For our first stay at this location, although short, the three bedroom / three bath room suite was a perfect amount of space for our family. The beds and pillows were very comfortable and not to mention it was spotless, which is always important! It is also conveniently close to everything including all the parks!!! We can’t wait to return for an even longer stay!!!

Such a nice place and very roomy for family of 6. Ac cold, A bathroom for every room in the 3 bedroom plus a washer and dryer. Clean and centrally located. We only stayed a night, would love to stay again. Super nice staff. There was some renovation type stuff seemingly going on. Water leak possibly from ac in hallway of our building, etc. parking was available at our building but had already been all taken the night we were there by our building, so had to park further away within the complex and walk. It wasn’t a bad walk through.

There were a lot of cockroaches and spiders; they had the place treated for pests, but they still kept coming out of the cabinets.

I would've liked to have some kind of restaurant or bar so that we could just stay in and enjoy the pool. Overall, not a place to stay just dont expect too much.

We had a great stay! We stayed in a 3br/3ba and it was an excellent value. Very clean, spacious and comfortable. We would definitely stay again. We were there to visit the parks and it was an easy 15 minute drive.

A Maintenance man and young lady just walked in unannounced…that was a little uncomfortable just to hand us a few knifes and a cutting board telling us they forgot to put it in the room before we got their. Swimming pool was great, hot tub was right next to it and the views were nice. Room had a balcony which was a nice touch!

Lots of space, very spacious place, pools are great and the view on the lake is amazing. Bathrooms are big and well equiped. Airconditionning is making a lot of noise :-/

Overall it was improving now. This is our 5 th time staying . Only one thing was not appropriate bc staff who gave perking permit was rude when I refused for free holiday package and rejected preview . He never said thank you or nothing when we left fr his counter. 😃 everybody was so polite and helpful. Rooms are more upgrade and cleaner now. Very happy to stay. My future plan is to buy time share .

This is our 2nd vacation here and we give it a PERFECT 10. The resort is located in a very quiet neighborhood, away from the busyness of Orlando. The property has beautiful flowers, which makes it even more amazing. There are several activities each day for all ages. The staff that we have encountered via phone and in person were extremely professional, friendly and helpful. We absolutely love it and consider it to be our “home away from home.”

Three bedroom condos. The place overall seems a little outdated for the price. It is like they renovated the bathrooms and the countertops but everything else is back in the early 2000’s. I also requested a free cancellation for the one day we were staying and it was declined. Then we get asked for breakfast to hear about a timeshare.

Beware the all inclusive rate and resort fee doesn’t include parking. They drop that on you when you check in! Would not stay again because of the nickel and dime fees have become excessive. You can’t charge resort fee then add parking fee upon check in

This was a great place to stay. Lovely lake with hammocks on the beach, quiet clean pools, felt safe, nice gardens, accommodation spacious with kitchen stocked with all the cooking bits you need, easy to access parks\shops IF you have a car or get an uber. really does need a nice family restaurant onsite and a bigger ‘shop’ as just a tiny overpriced store cupboard currently. I’d recommend this to families.

this is a time share and they are pushy at signing you up for the preview even if you are not interested. I wouldn’t stay here again. I have stayed at many HVC and know I have choices.

This was our second stay. We love the staff and comfortable rooms. Not far from all of the attractions and you have everything nearby.

The resort was nice and very welcoming. The room was beautiful we stayed in the 2 bedroom suite with our two children. The microwave didn't work so I could heat up my food, and the bathroom toilet had this weird vibration noise that lasted a little over 5 minutes after being flushed but other than that everything was good overall.

Spacious rooms but need a little updating. There is a lot of construction going on so the updates are coming. The courtyard with the games and playground was fun for the kids. We didn’t get to take advantage of the pool but they seemed like a good size. Would definitely stay here again.

Cleaning members were trying to enter the room by 915a, when check out was at 10a. Just over all not a great experience. Felt like just another number, and rushed. However, the buildings, rooms and facilities were well maintained, no complaints there. We were also supposed to end our wedding night being dropped off at the boat dock on property and they wouldn’t allow our venue to make that happen. Instead, our venue had to pay for our uber back to the property.

Very nice, clean and spacious rooms. Staff at the reception room was good but not at the other desk, high pressure getting us to join their vacation/timeshared club which we denied multiple times. Other than that, we're very happy w/ the establishment.

