Was crazy expensive to pay for parking, but at least my car was safe.

Really good location. Close to everything. I walked to so many places. Clean properly. Nice spacious rooms. Cool author room names. Small lame breakfast. Parking if u need it. Swimming pool on sister property. 2nd time here.

Parking was too expensive!

Overall, it was fine for the one night we stayed there. We reserved 2 deluxe king rooms. We arrived 2 hrs after check-in time and 1 of the rooms was barely ready and the other 1 was ready. The bathroom floor in 1 of the rooms did not seem to be cleaned. There were hairs on the floor, etc. The beds were comfortable. Not super noisy at night. The morning pastries and coffee were appreciated. Parking was easy and a huge plus. Thank you for the pleasant stay!

Nice, clean place to say.
- 3/5
We had booked two rooms in Hotel Fiona for two nights, rooms were clean, the rooms had no microwave or a mini fridge which was a little inconvenient for us and breakfast only consisted of coffee some cakes and croissants!Overall the stay was not bad.

Me and my best friend came to ths city for an event decided to stay in the city one more night. Found this hotel. Easy to check in. Friendly and professional staff. The rooms are beautiful and large. I will definitely be booking again in the future.
- 5/5
This is great stay in a pretty good location. Safe to walk at night and there’s good security measures to protect your car and getting inside. Room was spotless and beds were comfy!
- 5/5
the rooms are clean and the staff are helpful! there’s no mini fridge which was a slight bummer
- 5/5
It's a boutique hotel. classic. I like the bed. convenient locations
- 5/5
I had a great experience, staff was great, room was great, no complaints. FYI.. Not a buffet breakfast but pastries, fruit and coffee.
- 3/5
The room had maintenance issues with a gap in flooring and damaged baseboards. After housekeeping cleaned we found a sock on the floor that didn’t belong to us. The breakfast was served in a closet so we skipped it. There are several nice places to eat within walking distance (.75 miles).
- 5/5
I loved it here I would recommend it to anyone the area is not the best but the beds are amazing omg I slept like a baby wow best pillows and bed I’ve ever slept in lol besides mine at home lol also the stuff was amazing very hospitable and welcoming nothing but smiles and great customer service I rate this hotel 5 stars while I stayed 4 nights there thank you hotel Fiona see you soon enough
- 5/5
This property is adorable, room clean and nicely furnished, front desk and housekeeping staff exceptionally nice, and breakfast was delicious. The location is very convenient to transit - just 1-3 blocks from bus, streetcar and historic cable car stops. Yes there are unhoused people in the area, particularly on Market Street, but there are also many community service officers and we never felt unsafe. I would definitely stay here again.

Great location! Really nice staff!
- 5/5
room was very clean, quiet. staff was helpful and parking overnight was to be paid for but was needed. nice place
- 3/5
No microwave or refrigerator in the rooms also had a funny smell when we arrived nice staff tho
- 3/5
The hotel is older looking and more run down than the pictures show. The floor in the bathroom was dirty and the shower had mildew. The hallway had a strong sour odor. Parking spaces are tight but in a covered and gated area on property.
- 3/5
For the price paid, it was what I expected. It was a place to sleep, shower, change clothes, and they have coffee in the lobby in the morning. The swimming pool was located across the street, but since I stayed only one night, I didn't go to use it, but that seemed a little inconvenient. Like I said, for the price paid, I got what i paid for. The self-parking was an extra charge. I believe they charged me $30 for the night. The neighborhood it's in seemed a little sketchy to me, and this is coming from someone who grew up in Chicago.
- 4/5
The parking was charged when we arrived and we were not notified ahead of time. It was small parking spaces, had extra fees at the end that we were not informed about.
- 4/5
Dated hotel, clean and responsive staff. One street over, 6th street, there was open drug use so be careful with young children. Unfortunately because of the drug use within close proximity of the hotel we most likely won’t stay there again.
- 4/5
Only complaint- older building without updated heating/AC. It was very loud and there was not a temp scale to help you maintain a given temperature. Slow to cool or heat. The fan stayed on at the noisy level the whole time.
- 4/5
We did feel that the hotel could have provided more towels ,coffee refills and toilet paper! We had to repeatedly hunt down these items during a stay of five nights.
- 4/5
I loved that the hotel was located in walking distance to some main attractions we wanted to see downtown. The staff was friendly and the room overall was clean. One thing that was not clean that is my personal pet peeve is the fan/ air vent in the bathroom. It looked like it’s been overlooked for months. All in all the beds were comfy, room was spacious and staff was nice. Plus the parking is a huge bonus compared to other properties.

