The main complaints I had, the bathroom door wouldn’t close, it’s like it was too big for the door frame or something. And the mattress wasn’t that comfortable.

Everything is very dated, there's a strong smell of cigarettes, and if you open the window, the pipe from the restaurant downstairs blows kitchen smells into your room. Breakfast is also close to none - just ticking a box.

This is wonderful hidden gem in orlando. Such a quaint little place. Location is perfect. Staff are wonderful. This is an old building so things are not as modern as some hotels but thats what I liked about it. Beautiful common areas. Balcony off your room. Great bar and restaurant downstairs. We stayed on a Friday night. The bar and restaurant downstairs was not an issue. Can't say enough great things about this place.

It's not an expensive hotel, so I wasn't expecting too much, but it really is very so so. The staff was amazing. But everything is run down. Very lackluster maintenance. The carpet throughout the hotel is disgusting, and the furniture inside the room was old and broken. Which was a stark contrast to a clean and comfy bed. This could be a cute hotel if it was being taken care of.

The inn was nice for a quick stay. Customer service was excellent. The room definitely needs some upgrades, some of the furniture had scratches/marks. The bathroom should be completely renovated (stains on the shower walls, door frame and door were chipped etc.). From our room we could hear a lot of what was going on outside and there was some construction noise in the early morning.

The building itself is over 100 years old and while it has been renovated it feels like an old building. The staff was friendly and helpful. The attached restaurant, Outpost Tavern was excellent with good service and wonderful food (the gumbo was excellent!). On the negative side the room had fruit flies in it that no matter how many we killed one at a time, another would pop up. Also, the shower had zero hot water. The renovated and updated shower had a worn floor as well. The price was right though and I probably would stay again...

The staff were very friendly, and the building was very clean despite it being dated. My favorite thing was the smoking deck, gave me a safe place to chill after a long a night out. 10/10 recommend booking a room here and will be back!

This property is conveniently located to many things downtown. Easy to walk to restaurants and quick drive to downtown events. The room was perfect size for wha we needed for 1 night. Balcony nice but didn’t use. Bed was very comfortable. Had a fridge which is helpful. Place had a cute courtyard area to hang out and the place was very quiet. A tavern for food and drinks were convenient attached to hotel. Overall, great affordable place if you are in the downtown area. Staff was very friendly.

Honestly the outside I was skeptical. But the room was clean, staff were nice and there was great food and a park within walking distance. It’s not as modern as a Hilton but I would 100% stay here again. Room is a little small but again very very comfortable.

Mr.Fudge was super nice and helpful, room was clean, breakfast was just some snack type stuff, they offer free bottles of water your whole stay which is nice. Walking distance to lots of stuff and parking is easy. The vending machine did eat three of my dollars but thats alright, overall if your looking for a quick place to spend a night so you can go do things around orlando this place is fairly priced and good spot.

Everything’s perfect about our stay. The staff was so kind and helpful. The property was clean. The room was too cute, we walked outside and had a cute little balcony. We were able to smoke outside as well as there was a restaurant with a bar next-door walking distance. It was a great experience for what we needed it for.

We were in town because I was having surgery early in the morning. I am so happy that I booked our reservation here. It is the cutest boutique hotel. It reminds me of hotels on South Beach.. we were greeted by the sweetest person ever I did not get her name and I wish I had. She was very welcoming. The room was very clean. We had a balcony. There’s a cute little restaurant in the front. It’s right across the street from Lake Eola. We will definitely stay there again thank you you also much.

Property was dirty and musty. Very run down building and small. Carpeting was stained everywhere and there was an odor throughout building. Bathroom had rust and sharp areas on trim, not safe for children. Holes in the wall and other damages to the room. Window A/C unit. Very musty. Loud with traffic. There was airplanes and loud motorcycles and cars driving by all night. Even a car accident. Breakfast was just some granola bars set out in the foyer. We will not be staying here again I will not recommend this. I am shocked at how this place is in business . Wow !

The hotel is fine if you're there for business in the media area. The staff was wonderful, and the elevator was a godsend. We enjoyed both the second-floor outdoor lounge and the indoor lounge. A couple of minor things: the lamps could be turned to the side for reading in bed. Unfortunately, my sister saw cockroaches running around in the shower stall, which was unpleasant.

