The hotel is just two blocks from the Orpheum Theater and about 4 blocks from the Powell street cable car terminal. We will definitely stay at the SF Proper Hotel again. In this area of San Francisco you will see numerous unsheltered people. You will also see many members of the Union Square Alliance who keep their assigned areas clean and act as the eyes and ears of the district and can offer information to visitors. We were often greeted by smiles and “hellos” from them. We also saw a significant police presence on foot and in their cars. At no time did we feel uncomfortable or unsafe in this area.

Love the people, love the room, love the rooftop bar. Lots of homeless around, but they don’t really bother people. The thing I really didn’t like, was even though we were staying one night, for valet, it’s $110.

This was my second time staying at the proper and my wife and I highly enjoyed it. The location is very nice and we grabbed drinks at the rooftop bar. The area where the hotel is located is gritty, but otherwise a solid experience.

The location is in an area that used to be nicer, but has degraded in the last few years after some large companies moved out. However, the hotel is located literally right next to a Muni and BART stop that can get you to other areas in the city easily. The public transit system is easy to use, clean, and efficient. My only complaint is the valet company used by the hotel. On check in they drove our car to the garage and were involved in an accident. We heard about it through a call from the SFPD. It was not the valet driver’s fault, but we felt as if the valet company, ParkingMgt, did not take sufficient responsibility to ensure that the matter was handled. Rather, they referred us to the other party’s insurance company, making it our problem. In addition, the valets took forever (20-30mins+) to retrieve our vehicle when we left the hotel a couple of times, even when we were the only people waiting. In summary, I would gladly return to the hotel, but I will think twice about using their valet service. I would recommend that the hotel find another provider.

On our first day the valet was involved in an accident with our car on the way to park it. . We got a call, not from the valet and not from the hotel, but from the SFPD! The hotel and the valet promised to take care of damages through their insurance but at the end of our trip 5 days later they still had not reached out to us and when we finally spoke to them they told us just to report it through our insurance. They did absolutely nothing to make the situation right. So far the hotel has been sympathetic but keeps referring us back to the valet company. The valet company, parkingmgt.com said our parking would be comped but they automatically charged my credit card when we checked out. I’d return to the hotel but I’d think twice before I parked there again.

Beautiful hotel, friendly staff, comfortable rooms. We didn’t have time on this trip to try out the restaurants or bars but looking forward to doing that next time.

The terrace was typically only open after 5 PM. The first night we were there it was closed for a private party, and another evening it did not open until 7 PM, which felt a little limiting for guests wanting to use the space during the day. The surrounding neighborhood is definitely a bit gritty. While I personally felt safe, there was a noticeable amount of drug activity and homelessness nearby.

Beautiful interior design and rooftop! Loved the Aesop products in the room and the staff were professional and helpful. The surrounding area is very central but roughl. Rooms are lovely but the old building does mean sound carries a lot more than you’d hope in a hotel - you can hear hallway and street activity. That said, would definitely stay here again.

The hotel itself was PERFECT! Location is a bit off but did walk from there to the Hayes neighborhood at night from there and was a very nice walk to and from. Short drive to many locations. Would stay there again on a return visit. Staff was exceptional and the roof top bar was a perfect way to start or end your evening.

My breakfast egg white omelette was pretty bad-had very little taste except old grease. My coffee was incredibly weak. My husband enjoyed his yogurt, berry and granola bowl.

Nothing special for the price. Not a very pretty or walkable area, fair amount of open drug use in the streets around the property. Pleasant doormen but not very attentive front desk staff. The cleaning staff seemed to care a lot about their work and seemed to be working very hard and with a lot of attention to detail in the common spaces. Delicious granola for breakfast by the way!

The staff is always very nice and they maintain the property pretty well. One thing that detracts from the experience here is the noise. In the past I’ve stayed on lower floors and got the street noise from homeless, sirens, etc. This time I stayed on the top floor and it was loud music from the rooftop, which kept me up until pretty late.

The decor throughout the hotel was amazing. The room was beautiful, loved the extra seating area in the Queen room. It was great having a restaurant for breakfast and lunch on site. There was a woman working the front desk during the day who was not very helpful. A little rude.

