The property functions as both a hotel and a full-service event venue, centred around landscaped gardens and an elegant pavilion. Very beautiful place. My complaint would be that there was hair everywhere from the previous person or the staff and we couldn’t use the bathtub shown in the picture because there was a tone of shoe prints as if someone was walking around in it. Other than that staff was kind and the welcoming.

Wonderful breakfast! Very quiet our only suggestion would be to put a waste basket in the room. There was only a very tiny one in the bathroom. Honestly, we would highly recommend staying here it’s very vintage and beautiful.

lovely facility and grounds. 8 rooms, this place is not a hotel, more a wedding venue with a few rooms. Clean, convenient, nice large bathroom! TV choices and breakfast were slim. would definitely go back when needed.

Breakfast was continental and parking was safe. However parking was limited when we arrived at 2:30 because of a wedding on the premises however it started to break up after a 10 minute wait and got parking right out front. 👍 It has beautiful gardens and set up perfect for weddings and receptions.

Customer service was amazing! Randy was so helpful dealing with me calling him several times to find the parking and then the entrance. Tony was very sweet as well and all staff. Anything I needed, they brought to me with happiness.

At check out, no staff in site or around. Could not tell any one that my room’s shower was backing up when I took my showers! Lastly, we are in the 21st century. They have signs that you can use for room service if you need it, but it says MAID SERVICE!!!!!!

This place is clean but a bit rundown. Relatively quiet. Unfortunately breakfast was supposed to be out at 7 AM, but there was nothing not even coffee.

-self serve/unstaffed continental breakfast consisted of yogurt, hard boiled egg, bread like toast, english muffin and bagels - room was not clean. there was a bloodstain on the duvet cover. there was many pieces of hair throughout the bathroom.

This property is on a very busy street. Traffic quiets down between 11pm and 6am. Lots of stairs! The rooms could use an upgrade.

Unfortunately, the situation got much worse. By the time I went to bed, the room had filled with mosquitoes. I was repeatedly bitten throughout the night, leaving painful welts all over my face and body. This made the room completely uninhabitable. I called to report the issue and was told by the innkeeper that there was nothing they could do because no one was onsite. When I asked for any possible solution or alternative accommodation, none was offered. With no support and an unsafe, unlivable room, I had no choice but to pack up and leave at 11 PM and drive 2.5 hours back home. I informed them that I would follow up in the morning to request a refund, but my calls and emails went unanswered. They ultimately refused to issue a refund, even after I escalated the issue through Hotels.com. I gave the property an opportunity to address this serious safety issue and make it right, not just for me but for future guests, and they chose to ignore it. Because of that, I will be reporting this situation. An open, unprotected second-story window poses real risks—especially when you consider what could have happened

Stayed one night with my daughter as the lady stop on a west coast trip. The peace, calm and beautiful setting is just what we needed after a whirlwind vacation. Breakfast was satisfying. Neighborhood felt safe. Parking was easy.

The bed was very comfortable and shower pressure was decent. Could do with an update decoration-wise in the room itself. The main floor and the building itself are stunning.

The property is charming, but the exterior could use some attention. There were strands of hair in the bed, in one of the bath towels, and on the bathroom counter. The window sills in the bathroom would benefit from a wipe down. I enjoyed the bath tub and the relaxed atmosphere. The continental breakfast was nice.

calling yourself a bed & breakfast but only serving cold foods & cereal seems a little inauthentic to me. there was hair on the bedsheets & stains. would not stay there again. felt like an inconvenience to the staff and property. seems to be a beautiful wedding venue but would not stay there as a guest.

Decent continental breakfast. Took awhile to get coffee. Room was very clean, spacious, and comfortable. Highway noise incessantly present though somewhat muted (like white noise kind of).

Staff was amazing. Parking was easy. Safe area. My only issue is that i asked if it was fragrance free, was told it was, but unfortunately , there were synthetic fragrances. I would have brought my own pillowcase and sheet had i known. Im hypersensitive to these and it did interrupt my sleep.

Everyone was great! The only thing that was a concern for me was whatever they used to wash the sheets made very allergic. It was scented and I couldn’t sleep.

Parking was easy, location perfect, house was gorgeous and our stay was perfect for our birthday trip. Staff was quick and friendly, felt welcomed. On our list to stay at again if staying in the Sacramento area.

A little gem of a stay in the historic poverty ridge district. The penthouse is converted attic space that sleeps four easily. There is coffee tea and water all day and a simple continental breakfast. historic home, but we had plenty of hot water for showers. Short a few bathroom towels for our stated number of guests, sure we could have asked for more but we were just here for one night. The grounds are beautifully maintained. Glad to have found this gem.

