The King and Prince Beach & Golf Resort

The outside table was broken and had been patched, but my granddaughter was still able to put her finger in the hole. The floor was sandy and the bath tub nozzle was dirty. When I turned down the comforter, it was very dirty seemed to have chocolate on it or something. I have been staying here all my life and this place has gone downhill, but the prices have gone extremely higher.

I was put in a villa that was old and in need of an update. Bed was terrible

I will visit again. This was a very nice facility. The vibe on the island is so nice. The bed and pillows made the trip a A+ for me.

The pool service was especially underwhelming. The staff seemed to be doing their best, but it was clearly understaffed. While the cocktails were decent, the food was unfortunately terrible. We ended up Doordashing lunch each day. Since the once-open pool bar is now closed and there are no outdoor self-service options, guests are entirely dependent on poolside service—which currently needs significant improvement. Our biggest frustration as a family with small children was the lack of convenient beach access. We heard there had been various unsuccessful attempts over the years to keep non-guests away from the private pool area, but being told that a 200-yard walk (through the outdoor restaurant patio!) was the “easy” beach access felt dismissive and honestly pushed us over the edge. At roughly $700 per night, we expected far better poolside amenities, including enough chairs for guests and more accessible beach access. An entire week in Panama City Beach costs our family the same amount and we enjoy ourselves more. Unfortunately, because of these issues, we will not be returning.

This is my favorite property on SSI. Our room overlooked the pool and the ocean. They have excellent service, several pools overlooking the ocean, and beach access as well as a restaurant and bar inside. It's everything you need for a worry free vacation.

Nice place but the room is very dated. The beach access at the pool has been removed so you have to go all the way around the hotel to access the beach. The beach bar has been closed due to renovations that have not even started. You can still get food and drinks you just have to wait for someone to come around and ask you. There is multiple pools so I think one should be designated for adults only. All that isn't bad but for over $500 per night we expected a lot more!

I’ll start with the service. It took us 2 hours to receive our food from the pool bar. After asking 3 different servers, and waiting an hr and 45 minutes, we found out they forgot to even put our order in. Our room had mold in the shower. The pull out bed was uncomfortable. The door to the porch for the balcony was broken. Overall the room was a 3 star resort at best. It took 30 minutes to order a drink at the bar (echo). Get used to waiting, everything takes FOREVER. The pools were dirty, and they claim the big one is heated but it definitely is not. The staff overall is friendly and does their best, and even they seem frustrated with the lack of support, I assume from new management. It’s a decent resort to stay at for a really good price, you just have to know what you’re getting yourself into.

I wanted a last minute getaway on the beach and that’s what I got. For 1 I didn’t like they couldn’t match online rates. Had no choice but to book thru a 3rd party while I sat at the lobby bar. And speaking of the bar, seriously understaffed. When I finally received the bartenders attention he brought my drink but left the 2 empty, dirty glasses from the previous customer still sitting in front of me along with their ticket. He definitely needed some help but held it down best he could. When I said something to the front desk they just laughed it off instead of trying to call for someone to help him out. The room was fine. The placement of the tv was not comfortable since you could only lay in one spot on the bed to be able to see it. The floors in the bathroom weren’t totally cleaned. I paid almost $400 for the one night. Amazing what hotels can charge now and still just be “ok”.

We liked the menus for breakfast and lunch but the choices for dinner were not to our liking. Plus the prices for the entrees were very high. The pools were great and the service there was friendly and timely. Check in time is 4:00 so don't bother getting there too early or you'll just have to wait. Plenty of parking, which was free.

Great location. ECHO food was very good. Staff courteous. Cleanliness was excellent. We were in the historic building and the room was very small. The issue we had was the room location inches from the side entrance stairwell. This made it very noisy often at night.

The room was outdated, the hot water was minimal, the bed was much too high for our elderly mother to get onto, even though a stool was provided, it had a broken leg. The room stayed warm regardless of how low we set the AC.