Modern, elegant and eclectic vibe throughout. Rooms well-appointed, though bathroom could use a little more counter space. Easy room service app and food was reasonable and surprisingly good. Rooftop bar is beautiful. Not the best area of town, but super close to the theaters and felt safe walking to and from the show. Definitely will be a repeat visitor here.

I had a $35 food and beverage credit and the front desk verbally confirmed this and suggested when I order breakfast, to charge it to the room and my credit would get applied. Sure enough, when I received my bill, they charged me the full amount and refused to credit me back without proof of the credit after I had checked out. The credit doesn’t show up on hotels.com booking reservation after your stay, so I recommend taking screen shots as “proof” if you don’t want to be taken advantage of as I have been. That is poor service in my opinion. Disappointed.

When we went for drinks one night at the rooftop, where guests are allegedly have priority, we were sat at a really uncomfortable high table by an open door letting in the 46 degree wind.. not to the best experience.

The hotel was stylish. The hotel is in an area where you don’t feel safe walking out the front door. To the point where we decided not to spend the night and leave. I used the Valet parking lot, vastly too expensive. For the price I expected a room bigger than a shoe box. No heating on the bathroom. Terrible pillows.

The room windows inside and outside were slightly dirty (trying to not nitpick) and would be nice if they were cleaned on the regular to improve views. The hotel needs more bellman carts, as for when I arrived (when it was not crowded) they didn't have one available to me. The food at roof top restuarant was good, but the menu is limited and the portion sizes are small. The neighborhood around the hotel is not the cleanest or safest, so plan to take an Uber or Lyft instead of walking by foot. Plan to valet your car, and beware of about $100 overnight charge for that. Overall, great stay and great hotel. Pleasantly surprised and will be back.

Despite the surround area, the hotel itself is very welcoming and everyone very friendly and above and beyond to make you feel welcome. Rooms were clean and good amenities. I didn’t have a reservation for the rooftop but the team squeezed me in - great views and cocktails!

Staff barely seemed interested in guest experience. Room phone did not work, zero assistance with bags on the stairs in, no explanation of any features or services available, room service was lacking, response from front desk was lackadaisical. GM sort of followed up, but never responded to questions. Cute property, but no substance. Would not stay again.

I stayed at Proper Hotwl last night and couldn’t be happier. The hotel is very stylish, artistic, and spotless. I really liked the Aesop brand amenities, the shampoo, creams, and hand wash were a nice touch. The rooftop bar Charmaine’s is one of my favorite spots in San Francisco, with great vibes and charm. The staff were friendly and welcoming, and overall, it was a fun and pleasant stay.

Really smelled bad, awful facilities, and overpriced for what you get (bed bugs) The smell, it’s awful. I’m not sure what is happening around or within the property but it smelled like a dead animal in my room. Asked to change rooms and they wouldn’t accommodate. Wild experience.

The AC did not work as soon as I entered my room, I put in a request for the AC to be addressed. I waited several hours and had no one response to the room. I finally phoned the front desk. They stated, I spoke with artificial intelligence and they did not receive the request. They did not know that I had an issue with the AC in my room. In addition, it was past 5 PM. Therefore, they did not have maintenance personnel to address the HVAC issue. The only positive, was I got my room comped. I ended up staying at the W SF. Anyone looking for a good hotel in San Francisco please consider the W San Francisco.

The property was beautiful and the service was great, but the area was terrible and really unsafe. One day, we heard a loud noise and then saw someone lying on the ground, and we thought they had been shot, and cops and an ambulance followed it, so I'm pretty sure that's what happened. We could not walk around the area AT ALL because we felt so unsafe. We even waited for the Uber to be outside because of how bad it was, worse at night, but still bad during the day.

Arrived early and my room wasnt ready but they helped get me checked in and texted me when it was ready. The staff was super friendly and they provided a glass of champagne while i sat around, that was nice. My rooms ac wasnt working but the room never got too hot or cold so i didnt complain, besides that the room was good and the bed was comfortable. I got some room credit but didnt use much of it due to the prices at the minibar, but honestly ive seen higher prices elsewhere. Parking is expensive though, if you’re driving be aware.

