    I had requested two extra pillows at the time of making the reservation. The front staff actually brought them to my room for me. The TV in the bedroom did not work. I reported it so they sent someone to fix it, who said the cable connection in the wall did not work insted of fixing it they dragged the tv from the sitting room into the bedroom and placed in front of the closet. Also it was supposed to be a non-smoking room. I have COPD, The room reeked of smoke and was located right next to the smoking area outside. Smoke are needs to be moved away from the building. The air conditioner sucks the smoke inside.

    I like how you can customize your kitchen. Not having carpet The floor had a film to it. We spilt a water bottle so we grabbed a towel to clean it up the white towel was dirty black. Breakfast was grab and go wasn't diabetic friendly just sugar and carbs.

    We had a late check-in, and the guy behind the desk was somewhat uncooperative, making us wait outside the locked front lobby door for a minute or two talking with him over the phone while he figured out why we were standing there with luggage. Once he let us in, he just handed me a key card and never actually checked us in. Told me to come back in the morning, and when I did, the day shift employee said he hadn’t even put me in the system or done any thing to indicate that I had checked in at all. As far as the room goes, the door jamb was broken, so there was a makeshift anti-pry plate on our door, and there was no seal around the door, so from a certain angle inside the room I could see out into the hallway. The tub was blocked up and water wouldn’t go down. Some of the towels had faint stains on them. There were a couple of seedy guests loitering in the parking lot like homeless people and smoking weed. I asked the front desk where the ice machine was and was told it wasn’t even working. I asked for the breakfast mentioned in the listing, and was told that it hadn’t been delivered for the first day, but it was available the second day. It consisted of prepackaged muffins and Nutri-Grain bars. But there was coffee each morning, so that was a plus.

    On the 2nd floor there is a trash room. It will stink up the hallways ans rooms very bad. Plus, the bottom lip of the door has a crack beneath big enough for someone to fit their phone through or run a hidden camera to do some peeping or open the door. Does not feel comfortable or safe.

    There was nothing I liked about the property It was very old and not clean, blood was on the entrance door handles, the towels were dirty and dingy the bathroom smelled like someone has just put out a cigarette, the phone didn’t work in the room when I tried to call regarding the towels and was told that they didn’t have anymore at the moment they were all in the dryer. The a/c units had some sort of spillage on them. Just not a clean place

    Horrible Service. Called front desk repeatedly, no one ever answered. Arrived at hotel around 3AM, to find out, the hotel doesnt allow check-ins after 12AM. Never talked to anyone. Had to book another stay somewhere else for the weekend.

    Definately liked the location. Staff is very friendly and accommodating. A couple of items to improve on, the handicap parking is taken advantage of with temporary parking to unload or guests parking in the spot(s) without appropriate decals or plates. The continental breakfast in the morning is a stampede and an area in which the tenants and guests basically raid the muffins and breakfast bars, also, might want to consider two containers of coffee as the one container seems to always be dry. Overall, good experience. See above.

    It always smell like weed in the lobby. Basically only entrance open the lobby door, they have other doors all around but have signs that are emergency exits only and alarm will go off if open. I was right next to one, that door kept on going off ,so annoying!They need to do something about that. Poor breakfast there's really nothing put out.

    What I was most interested in, a nice bed to sleep in and breakfast! But that didn’t happen It was advertised that there was breakfast, and 1 bed and a pull out. After we paid and check in, we were told it was a coffee bar!!! Before selecting to stay there, it only said breakfast!!! I was livid!!! Secondly the pullout mattress looked like someone pulled it out the garbage and you can see how the mattress use to be nice and thick, it was sooo paper thin, if you put 3 fingers together, your fingers were thicker than that mattress! It had stains on it, it was unseeable!! So on top of knowing I wasn’t walking up to a nice breakfast, and had to sleep on the floor, back in pain all night and we spent over 100.00 I would Never do it again and I want my money back, for the false advertisement and the uncomfortable inconvenience !!

    There were granola crumbs behind the bathroom door. There were also crumbs between the sheets of one bed! So, we slept on top of the beds, not under the sheets. There were no sink stoppers. Bathroom sink was crammed with either tissues or a lump of soap. The phone did not work. The light switches were beyond grimy. And the absolute worst was the 4-gang outlet next to the head of a bed, which was missing the outlet cover. And there were cords plugged in. What if these had gotten wet, or what if a child stuck their fingers in the outlet and got burned? Safety should be a primary concern. It was not. When leaving at 4:30 am, there was no one to check us out so after waiting 10 minutes, we left a note and went on our way. We are reasonable people, but this experience was beyond the pale. Wish we could add all photos here. We will have many more visits to Phoenix in the next 4 years. I can guarantee you that we won’t be staying at this facility.

