The location is convenient, parking is easy coz the parking garage is a few steps away. Its in the heart heart of China town so there are stores everywhere. There is a park in front of the hotel. Clean, aafe environment. Its family friendly. Staff is friendly. The room is clean.

Straight forward check-in process - staff was very detailed on how to use the access cards and how to access the lobby during late night hours. Fresh coffee and water for tea was available in the lobby. As it is with NYC hotels, you could tell it's an older building but it was clean, our beds were very comfortable, we had a updated TV in our room and our room was one of the biggest I've gotten in NYC (where a lot of hotels are notorious for very very small rooms).

The property has a great location very close to public transportation and near great restaurants. We were able to get fantastic food and entertainment at all hours of the day. Nothing. Everything was great.

Staff was very friendly and the location was really convenient to Little Italy and the subway with more great eating choices there than you will ever need. It is a nice choice if you would like to be away from mid Manhattan (or the prices there are ridiculous at the time). We enjoyed our stay, thank you!

This hotel is next to Italy town and China town in NY. Great location to walk to these locations daily. This hotel is smaller than other chain hotels and older but clean. They do not have public restrooms on the lobby floor . The 2 bedrooms were divided nicely to have privacy if traveling with 2 couples. I would stay here again.

Very much enjoyed our stay at Hotel Mulberry, especially our view of One World Trade Center! Would not hesitate to recommend this hotel and definitely hope to get the chance to stay there again.

Room is clean, staff is friendly, parking garage is few steps away. We parked in front of the hotel to check-in, unload our luggage, cart to our room then park in the garage. Would recommend this hotel to friends and family.

We were able to store our luggage at the hotel for 2 hours after checkout. Unfortunately it was located in a really sketchy area of China Town. It looked so much better online. Ok in daylight hours but once night fell homeless, drug affected people roaming around in the park land across the riad and outside the hotel entry yelling out abuse to people passing by, it was quite intimidating. The hotel is dated, in serious need of a reno. Paint knocked of walls, thin sheets with holes in them, lumpy pillows, chips and dents in furniture. Sorry to sound so negative but it was the worst place we've stayed at on our 5 week holiday. Staff were difficult to understand and not overally friendly. It felt like the kind of place you pay by the hour.

It was really awesome of them to allow us to go on up to our room when we arrived instead of waiting until 3pm. Thanks you guys! Our stay was nice. The staff was kind and responsive. The hotel was quiet at night. We enjoyed it and would stay again. The cleaning staff needs to make sure they look under and behind things when they clean. There was a dirty rag and some trash under the coffee bar. It's also a bit strange not to be able to control the temperature in your own room. They froze us out until I called to the desk for them to turn off the AC. They promptly came up and turned it off and brought a small space heater, though. Thanks for that!

Hotel Mulberry is right in the heart of Chinatown but across the street from a park which makes it feel calmer and less bustling than the rest of the neighborhood. We had a very good stay, marred only by the night when the city had a planned water shutoff on the street that the hotel neglected to warn us about. My poor husband had a stomach bug, went to bed early and had a confusing and desperate night. I discovered it when there was no water to brush my teeth. The night staff was surprised we hadn’t been told but none of the people I came across in the elevator knew about it either. Obviously, the shutoff itself was not the hotel’s fault. And if you’re reading this it probably won’t affect your stay either. But it says something about something.

Not fancy, but the room met our needs and the staff was very supportive when we needed their support. Checkout was in the morning and our flight wasn’t until evening. As we passed the time for our last day in New York, they held our bags, granted us access to the restroom, and provided cold water (93 degrees F outside!). I truly appreciate their support.

The Mulberry is at the edge of Chinatown, so there are many, many restaurants and shops nearby. It's also close to Little Italy, with its many Italian restaurants. There is a park directly across the street where both children and adults can play.

I live in NY and often stay in the city for work. I booked this hotel as it was reasonably priced (although $530 is still quite expensive). It was a horrible experience. The water was brown, so we had to wash our hands and brush our teeth with bottled water. We couldnt shower. When I tried to call the front desk, I discovered that the phone was broken. When I approached the front desk, they said that they had put a note on the elevator about the water issue. No one informed me when I checked in. The paint was peeling, and the room was poorly furnished. I do not recommend this hotel.