The staff was very friendly and helpful. We couldn’t enjoy the rooftop for the one night we were there because it was closed off for a private event and the next day we found out it didn’t open until the evening after we left. We called the front desk for ice because there is no ice machine and it took an hour. Overall for what we paid we would’ve been better off paying way less and getting the same if not a better stay

this Hotel is a real jewel 💎. Staff and accommodations are top notch all that to say we checked out earlier than planned and moved to another hotel due to the Hotel being in a very rough area of downtown and we were not comfortable walking anywhere outside the hotel.

The Proper is our favorite hotel in Downtown SF. We visit frequently. It’s whimsically stylish, clean and quiet. The beds, bedding and shower are very nice. It’s close to entertainment venues and Villon is a very good restaurant. If you know SF, Market St is what it is, but the hotel feels safe.

The hotel itself is super cute. The rooms are modestly sized but have a really cool decor. The rooftop bar / space is wonderful. The staff was helpful and the room was clean upon arrival. My only complaint about the hotel was that they nicked me $110 for valet parking. Ouch! Seems unreasonable for an overnight spot. The area around the hotel is filled with homeless, drug addled zombies who have no respect for the city. Definitely not safe to walk. This is unfortunate because the hotel is in a great location for enjoying Union Square and a couple of great venues for entertainment close by. Not much the hotel can do about this, but SF needs to do a better job of cleaning up the area.

Fantastic Design and nice staff Location was Horrible. Homeless everywhere tons of drug addicts. Literally could not leave the hotel at night. Saw ambulance and homeless person getting revived on the sidewalk from my window.

Rooftop was amazing. Ambiance was incredible view of the city. Hotel room was clean, very funky architecture and design and all the breakfast. Yum Yum Yum we will be back soon.

Bathroom has rain shower and tile. Bed comfortable. Staff courteous and accommodating. 2 issues came up: sink did not drain well and faucet was so close to sink basin that it was awkward to wash hands. And next door guests were loud in the middle of the night and woke me up.

Loved the interiors. Great friendly helpful service. Comfy bed. Top notch toiletries. Location was a bit sketchy at night which meant with teenagers we couldn’t really let them go for a wander. On the other hand it was close to the mission area which has the best food and we also found so many other local places to eat. Some really cool street wear shops too. Our kids actually preferred the location to Fisherman’s wharf as they found it more authentic and interesting!! I think a 2-3 day stay there is sufficient.

The Kelly Wreastler design as always is impeccable and beautiful and tasteful all around in lobby, the rooms and restaurants. You can’t find a better rooftop view than Proper in SF and on weekends it’s always a cool crowd. The beds are so comfortable the shower just perfect and most of all the staff are so helpful. I had a meeting 5 minutes after I arrived and they helped me with an early check in to get to my room. The location is not great but that’s just SF. You have to uber in and out. Don’t walk around.

The valet lost my keys for 45 minutes. Threw off the whole day, missed reservations, and two mental breakdowns later we got our keys and just went home. Terrible experience.

Room design and cleanliness were top quality. Service was solid; housekeeping in particular were excellent. The biggest problem the hotel has isn’t really one it can do much about— the Market Street side of the building is inaccessible due to a semipermanent encampment of unhoused people.

This is such a gorgeous hotel — every turn of the eye is filled with tasteful, elegant and whimsical details. I had a basic room, but it had a beautiful window, lovely bed/bedding and a divine bathroom. Loved the wet bar items and indulged in many. :) Definitely have at least a drink on the rooftop! Beautiful views and taste sensations. The staff here is fantastic, too. I was well taken care of and looked after, which was so nice as I was traveling solo and a bit taken aback at the surrounding area.

That the hotel boast Aesop products but two of the 5 in the room are clearly refills of something else. I know the product brand well and chemical pink for hand soap and chemical green for body soap. Deceiving as is their “amenities charge” they sneak in.

This was my first time staying at the Proper. I really didn’t know what to expect. I was extremely surprised at how clean the facility is and how will maintain the rooms are. The staff are extremely friendly and courteous and go out of their way to be helpful. The food is excellent. I definitely recommend this unique hotel for anybody looking for a good value for money accommodation.

