Reviews
The hotel received mixed reviews, with some guests praising the staff, location, and cleanliness, while others expressed dissatisfaction with the condition of the rooms, parking, and breakfast. The staff was frequently commended for their friendliness and helpfulness, and the location was often described as convenient and close to downtown. However, several guests complained about the state of the rooms, citing issues such as dirt, stains, and outdated furniture. Parking was also a common complaint, with some guests expressing frustration over the cost and availability of valet parking. Breakfast was another area of dissatisfaction, with guests describing it as overpriced and limited in options.

Initial check in staff were helpful & polite, after that, customer service was subpar. Hotel/rooms were clean, bathrooms could use MAJOR UPDATES! But all in all, sufficient for our 1 night stay. Location is great!
- 3/5
The check in process was seamless. The young lady at the desk was so polite and helpful. The bartender was amazing!!!! I didn’t like the whole parking situation but it is what it is. It was valet only or park in a public parking garage away from the hotel. The room had a weird musty smell to it but it was very clean.

They dont have parking, only vallet. Its extra.

While nice as it is, there are some simple upgrades that would be appreciated. The closet door being gone but the track in the floor still there and very dust-covered is a definite eye sore and makes you feel less confident about the level of clean the room really is.
- 2/5
Our room didn't have body wash stocked up which makes me think they didn't check before we checked in. The front desk assigned us the wrong room and the keys didn't work so we had to clarify everything. Paid $25 for valet and they didn't ask for any information and could've given our car to anyone who said it was theirs.

Stayed for a wrestling event wanting a hotel with an indoor pool. The whirlpool was closed and you might as well say the pool too. The pool was low of water, had two dehumidifiers with the drain lines running to the pool and not to a drain. The drain areas were all clogged with standing water and brown. Highly unsanitary. Entered room with a stale smell. Lightings in room very dim to deter the stained and highly worn furniture. The mattress was very hard with the flattest pillows. No bedding for the pull out sofa. The closet mirror door would not close as it was off track with cracked glass. Rather disappointing for the brand and amount paid. One of two elevators were down. Window seals dirty. Only positive from this stay, staff was friendly and courteous.
- 1.5/5
Location The pool was cold and kids couldn’t use it. So inconvenient! The Tv wasn’t working in the room, had wait for maintenance to repair and it was very small in size! They charged me twice for the stay, had to reimbursed me. Room was not very comfortable and dated in decor. Definitely felt I was over charged for a two - star hotel.
- 3/5
There was no shower gel or shampoo in the shower; the bottles were empty. The food counter in the lobby was overpriced for what they sold.

2. One of the elevators was broken. 3. My toilet was not secured to the floor. 4. There was no house keeping for my room. I left @ 10AM and returned at 4PM. 5. Checkout was stalled by one person. The manager finally came out to take my key.

I had to cancel my reservation because of a death and nobody could even get in touch with anyone at the hotel.
- 3/5
It’s a an outdated property. Sort of noisy and just mediocre for my taste. I’d probably not stay there again. But we all have our standards. My standards might be different that others. One elevator working wasn’t ideal. Toilet sounded like a rocket taking off. TV was like a 27 inch. Definitely recommend parking in the garage across the street. $10 a night. Places to eat was about 10 min walk. About 15 min walk to Scope Arena. Little sketchy at night walking around the property. Be careful.
- 3/5
The hotel itself is nice looking. Our bathroom toilet was leaking and was reported twice and no one came to take a look or address the problem. They offered to live us once we were settled which didn’t make sense for us since we were staying for only one night.

I would only stay here again if I only needed to sleep. The room was clean. Staff was very helpful. That being said, the pool was empty for the whole visit. I had change my own trash bag. The terrace furniture is broken down and only had cushion for 6. Mind you, they have at least 20 chairs on it. Only one light worked at night on the terrace as well. Don't count on a full service restaurant here either. It's a basic school cafeteria set up for poor food.