Large 3 bedroom unit, Very comfortable staff were very welcoming and polite. Pool was very nice 13 night stay and only 3 light clean provided trash removal, fresh towels. Could have done with at least 1 full clean. Cockroach found in the master bedroom toilet. 1 day we got woken up to extremely loud drilling in the room next to us. No notice given. A visit to the front desk and it was stopped.

Lovely spacious apartment, located within easy reach of the attractions. Nice swimming pool area. The concierge team were pushy about going to a time share presentation. We were aware when we booked this was a timeshare resort and as we were only staying 2 days, to expect us to give up two hours for a sales presentation was a bit much.

We came for our Senior class to attend Universal Studios Gradbash so we didn't use the amenities much. However the Seniors were super impressed with the rooms. They absolutely loved them.

Staff was friendly and helpful, the unit was clean, pleasantly furnished, and comfortable. At times we could hear the people above us quite clearly, the units don't seem to be sound insulated very well (but fortunately it wasn't a big problem as they went to bed early). The only thing I would suggest in terms of improvement is that the kitchen wasn't well outfitted for cooking, there were a lot of basic items missing so we had to improvise a bit. Overall, though, this place was great and I would definitely recommend it and will stay again.

The size of the rooms, Pool was great! Location was great! And staff were friendly and amazing. I had to get a package dropped by Amazon and they accepted the package was very nice:) I was expecting the room to be cleaned daily (like normal hotels) but they come and do one big clean about half way into your stay. I had to call twice for new towels.the pool closes at 11pm which does sound late but if you're coming back from the parks, its already closed so you can't soak your feet at the end of long day.

Great three-day stay. T his is a time-share building, so it's equipped for that traveler. We appreciated the separate bedroom and living quarters, the kitchenette, and onsite self-service laundry options. We did not spend time at the pool or on the grounds, but everything looked great and well maintained. It is close to Epcot and within a half hour's drive of most tourist destinations. Definitely recommend.

It was a great weekend trip. We wanted a room near pool and he changed us to another room. The only glitch was late check out when room keys quit working at normal check out. Luckily I had stayed in room or we would have been locked out. We had requested as they told us so not sure why. It was birthday celebration and because of this we were unable to take a last swim.

My kids had the BEST time staying here! We stay at hotels frequently, and this has actually been their favorite! My kids loved having their own room and the big kitchen, but their favorite part was the private mini beach and the playground right in front of our building. It was so nice to come back after Disney and to have activities right at the hotel for everyone to wind down and relax. My four year old actually cried when leaving and said she would miss the hotel! That’s the best compliment we could pay :)

Area was quiet and clean. Nearby to attractions. Comfortable rooms, loved the pool area! Maintenance was down on the elevator in our building so we had ro use the stairs and caused my knees to hurt and ended up not going to the theme park due to aggravating my knee pain from going up and down! And then there was a constant beeping like a smoke detector going off near our room. Great stay, just couldn't control the maintenance issues that caused our stay to be less enjoyable this time around.

The 3 bed 3 bath was spacious and clean. My draw back is if I didn't want to cook, they don't have in-house restaurants or bar only a small convenience store. I know it's beyond there control but another guest. I believe was smoking Mary Jane. The kids swing area was consumed. Sadly

This hotel exceeded my family’s expectations! We were there for a cheer competition at Orange County convention center. It’s so clean. The beds and furniture were comfortable! The washer and dryer came in handy for washing stuff before we left for our flight. We were able to save money by cooking instead of eating out every night. It’s pretty centrally located too!

I wasn't on property enough to visit or use many of the amenities, but the room and property overall were both clean and well maintained from what I observed. The front desk staff was friendly and helpful in my few interactions. Nobody tried selling me on a timeshare...overall a very enjoyable stay!

We have stayed here many times over the years for us the size of units, value for area/time of travel , cleanliness of property and grounds make it a perfect fit, location on lake bryan and to all attractions is a major plus. Will stay here again next year. Had large oversized parking area for vehicles with small trailers or campers, whole process is easy, streamlined and customer service was second to none. Added bonus this year they had Dr Pepper dip in dots in lobby, I mean yes!! Nothing

The property was nice and near a lake! It has activities such as swimming, mini golf, basketball court, and park for kids to play. Very clean and fully stocked room with everything you need. The beds are so comfortable and personal restrooms. We loved staying here! The only thing was reports of raccoons hang around the property. I did think much about until one came out of the trash can inside the gated pool area. The raccoon was hanging in and outside the trash can. I am not used to being so close to raccoons, but the staff knew about them. I felt I couldn’t enjoy swimming knowing it was hang around. We still had a good time.

