    It sometimes cost less to stay here but price changes on demand. Shared bathrooms are 95% always clean. Rooms could be cleaner but for the price it is good. Great location to China town. The lobby has elderly residents so be kind. I will pay $75 max not $90. No AC, heat they control. Yes microwave and mini fridge. Some rooms are larger for same price.

    The location did not match the photos. The room we were given was dirty, the floor was sticky, there was only one set of towels for one person, and they were dirty. The sheets had been used, and both the hallways and the room had a strong, unpleasant smell. The room window could not be adjusted. Worst of all, the bathroom (shared) had no curtain, so there was zero privacy. We could clearly hear other guests talking, snoring, arguing, and even the TV from other rooms all night long. We had to cut our stay short and find another place. Definitely not recommended for anyone.

    Nothing dirty rooms and it had bed bugs the day manger instead of trying to help me she made it seam like I was lying the bugs didn't cone out till we got in bed and was a sleep at 4am we left when we were getting bit and woke up to then on us they said cause it was 4am we stayed to long if it was bugs I got pictures and had to move from. The first room it was dirty the blanket had used tissue in the fold of the sheet check in at 430pm moved 2 times and got bugs horrible

    BEEN THERE MANY TIMES WHILE THE ROOMS THAT FACE STREET NOT SO BAD THE INTERIOR ROOMS ARE HORRIBLE.... DESPITE FIRST ROOM HAVING SOILED LINEN THEN SECOND ROOM WAKING UP TO BITES OF BED BUGS AROUND 430 am DIDNT MAKE A BIG DEAL. WE JUST CHECKED OUT. REQUESTED REFUND. HOWEVER when we called later in the morning... WORSE part THE LADY AT DESK TRIED TO MAKE EXCUSES "WELL THIS IS SAN FRANCISCO"..... well you did stay most of shift. No refund. Just awful

    Here's a list of everything wrong with this place 😭 - Furniture held up with duct tape - Stains on bedsheets... - Food from previous guest left in room fridge - Sticky floors - Windows didn't lock, had no screens, and faced directly towards windows to other rooms... Genuinely anyone could just walk into your room if they felt like it. The window was open when we checked in. - No soap in the bathrooms, some bathrooms don't have sinks at all - There were wet towels with dirty footprints rolled up at the end of every shower in the building. - I asked for extra towel and the front desk employee said no? Great location! But unfortunately very dirty 💔 I suspect the good reviews are fake.

    Would not stay here again. First room on the second floor was dirty and I kept getting bug bites. Asked to switch rooms and moved to the third floor, which was slightly cleaner, but still not acceptable. Under the beds was extremely dirty, the beds themselves were very worn out, and the bathrooms felt questionable and poorly maintained. The whole place had a bad smell and some of the guests were loud and seemed sketchy. Overall the hotel felt old, unclean, and not well cared for.

    I found a live bedbug on the bed! False advertising saying that there was 2 beds in one room. There was only one bed and no private bathroom as advertised! I stayed with my child for a Dr appointment and will not return due to the bedbugs and room description false.

    It's away from all the knuckleheads and the tenderloin district of this hotel. And people are more familiar I'm really getting used to the staff cause I've been renting from them most of the time. This is my go to for somewhere. That's good and cheap and wanna go ahead and be Having peace of mind even though I'm in the wheelchair, I still could get by inside this hotel to make it feel comfortable for me.

    This was a mix of you get what you pay for but a great location. Great food and easy public transportation nearby. In my 20s, I probably would have been fine, as it’s akin to a hostel. The shared bathrooms were surprisingly clean, but having no screens in the windows and all of the windows open did kind of freak me out. I could tell the bedroom had been cleaned, but I wouldn’t consider it fully “clean.“ We made the best of it the first couple nights, but after finding a few small cockroaches in the room in the middle of the night, we had to leave. I think they crawled through the window w no screen which we had to leave open bc there was no AC.

    This hotel has bedbugs bad. I have bites everywhere! The staff does not care and there is no one to get ahold of so don’t waste your time. Oh and they charge your credit card at weird time for unexplained charges and don’t ever give you a reason why. Annnnd I didn’t have power for 24 hours. I also got charged a mysterious $30 on my card at 3am for god knows why and was also brushed off when I asked the desk about this. The power has been out in my room for 20 hours and still no solution. They all but cussed me out actually. Anyone in their right mind would not wanna pay for a hotel room with no power. Sleeping in the alley would be a better option

    Great location, very central. Very cheap compared to other options. Shared bathrooms were dirty, one of the locks was broken. No soap in the bathrooms. No fan/air con which made it hard to sleep (there was a heatwave when I visited). Strong musky smell. Furniture was very worn. Some bugs on the wall.