Clean rooms, valet very reasonable. My experience with the staff was great! Next time in Norfolk, that is where I'll be staying.

I had booked it with Expedia, which was fine, but it took way too long to check in. The staff was staring at the computer and typing and clicking for at least 15 minutes just for me. Parking in the nearby public garage was $13/day. The hotel does not have its own garage, and no voucher was offered for free parking, so I had to pay $25 for valet parking. The location was good, within 10 minutes walking distance to the marina and cheap regular ferry trips across the river to other interesting historical sites.
- 5/5
Very friendly and accommodating. I’ve stayed here about 4 different times and am always happy and pleased.
- 2/5
The staff to serve breakfast on Sunday morning did not show up, so there was no breakfast served that morning and no coffee either. On my last nite staying, it was Sunday nite and the elevator was making some kind of really lous clanging noise when it moved and could be heard all nite long and very annoying to myself and im sure guest as well

Marriott hotels are known for the little extra in the bathroom, (hand soap and shower caps, etc). When checking desk clerk information me and my company that Happy is at 5:30 pm. The normal thing a happy is that you show appreciation to guests by offering one free beverage along a little finger food. A little greeting in the hotel where we mingle and fellowship with other guests and staff. We showed up for happy to find out by the bar tender that you had to pay for all your drinks. No welcome guest to the Courtyard, etc. It was three in my room and the pull bed appeared to be unclean. Normally you can get extra towels with no problem, but when I ask for extra towels it seems to a problem. I was informed there’s towels in room. Convenient location to Carnival cruise port and mall.

This was my third say at this location and probably will be my last. From the first time I stayed to 2026 this hotel is not worth the stay. Some staff are professional and some are not. Some are not willingly helpful. My opinion get it together your inventory and welcoming is lacking. Convenient location to Carnival cruise port and mall.

Unfortunately this was not a good stay for me. It was my graduation weekend and nothing was up to par. For one, the hot tub was out of order and the pool was freezing cold. It was booked that hotel purposely for hot tub, so it was very disappointing. For second, the air conditioning the first night was terrible. We had to open a window. A mechanic came the next day but had to go in and out our room; very uncomfortable. Lastly, the hotels restaurant “Bristo” closed so we weren’t able to get food when the sign says closed at 10. We were told “if it’s not busy, we close down early”. It was just a weekend of unfortunate events.

They tried to double charge me. After booking on line and payed in full they charged my credit card again. Tried changing me for $25 for parking when I parked in the public parking garage across the street. The breakfast price was off the charts and awful. Will never stay at a Marriott again.

For what the cost is I would have expected parking to be available on site for free!!! I'm glad the staff was great with valet, parking!!!And would have liked breakfast to be free for the cost!

Location was good, convenient to Amtrak and downtown. Facility was decent, not exceptional. Staff was fine, friendly enough. The heating unit in room made aloud humming noise when cycling on, kept waking me up. So I turned heater off. The clock /radio also made a strange buzzing noise, so I unplugged it. The hotel just needs a slight polishing up. It felt just a little bit rough around the edges, not horrible, just not special.

This hotel has gone down hill. It is extremely dirty and understaffed. We had this booked again for a stay in a few months and we will be cancelling. I let management know how disappointed we were and they did say new management had taken over and they were working on the issues but we aren’t will to take the risk of staying there again

I was very pleased with the pleasant staff. Very knowledgeable and helpful. The room was nice and accommodating. It would've been nice to know about the mandatory valet parking. I don't remember seeing that on the website (not that it wasn't there). Also, the room could've been a little cleaner. There was a sheet of paper on the floor behind the chair and hair in the shower when we arrived. Our TV had a minor issue that maintenance fixed promptly. Also, with all the lights on, it was still not sufficient. Overall experience 7/10.

Maria at the front desk was so lovely and very helpful. I arrived very early and she was able to check me in. Also the woman working at the bistro was so sweet and very patient as I was indecisive and then made me the best burger.