    When I was checking in there were 4 people ahead of me and a woman working desk by herself that clearly was new at the job and very unsure. It took 29 minutes for me to get my turn and when I get up there at 4pm which is an hour after check in she tells me my room isn’t ready. I got upset and asked to speak to manager that she said wasn’t avail but who was clearly in the back but couldn’t be bothered to come out and help the lady when it was clear she was not ready for solo front desk duty. They got me a room and when I went to it the ac wasn’t working. I come v can down abd I am pissed off so I raise my voice and the manager comes out and tells me she is going to check me out and when I tell her I have been here for 40 minutes she goes back to check the cameras and then comes back and gives me and upgrade .bot a good impression of new management has

    The room has terrible soundproofing. The amenities in the room are really old and dirty. There isn't even a hair dryer. When I asked the front desk, they didn't have enough for guests to use either. The fridge in the room is really noisy.

    The cleaning staff did an amazing job cleaning my room. The policy is that the room will be thoroughly cleaned every two weeks for a stay longer than two weeks. Therefore, they really do a nice job when they provide that cleaning. I could not use the bathtub for a hot bath. The stopper mechanism did not operate. Also, the area around the drain had alot of spackle or something. I think they may have tried to repair the stopper mechanism but were unsuccessful.

There was a dog next door that barked for 5 hours straight from 4 am until 9am until I checked out. It’s a little sketchy so bring proper protection for your safety.

At coldest setting and main fridge wasn’t cold and freezer not cold enough to freeze medical ice packs. I was lucky I could board my flight w/out them frozen. No chairs to sit at table provided. Only one way in—main entrance. All other doors were exit only. Most likely due to area for safety reasons but wasn’t ideal for my room location. Definitely not the worst I’ve ever stayed but the shower temp and freezer not working was a let down.

The countertops had not been cleaned well and had several sticky spots of something. The floors are gray so they don't show dirt, however I spilled some water and used a paper napkin to clean it and the amount of dirt that came up was unacceptable in my opinion. This was on my first day so I had not been walking around with dirty shoes. Lastly, better pillows would be great. All three pillows were flat as pancakes.

    Room was clean. Staff was mostly friendly. The toilet (with a cigarette burn on the seat) made an awful loud rumble sound for about 5 minutes every time it was flushed. The shower is weird to stand in. The surface wasn't flat but rounded? It would have been nice upon arrival if the person checking us in notified us we needed to get any extra amenities from him. Sheets and blanket for pull out couch, coffee maker, any dishes or cookware that come with the partial kitchen. In the morning breakfast was muffins and breakfast bars and that's fine if you put out enough for everyone. We didn't even get coffee with no chance they would make more well before breakfast was over. Also expect to walk far. Almost all doors are fire alarm. I was told by a patron outside that they have issues with people sneaking in.. creepy.. seems they have lots of issues with theft too. For us traveling we did appreciate to have a bed, refrigerator,(for our cooler food) and a shower. Did I ever feel completely safe or comfortable? No. Would we stay again? No

    After the first night our toilet stopped up. I reported it to Mgr Lakesha at around 5:30 am when I left with my family for the day. I informed her that we would be gone for the day along with our pet. She informed me that the maintenance staff member would address it while we were away. He/she did not. We returned with a broken toilet, forced to share a public restroom located in the other side of the building in the lobby. I followed up that night with the front desk female attendant. She offered me a plunger to plunge it myself, I accepted, and advised her that I tried that in the morning too; I used it again and it didn’t help. I asked for the speak with the mgr. A mgr was not in. I requested a new room, the facility was booked and an alternative room wasn’t avail auto accommodate my family and pet. She said that the maintenance staff member had left for the day and she would ask that they attend to it first thing in the morning. The next morning I checked out around 5:30 am and spoke with a male front desk representative. I asked for the Mgr Lammesha. A mgr was not in. I reported the issue to him and asked for a credit back to my card I. File booked through Expedia. He stated that he would inform mgr. I have not received a credit back for any portion of the cost to stay there for two. Fights. It was uncomfortable to use a public restroom, and the stench was concerning. Please address this matter.     --- This is a place you stay once and likely not again. It’s not an area you’d want to be outside after dark. The exterior of the building appeared clean, and the staff were friendly and pleasant. Unfortunately, that’s where the positives mostly end. The hallways and room were very dirty and did not appear to be thoroughly cleaned beyond replacing basic amenities such as towels and sheets. The floors throughout the room including the bathroom, kitchen, and sleeping area were heavily soiled, with visible dirt and small pieces of trash. The shower walls were also unclean. The bathroom door would not close fully, and the shower curtain did not extend far enough into the tub, which caused water to spill onto the floor. We were glad we brought extra shoes, as we wore them anytime we walked around the room or went to the bathroom. The pool was also quite dirty, so we chose not to use it. The advertised “free breakfast” consisted of a small oatmeal bar set up on a shelf in the lobby and was described as a grab-and-go option. On the positive side, the heater and air conditioning worked well. The bed was reasonably comfortable, though it creaked throughout the night. Overall, the main benefit of this property was its proximity to where we needed to be the next morning, and the price was about $20–$30 lower than nearby alternatives.

