I did not stay here. I drove around the building, to find the front office,and there were homeless people all around it. When I went into the front office, there was an obvious person, under the influence and probably homeless, trying to check in. The office also smelled heavily of smoke... I feared my vehicle would get broke into,so I left.

Roaches, bugs, floors were dirty, pipes in toilet were rattling/bubbling noises Clean floors , unable to call front desk using phone. Roaches,ceickets, bugs in room (gross) need to spray for the price . Bathroom was gross, TV was missing cord. Maintenance fixed right away. I was given an upgrade to use wi-first bc the reg would not work. Pet poop was not pi ked up by other residents, strangers knocking on the door after hours pretending to be room service. Cigarette butts all over the stairs, so dirty.

BAD AREA OF TOWN!! Homeless people sleeping on picnic tables & roaming property 24/7. Loud music. People stay up late here. The people above us were up moving stuff around until 2 A.M. It feels like people live here! Exposed wires on interior door lock. Dirty - floors dirty, hair in shower soap dish and on shower wall. German roaches in the bathroom and kitchen area. Planned on cooking on furnished burners but no ability to use them. No kitchen equipment meaning utensils, bowls, cutlery, glasses, plates, pots & pans, an iron but no ironing board. Paperwork in the room states all of this should be in the room. Had to go to front desk the first night to get sheets for the bed and towels for the bathroom. Planned on staying 3 nights but checked out after the first night. Front desk was super cooperative upon checkout. He apologized and filled out a Refund Slip for the hotel and provided me with a receipt showing I had checked out early. He explained the process, in detail, about how to get my refund for the unused 2 nights. Upon following the process for my refund, the hotel DENIED that refund. PLEASE DO NOT STAY HERE !!!!! This place should be shut down for renovations!!!

The room was 100% smelling like cigarettes smoke...people was knocking on my wife and I door all parts of the night and morning..no garbage cans ..the fridge wasn't very cold..the Ac wasn't working very cold..alot of prostitutes and pimps was all outside half baked. Alot of noise yelling and screaming outside..we was very disappointed and not satisfied

I have had 3 out of 3 bad experiences at Motel 6 motels and this was definitely the worst. A guest of mine witnessed the security guard actually push a girl really hard to where she fell down. These were people that were on the sidewalk of the property and apparently they had been told not to be on the property. They’ve been trespassed apparently however that does not give this security guard the right to actually use force and push somebody down. She had not laid her hands on anyone. I guess confronted the security guards, and it was a volatile situation for the rest of the night which caused me to have to leave all he was doing with standing up for this person. I will never stay at any property that is owned by motel 6 ever again

A dump/homeless shelter, my first room, roach infested, move to another room worse than the first one roach infested, so moved to the third room, roach infested but not as bad, drinking and drug use in public areas party time when the sun goes down till 3 AM, couldn’t get sleep tried calling the office. No one answering the phone ever, saw absolutely no security, homeless, and drug addicts and sketchy people roaming the place, no one picking up after their dogs company policies and rules not being enforced at all. Do yourself a favor stay away from this place.

I canceled my stay and didn't stay there because the accommodations where NOT what I booked. I requested a handicap room. The put me on the 2nd floor. When I told them I needed handicap room, they put me in a room on the first floor. I was too afraid to stay there. Many drug addicts and scary people there. I canceled and requested a refund. I STILL HAVEN'T RECEIVED IT

We had a lot of homeless and sketchy people roaming around the property no one picking up after their dogs, drinking and drug use in public loud music and noise. No one ever answering the phone in the office no security that I saw this is not a safe place.

Horrible, booked non smoking, was given smoking. When asked about it, lady at counter gave us a key to go check a different room. It still smelled of smoke but we were willing to take it. She then said it was booked, called customer service, they could see non smoking was booked and that hotel changed to smoking. Another couple came in behind us complaining about horrid smell of smoke too. She ended up giving the room that they just had us check out and said was booked to them. Took two weeks to finally get refund because we could not stay there. STAY AT YOUR OWN RISK!! WE WILL NEVER GO TO STUDIO 6s EVER AGAIN!!

Location good, breakfast N/A Maintenance of room 220 was non-existent. Door was tweaked to the point I sometimes had to use my shoulder to open it. Television would not work. Telephone had no dial tone and was unusable. Toilet seat was loose and slid all over the bowl. Water constantly leaked from the tank into the bowl providing constant sound of running water. Worst of one was when in the shower I turned water on and the plastic operating device disconnected itself from piping inside the wall. I was not able to shut the water off and the plastic knob just spun around without engaging.