The front desk staff were semi-friendly, but often weren’t at the desk. That wouldn’t have been as much of a problem if I didn’t need their assistance to get ice since none of the ice machines worked on the floors. Also, I wasn’t able to take a shower during my stay because the room we received was handicapped (meaning there was no tub), which isn’t an issue, except that the drain was clogged and within moments of turning on the shower to warm the water the bathroom was going to be flooded.

For this to be a Marriot hotel, it sucked. The rooms are dark even with the lights on. The building and rooms are in need of a major renovation. The room smelled old and damp. I’ve stayed at plenty of Marriot Hotels in different cities and this location was by far the worst. The price of the room was outlandish considering the conditions of the establishment. Never again. It’s giving Motel 8 vibes.

Staff stood out. Maria at check in. I think that’s her name. She was at the first podium by the valet door during the bomb cyclone. She went herself to find me a pillow and trash bags to wrap my feet for the snow before our cruise. Also Jermaine the valet kept me company while I smoked when he wasn’t busy. I had anxiety sitting by myself and he understood. The buffet hostess was quick and since I walk with a cane, she came to my table to check on me.

I understand that checkout is at a certain time but knocking on the doors and even opening the door while we are still in the room repeatedly is excessive. I'd still recommend this hotel! Just make sure you're out of the room well before 11am.

From the moment I arrived, each of them showed such kindness, patience, and genuine care. Travel can be stressful, especially when plans change unexpectedly, and they went out of their way to make everything easier. They were warm, attentive, and incredibly helpful every single time I walked through the lobby. Dianna and Maria were absolute stars at the front desk, welcoming, thoughtful, and always ready to help with a smile. Barbara brought such a calming, friendly energy that instantly made the hotel feel like home. And Mr. Willis was exceptional, professional, gracious, and truly dedicated to making sure guests are taken care of. It’s not often you find a team like this. They turned a tough travel situation into a positive, comforting experience, and I am deeply grateful for each of them. I cannot recommend this location enough, not just for the convenience and comfort, but for the people who make all the difference. Thank you Courtyard Norfolk Downtown for the outstanding hospitality. I will absolutely stay again!

All was good but breakfast. $25 and they put a plastic utensil bag ON TOP OF THE EGGS! GROSS, not sanitary and did not eat.

Staff was so welcoming and friendly, room was clean and just right for our night stay. I highly recommend this hotel if you are attending a concert at the Norva. You can walk to the venue in 5 minutes or less and there are so many restaurants and bars in the area that are walking distance. No need for your car at all. We will definitely stay at the Courtyard by Marriott Norfolk Downtown again!

The room was fine and the staff was courteous. Don't like being charged for coffee in the morning, in the lobby. Don't like being charged 14% sales tax either.

I was at the property for 2 days. It is in a good location with plenty of stuff to do. Parking is easy if you use valet which is a little pricey but convenient. The cleanliness of my room could have been better. Everything seems dated.

Everything was broken. The pool was broken, every ice machine was broken, the walls were crumbling, everything was dingy and dirty, the room above us had a loud dripping noise starting at 6am. Parking is located two blocks away. The pull-out bed they offered was so uncomfortable even my 5yo couldn't sleep on it. Would not stay here again.

I have stayed in multiple Marriot hotels , but this one had clogged shower tub and also the bathroom sink.. very dissatisfied with this matter as i had to cover my hands with a plastic bag to reach out the sink stopper and also the shower tub stopper. Also the room temp was very cold even after i set it on 80F*

Amenities were nice. Rooms could use updating. We had a lot of trouble with the door lock not totally unlocking and there was a patched hole in the wall. The toilets are REALLY low. But, overall, enjoyed the stay. The only thing that was a little frustrating: the mini-frig was not plugged in so we had to load our cooler with more ice, which we had to get at the front desk because there were no working ice machines, until the frig got cool.

The rooms need to be undated . Smelled like mold. We stayed two days and our room was never freshened up. This is not the type of Marriott we are used to. On top off all this my card was charged an extra $550. This hotel was just convenient.