- 5/5
Clean room, felt safe with ny niece and daughter.
- 5/5
We loved Hotel Fiona! The staff, especially Sam, were very kind and helpful. Close to market street and the cable car that goes down to Fishermans Wharf/Pier 39. The neighborhood was a little bit rough, but we felt safe in the hotel and felt fairly safe coming and going. Worth it for a lesser expensive option!
- 4/5
Hotel was very clean and staff was very helpful. Stayed there for one night and was perfect for that short stay. Garage is also locked at night, but staff was there to assist.
- 4.5/5
Very courteous and professional staff. Very clean, spacious rooms. Easy and affordable parking option. No mini fridge in room

I liked the location and size of the room This is NOT a real breakfast included, truly a joke.. that was my biggest disappointment

- 1/5
I should have honestly done more research on the area. I was in a room facing the side street and heard noise all night. It’s not a bad neighborhood, but definitely not the best either. I guess you get what you pay for. On top of that, I was on the second floor and the people above me were nonstop walking around all night. It was so irritating. I’ve honestly never experienced that at a hotel before in my life.
- 5/5
Hotel was in good location to get around the city and had onsite parking. Room and bathroom were clean and spacious with nice design. Didn’t have a mini fridge in room though. Staff was nice and check in was easy. Stayed in 2 queen room for 3 nights.
- 4/5
It was nice, a little noisy but the street was below the window.
- 5/5
Great location. Great amenities. Nice room. Small pastries for breakfast.
- 5/5
The rooms are clean, I liked the interior.
- 5/5
Overall an amazing experience. I would book again with them.
- 4/5
Walls are thin, so not good if you’re a light sleeper and self parking isn’t included in the reservation $30 per night.
- 5/5
Great place to stay!
- 5/5
Convinean location, spacious room
- 4/5
My only "complaint" is that on that particular night, that was so much noise going on late at night that felt like it was outside my window. Nothing that a pair of earplugs wouldn't have taken care of if I had planned for it. Otherwise the stay was nice and I would stay there again.
- 5/5
Super cute room, perfect for couples traveling! front desk was very helpful upon checking in. You have access to the hotel’s fitness center across the street and they have water refill stations in both hotels. Overall would stay again and recommend
- 5/5
For us it was a great location. We walked to quite a few places and Ubered longer distances. The only slightly disappointing thing was the contenental breakfast which was very basic/minimal. We had 2 rooms, one basic and one with a fireplace. Both were very clean and the beds were very comfortable. If we go back again we will reserve 2 fireplace rooms...they are a little larger.
- 5/5
- 5/5

- 5/5
Friendly staff, clean and cozy room. Simple breakfast, but it doesn’t matter.
- 5/5
Céntrico y buen lugar. Accesible a todo
- 2/5
Breakfast ok , advertisement was all fees paid on Expedia but we were charged an extra twenty dollar fee and info says self parking but the parking garage cost 34.95 room was nice and clean
- 5/5
This was a nice old fashion place to stay for the conference. There are not many restaurants in this surrounding, though the walk was 15 minutes to Moscone building. I would stay here again.
- 4/5
Good stay
- 4/5
Much there for breakfast Continental was pretty worthless
- 5/5
Hotel Fiona is a great hotel, location was great, the breakfast in the morning was tasty (quiche, Danish, and other sweets), the parking was great, the garage was very clean, staff were very helpful, the only issue was the bathroom light would turn on in the night, not sure if the sensor was picking up air coming from the vent and causing the light to come on, but otherwise everything was great, short walk to Union Square (0.6Mi), seemed safe, would definitely stay again.
- 4/5
Most staff was lovely, and supplies were brought as needed. No hairdryer
- 4/5
Plan on paying an extra $20 for an amenity fee - $30 Parking- $4.20 Room Tax Occupancy An extra $54.20 on top of the room rate. Can possibly get a closer room to the Chase for a more updated room. Staff is very nice!
- 4/5
The room was spacious and clean. The only issue we had was the condition of the mattress, it's definitely seen it's better years, was lumpy and dipped in multiple places. The staff were friendly and helpful. Breakfast was more than expected, the pastries were delicious- especially the tiny fruit tarts.
- 2/5
Parking spot was reassigned

Clean room. No fridge in room but brought on request. Staff were friendly. Beds and pillows comfy. Will stay here again.
- 2/5
Charged 34.00 to park then repark my own car in hard to access cement basement.charged 20.00 more dollars for the amenities old danish n bananas n noname coffee. The pool they speak of i never saw i heard it was across the street on another building's rooftop useless. The room was not clean the worst was i open my bath towel n a ball of black hair fell to floor. Only 1 shower door moved and no fan in bathroom. I will say sheets were clean.
- 5/5
The staff was friendly and helpful. The room was bigger than I expected and the bed was comfy.
- 4.5/5
Staff were exceptionally friendly, helpful, and professional. The staff at Hotel Fiona make it an great place to stay. We appreciated the parking and felt the fee was reasonable. We were in the City for a medical procedure at UCSF and on our last visit at Hotel Fiona we had a most comfortable and quiet room. We very much appreciated it. A light breakfast of quiche, pastries, and coffee was available in the morning and was just right for us. I suppose the area around the hotel is a bit iffy at night, but unless you could pick up the hotel and put it on the beach or something, I don't think that is a reasonable criticism. For our needs, we considered the area to be fine. There are restaurants and corner markets within easy walking distance.