    Location The front desk is non-functional during 1 hr long staff breaks which are unposted/unannounced. So, if you happen to arrive during a front desk meal break, you cannot check-in. The same problem applies if you are standing in the lobby wearing only a wet towel because your key does not work (weak magnitizer). The front desk MUST be staffed with a functional alternate (who can check-in, check-out, fix keys, access the luggage room, etc) during front desk breaks. Having a cleaning person standing around who can do nothing but lie saying the front desk staff is in the basement fixing the.TV service does not solve the inexcusable problem.

    I had to report bedbugs in my room. I didn't know what it was at first and extended my stay but then I had to cancel once I was informed that my symptoms where due to bedbugs. I only have pictures of the bites and lesions on my body but I do have a picture of a can of bedbug fogger provided me by the hotel indicating that they are aware. of the problem but I was not told and there is no signage of the potential problem likely in violation of California code. Although I made the final report to the front desk, the hotel has yet to reach out to me to resolve my injury. So am resorting to making an official claim against them.

And if you're like me, not an"SRO person, you won't even know what an SRO is !! And I will say that because of the nice people I met, especially the San Francisco building inspector whom I had to call in order to get the 19th century heating system working, which it did very well once it was turned on, and the room was as small as it was very affordable. Great if you're looking for a quiet place to crash out. The bustling North Beach nightlife makes the location perfect for partying if you check in as a couple, but what's up with that no guest BS? Keeping it real and always 100, Santaba.

    I ended up waiting at least 30 minutes, and when someone finally came, they didn’t even greet me. During check-in, the employee was singing a Bollywood song instead of communicating properly. On top of that, the internet didn’t work at all. And immediately after checking in, they placed a notice on my door telling me not to use the sink. This was easily one of the worst experiences I’ve ever had. I checked out early and left.

    Rooms are just fine. Sometimes they only give you one set of towels then sometimes two sets. I just wonder why they want a $50 deposit. Sometimes a desk sometimes a tv on the desk. Sometimes a medcine cabinet Sometimes not. Some inconsistencies but all in all a clean place to stay.

    Rooms are just fine. Sometimes they only give you one set of towels then sometimes two sets. I just wonder why they want a $50 deposit. Sometimes a desk sometimes a tv on the desk. Sometimes a medcine cabinet Sometimes not. Some inconsistencies but all in all a clean place to stay.

    Lovely hotel in the heart of all the local action. Very clean and comfortable. Clean toilet and shower down the hall. Microwave, TV, refrigerator and closet in room. My bicycle fit in the room easily. 3 minute walk to Keys Jazz Bistro if you like Live Jazz Dinners like me.

    It is in Chinatown area. The room rate was cheapest. Free WiFi. I stay in the 1st floor room. Single twin size bed. The room was not a decent shape. Bed was ok. Floor area was little dirty. Lighting was decent. The tv only does Roku. No cable channels. The sink on the drainage area was leaking, it had to use a bucket to collect the water. The window blinds were in bad condition, missing or broken panels. There is no air conditioning. Just using the window. The shared bathroom facilities is awful. One toilet area does not flush properly, no sink or even piracy area. The other toilet was okay. It needs clear signage for people who have to use. I personally avoid using the hotel bathroom. Go to mall, stores or else to use the restroom instead. The shower area I do not like at all. I know it is shared bathroom facilities in the listing. It is lack of manners who stay at this hotel. No one cleans themselves when people uses. It was dirty, some people just leave their towels and other stuff behind in the room. I would not shower at this hotel if the management enforced the patrons to clean up themselves.

    I had my partner come and stay with me and we paid for another 3 days and for some reason they wouldn't let us pay for mor days without checking out first, the front desk person ended up arguing with my partner and even though we paid twice for a few extra days she kick her out and we had $800 in authorizations that kept us from checking in elsewhere so it disabled us entirely for the new years eve holiday. since I wasn't there when she was kicked out they put her outside bare foot in the cold and the house keeper stole here shoes and my rain jacket. it wasn't until 90 minutes later that I was able to return from work and literally pick her up and carry her to go get some shoes. NOT VERY NICE AT ALL!!!