There were cockroaches in the room I stayed there the one night and I left and you guys didn't give me a refund for the days that I paid for that I wasn't there that's my problem. I didn't like the goddamn cockroaches and they said that they issued a refund to you and you told me that I wasn't getting a refund.

Sidewalks and property was dirty needs to be pressure washed and cleaned. Looke like a ghetto. Homeless people loitering around property also. Kind of a bit of unsafe.

The housekeeping staff were way behind. I arrived at the hotel at 630pm, and they were still cleaning room. Initially I was told my room was not available, and I'd have to wait about an hour. But Sebastian, the staff member at checkin desk asked me to wait and he went and checked personally and came back and said he had a room. The room was in poor shape. The mattress had little support, initially there was no wash cloth, the toilet backed up and I found a roach in the sink. When I went to check out, there was no one at the desk, I had to wait about 20 minutes.

Nothing, room and property was utterly disgusting and unattended. Everything!!! Nothing was clean, smelled like garbage, towels were stained black. The receptionist was getting high with a group of people instead of attending to people in need of help and answers to why multiple people had the same issue.

I gave it two stars because the staff was friendly. That was good, because after two requests and during the four day stay, our room was never made up or cleaned. We had to get our own towels and TP. ROACHES! Found dead and alive roaches in my room. No one at front desk for almost an hour, and water was so disgusting and chlorinated I had to shower again after I left. I’ve stayed at a lot of cheap hotels, this was the worst and the first time I had to leave.

The woman at the front desk was great, helpful and cheerful. It was downhill from there. The room was old and beat up. Mattress was lumpy and thin. Pillows were thin and small. There were several groups of people hanging out in the parking lot late night. Motorcycles coming and going all night, people talking outside..the last one overnight was 4am, first one in the morning was 7am. I booked 5 rooms for a total of - little over 800 for one night, $165 each. Never, ever again. Outrageously overpriced.

Well everything was good except we had no tv for the entire stay because someone had took the cable from the wall to the tv and we went to front desk and they said it was no way to get one until the maintenance man came back to work on Monday so all weekend from Friday until Monday no tv at all. That’s really the only complaint. Everything else was good!

Great hotel room! And the staff is AMAZING!! The young lady that works at the front desk on 3/20/2026, at 1130am helped me find my lost cat who is my entire world! She deserves the highest of recognition. Thank you, you beautiful person, you!! 😊

Horrible horrible!!.. The pictures advertised looke like a completely different hotel..this hotel was DIRTY!!.. the table had koolaod and food stains..towel racks broken hanging off the wall. floor and walls dirty full of handprints. Could not get ahold of staff will never stay again.

I paid for a 2 bed and got 1. The whole facility was disgusting. I walked in the room and walked right back out. It was filthy. Didn't even stay there. Didn't feel safe to even go talk to anyone about it. Will absolutely never recommend this place to anyone.

Do not stay here. Dirty bedspread with holes. Thin towels. Stained countertops in the otherwise very clean kitchenette. Water pressure was very strange for the bathroom sink and made it unusable without spraying water all over. Hair still left in the shower from previous guests. Gaps in the laminated floors. But you can park right outside the room and there's a fridge.

What a pleasant surprise - she really did care! She told me she would check a room to see if it was rental-ready and would be back momentarily. Sure enough, the room had a minor issue (the door handle was upside down) and could be used. The second room was much better, but I did see a roach during my stay. She allowed me to move and this second room was in better condition. The hotel provides coffee and a coffee pot, and the bedding and towels felt clean (though the towels were quite worn). The only soap in the room was a bar of hand soap, so be prepared for that. Bottom line: I would NOT return, even though the staff was great!

Incredibly noisy seems like there was some kind of racing going on the street outside. Cigarette burn on coverlet.Will never stay in such a sketchy place again.

Those are things management could definitely improve. Overall though, for the price and the convenience, it served its purpose well for my two-week stay, and I’d consider staying again if I needed an extended stay option in the area.

The poor front desk girl had to go clean a another guest room due to House keeping not doing their job. I finally got checked in and go to my room well when i opened the door my room was trashed. go back up front to let the front desk know. She had a whole lot of people their so i just told her to give me the cleaning stuff and ill just clean my own room. got back to the front desk to give back the supplies and she tells me to come back in the morning so i can talk to her manager to get compensated. well came back in the morning and i told the manager what had happened and all the manager did was say she was sorry for that. So on top of spending a good amount of money to stay there i had to clean my own room ( I was not going to make the front desk girl do it after already cleaning someone else room) because Housekeeping doesn't know how to do their job and the manager doesn't care about the guest or the employees. I should of been either refunded or compensated

Had no issues with parking, but the room smelled terrible. From the moment we stepped into the room it reeked of stale cigarette smoke which ended up permeating our clothes which made it hard to sleep and enjoy our stay.