Initially we were excited, however the front desk clerk pulled up the incorrect information for us to sign for our room and had to call for assistance to address finding the correct details for our stay. Once found we signed and went to our room which was supposed to be a balcony room and alas it was not and we prepaid for this room. Beds were comfy but overall we expected more. Thanks

I should have paid a little bit more money. The place is really rundown. The carpet is worn. The furniture is chipped, scratched, dented and and needs repair. Not only that the restaurant downstairs played a rapid beat music even after they closed and I called the desk several times to remedy this and the downstairs restaurant said that they needed music to clean. Then after that shut off just before 11 PM (had to be up st 4am for a flight) there was other residents in the building that were also playing fast beat music. I couldn’t figure out where all it was coming from but needless to say I didn’t get any sleep. One of them down the hall finally went to bed at 5:30 AM. It was just supposed to be a quick night for some rest, but it ended up being an all nighter. Due to the lower price and run down appearance, it obviously attracts a certain level of clientele.

Bed was comfy and the sheets were very nice. Well stocked with 3 sets fresh towels and the bath Products were by Paya and LOVELY! Free parking, grab& go breakfast was bagels for toasting, coffee & tea, water. Furniture is not fancy, old and kinda tattered and dingy but CLEAN and carpets on the landing are stained but NOT dirty. No gym. They are truly trying so I give them points for that! It’s obvious they care but don’t have a big budget! Don’t expect fancy amenities as it’s a small Inn but if clean AND location is what you’re concerned with most there you have it.

The rooms need work. Our first room was horrendous like a small war broke out broken doors dirty carpet. Who has carpet in hotels yuck . Hile punched in the wall a dea bug cigarette burn on the blind wall is cracked and the worst was a used tampon in the patio ground. Unfathomable and disgusting that my husband and I had to witness that

The rooms are poorly sound proofed making it hard to sleep and the owner is rude to guests. There's 2 front desk clerks who were extreamly polite and helpful and pleasant. This hotel has no place charging 140 per night to stay here. I'll never stay here again in the future.

This Hotel show pretty pictures and when we arrived to hotel the main entrance is ugly and not what show in pictures, all around is very old and very bad shape, strong smell to disinfectant , old furniture and look cheap so I when to look for a good hotel. Breakfast is small but it is to-go breakfast and they provide options and while my room had a few issues cosmetically and functionally with the door being out of its frame, but it didn’t affect my trip at all. It was still so amazing that it would still be a 100% return for me because of how convenient the place is and how wonderful the staff is.

This is an older property which feels more like a guest house than a hotel. Room was small but pleasant. Bathroom was small but completely remodeled. Staff was extremely pleasant and helpful. There is a charming balcony on the second floor. The location, across the street from Lake Eola and within easy walking distance of restaurants is excellent. If you want to stay away from the theme parks hustle and bustle and can appreciate a vintage property, this is an excellent choice.

The staff is so nice, the area is unbeatable, but the hotel needs some upkeep and we killed two German cockroaches during our 3 night stay. As much as I liked the area and the staff, we would not return.

Overall, our stay at the EO Inn was pleasant. The room we had could definitely use some updating, but since we weren’t in it much, it didn’t really bother us. The staff was friendly and kind, and the inn itself was clean. I’d recommend it, and the location is great—right across from Lake Eola and close to downtown.

The Inn does need some maintenance work and you can literally hear everything through the doors in the hallway. Overall I would stay again.

The hotel seems like a renovated efficiency apartment building. It needs a major overhaul. Nothing like the pictures. The room was clean, but I didn't stay overnight. I wouldn't stay there again.

Our stay here was great! It's an older location and not a traditional hotel, but it delivered! Every staff member we encountered was exceptionally helpful and friendly. The room was so cute amd cozy and the bed was incredibly comfortable. There was an outdoor sitting area that was so cute and was perfect for hanging out with friends after going out. The room was very clean as well. The toilet in our room didn't flush quite right, but that was the only thing that could have been improved. We would stay here again when visiting Orlando.