While the location, physical pool area, bar and lobby were nice our room was nowhere near the expectation of a quality “resort” or even a modern hotel room. Our room looked every bit a hotel built in the 1930’s. It’s obvious the many owners and management companies over the years have never addressed how dilapidated these rooms are. Our room had old beat up furniture, couches, and cheap ill fitted curtains. The screen on the balcony was rusted and was torn. The bathroom was much worse. If you’re looking for a luxury experience, this is more like an old motel six offered up as some kind of historic resort.

Place was a mess, I guess it has just been taken over from the original owners and everything was a disaster. Waited hours for food and drink. The manager Scott was wonderful though and really did everything he could to make things rughtn

The King and Prince Resort has a beautiful setting and in many ways is quite charming, especially the swimming pool area and the beach views. There just seems to be a lack of attention to detail with the property, such as black mold around the bathroom sink and dirt in corners. This may be picky, but when there is a sign in the room that bottled water will be replenished daily and it isn't, it was just another sign that the staff isn't paying attention.

We enjoyed the atmosphere and the courteous staff members. The staff at check in, female bartender on Sunday afternoon, the maid service and concierge staff were excellent In the main bedroom the bathroom has a could rotten egg smell that needs to be addressed. It’s most notable during showered or flushing the toilet so we assumed it is something to do with the plumbing. It was a bit much so please address that in villa 384

The pool is not heated. Understaffed.

Staff was friendly and the food was excellent in the restaurants. Bar was woefully under-staffed in the evenings. Beds were comfortable and ocean view decks were sheltered from the wind and of a nice size.

They are undergoing a management change, and every guest is unhappy. The manager was very kind to me and treated me to a complimentary dinner. He did his best, but there is only so much one person can do! However, I will not go back until all the new management issues are fixed. It was a hot mess and not the resort you pay that kind of money to go to. It was almost a waste of money to be honest, and the pool was not really heated as promised, and it was miserable. Also, getting food and drinks during the day took hours. I hope they figure it out, but I am so glad I did not bring my husband bc we would never be going back.

But the grounds and pools were well maintained. It is a quiet boutique hotel.

We enjoyed our experience here. The staff were helpful and nice. They went the extra mile to make us feel special for our stay. My only issue is that the state of the facility, specifically our room was below expectation for the price point of this resort. The rooms are quite dated. Our bathroom had a sewage smell and the room in general looked quite old and tired. I know this is an older and historic property, but it felt like there were updates that could have been made to keep the historic charm while improving the guest experience. The location and the facilities and things to do are abundant. Overall I enjoyed my stay, but would be more interested in returning if there are notable improvements made to the rooms to bring them closer to modern times. 7.5/10.

Great location and amenities that are close to the beach. Bed was clean and felt very safe. Unfortunately the room was dated and had issues. The grout and floors were dirty, sinks didn’t work and had to pull out the stopper, none of the outlets worked well and had to charge my phone in the car. Waited 30+ minutes at the only bar for a glass of wine. For the price, I hope they invest in rennovations and maybe another bar area. Breakfast/food was great and had a nice experience at Echo.

Property overall was in good condition. The villa we stayed in was a little dated, but clean.

The Hotel is old and mostly charming. The plumbing however needs attention. The water pressure was awful and the commode clogged up twice.

There were several good seafood restaurants within a short walk of the hotel. Room was clean, although the furniture could use a refresh.

The restaurant was the worst with speed and service. All employees were nice but it did take hours for a lunch and 30 mins or longer for drinks. Dated rooms that are worn. The location is great and I hope they fix the decor and service. Could be really nice.

We always enjoy our time on the island and the King and Prince. The bar was short on a few items, but the bartenders were so very sorry and accommodating. Check in was quick and easy.

This hotel needs some major room updates. For the price you pay, the rooms are just outdated. What i saw in the pictures for our room is not what we got. We booked an ocean front only to see the palm trees out our balcony instead of the ocean. Don

The only small downside was that the room didn’t have a smart TV or the built-in charging stations we’ve become used to in many newer facilities. If you rely on those, it’s a good idea to bring your own full charger setup for phones, tablets, etc. That said, it actually encouraged us to spend less time in the room and more time enjoying everything the property had to offer. In the end, that turned out to be a much better way to spend the weekend. Overall, we had a great stay and would definitely return.