Had no issues with parking, but the room smelled terrible. From the moment we stepped into the room it reeked of stale cigarette smoke which ended up permeating our clothes which made it hard to sleep and enjoy our stay.

Staff rude, I booked through Expedia, choose to pay at the property, well they tried running my card that I used to hold the room not pay for it. Since it didn't go through they canceled my reservations. So showing up at 10 pm with my mom and kids to find out that they did that was a joke. And having to try to find another was even worse. Wow, it would be nice to get some rest, but with all the homeless and drug addicts and dealing and other kinds of trafficking, it makes it kind of tough. Then you add in the yelling, screaming, music blasting the fights and the drugged up people yelling and screaming in the parking lot or sleeping on the stairwells and what’s with all the cars that have no registration or bad tags, and it would be great if they focused on making sure guess are not harassed bothered and the quiet times are enforced for travelers can get their rest, not a lot to ask for

lady at the front desk evening time was doing her best.i appreciated her patients. But the older white lady in the morning with NO TEETH RUDE AND JUST RUDE. SO after the 3rd attempted to find a unoccupied in clean room. Would have been better if I had towels to clean my hands and for the shower. Room is clean I appreciated the kitchen no noise complaints but the riff Raff outside the room made me check on work Chuck continuously through the nights I was there.. all I can say is the place has a lot of potential used to be better don't know what happened.

You will see drug addicts, homeless, drug dealers, trafficking of all kinds all out in the open, you had people laying against the walls and in the stairwells, the positive reviews come directly from the troublemaker themselves I truly believe that, and I do believe the staff is trying very hard, but I think they’re frustrated and don’t know exactly what to do to deal with it. Perhaps law-enforcement can help.

Overpriced for what you get, my bed very little padding left sleeping on springs and there was a kid shot one night and died, a lot of tweakers, hobos, homeless bums, dealers, and various other sketchy people creeping around. I’ve even seen some trying to break into rooms that they were thrown out of because of failure to pay, and I’m convinced the positive reviews come from the sketchy people themselves, the staff does try very hard. The cleaning crew are great and friendly and the same with the office people, but the sketchy people are what is dragging the place down and they bring in more just like them to stay here it’s easy to see and spot

The staff was horrible and unprofessional. Myself and my boyfriend got yelled at by the lady behind the counter. After being told no room was available even with a reservation, we were told to come back in one hour and MAYBE there would be a room available. Finally got our room and within minutes saw the room was infested with roaches, big ones and baby ones. Very unhappy with the entire stay.

Boy, it sure would be nice to actually get some relaxation and sleep occasionally, but with all the tweakers and homeless wandering around and addicts it’s a little unnerving, I’m pretty sure the positive reviews were done by the sketchy people. And the pricing a little high for what you get.

was easy to find, the check-in staff wasn't around, I called the front office no answer, I called 3x, a lady came to get new towels and we both waited. staff said she was doing laundry. I informed her I was waiting 30 mins and she got angry and said "she was gone 10 mins to laundry room" Bad attitude from her she could have said, I'm sorry to keep you waiting, then I'd understand but coming with attitude. oh well, got checked in and went to my room, there's a lot of handicapped parking but not much non-handicap parking out front, I guess they want you to park away from the building.

Didn't like anything...supposed to be an extended stay but nothing in the room at all and a roach in the bathtub

Blood on the walls. Bathroom was dirty. Bedding was dirty with burn holes. Didn’t feel safe in this hotel. Front desk person said they would give me a refund then wouldn’t. Do not stay here. The photos they show are not the condition of rooms.

There are a lot of homeless around the property. Both times we came back to the hotel there was homeless people arguing and yelling and throwing stuff near the cars. Totally unsafe.

It was a non smoking room that wreaked of smoke , everything was dirty . Bath towels had pubic hair in them . Blood on the walls . The bed comes with 2 so called pillows and there are homeless everywhere

Well, a lot of homeless and drug addicts around the place, your neighbors are going to be sketchy as hell, my bed had no padding and I was sleeping basically on bed springs, dog poop all over, you will smell weed hard-core and see drug use, and you’re sketchy neighbors are going to have sketchy visitors, and who take up parking places meant for the guests, and I had someone literally tried to steal my clothes or take my clothes out and use my dryer time for themselves. That’s how trashy and ghetto. and I’m convinced the positive reviews are from the sketchy people.

A/C didn’t work well. Toilet in bathroom leaks and caused it to run most of the night. Bed was uncomfortable and stiff. Wouldn’t recommend staying here to anyone.