    There was an active construction going on. It did not help with the noise. We had to move to a different room after checking in due to freshly painted walls! The smell of paint was too strong. The room was spacious and comfy.

    We stayed six nights at Extended Stay America Midtown Phoenix and were extremely disappointed. The room did not match the advertised king suite with full kitchen, renovations were undisclosed, amenities were incomplete, and the property was noisy and poorly maintained. Nikki at the front desk was outstanding, but despite her efforts, the experience was not worth the cost, and we requested a full refund.

Third night they had locked us out because they only rebooked us for one night instead of two. had to drive 20 miles out ot the way. Weekend manager came in late and left early, so unable to resolve there at hotel. Hotel is under remodel only third floor available. Has many destitute people staying there, very uncomfortable and smell of drugs. Place is best suited for homless and destitute. I want a full refund.

    We got to the room and room smelled like urine. The cabinets were missing. Walked right out. Asked to change rooms and the person said she would try to change it without charging us more. Moved to another room. Tried to check out in am and no one at reception desk. Waited for 10-15 minutes and left. Called an hour to check out. There were people walking around the place. People in the entrance. I had my son and it was just a sketchy place.

Someone had put duck tape over the latch hole! I did not notice it until I tried to lock the deadbolt and it wasn’t working. I never put the deadbolt lock on when I stay at a hotel, but I felt prompted to do it and I’m grateful that I did! Second was the smell! It was hard to breathe in the room because of the odor. Third: the room was disgusting. I had only got the room to sleep for a couple of hours before a business meeting in town, so I didn’t want to waist time getting a new room nor finding a new hotel nearby. I’ve honestly stayed at a highway motel that was in a better condition.

The entrance and garden areas were overrun with homeless people, It felt completely unsafe, like a neglected shelter, not a hotel. The smell was awful a mix of mold, sewage, and who knows what else. The room was filthy, stained sheets, dirt everywhere, and a bathroom that looked like it hadn’t been touched in weeks… the managers response? Pay extra $10 if you want it clean… To make it worse, there was no running water. I couldn’t even shower. When I complained, the manager was rude and clearly didn’t care at all. No apology, no solution just attitude. This place is disgusting, unsafe, and managed by people who shouldn't be in business. Stay far away. I wouldn’t stay here again if it were free. I checked out hours after I checked in with no refund.

    Signs say they're remodeling, and I hope it turns out well. Service was good, sheets were clean, and some of the furniture looked new. But I don't think they should have booked anyone in the room I was in. The room smelled rancid, and a leak under the kitchen sink left a pool of water in the cabinet. Room 148.

    We came and they said they were sold out. After a few minutes said they did have our room. It was the wrong room but it was 10pm and we have a child so just needed somewhere to stay. It was supposed to be 2 beds and it was one full size bed plus couch with pull out mattress. When we get to room it was dirty and unsafe in areas. Mattress squeaked to the slightest touch, making it hard to sleep. Noise from the refrigerator kept us up at well because it was making loud noises. Woke up, no breakfast, and vending machines didn’t even work. Have a video of what the mattress sounded like.

    The staff offered no solutions and left me stranded after traveling, with no place to stay. What makes this even worse is that Extended Stay hides this policy — they do not tell you that during certain times (like audits) check-in may be denied. Imagine booking a hotel, showing up, and then being turned away with no explanation other than “audit.” This is completely unacceptable for any hospitality business. Guests should be informed of these policies clearly before booking. The fact that they take your reservation, hold your payment information, and then refuse to honor it without warning is dishonest and unprofessional. Bottom line: Do not stay here. Check-in is NOT guaranteed, no matter what your confirmation says. Save yourself the frustration and book somewhere else where reservations are actually respected.