The evening and night staff were cool, but the daytime staff were rude and made the trip pretty miserable. Simple request like later room cleaning, swapping out dirty towels for clean ones, lowering the temp on the thermostat, etc. were met with a hostile attitude and a refusal. We came from the west coast so when housekeeping came pounding on our door the first morning at 9:30, it felt like 6:30 am to us. I politely declined a cleaning that first day and was then told (rudely) by the front desk that our request for later cleaning times were denied. We ended up not having our room cleaned for the entire week we stayed there. The room was crazy hot and stuffy and was pumping heat so we tried to turn it down via the thermostat (something that most all hotels allow guests to do). Well, their thermostats require a code. We called down to the front desk and asked for a code. They said they couldn't give it to us but that someone would come and make the temperature change for us. That never happened. We ended up avoiding the front desk staff like the plague during our stay because every interaction was so infuriating. The evening staff were nice and gave good restaurant suggestions, etc but they would defer us to the day staff for most other things, unfortunately.

Nice modern hotel with clean modern rooms and friendly staff. Black-out curtains were very effective and could sleep any time of day if needed. Very quiet neighborhood at night and bed was comfortable. Right across from a beautiful park. In China town and 2 blocks to Little Italy. 5 to 10 min walk to subway. Moderate walk to financial district or Brooklyn Bridge. Staff gave a great dim sum recommendation. Great location, very nice place, would definitely stay here again!

Located in Chinatown, Hotel Mulberry is a charming hotel. Given the area's liveliness, our room was very restful. It was great to collapse in our room after seeing all the sights. We loved stepping out and shopping in Chinatown. There was plenty to do and see. We had a great view from our room. The staff was welcoming even after our late flight. We would definitely stay here again on our next trip.

My only reason for the so so review is that there was no way to control the temperature in my room. I have an autoimmune issue that affects me greatly when it is too hot. The temp in the room upon arrival was 77 degrees. I had someone come up and they said that during March (and I imagine all winter) they are on central air and the rooms cannot be individually controlled by the customer. Never had that before in my 50+ years of traveling - at least not in the last 20 years anyway

But not having AC (only heat) in the room on a warm 75 degree March day, no cable TV (I was trying to watch ESPN - but noticed you only have ABC/CBS/NBC/FOX) and lukewarm water to shower in the AM - wasn't a great look for the $370 I paid for the single night I stayed.

It's a no frills hotel with a great location. I wanted the location above all and got what I needed. It was a bit pricey for the property but, location was paramount.

We were never told about the breakfast, so I can’t really answer that. The room was great. The toilet would run occasionally and we’d need to jingle the handle, but aside from that we had no complaints. The staff was friendly and a manager even me to our room to make sure ur A/C was working properly after noticing we’d had it running all day. Well I’m a little curious about that breakfast now, but aside from that there wasn’t anything that we didn’t like.

Went for the San Gennaro festival location was great. Bed was comfortable. If you need complete quiet it’s probably not the place for you, I personally don’t mind the sounds of the city. I liked it here, clean, comfortable bed, hot shower what more do you need.

This place was clean, spacious (by NYC standards), the check in was easy and the staff was courteous. The water pressure was great! I had never stayed here before but I had read the reviews and I'm glad to see that the reviews were correct - this is a good place to stay and I will gladly stay here again!

Only two sets of towels were provided, although we booked for 4 people's accommodations. When I asked for additional towels, they required me to exchange the exact number of towels for new ones. We had a full-size refrigerator in our room, but no microwave on site at all. The front door to the building requires a separate access card from the room, but you only receive one, so we constantly had to go down to let the other adult into the building when we were not together. The room also requires that the key card be placed inside a slot to give the room electricity, so that was inconvenient when the two adults needed to leave the room at the same time, but our teenagers still needed power in the room. I would not stay here again, nor would I recommend this hotel to anyone.

I absolutely would stay here again. Check in was smooth and everyone I encountered during my stay were very nice. The rooms were clean and the beds were comfortable. First trip to NYC staying in a hotel. I was very impressed with the cleanliness and hospitality of the staff. Was the cheapest option amongst other hotels that were $1k+ but all had terrible reviews. This place was great, tucked away in a seemingly nice location with plenty of great food options and stores around as it’s right on the border of Chinatown and Little Italy. The location was excellent—right in the heart of Chinatown. The hotel was well-maintained, and the room was a comfortable, generous size. The patio just outside our room was a wonderful bonus. We also grabbed breakfast at Tria Bakery nearby, which turned out to be an excellent choice.

The room and bathroom were ginormous, and the beds were a solid good (not great, but quite good). Staff was kind and area was safe and quiet. I would definitely stay here again. We had minor trouble with the thermostats which are coded and didnt adjust when changes for us by staff.

Coffee is not offered in the room. Only in the lobby at 7am. Bed was very comfortable and the shower was great. Staff very nice. No frills but a good hotel. Coffee in the room is essential to me. I'm not sure I would stay there again because of this.