They were able to change the sheets the next day, but found another bed bug climbing up the same wall. I opted to sleep above sheets both nights.     Close to downtown and affordable The place is infested with bed bugs. I had to check out days before I was supposed to. My entire trip was cut short because I had to throw my luggage away and also go through process of making sure my clothes were thoroughly cleaned and fumigated for BED BUGS.

    Last time I booked here through Agoda ( and believe me when I say I don't know why I tried again other than it being cheap) but I prepaid for today and then when I called late-minded 10:00 reminder 11:00 they told me somebody canceled my book or they told me actually I can I'm like that's impossible I just got out of my work worked all night I had tools all kinds of things are expensive money so how would you feel if you was back outside because there's no more rooms and they tell me I canceled my love That's funny and then the best part is the policy states you get you don't get your money back on the cancellation so how convenient that I canceled my own appointment in my own booking just so that I can give them money next time I'll just go in and unfortunately I live in real world where people run stands 24/7 just like this place this place is a scan just over gentleman I came in today and he told me I can't bring my bike in as I brought $5,000 electric scooter that pulls up mine and told me I'm going to have to leave that or take that somewhere I might leave it are you crazy? These people there don't even know how to talk to people they don't know how to dress the situation

    The property is extremely poor quality ; though one of the best rates in the city; you will have to welcome , roaches, spiders, dirty sheets + pillow cases & Little to no maid services . Filthy restrooms + bathrooms with mold & also residential tenants with wild habits + behaviors is included for free. Not to mention they will put you on the “do not rent” list for numerous reasons including but not limited to if you decide to get your own new sheets etc from the laundry room due to lack of service. The entire establishment is soaked in discrimination + toxic normalities. Beware.

    Great location...right on Kearny as it intersects Columbus about 3 short city blocks from the Transamerica Pyramid. Iconic SF architecture crowns quintessential SF neighborhoods of Chinatown and North Beach. This is truly the best San Francisco gets IMHO....Salesforce and Chase Center Mission Bay, Nob Hill Snob Hill yada yada....if i could move here for the first time like i did 4.5 decades ago i would easily choose to snuggle up to Coit Tower in the now dwindling Fog rather than choose the better weather of Noe Valley. I mean heck this is a place where weather talk amongst friends just doesn't exist yet it likely could. The coldest winter I ever spent was a summer on Fisherman's Wharf. Come join us sometime we'll leave plenty of room for you and warmly welcome you like we mean it. Becauee we do.

    But what did it for me was the amount of mosquitoes that inhabited this hotel. At first just figured If I kept window closed I would be fine. 2nd night so miserable Couldn't sleep. Every hour or so I woke up. Turn on light. Mosquitoes in the wall. Those ivcould squish were full of blood. After third night .. I probably have over 30 bites. My rt shoulder deltoid area alone has ELEVEN. Sooooo gross. Ended my stay 3 days early

    This is my go-to spot for a cheap stay in the City, I've been going here for two decades. Don't expect the Hilton, and there are shared bathrooms and the rooms are small and not the biggest tv, but you get a fridge and a microwave. You can get an iron and board at the front desk and there is an area to iron and wash clothes. It's safe, inexpensive, and once they get to know you, you're treated like family.

    I used to stay at this hotel once a month to get away for years, but it has changed. They are very unaccommodating and there are no rooms available ever with a view. Supposedly all the rooms that you can get are in the middle of the hotel was zero view, ugly view. Trashy view. I have requested a view of the street three times in a row and they did not even know about it when I put it on their website. They don’t care if you are taken care of. Seems like they just want your money.

    Holy Moses!? This was AWFUL. Drugged people in the foyer, front desk staff who clearly didn’t care, bedroom that was dirty, toilets out of use, cannabis smell everywhere. I’ve never walked out of a place , but this was the first. Absolutely horrendous. I’ve had better service and cleaner hotels backpacking through the third world.