Good location , walkable to a lot of midtown eateries and event spaces . We stayed there to go to a concert at Channel 24 and it was very nice . Very clean , nice rooms , the property is gorgeous as well, nice open spaces with lots of shade flower bushes

This was a beautiful vintage estate and the staff was amazing, great breakfast accommodations but for seniors that are disabled it was quite a challenge with all the stairs. The huge bathtub/shower was hard to get in and the cable tv needs updating but for one night it was great for what we needed to be close to the state Capital. The air conditioning was a little hard to keep both rooms cool at the same time. Overall I was impressed.

It is also close to downtown, less than 10 minutes away. Everything in the room was clean and well maintained. They have complementary continental breakfast. The staff are friendly, communicative and accommodating. Overall it is well worth the price.

The please is an olds mansion type accommodation. The windows seem to be original, along with the boxes of the building. The stairs are very squeaky, as I would expect them to be! The location is fantastic - near many little bars, restaurants and stores. I stayed here because I was having outpatient surgery at Mercy Medical. It was close and easy to get to. They offer a quick breakfast. I wasn’t able to sample due the surgery. I did look at the offerings…they had warm hard boiled eggs, yogurt, waffles, toast, English muffin. Very nice selection and seating at tables with table clothes and real silverware!

Attractive old building on the edge of Midtown Sacramento. Staff was nice, room was clean though a bit small, with nice shower and soaking tub in bathroom. Walls are thin so you can hear talking and other sounds. Parking only on street, though it seems to be a relatively safe area.

My stay was fantastic, they worked with me on mishap and made it possible for me enjoy my family in the holiday season. My room was a little chilly but the thick blankets took care of that. 24 hour coffee and tea a wonderful breakfast. The grounds are to die for. Super helpful and attentive staff. It's like a mansion with your own private bedroom and bathroom very nice.

Everything about my stay was wonderful. Great location, nice room, free parking. It's an older building with little to prevent sound from travelling so understand you may have limited audio privacy if that is important to you. Bed was comfy and that's what I cared most about so I'd definitely stay here again.

Beautiful property in a nice neighborhood and friendly staff. However, onsite parking is limited (there is some street parking but most is timed 1-3 hrs). Also - this is a wedding venue so if there is a wedding taking place it is VERY loud. I wish they would have disclosed that upon booking and we may have made a different choice. The guests were up all night, slamming doors and talking in hallways. That + the noise from the road = very little sleep. We ended up going elsewhere for breakfast so didn't take advantage of that, but from what I could tell it looked like a cold continental breakfast. Overall I'd recommend just be sure there is not a wedding taking place, and even then, bring some ear plugs.

I thought we'd have a problem with noise, since it is an old house, but the other guests were very courteous, and it was pretty quiet throughout our stay.

The continetial breaksfast was supposed to be from 7-9am. I went down 7:30am, no food was out or any visable employees. There was Luke warm coffee in the carafe. The room was outdated and the building being old smelled old and musty. There was left over garbage under the bed.

Absolutely beautiful property and very friendly staff. I love that there's only a small number of rooms, which made it feel more exclusive. The menu variety for breakfast was thoughtful. The highlight of the stay was the big tub in the Penthouse. The only thing that was missing was candles as my wife soaked in the tub. Thank you Vizcaya, we hope to see you again soon!!

I’ve only stayed in the one room that has two beds but it was convenient with ample street parking in front. Not typically a B&B person but they were very accommodating to a couple of metal heads that happened upon this place as a reasonable place to crash after a show.

However, the carriage house one which we stayed in had a shower drain that was not draining properly which is a bit offputting, the drapes were hanging off the track, and the ac would go no lower than 70 degrees. Additionally, there is breakfast until 10am but the front door is still locked and no staff were seen when checking out so we just left the keys to the room on a table in the foyer. For the price the stay left a lot to be desired.

Breakfast was good, but i would like fresh brew decaf. The staff was friendly. And the mansion was charming. Maybee have a wine reception at night.. price was great. We would have booked a night for our return trip but you where booked we had to stay at governors inn (yuck) p.s. the building needs a paint job outside. Thank you.

The free standing bath is a lovely touch though The property is pretty run down, the house next door also had loads of broken windows and looked derelict. “Parking included” was just regular on street parking where available. “Breakfast included” was merely coffee and nothing else. There was tepid warm hot water and no coffee or tea facilities or kettle. I would not recommend anyone to stay here, not even my dog 🐕

The Vizcaya is located in a wonderful neighborhood. The innkeeper was friendly and very helpful, and responded quickly to my questions via email. My partner and I were very comfortable here and would love to return whenever we’re in the area.