Wall was peeling off in shower and there were nats or small ants on bathroom floor.
- 3/5
Hotel is a bit on the dirtier side and needs a bit of updating. One of the elevators is not in the best of working condition. Seen a very large cockroach in the lobby so could use a company to spray. My bathroom sink would not drain. Convienet location close to the court house, walking distance to the waterfront which was nice!
- 2/5
The staff was great but the Hotel room room was old and smelly. It needs to be rehab. This place was not to my standard.
- 3/5
However, there are some areas that could be improved. The presence of garbage cans in the lobby took away from the overall atmosphere. The bed sheets did not stay in place and came off repeatedly, which was inconvenient. In addition, the hallway carpets were uneven, which I found to be a potential safety concern. Overall, while the location and valet service were great, improvements in cleanliness, comfort, and safety would elevate the guest experience.
- 2/5
Roomed smelled like fish when arrived.. refrigerator not plugged in. Shower drained slow.. after maintenance fixed the slow drain didn’t receive room clean up.. most staff was nice and generous
- 4/5
While we really just need a room without bed bugs, this room will sleep us fine. Nobs are missing, bed frame kicked in- safety rails need tightening- clean enough but long overdue for general repairs.
- 1/5
The beds are clean but the rooms are dated

Hot tub was not functioning properly, there was no water in it. Ice machine was broke. TV too small. Shower old. Plugs were old and wouldn’t support the weight of my cell phone charger.

The staff here are wonderful!! I will definitely stay here again. It is a nice, downtown hotel and again, the best hotel staff I’ve ever met and I’ve traveled extensively. Thank you for a wonderful stay. Also, the ladies in the bistro were equally as wonderful!
- 2/5
The Jacuzzi was not working and the pool was very cold.
- 1/5
I moved to two different rooms n they all had dirty bathrooms. I didnt feel like moving all my stuff AGAIN so i just settled. Hair was in both rooms, soap dispenser had old soap bubbled up on it and then they sat my new soap wrapped in new package on top. The bedding had some gooey stuff on it. The diner downstairs is super limited in food options and the place charges 25.00 per vehicle per day along with the over 200.00 per night room. It was NOT worth it.
- 1/5
Check in was a nightmare. They double charged my card. Took forever to try to figure it out.
- 2/5
Only advantage is the walkable location. Otherwise, everything about the hotel is a bit wonky and neglected. Drains clogged, funky smells, elevators have broken parts, hot tub is drained, mandatory valet. Not worth the high price.
- 5/5
The hotel was very clean and the staff was nice and friendly. The beds were so comfortable. We will definitely stay here again.
- 1/5
Music blasting. Unbearable weed stench in my room because off neighbors. My kids don't understand what is going on. The front desk says they can't do much about it. And then I'm told to calm down. Always nice to change rooms at 11 pm with wife and kids just to wake up at 4 am to get to the airport. Nighmare! Never again!
- 3/5
Carpet smelled moldy. Tv too small for room size
- 4/5
Was a great trip. Front desk was amazing. Room was clean. Close to interstate and plenty of things within walking distance. Would definitely stay again
- 5/5
I arrived very early for checkin and the front desk was still able to accommodate. My room was very nice and I love how close the hotel is located to several nice dining options.

It’s ok. Pool was way to cold to enjoy. Chair in room had some questionable stains on it. Not really sure if my room was actually cleans or if they just went in to make the bed.

Be aware the parking is “Valet Only” which adds to the cost of your stay. I did not see that anywhere on the Expedia website.