There are too many extra fees. $30 for parking and $20 for amenities? What amenities??? That’s $50 out of budget and for some of us that makes a difference.
- 5/5
All staff I interacted with was super nice. Parking was secure (locked at night), just a bit challenging to get into the very narrow spots. Continental breakfast was fairly basic and it would have been nice if there had been a microwave to warm up the provided egg bites. But at least there is enough to eat to get you on the road.
- 5/5
Lovely little budget friendly hotel
- 5/5
Staff were friendly when we arrived and even recommended places to dine. Clean room, amenities were great especially having an accessible water station. We appreciate the free coffee and pastries!
- 5/5
Love this place. Sam is great
- 3/5
It’s just fine for the price. I always bring disposable bed sheets and cleaning products to any hotel and I advise you do the same. The place was clean enough, a hair or 2 in the bathroom but that was about it. Good thing there’s food places close by because breakfast is very limited in variety. Some pastries, coffeee and apples. And I highly advise you stay on the 4th floor. I got a 3rd floor room and it was a nightmare. The people above me just walking around stomping all day and night were driving me insane after a long 6 hour flight I couldn’t get good sleep at all. The beds and pillows were comfy (thank god) but the walls are extremely thin. Kids next room over whining and just being a pain in the butt. I’d stay here for a short stay (mines was 2 nights) I wouldn’t recommend it if you’re staying longer than that. The staff was very friendly and even spoke to the people upstairs about the noise and offered me a room on the 4th floor but I was leaving the next morning super early and wasn’t going to be in the room that day anyway for I just came to town for a concert. It’s ok but just for short stays.
- 3/5
Initial room had no hot water and dirty towels. We were given a 2nd room which was better but not proper control of ac/heat. Included breakfast is laughable and charged for non existent amenities.
- 5/5
Good access to downtown SF.
- 4/5
Everything was great, location was perfect to the activities we had planned for the trip, close to the bart and scooters. So glad we were able to leave our luggage while we went to get something to eat until check in time. Every staff member was great and kind. My only negatives were the outlet in the bathroom didn’t work and there was no vent/fan for shower steam. I’m sure if I brought it up someone would have came to check the outlet but I could easily use my hair tools in front of the bigger mirror. Our window was above a small street that was pretty active during the day but very quiet at night.
- 5/5
Clean room, helpful staff and easy parking
- 5/5
Exceptional
- 5/5
The neighborhood wasn’t good
- 3/5
The staff were great and on top of resolving all our issues, but the building is older, very noisy at night making it difficult to sleep because of the thin windows. The neighborhood isn’t the greatest, but you get what you paid for. This is one of the cheaper options in the city and central to everything. The rooms were cute and spacious
- 2/5
Pros: Free WIFI, clean room, clean bedding, comfortable matress to get us through the night.
- 4/5
Staff very friendly and helpful, parking well arranged, cute breakfast set up of a few pasties and fresh fruit
- 4/5
The breakfast is a minimalist continental style offering. There was only coffee and tea, no juices, milk, or water. There was fruit only if you arrived in the 1st hour. They did not replenish. Although the info I read said there was parking, the detail that it was $30 +tax per day was not included. There are unhoused people EVERYWHERE but they don't bother you. 1 person spoke, another chastised him saying "WE DON'T BOTHER ANYONE" as if that was their creed!!😱

clean room. A little musty moldy smelling. on site parking is nice
- 4/5
Friendly staff
- 4/5
Cleanliness, the fact there was NO CARPET, room was large, front desk people friendly and helpful Location is a bit rough. I imagine the number of homeless are dropping due to the new mayor. We chose not to walk around the neighborhood
- 4/5
Room was clean comfortable and relatively quiet. Staff was friendly and helpful. Very convenient location, especially for transit. Area around hotel was fine as long as you stay away from street next to it. Be aware though that parking is 65 not 35 like it says here, that really needs to be updated.
- 1/5
as soon as I checked in, I got a noise complaint within an hour of me staying and unpacking. You can hear people walking above you and next to you. The wrap on the walls are peeling in the corners of the cracks. I woke up with bug bites on my finger and in my ear as well as red bumps on my face. This hotel is not kid friendly.
- 4/5
The room was cute. The continental breakfast was just some stale pastries and fruit.
- 3/5
Also, I asked for a nice room with a view and I got a roof top to look at. I appreciate that the hotel is old, and I think it’s charming. But maybe check in with housekeeping sometimes 🤷🏼♀️

Lovely hotel. crown molding in the rooms, paintings in the hallways, and other elegant touches of a bygone era. Each room had a name plate with names of famous San Franciscans (e.g, Lawrence Ferlinghett, Armistead Jones Maupin, Chicken Man). We were very comfortable there. Parking was only a discounted $30 per day, a bargain in San Francisco. Staff were friendly and helpful. Some have mentioned that the area was sketchy, but we didn't see any blissed out druggies or beggars. SOMA has locations that provide services for the poor, elderly people, veterans, people in wheelchairs, etc. We saw plenty of them. It is not a bad neighborhood, just a lively one.

The staff was cordial and welcoming, and everything felt easy from check-in to check-out. The pastries at breakfast were delicious and a lovely touch. I also appreciated the reasonably priced parking, which is no small thing in the city. What made this stay especially meaningful for me was the timing. I arrived from a retreat in Monterey, surrounded by trees and ocean, and Hotel Fiona was a wonderful place to transition into city life. It felt calm, grounded, and comfortable. It was a perfect bridge between the wild beauty of the coast and the energy of San Francisco. I would absolutely stay here again.
- 5/5
No complaints. Kind staff. Yes, the surrounding area can be 'lively' at night, but it's really close to public transit/BART so I was always on my way to somewhere else and not hanging out too much around the hotel. There are some good coffee spots nearby.