The resort was nice and well kept. The rooms could use a little more upkeep. One of the bathroom vanities was in very poor condition. The doors on the balcony were rusty. Other than these cosmetic issues, the room was spacious, clean and comfortable.

Grand Beach Resort is our families go to resort when in Orlando. The accommodations are perfect for a family of 6.

The property is well maintained and has a resort feel. I was in town for a convention so i didn't get a chance to utilize the amenities but there was a lot to do there. I would definitely stay here again and hopefully have the opportunity to take advantage of all they have to offer. The staff was extremely friendly and helpful.

I would highly suggest that you lock up your belongings in the safe. I left the room, not knowing I was to get a room clean, and when I came back my IPAD was stolen. They did leave the plug. When I reported to the property management the sent a security officer who gave me something similar to a police report to fill out and drop off. Bottom line, don’t get your room cleaned. Always leave privacy on the door. Also, the internet is so sketchy there, my husband reported over 38 attacks and had to run Norton on all our phones and devices. The pool is fantastic (heated) but definitely the people who work there are worn down and honestly could use some lessons in hospitality.

We arrived before lunchtime, so several hours before the official check-in time. Nevertheless, the courteous, professional staff had a suite ready, and allowed us to check-in. Yippee!

The property was within 10-15 minutes of all parks. We rented the 3 bedroom and it was nice for everyone to have their own bedroom. Beach and lake views were nice, pool with hot tub , family friendly , spacious rooms etc . It was also very affordable .

We love this place. It's my 2nd year going there. My daughter is a cheerleader so it's very close to ESPN. Great location with restaurants around, shopping, outlets. Loved everything about this hotel

Room was clean and I liked having no housekeeping coming in since I was only there 2 days. I just wish I was there for fun and relaxation instead of a conference weekend so I could have enjoyed the many offerings on the property.

Hello. The whole stay was great, our 3 bedroom 3 bath suite was very nice and clean. The house keeping staff was very nice and friendly.

Great value - nice accommodations with a very affordable price that was very comfortable for our party of five. Did not have much time to take advantage of all of the resort amenities due to a busy schedule at the parks. Only down side is that the central hot tub was only half full and not as enjoyable to sit in as anticipated.

Generally- Facilities are okay, I would like if the kayaks were included in either the main cost or additional resort fee, instead they charge $12 for 30 mins on top of the fees already paid. I’d go elsewhere. Location is good, but you must have a car. I have stayed here many times over the last 10 years, and I’d definitely feels that despite the renovations, the quality and vibe is going downhill steadily. When Diamond Resorts operated this resort any issues were sorted quickly and the staff couldn’t have been better. We used to look forward to our next visit before we’d even hit the highway. Now it just feels like any other cheaper apartment complex operated by a large corporate company. Good as a base of operations for visiting the theme parks.

Beautiful landscaping on the property. Rooms need updating. I have stayed at the property twice and both times the pot smoking was so bad in other rooms it permeated the room we were in. Not a pleasant experience.

It was so great we wished we could stay longer and hope to go back! I don't love the $200 deposit, but I understand it. As long as that is refunded quickly- I think this is one of the best places we have ever stayed!!!!!! Beautiful room, view and grounds. So clean!

Customer service was good the place was clean my main concern is the toilet seat that I asked for to be fixed upon my arrival. The toilet seat was installed incorrectly and it was very uncomfortable I did reach out to front desk but no one never came to fix it

We had a wonderful stay at this hotel, except for the king bed in room 8305. It had become uncomfortable, with a dip and sinking sensation when sleeping. I believe it needs to be replaced. Additionally, it would be convenient to have a dish sponge, as there was only liquid dish soap available but no sponge for use.

Front Staff was very helpful but the noise level every night was disappointing and the parking garage had people coming in the wrong direction and the cleaning people weren’t too friendly. Not sure we will be using this hotel again.

This property was beautiful! The rooms were incredibly well appointed and spacious. Absolutely stay here again! Every aspect was wonderful!