    El hotel necesita remodelación, todo huele a viejo y la condición es mediocre pero eso ya lo esperaba. Es un lugar económico. Pero me decepcionó que el wifi no funciona, tienes que pedir que te den una toalla, las partes comunes como las duchas están sucias, y en los baños lo mismo no hay ni papel higienico.     I liked that there appeared to be no children at the hotel, and the 24 hr front desk. Overall security was OK as well. The price was right but I realized that you get what you pay for. The Hotel North Beach is also residential. The bathrooms are shared and were very clean and kept up. However, maid service was only once a week. I arrived early Monday evening and departed at 3:00 AM the following Monday morning. I never received maid service.

    We will never stay here again. The room had a bad smell, dirty with cobwebs an the walls paint stained. Sheets and pillows were stained all in all the only good thing about it is that it was somewhat quiet.

    The floors were gross. Sticky and clearly hadn't even been swept. I've rarely felt so uncomfortable I kept my shoes on in a room. The elevator was down. Stairwells were dark with no lights. The sheets had holes in them. For whatever reason, guests really loved blasting loud TV and music (although things quieted down after 10). It was nice to have a fridge and microwave. The price is pretty fantastic, but there are plenty of budget options not far away if you can afford a bit more. The experience would have been significantly better if you picked up your own sheets and had access to a mop.

    The place smells weird. First night there was a guys screaming for a long period of time and mashing things. We had to call the lobby and apparently the police was vales. The day after the lady acted like this was chill. It wasnt. The bathroom is out of the room which we knew. But it was weird. Some was only a shower with no Windows, no sink, no toilet. The Floor in the hallways looked Dirty. Not the best experience.

    Overall this hotel is ideal for solo travelers who don’t plan on staying at the hotel all day. You only go to shower, take a restroom break, and sleep. You have to share bathrooms and showers, which is fine but some tenants are DIRTY! Someone left a used adult diaper on the floor of one of the shower rooms— which brings me to the subject of cleanliness. The room I was put in seemed fine when I got there my first day. I went out to eat and walked around downtown until nightfall. As soon as I went back and got to my room and turned on the lights, there were roaches EVERYWHERE! Thank god I’m paranoid about leaving my stuff out of my suitcase, so no roaches got into my stuff. The room was absolutely INFESTED. I approached the young man at the front desk and fortunately he was kind enough to send me to another room. Got to the new room, and it seemed free of pests. HOWEVER, it REEKED of cigarette smoke. It was STRONG! Tried spraying body spray and perfume and nothing worked. Again, I hardly spent any time at the hotel but it did penetrate some of my clothes. It was just a headache smelling it even if it was just for small periods of time. With that said, the hotel wouldn’t be bad at all if they at least kept it pest free, AND were more strict about cigarette use.

    We were able to sort that out as I was on my way out to help my partner as he was texting me while everything happened. The night manager had noticed we were moved to a twin bed, single occupancy room. She was able to move us to a room with a bigger bed for the two of us. I really appreciate that she noticed and took the time to give us what we paid for. The room did have really old- clearly a cat used to reside here- carpet but fortunately we just popped the window open. Both myself and my partner have had cats so not a huge deal. Shout out the the guy that was taking over for the night for giving us full disclosure about the carpet. He was super classy and said "That room isnt quite ready." We've stayed here before in renovated rooms so we'll keep coming back because the price is right and our belongings are always safe.

    Close by historic Italian section is nice. The hotel is mostly occupied by the very noisy locals who reside here with the permanent gov supports,their behaiviour is nit civikized,,one can always hear noisy arguments and loud music played.     Want expecting a lot from this very inexpensive hotel, but there were fit and finish issues severe enough to not want to stay the night after seeing the room. Threadbare sheets. Sticky tile floor. 1990s style CRT television. Screenless window stuck open to the outdoor air. Desk and (folding) chair set that looked like it had been pulled from a trash can. Expedia made it worse by insisting on no refund of any kind after I’d checked in (required in order to actually see the room). BEST AVOIDED.

    Pros: • Great Location: The hotel is conveniently located, making it easy to reach various tourist attractions. There are plenty of restaurants nearby, and Chinatown is just one street away. • Room Amenities: The room was equipped with a fridge and microwave, which was quite handy. Surprisingly, the fridge was clean and odor-free. Cons: • Unpleasant Smell: The hotel had a musty, decaying odor that was quite off-putting. • Poor Room Condition: The blinds couldn’t be pulled down completely, compromising privacy. • Bathroom Issues: The shared bathroom window wouldn’t close, and there was no hot water in the morning for a shower. • Noise Disturbance: At night, there were strange noises. On the first night, loud shouting, including profanities like “f**k you,” continued until 2 AM. • Cleanliness Concerns: No housekeeping during my stay. After the first night, I experienced severe itching, and small red bumps appeared on my skin. Overall, while the location was excellent, the hotel’s hygiene, maintenance, and noise levels made for an uncomfortable stay. I wouldn’t recommend it unless improvements are made.