Everything was great
- 4/5
Very clean, nice facilities.. felt the area was unsafe however. Inconsistency with staff in terms of times of closure for bistro and check out miscommunication. However, valet was great and DoorDash could get to us very easily. Not too noisy. Was missing conditioner in the bathroom for my shower though.
- 1/5
I didn't like the fact I reserved this room months in advance as I was leaving on a cruise today the 26th. Apparently a guest flooded it out from above the night before. He said it couldn't be rented out and they were full. Not what I wanted to hear after being in a car for 14 hrs. He did try to find another room but nothing was available. He said I will not be charged for the room.
- 2/5

This hotel is an absolute joke. Outrageously overpriced for an awful stay and experience. The restaurant was closed and they claimed to offer free coffee in the lobby in the morning. It was nowhere to be found. I asked for turn down service before my girlfriend arrived and they said they would but never did. The room smelled like musty water and was never cleaned. The one time the maids did come in the room they took all our towels and left us with one for two people. Stay far away from this establishment. I even was nice and wrote a non public review highlighting all of these things and the manager or hotel never reached out. SICK JOKE
- 3/5
Hotel room was nice and clean. House keeping was wonderful. Got a little attitude from front desk when asking for additional towels. No a/c in hallway but room was always cool. Biggest frustration was the $25/day hold charge for valet service even though we didn’t have a vehicle. Yes it was refunded after 5 days but why charge it to begin with.
- 3/5
The property list there's a bistro on the property. The bistro has not been opened in several weeks. As a person who likes to eat early in the morning prior to going out this was disheartening. My husband who enjoys a drink later in the evening this too was disappointing. The ambiance in music was there but there was no food or drinks being served on the property as stated in the amenities for the property.
- 1/5
Very old... unsafe area
- 2/5
Customer service was well but ths facility itself was old and had a bad odor in the room. It was warm in the building and when yiu walk into the room it was cool but had like a wet mildew smell to it. Hotel seems very dated not what we expect from a Marriott.
- 1/5
Horrible service. Was there for 5 days and room was never cleaned even after bringing it to the staff's attention several times. Staff acted as if I was disturbing them. Really the worst experience EVER!!!
- 3/5
The staff was nice but the place is looking pretty rundown.
- 3/5
Comfy bed and clean room; furniture old, scratched up, and tv not working. Entrance/check in was in much better condition; service for dinner closed, very disappointing because I chose the hotel with that in mind; breakfast was good; by far customer service was top notch, and that made up for all the things that were just average about the place.

- 4/5
Valet parking was excellent, and front desk did an amazing job.
- 4/5
For the price, it was only basic. No fridge no cooktop just a microwave and a coffee pot on top of the desk and then there was only a 30 inch TV in a room you paid $200 a day for.
- 3/5
The staff were very nice, my room was clean however the carpet smelled really bad and my Internet kept going out so I was not able to watch television when I couldn’t go to sleep. The staff at the bar were new and not bartenders, so they didn’t know how to make drinks; I asked them to Google it. The property needs to be refurbished. The carpet is dirty, The walls are dirty and the elevator doors need to be replaced on the inside. They’re really really stained. For my inconvenience of not having Internet, I was given two free meals at the bistro.

Very clean and convenient walk to waterfront
- 5/5
Great location to attend events at norfolk scope and chrysler hall. Within walking distance.
- 4/5
Clean place to stay. Bathrooms need to be updated (tub) hallways are super hot (June) but staff is friendly. We had room 304, so corner with a king. Tight fit and no luggage racks. Not much of a walk to eat or get to the waterfront. Chrysler Museum is a little over a 20 minute walk.

Very friendly staff! Easy check-in. Good, central, walkable location for exploring downtown. Tons of scooters nearby as well to get around town. Easy walk to Waterside restaurants. The hotel needs some love; there is a lot of deferred maintenance especially in the pool area (hot tub was out of order and pool needs resealing. Drains around the pool deck were completely clogged and not draining so there was a lot of standing water), the bathroom inside our room needed some TLC. Shower handle barely worked and I was afraid to turn it out of fear of breaking it. The key cards only worked maybe half the time. Our room smelled musty.
- 3/5
Hotel could use a little face lift
- 3/5
The staff is super cool and welcoming but the condition of the room is what lead me to my scores here...the couch had a huge stain, there were a pair of used socks in the bed when we pulled the covers back and the fixtures in the room a bit worn out. Upgrades are definitely in order here!