Our second time staying here. We absolutely love this resort. Clean rooms and friendly staff.

Only suggestion I would have would be the pillows. To be fair I did not ask if they had low or medium loft pillows onsite however all pillows appeared to be high loft. They may have been newer and not worked in yet. Again, not a big deal just something to mention for others in case this is an issue for them. We would definitely stay here again if we have future travels to the area.

The room was very clean and spacious for our family. The furniture was a bit outdated but clean. The water pressure needs improvement. For the price it was a good deal.

The property was beautiful and well maintained. Loved the lake, mini golf, hot tubs and pools. Fishing poles available to fish off the piers. Our room had a weird smell when we came in. There was some dried food on the counter. Dishwasher did not drain well and wash machine didn’t work quite right either.

I love this resort and had a nice comfortable peaceful stay here and I will be back. The room was very clean and had everything I needed. You get a kitchen with a refrigerator, dishwasher, microwave, and coffee maker. They provide towels and toiletries, and I got a waterfront view. The room is very spacious and has lots of storage space. There are outdoor grills, a basketball court and tennis court and there is a swimming and a beachfront with chairs and hammocks. They are just 15 minutes away from Disney World and 5 minutes away from Disney Springs. Plenty of restaurants in the area and it's pretty safe. I really don't understand some of the few negative reviews I had read. No one tried to push a timeshare on me at all, like some people mentioned and some of the bad reviews were petty complaints over minor things that could easily be fixed. Apparently those who wrote the negative reviews never had to stay at a motel 6 or a Days Inn at some point in their life and probably never been on an outdoor camping trip. The only downside is that the acoustics in the hallways are very loud, so you will hear echoing when the doors shut and peoples voices will carry throughout the hallway corridor. I wasn't there often enough to hear it all day, but the good news is, it's pretty quiet at night. If you are noise sensitive and have a fine tuned nervous system, I would ask the concierge if they have any rooms available away from the main entrance of the hallway.

Toaster didnt work, no water pressure in 2 of 3 showers, looked out to parking lot( yay, not) , hot tub was low on water and not very warm, resort fees high for what’s there. Constantly texted, then sfter I blocked number started calling unit over n over to go to timeshare meeting. We were told at check in for parking pass they would leave us alone. Won’t be back

The staff was wonderful. We opted in for the text messages, and they checked in on us almost every day. They came midway through our stay to give us clean towels. The beds were very comfortable, and the living space was very nice. We didn't spend a whole lot of time there as we were in the Parks every day, but the time we did spend was good.

We only stayed for one night to sleep between amusement parks but I wish we could've stayed longer! It was a beautiful room with every amenity and a ton of space! Three bedrooms and three bathrooms with soaking tubs, a kitchen, laundry facilities with detergent there already, a balcony, etc...I would definitely go back and i was sad to leave!

The self made beachy area which is actually a waterfront to a lake was amazing. I loved laying in the hammock or sitting out to take in the scene....my favorite part of the resort. The villa was spacious and fit all my reeds.

I paid in full for the trip on orbitz. then they charged me again at check in. i told them i already paid. they assured me it would just be the difference for the resort fee on site. well come tuesday and now im wasting all my time trying to get back the 2nd charge.

This is a great value for everything that was included, such as the full kitchen. Everything on the property was well maintained and my room was well kept and plenty of space. It is a 9-10 minute drive to the Disney parks. I will definitely return for my next vacation.

We liked the pools and mini golf, shuffle board etc. We didn't like the fact that you had to pay extra for the kayaks and paddle boats even tho you have to pay a resort fee.

The three bedroom was a generous size and very comfortable. The location of the resort made going to Disney’s Boardwalk and EPCOT very quick and easy.

The three bedroom is spacious with a screened in balcony. The room has a full kitchen, dining room table and living room area. There is also a stackable washer and dryer in the unit. Area is clean with multiple activities on the grounds including a pool and hot tub. If your traveling with older children or multiple couples this is the best room set up.

Overall great stay! Spacious and great amenaties. Pull out couch could use some work and the building we were in could use a facelift.