* hot water barely dripped in the sink. * had to ask for a refrigerator (they did supply) * amenities fee of $20 a night should cover everyone. There was no decaf coffee in the morning, only caffeinated. *we really didn’t walk the area much, because the location is rather sketchy. We walked by human excrement and said no more. * so basically we didn’t use the gym or pool across the street. * amenities fee should only be charged if you use the services!

We were looking out a bay window into a huge tree! Unusual to have both a bay window AND the tree. We chose it for its proximity to SFMOMA, and we appreciated the ability to leave our luggage there both before we checked in and after we checked out.

A continental breakfast was offered but the pastries were mediocre. The location of the hotel was perfect. Access to transpiration was easy and walking distance. Overall great stay.

First room I stayed in, the shower doors were broken and unable to move, second room I switched to had no soap. The fire alarm in the second room’s fire alarm was beeping constantly due to low battery in the morning. Not a pleasant situation.

Very Clean rooms, staff is friendly, reason to stay again if ur looking for a place to just sleep , continental breakfast is okay, good pastries and some fruit selection, no place to sit and enjoy the breakfast , pool is across the street, outside is not as safe due to the homelessness all around , parking is a bit expensive.

This is the cleanest and most comfortable of the affordable hotels/motels/inns in the SOMA area. Front desk staff are always super friendly and helpful. Extremely convenient location just 1.5 blocks from Civic Center BART.

breakfast was a joke, Terrible coffee, very limited pastries, picked one for myself and my grandson picked one, neither of could eat more than a bite or two. threw it away. checking in - we had to wait over an hour for the room to be ready (after the 4 o'clock check-in time). Attendance were friendly and courteous. Location was sketchy at best, a lot of homeless/drug users nearby. Parking was $30 should be included in the hi priced room.
- 5/5
A great spot close to theaters, cable cars and public transport, plus walkable. Helpful staff. Small secure parking lot. Breakfast just pastries and fruit. Great pizza place nearby. Pool access across the street at sister hotel. Did the trick for a weekend trip with hip decor and vibe.
- 5/5
Great budget hotel. 20-30 min transit to the pier’s, walking distance from Bill Graham auditorium. This is a budget hotel. The included “breakfast” is small snack items. And coffee. There is a $20/day amenities fee.Retro” layout of the rooms were super cool. Homeless people on and around the surrounding streets. Random people yelling on the street at night sometimes. Overall felt safe, even walking back at night. Super comfy bed, shower was great, water pressure good. If you need a cheap hotel, this one is a great choice! I would stay here again.
- 3/5
The room was in fair condition, the hotel staff were very nice, the hotel itself smells old. We didn't realize it was in downtown San Francisco which is a pretty dirty, drug infested place. The "breakfast" was a joke and is held in their tiny lobby which is smaller than one of their rooms. The room was overall decent. It could have used a better cleaning though.
- 4/5
Hotel is super nice and clean and updated and a great price. Unfortunately the area it’s in is overrun by drug users living on the streets and using the sidewalks as bathrooms. It seemed any direction we walked we couldn’t avoid it. It was quite disturbing and disgusting.
- 3/5
Outdated, dirty, bad neighborhood.
- 4/5
Very cute boutique hotel. The hotel staff were very friendly and accommodating. The rooms are comfortable and themed as personalities from theSan Francisco area. Coffee and pastries are available every morning in the lobby. My only complaint would be the scratchy sheets, but outside of that it was a very pleasant stay.
- 5/5
Great location and service
- 2/5
The bed was really uncomfortable. You can feel springs on the mattress.
- 3/5
Disclosure - when I made reservation was told I would need to pay $233 at site - when checking out was told the price was $273 for two days of $20 facility fee which was never disclosed on hotels.com. Felt ripped off - do not know if fault of hotel or hotels.com but needless to say was not happy about the previously undisclosed fees
- 5/5
Great boutique hotel
- 5/5
Woke up to late for the breakfast but my experience there was amazing. This is my new go to spot when needing a room in SF
- 5/5
Clean room, great service at the lobby
- 2/5
Second, when I went to my room, I noticed the room's window is facing a wall! I paid extra on Expedia so my room faces the garden. Having said that, the interior of my room was quite good and I liked its style.
- 4/5
Good
- 5/5
Friendly staff. Easy parking.
- 5/5
Super clean! Great decor and comfy bed. Really amazing staff. I wish there was a mini fridge and that the parking wasn’t so expensive but whatevs. Will definitely be back.
- 1/5
I was overcharged for a room upgrade that I was told would be comp to me. Our room was not ready when we arrived and we were upgraded to a different room. I was charged the additional $43/night fee out of my deposit after the fact. I tried to reach out to the managers SEVERAL times. No luck. I ended up having to dispute the charge on my credit card.
- 5/5
Room was very clean! The staff was kind and helpful! Continental breakfast was what it needed to be to get something in for the tummy. It was perfect for staying the night and going to the Warfield.