The staff was nice and helpful, the room was kinda small compared to the restroom. I stayed in the room 4 which has a queen bed but it was more like a full size bed. The bed was really squeaky and would make sounds when turning around. The bathroom was beautiful with the tube and stain glass window but unfortunately I didn't use the bath due to it having dirty spot which I'm really sad about. Plus I feel like they should provide some bubble bath soap or bath salts. The standing shower was nice but the door doesn't say shut so we had to lay a towel on the floor so we don't slip on the water on the floor. They did provide shampoo, shower gel, and conditioner but no hand soap so I recommend bring hand soap. The inside and outside was beautiful. The building next to the hotel was abandoned and it brought a lot of homeless people. The parking was terrible. Free parking is in front but it's only a few parking which gets taken up by the guests of the wedding. They have a tiny parking lot which only hold 4-5 cars which sucks. Everywhere else was 1 to 3 hours parking which was already full. Overall, it wasn't bad for the price I would recommend but please be aware of the comments I made above.

The staff was nice and helpful, the room was kinda small compared to the restroom. I stayed in the room 4 which has a queen bed but it was more like a full size bed. The bed was really squeaky and would make sounds when turning around. The bathroom was beautiful with the tube and stain glass window but unfortunately I didn't use the bath due to it having dirty spot which I'm really sad about. Plus I feel like they should provide some bubble bath soap or bath salts. The standing shower was nice but the door doesn't say shut so we had to lay a towel on the floor so we don't slip on the water on the floor. They did provide shampoo, shower gel, and conditioner but no hand soap so I recommend bring hand soap. The inside and outside was beautiful. The building next to the hotel was abandoned and it brought a lot of homeless people. The parking was terrible. Free parking is in front but it's only a few parking which gets taken up by the guests of the wedding. They have a tiny parking lot which only hold 4-5 cars which sucks. Everywhere else was 1 to 3 hours parking which was already full. Overall, it wasn't bad for the price I would recommend but please be aware of the comments I made above.

Adding grab bars to shower & tub are Super important. Also some bath gels would be a nice touch for the tub use. Breakfast was good adding more fresh fruit would be a bonus !

Everything was great breakfast was good and so was the staff. The only issue we had to save energy they turned the air conditioner off in the room before we got there. So in 95 degree Sacramento it took a couple of hours to finally cool the room.

Check in was a little confusing. It’s a big beautiful mansion and the few hotel rooms are part of another building and there wasn’t a check in desk. The room was clean and comfortable. The remote wasn’t working so I couldn’t get the tv to work. Safe and walkable neighborhood. Would recommend for a short stay.

The room was ok. A window was really dirty and the exterior glass was broken (2 panes). There was mold in the shower grout and the towels wet really budget and scratchy. The curtains were stained and the carpet was ancient. To top it off, my gas was siphoned out of my car overnight…. The hose was still there and the gas cap off in the morning… Overall, not impressive.

I liked this place, it’s in a residential area but you can walk to restaurants and entertainment pretty easily. It’s an old historic mansion so it’s very charming but also kind of creaky and worn. No complaints, the staff was very kind, the room was spacious and clean, and the bed was comfortable.

It’s very unique. The bathroom is the best part, and the room itself was nice. We were in carriage house room 3. It has a fireplace. The bathroom has the biggest bathtub I’ve ever seen, suitable for at least 2 people to fully submerge. There’s also a huge separate shower. The tub is a bit awkward to get into, but worth it. The outer area has some renovation going on, so I’m sure when it’s done, it will be lovely. The plants are beautiful. The carriage house is one building, detached from the main house, off to the side of a large patio. 2 rooms up stairs-which are soft and need attention- and I think only 1 downstairs. Check in was weird- we rang the bell 3 times before anyone came, and he was quite flustered. This was 4pm, check in time. The stay was nice, quiet, and again, that bathroom was lovely.

The bathroom had hair everywhere from the last patron, light bulbs were out in multiple fixtures, bed was propped up by a block of 2x4’s, the dust was so thick on one wall that previous patrons left messages in it. I have pictures of all these issues!

It's a beautiful old building and a no frills hotel. It feels a little strange and quiet when you check in...no sign out front, and not exactly a welcoming feeling upon check in and out. The breakfast was nice, and the surrounding areas are beautiful. Lots of good restaurants/coffee shops within a half mile walk. Parking easy. We never could figure out the unusual TV situation (connecting it to Wifi), so settled for the six stations and watched Antiques Roadshow on PBS. :)

DO NOT STAY HERE. We called repeatedly the day of check in, no one answered the phone nor returned the messages. When we tried to find the hotel location there were no signs indicating where to go and there were no lights. When we finally made it to the front door (before the end check in time) the door was locked and when we called to be let in the "employee" had no indication he actually worked there, was extremely creepy (my children were terrified), and we ended up leaving before he returned with the check in paper work, that's how creepy the situation was. I've been reaching out to the hotel to get a refund for the three days I was supposed to stay and I still have not received my full refund four days later.

