsafe for walking.

There is a hidden parking fee that will show up after your visit, regardless if you have a vehicle or not.

Staff was friendly but walls are thin

Our 2 bedroom suite had everything you needed for a long term or comfortable short term stay. But the highlight of this property is the friendly and very helpful staff! Customer service is a lost art but the team at TownePlace Suites in Tempe are bringing it back!

The two bedrooms is by far the best feature

The family suite is great. Truly has a family of 5 or more in mind. Definitely recommend this place. Staff was friendly, everything in the room was very clean, very modern look and feel. Sofa bed has seen better days, luckily we didnt have to use it. The area surrounding the hotel is a bit sketchy if you plan on walking to the store. Free breakfast buffet, options are not great but at least you have options.

Mariott franchise has always been my too choice in hotels. Though lately with allowing dogs on the premise, its changed. My current visit changed my outlook, the hallway and room had a distinctive smell. I dont know if it was the cleaner but i could smell dog everywhere. It be better if they set aside one floor or a building for patrons with digs and others where it would be dog free. Im very sensitive to smell and that made a difference this time around.

I was very comfortable there.All my needs were met. The hotel staff was very understanding of a particular complication I experienced while staying there and were very helpful to me.

Christa was a perfect! When I called for transportation from the airport to hotel, she contacted me to let me know where and when I would be picked up...all within 10 minutes, I was on my way to the hotel. When she checked me in, she could not have been more pleasant. She made me feel welcome and that means so much to me!

First bad experience

The hotel overall wasn’t bad. It was just a couple of things. The toilet would not stop running. There were no towels. There were no blankets on the beds. There was no one to bring us towels or blankets so we had to go get them ourselves. Hotel was quiet and was comfortable once we got blankets. Feel like they definitely need to tighten up their ship. Would I stay there again maybe but I would check for blankets and towels early on if I did.

The suite rooms are great. Large in size with many options of moving a table around. The kitchen was a perfect size - not so big to get in your way but enough stuff to do light cooking and full fridge to hold stuff. Only the fold out couch bed was very thin and not very comfortable. Hot breakfast most days (waffles, eggs, sausage, breakfast burrito) except when the kitchen lady wasn't on duty but still decent breakfast when not (bagel, oatmeal, cereal, muffins, yogurt always available). Staff was very nice and efficient, 24 hour gym was convenient and used often and the lobby was comfy too. Overall our stay was very enjoyable.

I give this place a 2.5 out of 5. It’s not the worst but I definitely wouldn’t be coming back considering the amount of options in the area. The hotel inside is very nice. Hallways are clean, the lobby is clean and decorated for the holidays. The furniture is fairly new looking for the age of the hotel but they were left dirty from previous stays. The bathroom is in need of some TLC. Rust and an old stain in the tub accompanied by an old shower curtain. Needs glass doors. The room and kitchen were clean I was happy to have cooking utensils and plates. Again some sheets and pillows from sofa needed to be cleaned. The amenities are decent. A gym, and fireplace are for use as well as the laundry room BUT the pool is not heated nor cleaned. Also no jacuzzi. My favorite part of this hotel was the Free Buffet Breakfast. There was one woman cook who cooked everyday I was there. Not the best food but really hit the spot for free hotel food! I loved it and her. I won’t be coming back but this place is great if you’re not too good for clean sheets that are stained, are on a budget and love free breakfast.

The water could have been somewhat hotter at 8am. We were given a free upgrade to a larger room, which was a pleasant surprise.

I didn't even stay.. the place had homeless all over the place.. the gal at the counter was out with her boyfriend and seemed busy with him.. ugh terrible

Great location close to mall. Clean, quite and freindly staff. Stayed 3 days, was a very comfortable stay!

We checked in and the hotel had all these buildings out and the property they were able to accommodate me to stay in the main building, it had 2 bedrooms not one tv in the rooms worked. No housekeeping but once a week they should leave trash bags so you can set out your trash outside of your room.

The overall of the hotel was good. The staff was friendly. The breakfast was served was a hot meal and good. The woman working the breakfast area was super friendly and a hard worker. What could be better is the the Sofa bed, the mattress is so flat and bumpy. It needs to be replaced. The bathroom drain was rusted which makes it look dirty. The pool was closed but we could use the next door properties pool but it’s small and was super warm. My son loves swimming but he was in the pool for less than 5 minutes because it was too hot!

The staff was extremely attentive and friendly. It felt like a wonderful small community. The woman doing the breakfast needs a raise. She worked so hard and did so much for everyone from greetings to making our waffles and keeping the area extremely clean and flowing well so everyone felt they had personalized attention. The rooms have so many amenities better than many more expensive hotels. The only downside was the bathroom was not clean. There was a small spot of visible dried blood on the wall and a dirty tissue on the floor and tub was not clean and sink was clogged. Rest of hotel room was clean and neat. There was plenty of security at the hotel so I felt safe.

Check-in service was rude especially in the morning hours. Requested handicapped accessible room, but was told they were all out of.service. It was requested well in advance. Call ahead to ensure if wanting to access the pool.

Pool was closed. Breakfast was very limited.

No room service our entire stay, we had to ask for our own towels on multiple occasions, there was never just fresh towels in our room available to us. When asked for new bedding/sheets took 2 days to receive and we had to change our own bed. And we had someone change our trash once given we were there for 5 days. We had to get our room keys reset DAILY because they were shut off after each day it was Terrible all around only good part was they allowed early check in.

Loved the amazing customer service that i recieved from the lady thst worked afternoons... the rooms were all suites with kitchenttes and a separate seating area.

I booked a 1 bedroom suite but upon arrival was told that they did not have any available and that they had to downgrade me to a studio. There were still bookings for 1 and 2 bedrooms available online so i dont know why they chose their actions.

Very clean and quiet. Perfect for a stay just to get away.

Not having basic dishware in a suite with a kitchen was inconvenient.

We got into town early in the morning after a very long drive and they were very accommodating and allowed us to check in early so that we could get some sleep. That was so awesome for them to do that and we really appreciated it. Room was clean and beds were very comfortable.