We had an Ocean View King. Spectacular room. Staff is very friendly. The hotel itself is a little tired in places but we understand it is being remodeled. You cannot beat this location. Lovely pool with nice tennis courts!

The room was not clean. We had mascara on our pillow case and lip stick on our bed cover. The shower tub filled as we showered, so we stood in two inches of water. The amenities, pool, restaurants were beautiful and top notch.

The hotel portion of the property is pretty worn out. They put us on the 3rd floor. The elevator to the 3rd was not working, which was fine, but they had only one sign indicating how to get to the floor and there were several turns to actually find them.

Check in was easy and quick. Paid for upgrade and it was worth it for the beach view. Beautiful resort. Will be back.

The room we rented was very SMALL. Bathroom was the size of a closet with NO HEAT and very old leaking fixtures. Old louvered swinging doors for the bathroom (I guess so heat might filter in). Terrible TV with shadow over the lower part of screen (which they offered to change out if we had stayed). Elevator didn't work so their staff helped us carry up luggage 3 flights of stairs. We paid for 3 nights in advance via Orbitz. After being very disappointed, we tried to check-out (not even using the room) but King and Prince staff refused to refund ANY of the unused nights saying Orbitz/Expedia was responsible. Orbitz said the hotel was responsible for a refund. We even offered to let them keep one night rent even though we didnt use the room in hopes they would credit / refund the two other nights, but they said no. . Since we didn't cancel within the hotel's policy time-line, we did not get any refund or credits. We left and rented at another hotel. What a waste of money. Lesson learned.... don't pay in advance on Orbitz and don't rent a room that we hadn't seen in advance. Pictures of the guest rooms and bathrooms at King & Prince hotel are very deceiving.

The beach was nice and the historic architecture of the hotel was very awe inspiring. It took more than 10 mins for us to be seen by a our waitress at the restaurant. We paid a $70 resort fee for the weekend and it was definitely too much especially after the shoddy service at the restaurant. They need to drop the resort fee. The TV in our room did not work so we reported it to the front desk who said they would report it to maintenance. The TV was still not working when we left after the weekend so it appears it was not that a high priority. Also, the elevator was out of order. I felt bad for the folks who had to lug their bags up the stairs. I guess maintenance did not think that was a high priority either. Why is breakfast not included? Breakfast should be included after the price you pay to stay there.

When I checked in the front desk clerk asked for a credit card for incidentals and never discussed there being a resort fee. I paid thru hotels.com and was not informed of additional fees so was surprised to see additional charges on my cc statement that I was unaware of.

The hotel was a bit chaotic, as they were unexpectedly missing staff on New year', but in spite of these unfortunate mishaps, the hotel and Echo Lounge restaurant staff went above and beyond to make my accommodations excellent. It was absolutely a great New Year's eve for me at the King and Prince hotel!

Our room had a lovely view of the beach and while it was not spacious, it was comfortable. The elevator was not working for one day which made it very difficult for my 89 year old friend with a walker and using the stairs. We were in the 2nd floor. Our bathroom had a horrible mildew smell. I asked twice for it to be cleaned. Our room was not cleaned on the first day until very late afternoon and it was never cleaned the second day.

The property has been highly neglected. Flooring bath fixtures need replacing. Walls need paint. No bellman at front door. I could go on but u should know the defencies. This historic hotel is really shameful. I wish u the best going forward

Had to move to different hotel! First room had broken toilet that the maintenance guy couldn’t fix. They moved us to a different room and it wasn’t cleaned for the previous guests. So we would like a refund from Expedia. We had to check into a different hotel.

No room cleaning day 1, the patio in 273 looked like it should be inspected by the state for mold. It was terrible, toilet leaked and refilled itself every 10 minutes. Food was very good and wait staff was wonderful. We would not stay there again. This is the first time we have given anyone a poor rating.

We went back to the gorgeous lobby to have a nightcap, but were surprised that there wasn't any live music. The lobby needs a piano, a singer, or something to spice up the ambience. Our bartender and server were awesome. Another pleasant feature was that our room was cleaned and ready for us when we returned from breakfast. I may be picky...but the entrance mat was dirty when we arrived and stayed that way. We did appreciate the concierge. She really went the extra mile to be of help!