Great stay... nice folks
- 5/5
Loved how every room was themed. Very clean and it was convenient to walking places. The staff was also awesome.
- 5/5
Nice clean room and an extremely friendly and helpful staff. Thank you for a great stay!
- 5/5
The staff was very supportive. Due to a fall, I needed another night in the hotel which they couldn't give me as the hotel was sold out. They told me how to get a room which I did and they secured the same room. This is important stuff to me. I like the breakfast. I would not normally eat the lovely pastries that they provide. Fresh balanced the pastries. The room was clean and the shower wonderful. The room that I was in is the room I request each time. Wonderful windows and I like the city noises as I live in a suburb. It's location is excellent. The staff is amazing with small requests or welcoming smiles. 5 stars doesn't do it for me. Make it more. We stay at this hotel 2 or more times a year and will continue to do so unless it's prices go way up. We have two adult children and their families near by. Even if we didn't, I hope I would have discovered this wonderful place.
- 5/5
Nice, clean quiet room
- 4/5
Everything was pretty neat and clean had a good stay! The continental breakfast was bad tho. Nothing but pastries and coffee no table to sit at. It was literally in the lobby of the hotel.
- 5/5
Listen, I never EVER rate anything. I just had to say that the staff members are AMAZING. They are very accommodating and so so sweet. There was an African American with medium length hair (i wish i got his name!) who helped me an my boyfriend so much when leaving and entering. We didn’t even have to say anything, he would acknowledge us from outside right away. You need to give that man a RAISE!!!!
- 5/5
I really like the breakfasts. Fruit and pastries that I would not normally indulge in.
- 4/5
- 5/5
Staff was friendly and helpful, the room was clean and spacious and quiet. The neighborhood is ok but it’s really convenient and central so it’s a trade off. Parking is extra but fair when compared to other parking in the area. The breakfast is very basic but good if you are a light eater or on the go. We would definitely stay here again.
- 4/5
Our stay was good, the room was clean and comfortable. The only negative was the noise from the room above ours, they were up moving around very loudly until 3:30 am. I will definitely request a room on the top floor next time ;)
- 5/5
Charming rooms, a helpful staff and secure parking. The continental breakfast was light, but delicious. We were able to walk to the nearby Orpheum theatre to see a show—very convenient—but the area feels a bit scary at night. SF is doing better than it was a few years ago, but there is still progress to be made.
- 3/5
Staff are nice and helpful, area is not safe and the hotel was not up to expectations with cleanliness.
- 5/5
Very convenient to public transportation. Very clean and spacious room.
- 5/5
Overall I very much enjoyed my stay and the staff were very attentive. The cleanliness was good, but the neighborhood is a little on the seedy side. I was alone and walked around with no trouble, but there were obvious drugs happening.
- 5/5
The room was nice and quiet with a great bed. Thank you for a memorable visit.
- 5/5
This place is a gem. Clean, friendly, safe, spacious, beautifully decorated, walkable, on site parking… will be back.
- 2/5
Number one problem there is no air-conditioning and no one tells you that. The thermostat in the room leads you to believe when you put it all the way to cool that you’re getting air-conditioning. We were not it was heat. The room was unbearably hot when I informed them the next morning that the air conditioner was not working properly that’s when I found out there was no air conditioning insane
- 5/5
Friendly, convenient and great location
- 4/5
Clean and big room, poor breakfast, unsafe neighborhood, not possible earlier check-in
- 4/5
Clean room. No central AC. Room had a portable AC. Room was still warm. Clean property and nice staff.
- 5/5
Easy parking and large rooms.
- 5/5
Rooms were very clean. Staff very patient and helpful.
- 5/5
It was spacious and clean and cute quirky! Would stay again!
- 5/5
The hotel its self is adorable, boutique feel within the heart of downtown SoMa. The front desk is one person at a small desk in the lobby - answering phones and greeting guest. Patience is key here! The rooms themselves are small but well decorated with fun art and wallpaper. The bed is very comfortable and black out curtains ideal to catch some zzz’s. We did not check out any of the amenities while there.
- 3/5
The property is old, parking garage is tight. Not sure the cleaninglinessof the room, bathroom is small. Location is a few blocks next to zoombie land, I don’t think it’s the hotel’s fault that the surrounding becomes what it is, just be careful when you go out.
- 5/5
We had a very comfortable stay. The front desk staff were very nice and accommodating. Wonderful to have access to a reasonably priced parking garage.
- 4/5
Recommend to park within the hotel lot. Staff are friendly and the room was clean.
- 2/5
No refund for 1 night stay.
- 3/5
We came for my birthday so I was quite excited but the hotel was subpar. They began charging for parking without notifying me and they have a mandatory $20 fee a day so I was charged a little over $100 in total for a two day stay on top of what I already paid. Beware of hidden fees! Overall, this place is overpriced and underwhelming.
- 3/5
The major issue for us with this hotel is its location. The first night we were there we were greeted with homeless people and drug users roaming around the streets of the hotel. The area smelt of urine and human faeces was evident on the pavements when walking to the tram stops to get to the Bay Area. Although the hotel was ok for what we paid. I would not recommend it to family or friends.
- 5/5
The hotel recycles which is a plus, offers bath robes. The room is large and remodeled. Great stay. However there is no fridge in the room, the only minus I could find.
- 3/5
Been staying at Fiona when Carriage many times. This wasn’t one of my better stays
- 1/5
I got some bug bites. That's it.
- 4/5
Great place. Staff is super friendly. Will stay again.
- 5/5
Been there twice. Good area for nightlife clubs. Easy parking. Clean and comfortable. Would go back.
- 5/5
I’ve been satisfied on both occasions.
- 5/5
The staff members were extremely polite and helpful. The decor was unexpected in a good way. The room and bathroom were both very clean and the bed comfortable. Highly recommended.
- 1/5
Room was incredibly loud- due to guests upstairs. We complained multiple times but nothing was done. There was no breakfast even though it was advertised. No bottled water, no fruit, no pastries. Huge disappointment. Never got credit promised.
- 5/5
I chose this location because it was close to UCSF mission bay. Very convenient
- 5/5
Staff was really friendly and I loved the decor of the room. On the outside you wouldn’t expect much but inside is gorgeous!