    Not all shared toilets have a sink. One that did have a sink had a broken soap dispenser. Such a setup does not feel sanitary nor healthy to me. The staff was friendly and kind. The place was acceptably clean. I chose to stay at this hotel due to its location. Next time, I will make other arrangements for lodging.

    Heat doesn't work in the room. I was told to "wait a while" for it to kick on "since it's on a timer." It never "kicked in". The blinds are broken and don't provide privacy completely. The table surfaces were dirty. There is no hand soap or hand sanitizer in any of the shared bathrooms. The WiFi is so bad that it kept dropping out and giving "low speed" warnings on my computer. A lot of unsavory characters staying IN the building and around the lobby/outside. I won't be staying here again. Yeah, I know it's cheap, but I won't do this again.

    The shower and bathroom is in the hall, it was always available. There was a sink in the room, that was good. Microwave and mini fridge were nice. The tv was an old boxy thing and the remote didn't work. You could hear the neighbors. If you can bear the communal shower and bathroom, then go for it.

    We were so tired after 40 hour flight trip from central Asia and instead of simply checking us in, she started being very rude and provocative and destroyed whole impression about city right there. Later we discovered that she doesn't like people from our neighbor country and she thought that we're from there as we look quite similar. So it was just a personal revenge just because we looked like people she don't like. She gave us one of the worst rooms where we found a cockroach that was 2 inch size, we thought it's a mice. Other staff were at least neutral and little friendly so nothing bad about them Wouldn't recommend if you don't want to destroy your whole trip mood.

    I recently stayed at Hotel North Beach, and I was thoroughly disappointed. The cleanliness was abysmal; I found cockroaches in my room, which made it impossible to feel comfortable. To make matters worse, there was no air conditioning, leaving the room uncomfortably hot. The shared bathrooms with the apartments were also in poor condition, further detracting from the experience. Overall, I would not recommend this hotel. Save your money and stay away!

    Worst hotel experience ever. Not sure how they got good reviews. I called, then remembered I had forgotten another question. Answering my 2nd call, the person snapped, 'YOU ALREADY CALLED HERE!" We arrived in the early evening & there was NO hotel parking & no place to pull up & check in. I had to stop in the turn lane & run in to ask where to park. Within seconds a policeman was behind my vehicle writing me a ticket. I ran out & begged him not to, as I had no place to park. He yelled, "JUST GET OUT OF HERE!" I was stressed! Found a garage, but we hadn't eaten, so went to eat at the wharf. Returned to the garage after, but it had been locked up for the night. We drove around & around for an hour trying to find another garage & they were all locked. I stopped in the turn lane again to run in & ask the front desk person where to park. He said there was only 1 garage open still. We went there & the clearance was 6 feet, not high enough for my truck. All the street parking had signs that vehicles there between 2-6am would be towed. So we set our alarm for 1:30am. When checking out, there was a guy tweaking out on drugs in the lobby. We only got 2 hours of sleep. The room had no restroom. There was closet across the hall with a toilet (no sink or shower). And there was a hole in the door that was stuffed with toilet paper & no lock on the door. I felt very unsafe. We left the city and found a safe parking lot outside the city. We slept inside my truck. Awful, awful experience!

    There were 2 of us in the room however they only have us I've set it towels a day. The 3rd for elevator button was not working you had to walk down a flight if stairs and ride the elevator to to 3rd to ride all the way down to Lobby. Our bathroom across the hall didn't have a light and was constantly clogged.

    I love this hotel. For the price it's a great option. It's right in the heart of North Beach, China Town, the Financial District and the waterfront. 5 min walk to the Ferry building. Rooms are small but u have what u need and 24 hour desk staff keep the place safe and sane. Rare for San Francisco at this price range. Also, staff are kind enough to let you check your luggage if u arrive before 3pm. Very helpful.