Staff was friendly.... room needs some upgrade... sofa.couch was "worn"

Our bed was so uncomfortable! The mattress was way too soft and it made it hard to sleep and my lower back was killing me the next morning. Also, I feel that there should be more free water available around the outside bar and pool areas. Most likely won’t stay again.

Our air conditioner never got under 74. It was so hot. The pool was nasty. What looked like vomit floated in it for 2 days. The rooms were outdated. Elevators were disgusting. No valet. We paid $3000 for something that felt like a Days Inn. Never again.

We stayed at the main building. It was quiet and and everything was beautifully appointed.

We loved it here and will be back in the fall!

Parking was convenient, the room clean, the area quiet…and the pool area and beach were phenomenal. The room could have used a microwave and a functioning fridge. They did replace the fridge.

Great "baseball trip" vacation for a few days. Adorable city- great pool area and bar food. Workout room was good and the restaurant in the lobby was great. Lots of great restaurants in walking distance, which was nice. Highly recommend if you were going to be staying in this area.

Love staying @ K&P. Great location ocean view and has all you need as a resort. The problem was our room had a lot of humidity and would not cool. AC would show on and cooling but then it would power off. Stayed very uncomfortable especially during the night. Bathroom had stale smell and very humid.

The Loud kids in the pool until 10 pm!!!! We had oceanfront room & it was also over the pool. We had just had a funeral for my MIL, also had to empty her apt. We were looking forward to a quiet evening to relax after what we had just been through. The sign on the pool gate said the pool closes at dusk. We called the front desk at 9 pm because of the noise & were told the pool is open till 10 pm. Could hear the yelling even w/the sliding door closed. There were 12 kids making noise. I understand kids are on vacation & want to have fun, But what about others that would like to relax after 8:30.

This is a great place to settle in for a couple of nights with the family and enough amenities that you don’t really have to leave if you don’t want to, very well staffed literally did not have to wait for anything. Pools and beach are not overcrowded but not empty either, very chill vibe and perfectly sized for a cool vibe and resort feel without being overcrowded or corporate

Great location!!! Very nice staff very friendly. The Echo restaurant was nice. Great view eating out side. The ocean view was obstructed by palm trees so not worth the extra money!!

We were there on a busy weekend with a wedding reception taking place right outside our room. The hallways were filled with noisy guests and catering staff. We got no peace or quiet on Saturday.

This was a nice beach front property. There were two weddings while we were there so a lot of activity.

Really enjoyed our stay here. Celebrated our 25th wedding anniversary there. The staff went out of there way to make it great.

Nice stay

This was our first time at The King and the Prince resort. They blew it out of the water. The staff was friendly, place was clean. Amenities were great! We enjoyed getting coffee at the cottage on the property and being able to walk right out to the beach. The pool and bar staff were amazing! The food at the restaurant on the property is good, not great. The views at the restaurant overlook the beach were so nice! My husband and I got some of the best sleep we’ve had in a long time. We would absolutely recommend anyone to stay here.

Sorry to say this; the front desk staff was at best indifferent. Arrived approximately 40 min early, she took our credentials- then, your room’s not ready yet. That’s it. Next. I asked what to do with my car-“ park it on the street” What! Then he said no the lot. Not a lot of excess hospitality in play here. Facilities were satisfactory mens bathroom was covered with water as all the kiddos from the pool were running around. Since our last visit this property has turned into Myrtle beach - yikes! Screaming kids in the restaurant and all. The quality of food for dinner was way above average as well as our server (DJ). I know it sounds like I’m cranky but, facing service could use some training on initial impressions and their importance in the circle of customer service. Will we spend another anniversary here…hmmm, doubtful. It’s a rollicking place for young families if you want quiet (relative) and upscale you maybe disappointed.

Great location on beach. Room with a view is a must. Service folks were mostly great. Person who checked me out wasn't. Apparently didn't like Expedia people. Said I would get a receipt from Expedia, which I didn't but didn't want to give me a check out receipt. I should have reported him but didn't want to take the time.

Very nice property. Easy access to beach. Clean and quiet even though it was a crowded weekend. Main pool is heated and towels provided.