- 5/5
Very cozy and clean onsite parking a little pricey but clutch
- 4/5
Very clean nice size room
- 5/5
We had a great stay! Hotel is in a nice spot for going to a Giants game!
- 5/5
I liked the character of the building being old. I loved the shape of the windows. Little fireplace with interesting art. Nice staff. Loved on site parking and the rate was fair. Would stay here again!
- 3/5
Things we didn't like: no mini-fridge in room; no facecloths; overused, coarse towels with light stains; no microwave in room
- 4/5
The room
- 5/5
The staff was really friendly, the room was clean and the view was perfect.
- 5/5
Safety is definitely an issue on the street.
- 5/5
Me and my gf had a great private vacation here!
- 5/5
Loved this place! They made booking 6 rooms for a bachelor party easy!
- 1/5
It was the most uncomfortable bed that i have ever slept in. The floor would have been better. They need to remove it. Springs were broken, middle if the bed lumpy. My back hurt so badly, I could barely walk.
- 3/5
Fine place for the price. Watch for hidden charges - $20 mandatory amenities fee and an extra $20 on top of $35 for SUV “oversized” parking.
- 5/5
Honestly speaking, the hotel service was very, very good. I really liked my interaction with the receptionist as she helped me understand the layout of the parking, how to get back to the hotel, and the reassurance that even though the alleyways nearby seemed sketchy that we were entirely safe within the property. There are many locations that were within walking distance and parking was super secure. I would definitely come back to the hotel for another stay!
- 5/5
This hotel was unexpectedly charming and comfortable. Check in was quick and friendly. I noticed drawings of artists, actors, activists and authors on the wall in the lobby. The rooms were named after these people who had some connection to the Bay Area. My room was Dr. Henry Cogsee.
- 5/5
It was very nice and clean
- 5/5
Cute hotel, easy access, friendly staff, comfortable, quiet rooms.
- 5/5
Great Parking, onsite, attached to hotel. Room very clean & fresh Cool decor, pretty room, great queen beds. Good size room, you could actually walk around & have room for luggage. Front desk very friendly & helpful. Great price for Stay & Parking relative to SF rates. Breakfast nice pastries & coffee. Perfect older hotel. Felt like Italy. We parked & hubered all over the City. note: UCSF appt. Great parking at UCSF, China Basin office directly accross the street from Oracle Park (baseball). If headed to appt give yourself time to exit the hotel onto busy street light. There are many oneway streets, etc, Leave early for appt. Less stress, would be to huber to/from appt. Come back to hotel for auto. I highly recommend Hotel Fiona. I would stay there again easily. Cheers,
- 3/5
This hotel is nice with clean rooms and friendly staff. Unfortunately it is located in a part of downtown that is sketchy to say the least and we did not feel comfortable walking on the streets especially with kids.
- 2/5
Parking $30, paid for room with city view didn’t receive it, talked to front desk and got moved up to the top floor for the city view. Both rooms we went in both smelt very strong of a bad odor.. maybe mold or mildew, had to walk across the street to use provided pool but no towels provided. Parking lot locks at a certain time so no leaving with your car til the morning if needed.
- 3/5
It was only an overnight stay. I was surprised about the “mandatory $20 amenities fee” that we did not expect. Hopefully they will put this in the property details so people like me would know and decide if its still a good deal. Our room looked clean, we slept okay and I noticed there was a stuffy smell, I was not sure if it came from the vent or the room. The vent in the bathroom was full of dusts. Overall it was an okay stay. The parking has gate so that’s good.
- 4/5
Everything about our stay was great! Check-in was easy. The front desk staff was super friendly, professional and recommended a few things to do in the area. Our room was on the third floor and it was clean and well-kept. I loved the Victorian aesthetic. The only thing missing was a mini fridge. The hotel has their own gated parking. We didn’t do much exploring around the area, since we were only staying one night, but overall the area looked and felt safe.
- 5/5
Will definitely stay at the Fiona Hotel again. Freddy checked us in and was so nice, kind and helpful.
- 5/5
We enjoyed our 2-night stay at the Hotel Fiona. Our room was spacious and the bed was comfortable! The hotel is conveniently located near various attractions in San Francisco. Breakfast offerings were a bit meager, but enough to start our day. Staff was friendly and helpful.
- 3/5
Clean room and staff was real nice in the front desk. Whenever I needed help or extra things, the staff were open to provide them. For instance, I needed an extra plastic fork and they were able to supply it to me. I also had issues with lockbox having battery low, so they were able to fix it immediately.
- 4/5
While it is one of the least expensive places in the area, it's still expensive. Walking distance to the theatre was good! The area is riddled with homelessness. It's quite horrible and uncomfortable to walk around. The staff were not particularly friendly or welcoming , so much so, I'm not sure why I'm writing this review. I doubt they care what my opinion is
- 5/5
Not a good place to walk around too much due to the smelly conditions and poop/urine on the floor
- 4/5
Hotel was clean and staff were friendly. Lots of homeless people in the area. If I was a single woman, I probably wouldn’t go out at night by myself
- 3/5
During my stay, I experienced significant noise issues. The sound from outside penetrated into the room, and there was also a cutting drill noise inside the hotel. Unfortunately, this made it difficult to rest and disrupted sleep. I would recommend improving soundproofing in the rooms and limiting construction or maintenance noise during resting hours, as it greatly affects guest comfort.
- 3/5
Room is a good size
- 1/5
Grandma payed 138$ on expedia to pay for and reserve my room. It was a sane day non refundabke room with no upfront fees or deposites required. Infact it was the most strait forward experiance though it was noted somewhere hidden in words during the hitels doom scrool last five mintues of this or thats required no leaving your dirty blankets on the floor and clean up your snot rags before leaving( i joke it didnt say that but a 4 star hotel any hotel at that wouldnt charge you a 200 security deposit let alone from the individual who didnt pay for the roon but had it paid for him by a relative with whom i have not access to nor will steal thier credit card numbers from to authorize such ludicrous okki dok last minute catcha moment. They advertised a suoer cheap room for 100 bucks give or take cause they are desperate to fill thier beds but theh click bate ppl all the way there and then force them to hold onto 200$ paid immidiatly for incidentals that werent forwarned nor advertised on expedia. Then god forbid you over sleep 30 minutes pass checkout despite asking front desk clerk for a courteous wale up call and rather then providing said courtesy, they walk into your room while asleep un announced screaming that they will be not only be not refunding my $200 deposite, but they sneakily tried to charge an additional 310$ a week later for some unknown reason, hopefully the non sufficient funds response on thier card scanner was the bird i wanted to flip them when i left last we
- 4/5
The deposit was way too high.it was for i dental but there was nothing you could charge to the roo.the restaurant that was li ked to the hotel was u der constuction.. they advertised the had a breakfast ut it was continental egg bits were good