All the positive reviews seem to be from the sketchy people who hang out here, they are drug addicts and drug dealers. It’s so obvious there is security, but they seem to deal with the people that don’t pay like to see them deal with some of the sketchy activity taking place And to make it a more safer place for the guests

They need to get their room doors working properly. My room was on the second floor. Light flashes red-green-red when keycard inserted. Walked back to office”battery in door is bad.” New room assigned. Walk back. Green but won’t open. Walk back to office. Clerk comes to room with me. Inserts keycard, hits door hard and it opens. Ridiculous!!!!

Was super surprised by the cleanliness and just all around good vibe from this Studio 6. There was no riff-raff. The room was super clean and whoever does housekeeping went out of their way to fold the towels so cute. I almost felt like I was staying at a resort ( well minus the lack of a pool and the awful front desk attitude). I will definitly stay here again.I really enjoyed my stay and the price was a smokin deal!

I’ve always stayed here every time I’ve traveled to Phoenix. It’s clean, it’s quiet and the price is good.

Ended up canceling the stay after check in as the room had a heavy bleach smell.while it did appear clean. The bleach smell was just way too strong for us to handle especially my wife.

Later that night I needed dishes and the man working got those for me. Some people staying there were BBQ some food and eating at the picnic tables,this gave it a at home feel. It was very quiet in my room heard a dog bark once, no other noise issues. I didn't see any sketch folk like someone else said in their review. But I'm down earth and realize hotel isn't responsible if a sketch person walks through, that's probably why they have a great security team. So after a good night's sleep I went to waffle House on deervalley then returned to get my $100 deposit back, met the manager adason who was very kind. I will for sure stay here again if I need a room.

A motel 6 indeed

They didn’t have the rooms we reserved and due to the room requirements (one needed to be ADA). They had a one bedroom ADA (we reserved a 2 bed) so we took it cause finding ADA rooms last minute are hard to find. The 2 bed room was smoking and disgusting. They didn’t have coffee in the lobby, as advertised. Last- the manager was so nasty, rude, mean, and not available to deal with problems. They gave us a discount for not having the right rooms however the reason they didn’t have the rooms because the “housekeeper went home before cleaning them”. The hotel was only 1/3rd full so no reason to not have the rooms we reserved clean. I am an experienced and pretty flexible traveler and my advice to you is DO NOT STAY HERE.

The customer service at night was horrible and rude when I checked in. I booked for 2 nights on Expedia but the hotel had me for 1 and failed to notify me of this. I left my room and came back to all my luggage being gone and they would not release it to me until the next day. I asked for a manager and the attendant at night got smart with me and told me no she not reaching out to him. For my first time ever, my towels had rust stains on them and the foot traffic at night was bad. Guys were hanging out by the washroom with 2 cases of beer drinking with other people that did not look like they were tenants. This was one of the worst experiences I had with a hotel.

The TV only had the scrolling guide channel, and snow on all other channels. No TV to watch period. Employee said to, “make sure everything is plugged in. I can’t do anything about that.” I would never stay here again.

I always stay here when I come to Phoenix and this time did not disappoint again. Room was clean, when I needed anything extra the staff gave it to me, and when I reached out for extra assistance I rec'd it as well. Matthew was great and the Operations Manager Adson was superb. Both very helpful and patient.

I arrived like an hour early. My room was pre-booked. The front clerk dude said i couldn't check in until 3pm. Well, traveled close to 5 hours & was hoping I'd get checked in early. No consideration was given. Hope this place changes their check-in time. I've had other places where i could check in early without no problem. I'll book elsewhere for next trip.

Security asleep, shower ridiculous and dirty toilet ran all night

Paid for 2 rooms for 2 nights. On the 2nd night, after a very long work day, we were unable to access our rooms. No one was on site to help us, even though it clearly states that they have a 24/7 courtesy desk. The security guard told us he could not call anyone and we would need to find somewhere else to stay. We ended up having to find another place to stay 20 minutes away and come out of pocket another $200 to basically take a nap as it was 3;30am by that time. When calling the hotel it's been impossible to solve this situation and get a refund, even with Expedia involved.

After staying not even 8 hours, we check out early and went to a different hotel. Wish I could get my money back from booking this.

1980s popcorn ceilings that still smell like the smoking rooms they used to be..

I needed a room with a refrigerator for medication. I put my medicine and food in the refrigerator when I arrived. The next morning I went to get my medicine out of the refrigerator and everything was warm. I had to discard all the food. Luckily I had brought an ice chest and was able to put my medicine in the ice chest. But all the food had to be thrown out due to being subjected to heat and spoiling

They gave my room away along with a few other people that showed up. They said check in is between 3pm and 6pm, most bogus thing i ever heard