    Rude front desk lady. We get to our room and the bedroom area is flooded. Housekeeping came up and mopped up the water and as soon as she was done the water kept pouring in the room from the roof. The curtains were falling down because the ceiling couldn’t hold the weight. Called front desk and is was a man who said no rooms were available and said we couldn’t get our money back because we used hotel.com. I insisted he write something that stated what happened and he wrote one line and told us to leave. We were polite and treated horrible. I have pictures of the room.     Worst experience of my life! First room give. To us, someone was asleep in the bed. The room had already need assigned to someone else. We called in on a very large, rough looking man who we scared half to death. The next room that was given to us had not been cleaned. Bed unmade, dirty towels on bathroom floor, trash full. We left. Pics show food in the kitchen sink drain, hair in the tub, sticky floor throughout, a NEEDLE shoved down in the bathroom sink drain, some kind of white “cream like” substance on the bathroom counter that was wet and sticky, blood splatter on the floor and bathroom door. In the lobby, a puddle of coffee on the floor that I alerted the staff of when we checked in. The next morning it was still there. This place is disgusting

    From the moment I walked in, there was a strong odor throughout the lobby and hallways — possibly smoke, though I can’t say for certain. The hallway air conditioning seemed to be working in some areas and not in others, which made the environment feel stuffy and inconsistent. I even noticed a lipstick mark on one of the hallway walls, which raised concerns about how thoroughly the property is being maintained in the line of cleanliness. Once inside the room, things got worse. The floors clearly hadn’t been swept or mopped — there was partially eaten food under the A/C unit, a potato chip under the bed, and random debris on the floor. The bathroom was in poor shape: the tub had rust on the floor, the shower head was coming loose from the wall, and one of the towels placed on the clean rack was visibly stained. The bedding also had visible soil marks, the curtains had small holes, and the curtain rod itself was damaged and not functional. Overall, the room felt unkempt and poorly maintained. Even though the price was lower than nearby options, the condition of the room and common areas made the stay uncomfortable. A more affordable rate shouldn’t come at the cost of basic cleanliness and maintenance. I would not stay here again unless major improvements are made."

    Never again. What a big mistake. I had asked for an early check-in they said they had to clean the room. As you can see by the pictures even though I did get to check in at 3:00 instead of 4:00 the room was never cleaned. I mean NEVER. Pulled back the sheets and there were stains all over had to sleep on top of the covers . Pull out couch was broken . Doors had punched holes in them .     In the second room, the air conditioning in the kitchen area also wasn’t functioning. Additionally, the bathroom door has a hole, and the room itself looked quite outdated. There was no remote control for the TV, so I had to request one from the front desk, but even the replacement remote didn’t work. I was very tired after a long day of driving and needed to rest, so I didn’t have much choice but to accept the room as it was. While the staff was accommodating, the room conditions did not meet expectations. I hope these issues are addressed for future guests.

    Was not happy that the room had cockaroaches everywhere, the floors were dirty. No phone in the room, the tv remotes did not work. Had my dad at close by hospital and this hotel was close Ibwas so tired otherwise I would have not stayed. I booked it based on some of the good reviews and pictures i saw.     First time stayed extended stay of america, disappoint us. cockroaches, no cups for coffee, sometimes no sugar, no cupcakes for breakfast (reason why we check in), I return the towels for new one, but i have to wait for hour/s to it to be washed, take note we are staying five days, no pans, no kitchen ware when asked to the staff, only one tries to help us lend pan and spatula, and someone lend us coffee mug, because there are no paper cups, the mattress in sofa is soo filty, lights are need to replace, no available hair blower, no coffee maker or sachet of coffee. No trash bags as well, Keep asking those items in front desk and there is none, there is none it has to be a wait, always there is no this, no that. front desk usually out.

    The carpet in my room, 214, was stained from end to end. The tub was rusted, there was severe rusting inside the microwave, and the room smelled like dogs. Feeling uncomfortable to walk on the carpet barefooted is a sure sign that a room is unsanitary. Don't be fooled by the "free breakfast."     As soon as we walked in, it felt a bit sketchy. But we tried to give it a chance as we were checking in very late at night and it might have just been our exhaustion causing that vibe. The staff was nice, helpful, and quick with our check-in. They were the only positive thing I can say. Once we got in our room we didn't even want to put our bags on the bed, much less ourselves! The sheets were stained, the toilet was dirty, and the entire room smelled strongly of urine, just to name a few of the many things wrong. We were in the room long enough for a bathroom break and then ran to the desk to check out. The night was nonrefundable so we took the almost $100 loss just to get out of there! At check out, again, the staff was nice and helpful.

    Staff very rude. Did reservation and was only given one key because I did not state we had 2 rooms. Attendant did not bother to check we had prepaid and was wanting to charge again.     Overall, hotel has run down. Dogs barking in hotel. Cigarette smell coming from rooms as you walk down the hall. Mattress was horrible and miserable to sleep on. "Free Breakfast" was just coffee and packaged muffins. Only doors that worked to enter building was front door (so if you parked on side next to a door you still had to walk around to front). Shower handle took forever to figure out how to get water warm. Room not overly clean. Staff was indifferent to complaints/concerns.