- 1/5
I had the worst check in experience. It was a 200 dlls deposit fee that it was not stated beforehand it came out as a shock and we were at risk of losing and
- 5/5
The staff was awesome, very friendly and helpful. The male desk attendant helped us with all our questions, let us check in early and put us in the same room for our two separate reservations.
- 3/5
Nice front desk assistant, room was nice, however there was a slight foul smell of urine.
- 3/5
The stay started with hidden fees that were not known prior to arrival. The room was ok but the bed was uncomfortable. Over all it was a so so experience all together.
- 5/5
The hotel was great in downtown and offered cheap parking. I wouldnt walk around the area but I wasn’t planning to anyways. Comfortable beds and clean space, nice bathroom only downside no fridge. Great for the price!
- 5/5
Great news place to stay
- 5/5
Overall great stay
- 3/5
When I booked the hotel, I noticed that the good rating was "excellent". When I got to the hotel, I didn't understand why it was so good. There was no microwave or refrigerator in the room. The hotel includes breakfast, but it's hard to call it breakfast. Some kind of small box or cabinet with croissants, omelettes and tartlets. Everything was delicious, but such a strange presentation. There were bananas and apples. But you have to take your breakfast and go to the room. Because it's all on a small table at the reception, there are no tables or places to eat. I thought it was quite strange. Parking is paid. The staff is friendly. There were a lot of homeless people in the alleys around the hotel, not a very safe area. The swimming pool is in the building across the street, it's not very convenient to walk in a wet swimsuit back to the hotel crossing the street, where there is intense traffic of cars and people.
- 5/5
I stayed here during Outside Lands, easy walk to the MUNI and downtown landmarks. Very friendly and accommodating front desk staff. Charming decor and lots of cool local history on offer here.
- 4/5
Some streets nearby 7th street were safe, but avoid the alleys which felt unsafe. Also avoid Mission St. and use Market St. instead for the same reason.
- 4/5
Overall good experience. The staff are incredibly nice and very sweet. The breakfast is a small choice and is more of sweets and snacks rather than actual breakfast. The hotel room was super clean and neat. There is no fridge in the rooms, which is a con. Overall, recommend.
- 5/5
Safe parking for vehicle
- 3/5
The hotel is old, the room had an unpleasant smell, the bathroom had no ventilation, the breakfast was very poor, and the rating is way too high.
- 5/5
Thank you to the best ever front desk staff 💓🙏😌
- 4/5
Clean and friendly staff and accessible to downtown..
- 5/5
- 4/5
The beds were so comfy and the complimentary breakfast was delicious. There was some hair in the shower, (wasn’t ours) and the area was a bit sketchy. But other than that the stay was enjoyable.
- 3/5
It’s good
- 5/5
Pool was across the street at another hotel, so didn't feel convenient to use.
- 2/5
This is a one star motel, filthy, and not as advertised. For the close to $400 non refundable a night i was chsrged, i should expect at minimum a sanitary space. Hotel also refused to refund me so i could find a different jotel, even after they twice failed and acknowledged they failed to provide a clean room
- 3/5
Property was clean. Rooms were fine. No lobby per say except the office with two benches. The area was a bit sketchy. Public transportation close by.
- 4/5
Good place
- 3/5
Everything good inside the property.
- 4/5
The staff is very nice
- 5/5
Additional highlight is the garage is connected to hotel with security monitoring!
- 4/5
Lack of social space to interact with it her guests was a negative.
- 5/5
Amazing. Stayed for the Grateful Dead’s 60th Anniversary shows by Dead and Co. I drove. On the way I thought of my first concert “The Dead Kennedys”. When I arrived I was put in a room named after the lead singer Jello Biafra, amazing coincidence. The parking lot was great (spot 23 my favorite number). The suitcase easily rolled into the elevator which led right to the room. So easy to unpack my 4 suitcases and have them in the room in 5 minutes or less. The room looked great. The beds were super comfortable. The shower had a wide spray.
- 3/5
The property is surrounded my the homeless.
- 4/5
The place was super nice but I couldn’t sleep due to the noice from the street.
- 5/5
Awesome! Place to stay
- 5/5
Bed comfort
- 3/5
Pretty typical downtown hotel. It’s not as nice as pictured. The service was excellent. Breakfast was just pastries.
- 4/5
The small boutique hotel, not in the best part of town but the worst part of town easy access everything
- 4/5
Kinda rough neighborhood but friendly staff. Very limited breakfast. Near lots of cool places. Pool is across the street.
- 5/5
The property is great, the pool across the street is really nice. But the surrounding area is not the best. Definitely not the best area in SF but overall really good experience.
- 4/5
The only thing I would say that when we booked it says it offers “continental breakfast” which is very misleading as it is just coffee, pastries and a egg bites. I usually book the hotels that offera breakfast as it is one less thing to worry about in the morning specially with kids. So if you are booking based on breakfast then I would not recommend it, but other than that everything was good.
- 4/5
Breakfast options were very limited. Hotel was clean and service was excellent
- 4/5
Nice place. Fireplace don’t seem to work. Couldn’t figure it out. Breakfast offered was very disappointing.
- 5/5
Clean facilities, staff super nice and very hotel even for a late night check-in…would stay here again
- 4/5
The room and staff were good. Breakfast was not generous, just a few pastries if you get lucky. You have to pay extra for parking. The parking garage is very tight for anything larger than a compact car. I wouldn't park on the street in the neighborhood.
- 5/5
High ranking for the property overall but parking spaces are Not suitable if you are driving a big car (truck). The area off the property is full of homeless and not clean. Aside from that, property is clean and well maintained, rooms are designed beautifully and bed is comfortable. Bathroom is big and clean
- 4/5
It was ok
- 5/5
Great experience
- 5/5
Beautiful area
- 3/5
This hotel has a had a nice face lift from its former version, but service is still uneven. Housekeeping did not make up my room and seemed to have trouble having rooms ready by the 4pm check in time. Also, the convenience fee is bogus.
- 4/5
This property was a sister to across the street hotel, Miso? We should have stayed there with valet parking, pool, gym, restaurant? One block over was Mint street, or 6th. Homeless alley. We had maintenance retrieve a knife, metal shaft and Sock with something inside, from the ledge outside our window !!! Should have called police but hotel said they would not come.
- 2/5
location again and decided to enter into the very small arcade. I stepped out to try to find the office.. I was not greeted at all. It was silent and awkward and another couple is sitting at a very small desk.
- 4/5
The Fiona Hotel was ok but the location was ghetto. One block over , there were many homeless and unsafe environment. We drove out of this location to find food. Very small and limited parking at hotel, too
- 3/5
The bed and pillows were HARD.
- 5/5
I enjoyed my stay, such a nostalgic hotel with great customer service. The hotel was 2 blocks from the train station and you can walk to Union Square. I will definitely stay here again:-)