So I found this hotel for $60 and walking distance to downtown. Rooms were clean but bit old and outdated. It gave more of a bed and breakfast vibe. Honestly wasn’t bad for the price and distance to downtown. The only real negative is my room was in the road so you can hear every car and person walking by all night which affected my sleep. Next time I’ll just do an interior room

Quaint and unique property, very convenient near the Lake and restaurants in the area. Beds were comfortable, shower worked well, and although the room overall nicely refurbished it showed age on door edges (bathroom door warped and wouldn't fully close), carpet in room and hallways felt dirty. Free continental breakfast had a good variety of options, nice to have multiple water bottles. The building had network problems at night and we couldn't use the TV, but that can happen with storms. Staff was pleasant, good service but not stand out.

The building was very old and in poor condition. The air conditioning didn't cool properly and made such a loud noise that it was impossible to sleep. I don't know what was wrong with the sheets, but my husband and I felt very itchy all over our bodies. I don't recommend it.

Overall the stay was ok, but the lack of parking and information about this was lacking. Day before reservation I called the EO's two phone numbers, the (888) and (407) and asked the question on the Website about the parking; received ZERO response and nobody answered the phone. The day of the reservation I arrived a hour and a half early (1:30 pm) for the 3:00 check-in. When I arrived I checked the door, it was locked and nobody at the desk. So I took a walk at beautiful Lake Eola and had lunch at the very delicious Outpost restaurant next door. When we finished eating @ 4,I walked to the parking lot where I parked my car: it was gone! It had been towed!! Spoke to Jenny at the front desk, who tried to help me, but then I was transferred on the phone to Keisha? She was absolutely no help. She explained to me that when you check-in you get something to signify you are a guest at the EO. Well, my car was towed before I could check-in to get this placard. She said I should've known all of this because all of the other guests know this. Keisha told me that there is a phone # on the door that I should've called upon arrival. I told her that I tried those two numbers the day before and no one answered, why should I expect anything different the NEXT day. So, ended paying $135 to get my car out of the tow yard ruining my meal reservation & plans to go to another establishment. I firmly believe that this night should be comped and the next time, if I should decide to stay there again

The room was excellent except that the overhead fan didn’t work. The bathroom is in dire need of repair—tiles were coming out of the floor; the floor had sunk in close to the shower, so much that there was a standing pool of water outside the shower; the shower floor looked moldy and unsanitary. Besides those, the amenities and staff were excellent, and I loved the sitting area and vending machines on every floor. If it weren’t for my bathroom, this would be 5 stars.

This property is located in the perfect area! It’s walkable to lots of dining options and bars! There’s a beautiful park located right next door! The staff at this place have really take customer service seriously the entire staff was so pleasant! The rooms are a bit dated and have a lot of sprucing up but the cleanliness and the staff mad may stay worth it! I would stay again! I do recommend.

The hotel was a close uber ride to campers world stadium. They provided a few things for breakfast & bottles of water all day which came in handy with the Florida sun.

We were in town for an evening concert. Camping World stadium was a 10-15 minute drive away, hotel is right next to Lake Eola. Bottled waters, cookie packs and chocolates on our pillows. Keurig in the room. Staff was friendly. Vending available for snacks and drinks (cash only). Outdoor patio for smoking available. Room was small (older building, little damp feel) but had a bed, TV and bathroom with a shower. Water temp was hot (sometimes got hotter, had to adjust). Small parking lot but had an adjoining field/ lot behind the building for extra parking. Continental breakfast (fruit, yogurt, grab and go muffins and pastries) and complimentary coffee “bar”. Cute hotel, good location. Will be staying again!

Amazing! Lovely, quaint, historic boutique hotel in downtown Orlando vicinity. Good place to stay for a romantic weekend for two. Nice bedding was the focal point of our room. Nicely decorated outdoor, communal seating area on the 2nd floor.

This hotel is older and tired, but clean as can be and offers balconies for those who llike nature at 4:20. Great bed and pillows. Other standard amenties are present and bottled water is always available. Housekeeping is weak and unoredictable. The trade off are the balconies. Yes I would stay again.

The pillows were way too big - too thick to lay your head down without getting a pain in the neck. I resorted to bunching up a bath towel to get a proper pillow shape. Lots of towels. The soap smelled great. The floor was slightly sticky.

Booked this cute little hotel for the night in order to see Fred Armisen perform at The Abbey. Convenient location, nice rooms, clean, nicely decorated, doors lock after a certain time at night, staff were all very friendly.