We did not have any coffee in our room as they ran out, ended up having to buy coffee at the Bistro even though front desk said they would cover the cost. Housekeeping never checked on us the 3 days we were there. Valet’s were great and friendly!
- 3/5
No parking. Only valet for $25 a day. Free parking is in another structure across the way.
- 1/5
Upon entering the room it smelled mildewy and Smokey. We left early because I got a migraine from the smell in the room even after spraying something and gotten sick by 12:00, 12:30 a.m. We were leaving.
- 4/5
The bathroom in my room was outdated and the tub wasn’t clean. The entire bathroom needs to be upgraded. The furniture and tv were all dated .

Overall the bed was comfy and the shower was powerful. The valet service was great. It's just old rooms that need updating. I wouldn't stay again due to the mildew smell.

We stayed for 3 days, visiting family. The room was clean and quiet. Staff were very nice.

Background/ Comparison April 21-25, 2025, I stayed at Courtyard by Marriott Dunham. I had an amazing stay, and I really enjoyed the in-house cafe, the rotating TV, the room setup with a cool couch, and the fun hidden refrigerator. There were more plugs than I could use, and I carry ALL my electronics. I had such a great experience I changed my hotel for my graduate school graduation in Norfolk from the Sheraton Norfolk Waterside Hotel to Courtyard by Marriott Norfolk downtown May 8-11, 2025.
- 4/5
The property was absolutely fine. The people at the front desk are very helpful. location location, location every thing that you would want to do within walking distance . the area is safe and clean
- 2/5
The furniture was in poor condition. Furniture was extremely worn. The bedside table drawer had small nails sticking out from something that had broken off. It jabbed my thumb when I opened it. There was only one very worn desk chair for a table/desk in the room which allowed 3 adults. The pull out sofa bed again very worn. Bathroom tub needs to be resurfaced as it had permanent black stains. The towels were so thin they were almost threadbare and the same with the bed linens. Carpet needs to be replaced (vacuumed well but shampooing) would not get the appearance of permanent soiling out. The best part is the valet customer service. Valet parking expensive at $25 per day.
- 5/5
This hotel is excellent. Close to everything downtown and very comfortable. Staff was super friendly!
- 3/5
Dining options very limited and felt almost forced to pay for valet parking due to alternate parking choice.
- 5/5
Staff was friendly
- 5/5
Friendly and professional valet and front desk staff. The lobby is lovely and the rooms spotless. The room is a little smaller than usual for Courtyard but has everything that’s needed.
- 5/5
Tis property was very close to the conference hotel and was very affordable. We only stayed one night and then moved to the conference hotel but if I could not have gotten a room there, this would have been very helpful. Many at the conference stayed here as it was booked. I did not know the area well and this was a last minute booking to get in town early. It is an older hotel but very clean and comfortable with WiFi.
- 2/5
Choosing this hotel was a mistake!
- 2/5
Rooms were not clean. Had to ask for clan towels and to have the bed made up and.
- 5/5
Delightful room and accommodations. We could easily walk to all the places we wanted to visit.
- 3/5
Reserved king room with sitting area but said oversold so got 2 Queens no comfortable sitting area. Hotel old and well used. Needs updates. Check in staff pleasant but gave no info about what to expect or area. Amenities were none; except water. Housekeeping every other day then only changed towels and made bed. A lot of noise inside. 3 ice machines in hotel but only 1 was working. Would not recommend staying here.
- 2/5
Stayed for a weekend. Property is run down. Chairs and booths in restaurant in disarray. Pool was extremely cold with low lighting. Has the potential to be a great property with an amazing downtown location. Bartender was more interested in talking to his friends then drive me drinks I payed for. Food in the resturant was not impressive
- 4/5
The bar didn’t open until 5 and no really close restaurants. Walkable in 10 minutes though but would have been nice to have something on site. Friendly staff- no other complaints.
- 3/5
Room was next to all the mechanicals. A bit too loud.