Waited a full hour in the lobby past check in time of 4. Deadbolt was too short to actually lock the door.

Not the greatest area, parking was gated though. The elevator felt like it was going to break, the door was extremely loud when shut. The room was clean. It was an interesting stay.

Classic old San Francisco lodgings, remodeled and super clean. This hotel is unique and not a cookie cutter of the large chains. Lovely, helpful staff. Reasonable parking. Not sure why we spent $5 more for our SUV but seriously the parking prices are great. We walked to Oracle Park and we walked to the Golden Gate Theater. We ate at 7 Mission an authentic (not fancy) terrific Chinese restaurant next door. If you want something more "fancy" and expensive try 54 Mint, but book reservations!. The morning coffee was fine and we liked the selection of pastries but for the room price you could eat breakfast at the Ritz and still be ahead. To put this into perspective- 7 blocks away event parking for the Giants games cost $50 for the game, we paid $30 for 24 hours. Our $15 lyft ride dropped us in the financial district, and we walked home at night from a show at the Golden Gate Theater. Hôtel Fiona Parking includes in and out privileges Lovely staff, and safe location. It's not the property- it's a great property ans the room was quiet because of new windows and a. Great room HVAC. Some of the Older SF hotels don't have AC. So - here's my didn't like. It's a safe but transitional neighborhood. Working class and industrial. Not the financial district ambiance but not their prices either.

I didn’t like the breakfast bar, for the price and for the problems with location and parking it should’ve something way better for breakfast. Literally coffee and pastries shouldn’t be considered breakfast for a hotel lol, but everything else was nice, staff is pretty chill.

Very courteous and helpful staff

The surprise parking charge soured my perception of the place.

Older building, but everything inside was very modern.

Even after informing multiple times to the hotel management about no extra charges, they allowed the extra charges and charged us for the same.

The night staff were top shelf. The security and management during the day were overworked.