The location is unbeatable and the staff is very nice but the rooms really need updating (shades fraying and discolored, carpet fraying, plugs that didn't work, bad paint patch up job, etc.). Also I do not recommend getting a room with a balcony, it's one big balcony with curtain partitions not private but also it was SO LOUD. Both in terms of hearing what everyone else on the balcony was saying and noise from outside. Woke up to a drum circle, lol. The bed however was comfortable.

Found this gem of a hotel! Close to downtown. We walked to the Kia Center for a Magic game. It's also close to Thornton Park area. It was super quiet at night and we really enjoyed the second floor patio. Instead of staying out late, we got some drinks and enjoyed the nice breeze on the patio! The brewery that's advertised on the website is not there, but there is a new place called the Outpost Tavern that's opening in June they said. Will definitely go back here when we go to an event in Orlando.

The staff was great! I understand the property is old, but that is not an excuse for the uncleanliness of the rooms. Dirty towels, coffee stains, loose faucets, scratches on the floor. I did not voice any issues to the property because I didn’t see a solution in staying there. It’s my bad for not doing more research. From what I saw, the patio looked nice and the customer service was good but I unfortunately will not be staying here or recommending for future stays.

I am writing to formally express my deep dissatisfaction with my recent stay at [EO INN] on 03/16/25 The experience was far below acceptable standards, and I am requesting a full refund due to the numerous issues I encountered. Upon arriving at the hotel, I immediately noticed that the surrounding construction made it extremely difficult to locate and access the property. This significant inconvenience was not disclosed in any of the hotel’s advertisements or booking details. Once inside, my experience worsened. My room had a severe roach infestation, which is entirely unacceptable for any lodging establishment. Additionally, my television was not functioning, and despite bringing this to the staff’s attention, no effort was made to resolve the issue or offer me an alternative room. Given these conditions, my stay was not only uncomfortable but also unsanitary and unsafe. The misleading advertising, unsanitary conditions, and lack of customer service have left me with no choice but to formally demand a full refund. If this matter is not resolved promptly, I will be left with no alternative but to escalate this complaint to the appropriate health and consumer protection agencies, as well as leave a detailed account of my experience in public reviews.

We booked for an event at Kia center and will definitely book again. Super cute boutique hotel. Personable and friendly staff. Room was clean and had everything we needed from personal items to an iron, coffee/tea, and mini fridge. Location is perfect and walking distance to downtown with so many dinning and shopping places.

There were unhoused/homeless people sleeping just outside of the building, and the place is not staffed past 6p (they give you a number to call). We understand the building is older, but some of the holes and damage to the walls looked like they had been there for a long time. The door from the bathroom to the hallway (for a connected suite?) was a bit odd. The steam shower didn’t work and the showerhead needed cleaned. The toiletries felt like we were from the 90 (glycerin soap bar; scent of toiletries). I’d stay for a short stay, on a budget.

The first thing I noticed was a massive hole in the wall that was filled with insulation. Then I noticed the floor was not level at all, the furniture was damaged, the blinds had black marks on it and were also damaged. There was a gap underneath the door so you could hear everything going on outside including the sudden jarring noise of someone’s door slamming shut. The bathroom had water damage with rust visible on metals and uneven flooring so the water would pool up outside of the shower area since there was no shower door or even a curtain. The worst part of all, was seeing a roach walking along the walls. After seeing all this, I asked them to at least refund for the 2nd night stay so I could find another hotel. They lied about some technical issue saying that you cannot be refunded after checking into their system which is nonsense since a friend of mine who was attending the same event, tried to cancel after I told them what I experienced and they were told that they couldn’t cancel the first night but could do it for the 2nd night despite them not being present in the building and “checked into their system”. I asked for them to connect me to the manager to discuss getting the 2nd night refunded but they went ghost. Stay away.

Staff were very friendly and helpful! Had free parking, cute patio, flavorful lemonade, water bottles and fruit flavored water. Great for concerts at Kia center. Not a bad walk, close to restaurants, pretty lake with park/playground. Best quick get away husband and I had in awhile. We will be back for future concerts!

Extremely difficult to get to property as every other road was closed. Elevator wasn’t in service, toaster barely worked, (bathroom was newly remodeled however) but property extremely dated and old including carpets decor, coke machine was non functional, tv was non functional, pillows were massive. Needs a lot of renovations. Great location and staff was lovely however.