We did have a small encounter with a roach, but the staff handled it immediately with excellent service—our room was cleaned promptly, and they made sure we were comfortable. Their quick response really stood out. The atmosphere allowed us to slow down and truly relax over the long weekend. We especially enjoyed the lake view, hammocks, and perfectly placed beach chairs where we could sip our morning coffee. There’s even a nature trail for walking or running, which was a wonderful bonus. Overall, it was the perfect getaway, and we’re already looking forward to coming back again soon.

Our check in was on the rough side. The person that checked us in made me feel like I didn’t belong and was a little on the rude side. Then the key card didn’t work and I had to return to the office while my family stood in the heat on the 4th floor outside the door with our luggage to get the key cards reprogrammed. Other than the check in things were great. Room was clean and quiet. Close to Disney.

Last minute pick for one night in Orlando for a family of 5. This was perfect. Price was excellent and loved finding a location with 3bedrooms/bathrooms. Check in location was tricky and we had a couple of ants in one bathroom, but overall very pleased. Will stay again!

Great accommodation out of the way if you want peace and quiet at the night and accommodation which has plenty of space and comfort

The property was super out dated and old. There was rust on the majority of the light fixtures on the property. The carpet areas was very dirty and old. The service was 0/10. There was no proper customer service you had to return and pick up your own sheets and towels. Had to walk them over to their laundry area. And area where a guest shouldn’t be allowed in normal settings. Had a lot of restrictions that did not make sense and were very inconvenient. Would NEVER go back to this hotel.

Quality of supplies is lower and quantity is less. Coffee maker they use now is horrible for health since it has a plastic reservoir for hot coffee, instead of stainless or glass. Now you have to pay to rent a boat or kayak, used to be free, and if you get loaned equipment the put an additional hold on the credit card. Covered parking is only for owners. So those parking spots are usually empty. Interval intl is missed.

The place was clean, they should have housekeeping done everyday which was not there, but we had plenty of towels and toiletry present in the room so it was good. We stayed in a 3 bedroom room which was well kept, good view from the balcony. Overall the property is good and with reasonable price not to expensive, would definitely go back.

Weekend family getaway. Good size and clean. Fishing is my grandson’s favorite pastime so being on the lake was a huge benefit.

The resort is beautiful and offers a lot of activities. I would stay again. The ONLY recommendation is about the hot water. However it is just about preferences, I just like to take a shower with a very hot water which I couldn’t get in any bathroom in the apartment. I hope you guys fix that. Anyways, I would recommend this place 100% with no doubt.

It was wonderful to have three bedrooms and bath for my group while having a kitchen, laundry, and access to a pool. They will just try to convince you to go to a timeshare presentation to become a member but it’s not mandatory.

We got 2 bedroom.The masters is huge with big tub,walk in shower.The lay out is well thought.Plus factor for us is the washing machine and dryer in the unit.We enjoyed our balcony with screen overlooking the lake.We love the pool and jacuzzi as well.

Rented two rooms during our stay. The 2BR in building #8 was newer and very pleasant. Only thing missing was wine glasses. The 3BR in building #7 was spacious but more dated. Could have used more TLC. Check in staff was friendly and professional.

This is a hidden gem. It is tucked away, but it is well maintained, quiet and extremely comfortable. I highly recommend. I love the pools, mini golf, other games, and overall relaxing atmosphere.

Last time we stayed in building 2, 4th floor. It was great, this time around we stayed in building 1, 2nd floor. Same room style but this time it didn’t feel as comfortable as the 4th floor stay in building 2. One of the showers had loose pipping and handle, beds didn’t feel as comfortable(personal opinion). Other than that solid 4 star stay and great location, will visit again, hopefully get a high floor room.

No eating restaurants within walking. No shuttles at all. Deposits for everything (I’ve been back over a week) and my $200 deposit and my $25 deposits have not shown up in my account). However the $22 we spent in the little snack shop when checking out hit my account that day. It was very hot and humid! Which expected for mid-july, however the lake activities were closed all week. Was told the person running it was pregnant and they didn’t want her out in the heat!!

Our stay was only one night as we were heading down for a week long cruise. We ended up not getting to the resort until 3:00 am as we sat on the interstate behind a bad wreck for hours! I was worried we would not even be able to check in. I was so wrong to worry! The girl at the front desk was so sweet and even offered us an extra hour so we could sleep a little longer. The resort is beautiful! The space is great! Everything was clean! We really enjoyed our short amount of time here and we will be back! Thank you!