This is a lovely hotel done by a chain of hotels I like. This particular hotel is not of the same standard. The interior is less welcoming, the location is very bad and unsafe, plus 3/4 of the block is surrounded by homeless camps. The hotel offers to drive you away within a 3 mile area, but this hardly makes up for this. Very little in walking distance, and you definitely don’t want to be walking here at night. The bathroom was also a nice design but lacked simple amenities like a makeup mirror, hairdryer, any space to put things. The staff was polite but not helpful or welcoming.

The location of this hotel is across from an open drug market. As a result, they lock all of the doors to the hotel. When I arrived, the doors were locked with no one there and I was standing there with my bags that my friend had basically thrown at me across the sidewalk. It was so scary.

The hotel was great, staff was friendly and accomodating, and there was great amenities. The rooftop bar was amazing. Lots of shopping within walking distance. My only concern was the surrounding area around the hotel after dark was unsafe as there was dozens of people loitering & questionable activity outside the building. I was offered drugs and even witnessed a couple fights breakout on 2 different nights as we walked back to hotel. We limited our time walking outside after dark because of this. Daytime was better.

We enjoyed the rooftop lounge, Charmaine. Even though it was raining out, it was nice to look out over the lights of the City. The special afternoon Nutcracker Tea in Villon was an excellent seasonal treat; breakfast there the next morning was also excellent. It's a very cool place with a neat vibe. Excellent, very helpful staff at every turn.

And for that sum, it took the valet 45 minutes (!!) to bring my car to the hotel. They warn you it will take half an hour, but it was longer. Would not ever stay here again due to the inconvenience and cost of parking.

The not so good: We had one really horrible night because of loud post-concert patrons in the hallways from midnight to 3:00 am. The second night was much better. The worst part of this hotel is the location, which is something we probably should have investigated before booking. The streets are empty of pedestrians but full of unhoused persons (some of which were exhibiting aggressive behaviors like throwing rocks or fighting), so it was not a location where you felt comfortable walking. In sum, the hotel and its amenities are wonderful but the location is shady, not allowing for direct walking exploration/enjoyment of the immediate neighborhood (which for us is part of the fun of visiting new places).

I really loved everything about the hotel but the location of it , unfortunately there are 100's of homeless people on the street right next to the hotel which felt unsafe being around that. Until the homeless situation is fixed in that city I wouldn't recommend to stay in that area.

I’m a big fan of Kelly Wearstler’s designs and love boutique hotels because they have the ability to personalize your stay and make it special. The rooms were tiny which they can’t change, but they can update their mattresses to be more comfortable. Aside from cool decor this hotel lacked personal touches to overcome the fact that their customers are there despite the homeless problem surrounding the building. Spend a few nights in Madison de la luz in New Orleans and you’ll understand that the personal touches matter just as much as cool wallpaper or a nice lobby. We switched hotels after 2 sleepless nights to a hotel that had better mattresses, more room to feel comfortable and fewer homeless people.

While the Tenderloin district is less than favorable in terms of feeling safe, the minute we drove up to the hotel, we felt very safe, even with valet parking our car. The hotel and the staff offer the best service of any hotel I have visited worldwide. The hotel itself is absolutely gorgeous and is an architectural dream. The Sharmine rooftop was chic with a classy vibe. We were just there for one night but we would go back.

This phenomenal hotel is an overdue breath of fresh air in a city in desperate need of more rooftop dining, more simple elegance. This was a staycation for us, and I'll be recommending it to everyone coming into town. And going to Charmaine's whenever possible in the interim.

Being greeted with a glass of bubbly is definitely a plus!! Our room was not ready when we checked in, we were told it would be ready in 30 minutes but had to wait close to 1 1/2 hour. Great location close to the BART station and to the Orpheum Theatre where I was seeing a show. The short walk on market street was very “interesting” especially at night time! Strong police presence made me feel safer though. Had a drink at Charmaine’s rooftop bar after the show. You have priority access if you’re staying at the hotel. Great cocktails and beautiful view of San Francisco.

The front desk staff (particularly Peter) was exceptionally welcoming, friendly and knowledgeable. The common areas are very stylish, comfortable and functional. The restaurants both have excellent food and service. Top flight hotel. Fantastic bakery across the street. There are a number of homeless on the streets around the hotel, which is sad and caused us not to walk around the local area at night.