We stayed in the Carriage House which was quaint and very clean. Great bed, slept like babies. We were walking distance to dinner and the concert venue. Serge was very courteous and accommodating. We missed breakfast because we slept in. Very nice dining area. We will definitely stay here again!

The grounds are very pretty. The room is clean and reasonably comfortable. I wish it had two chairs instead of just one, so one person wouldn’t have to sit on the bed all the time. I was expecting a regular hotel not a bed and breakfast. Checking in is a little inconvenient, but not a reason not to stay here. Overall, it’s a nice place.

i gave it another go because it's not a corporate hotel. in a nice and walkable neighborhood near restaurant options. still wish they would put some keurig coffee in rooms. poor quality bed sheets. room was clean enough except for the truly disgusting telephone. the dude working here passed through the breakfast area 4 times so far without clearing a single used item for the table where everyone left their dishes. come on, a little bit of effort, i assume he is getting paid. breakfast meh, coffee meh. but price is right for that stopping through town trip. will i give it a 3rd try? not sure.

It was very quite and area was safe. Staff was not always available and you had to look for them if you needed something. When water ran out in the breakfast room no one changed it until you had to find a staff member to do it. Breakfast was cold even though we were told by the staff that it will be a mix of cold and hot.

The hotel is beautiful and service is terrific. My concern was that I’m 77 yrs old and made the trip early because I had a 6 pm wedding to attend, so I got there 2 hrs early. I was sooo tired and my body was in so much pain, and I know my room was ready. It didn’t become ready at 3pm. It would not have disrupted anything to allow me to go rest before my event. Plus, the next morning I wasn’t sure if I’d be able to leave because I got soooo sick from the food it was like stomach flu and I was concerned about leaving at 11, but I thought you’d charge me for a whole day if I was late checking out . The grounds were beautiful and peaceful! Everyone was kind. Those are my only concerns. I’ve had 2 total knee replacements, but was helped with my luggage while I fought all those steps, and found an easier way to leave the property on checkout. Thank you soo mich!!

I've stayed here a few times already. The grounds are beautiful with flowers. I was disappointed that the lights or the fountain were not turned on since I was bringing the kids for the first time, and I had told them how beautiful it was at night. The tub is amazing, and the fridge is a good size. The cot in the closet was disgusting and stained, so we opted not to use it. The internet was also poor, I had to go downstairs to the dining room to do my work emails because it would not stay connected in the room or television. The experience was much better my first 2 times.

We have stayed here twice in the last year and we have been really impressed both stays. Rooms are spacious and super clean and the staff are always really nice. We always enjoy their wonderful self serve breakfast as well. It's also a short Uber ride from Ace of Spades if you are staying overnight after a concert like we were We have no hesitation in whole heartedly recommending staying here!

Unusual and fun stay in the upstairs "carriage house" - very quiet, large room in historic building overlooking a brick courtyard. Linens were great, skylight lent great light in large bathroom with enormous tub in addition to a good shower. Cold breakfast was fine - actually included just-cooked warm hardboiled eggs and warm scones. Off-street parking was limited to 3 spots.

Very nice mid-town area, close to lovely housing and some personal favorites (Pete's and Tapa the World, about a 15 minute walk). Quiet, nicer breakfast than expected for serve yourself even if it is a B&B (HB eggs, yoghurt, Eggos, bagels, cream cheese, coffee tea, cereal). Really nice but not an exclusive B&B type place, much more a cute and pretty wedding venue. Good bed, nice architecture, good sheets. windows open. No problems.

Charming and unique and conveniently located for midtown. Excellent continental breakfast and friendly staff. Bathroom was huge in our room, drawbacks room was small and bring your charging brick no USB ports. Reasonably priced for Sacramento area, fit our needs for a 2 day stay.

Beautiful home dates to 1890's. Upscale neighborhood, convenient location to mid-town. Large bedroom. Clean. Helpful staff. Three turnoffs. One very small garbage can in restroom not sufficient. Add another in bedroom. Broadcast TV stations not watchable. Heavy pixilation and audial distortion insurmountable. Upon checking in, I received an e-mail stating I was being billed for two nights, despite the fact that I had prepaid. Staff didn't shed light on the situation. Had to call Expedia and have them contact staff. Had it not been for these three factors, the rating would have been much better.

The location was excellent, especially for events downtown. The house is beautiful and quiet. The only problem we encountered was that the bed wasn't terribly comfortable and squeaked noisily every time we turned over during the night.