I've stayed here more times than I can count in the last 30 years. It's a nice place for it to be old. No FLETC rate during certain times of the year is a turn off. Despite they had little to nonkne else staying there. I found the restaurant to be very inflexible and over enforcing dining hours by early cutoffs. That just sours the whole experience. If someone walks up at 3 minutes before 10 and wants eggs then make the eggs to go. Don't tell them you've closed. This is the only hotel on the beach on SSI and they know it. Therefore they do what they want. It shows.

It is so close to the ocean. You can see the sun rise in the morning. Lovely hotel, very well maintained.

A beautiful historic property on a lovely little island

We enjoyed some nice relaxing days at The King and Prince.

When checking in the hotel had given my room to someone else. Instead of apologizing, they told me go sit down and wait while they tried to figure it out. After about 30 minutes of waiting, I walked back to the counter and the manager dismissively said they had a room for me and then walked off. No apology or acknowledgement that I had been treated like I did something wrong. On top of that, the room we were given had an AC that will not stop running. Our room remains freezing.

The room is dated. The bar/restaurant was terrific but bartenders were so busy so it got a little slow

The overall experience was above average. However, the management needs to reinforce the importance of having front desk employees display a positive attitude when resolving guest issues. In our case, there was an issue with our initial room, and we were moved. The worker responsible for the move had an I don’t care attitude. The rest of the stay was positive and there were many other employees who are to commended for high service levels and friendliness.

The property is very pretty. Beautiful beaches and pools. The rooms were average. We were disappointed with the cleanliness. Hair in the shower, dirty sheets and couch. When the staff was told, they didn’t seem to care much. One shower was completely broken. Definitely paying for the view and access to the beach not the rooms. I would not consider these deluxe rooms

Property was nice but once we they found out we booked through Expedia they gave us a room that was beachfront with a palm tree blocking our entire view of the ocean. Did not clean our room on the second day. Told us we could check out early if we didn't like it. Terrible. Ridiculous! Will not go back.

Rooms in the oceanfront building are really old. Bathroom had mold and bugs were in the room.

Charming and historical

The King and Prince never disappoints. The grounds are beautiful and well taken care of. Our room was clean and comfortable, and the front desk staff was very friendly and helpful. We will definitely be back!

all around amazing experience

our room was in need of an update. the wallpaper was coming off the wall n bathroom and white stains on the blue blankets on the end of the beds (we didn't use them when we saw the stains on it)and a blue stool had white stains on it so we didn't use it also. window in bathroom was gross and needed to be cleaned. bathroom light flickered when on my husband said it was a short in the light.

Kind of an aging dump but it’s nice enough. Spacious rooms. Only issue we had was there’s virtually no sound mitigation. Heard the cleaning staff trundling their loud carts around every morning.

Staff very professional.

Very dated and no perks that you would expect from a hotel like this. They are riding off of their “glory days”. Dirty, stains on carpet, rust and mold in bathroom, cracked sink, lamp shades filthy. No complimentary coffee in lobby. For the Holidays they had a place for complimentary hot chocolate and cider but it was always empty. Just better options in the area- especially at that price. Very disappointed

Only negative we have is the room could use a refresh/update. Bathroom lights were rusted. And there were tiny spider mite-like bugs that we kept having to kill and spray. Initially we found them all over the door upon our arrival. Then we found them in the coffee pot area as well as the night stand and tv dresser. Home we haven’t brought them home with us. We did spray several times and they seemed to disappear.

The staff was just wonderful. We had a check in problem but quickly fixed. I can't wait to stay again. I highly recommend it to everyone. Treat yourself.

Great location on the island. Right on the beach. A restaurant, bar, pools and a hot tub right out the back facing the ocean, beautiful.

Bathroom had mold in tub area Walls and ceiling definitely needed a paint job Recessed lighting missing trims in hallway Bar and restaurant were both very good and service was excellent Lobby and pool area were nice and kept neat. If you are going to call yourself a resort - at least have coffee available in the lobby not just a dirty Keurig in the room

No hot water in the shower, room phone was broken and wifi was unreliable. Staff made the best of things.