Everything was fine - the room was clean, the bed comfortable, the staff nice on check-in and check-out. I love the Chinatown location, close to a lot of great things to do, and this particular block is really quiet, across from a park (except for a few police sirens in the morning). I do think the management could do a little more to put the hotel's best foot forward - the front of the hotel shouldn't be so dark when you walk up to it; the lobby could use some decorating; the doors on the rooms need repainting, as did the doors on the closet inside the room. But in most of the ways that matter, it was a nice stay.

Location is pretty good. Quite street. The room was cozy, and comfortable. Easy walk to Chinatown and little Italy. Although not right off a subway, you are within a 4 block walk to two different subway lines. We had noisy neighbors and the hallway can be loud if they were outside their room.

Rooms are not bad. We had a double room. There are not a lot of amenities here so don’t expect much but you are right in China Town and it’s clean and the prices are pretty good. Staff was helpful. Overall no complaints.

I’ve stayed here a couple of times now and the room is always clean, service is always excellent, location is wonderful and I think this is the best value of any hotel I’ve stayed at in NYC. Highly recommend. Eat at uncle Lou the next block up on mulberry. The pork bun is divine!

Paying between $200-250 was a far better value at this hotel than in other similarly-priced hotels I've experienced in NYC that were recommended to me through Booking.com. inability to control room temperature / thermostate; the room was 65 degrees on a cold night, with no ability to put on the heat. I slept fine, but I may have wanted to make the room a bit warmer.

The room was very nice, spacious and very clean. Bathroom was good size. Did not have any issues but it is a bit far from Subway so if you have car you’ll have no problems but public transport was an issue for me. Laundromat was just a few steps away so that was a blessing as well.

It was a clean room, friendly staff and good location in Chinatown, surrounded by restaurants and walkable distances to nearby neighbourhoods. The only bad thing was the Aircon, that we couldn't stop it at all, it was constantly on, making the room freezing and noisy. We complained several times and the staff were very kind coming and switching off the thermostat but it was turning on itself after an hour or so.

Great location in Chinatown. Although hotel looks small from outside the rooms are quite big and well kept. No nonsense hotel staff was polite and helpful. Facilities are clean and location is superb, easy access to subway, Chinatown and Little Italy. Easy walk to lot of downtown areas like City Hall and Brooklyn Bridge. It was safe to walk around even late at night. The park across the street is lively during the day with locals playing bridge and pick up basketball games.

The hotel was a good hotel. Nothing fancy, it is a place if you are just looking for a room and a bed and be in NY. I arrived at my room and the door had a lot of scratches on it which gave me concern it was not going to be clean, but my room was fine. I was on the 4th floor off the elevator and did not have any kind of view. The hotel is well located and easy to walk to through Chinatown and Little Italy with a lot of good restaurants in close proximity.

The staff were always welcoming and helpful. The room and sheets were very clean. We chose a room with the city view- worth it. We enjoyed walking around Chinatown and up Mulberry street. I’d be happy to stay here again. Recommended stay if the area appeals to you. It didn’t seem like we could adjust room temperature. That’s ok, I expected that from the reviews. But just fyi in case that’s very important to you. I got a kind of hot one evening, nothing terrible.

Stayed as tourist. City view is pretty great. The park opposite is green and well used by community, lively and wholesome. Very much in Chinatown and near to Little Italy. Neighborhood isn't unpleasant, but didn't hang out there a lot. Good for transport access uptown. Cose to Wall Street, Battery Park, and access to Brooklyn bridge or ferry stops on East River. Walking distance it is close to lower East side, Tribeca to West, financial District to the south.

Very clean no frills hotel in the heart of Chinatown. This is not the area I would normally stay in but had to for this trip. I was pleasantly surprised at how clean Hotel Mulberry is. I had a room with a terrace with a view of the WTC memorial which greatly enhanced my room/stay. With the terrace I would totally recommend this hotel if you find yourself in Chinatown.

Loved the city view of Columbus Park and the Financial District from our room. Very nice, helpful staff. Clean and nicely restored historic building right in the heart of Chinatown. The bed was not entirely satisfactory with established hills and valleys in the mattress. Loud talking audible between rooms. Overall, a good experience.

I sincerely don’t understand how this hotel has such a high rating. It is only convenient if you like to be in Chinatown or need to be close to the federal courthouse --that's it. Front desk personal was very terse. The hotel has no amenities or frills at all. Room was noisy at night.

We loved this hotel! Large rooms, reasonably priced. Good location for Chinatown shopping and dining, quiet, across the street from a friendly neighborhood park. Close enough to subway to get anywhere in Manhattan that we needed to go. Staff was truly friendly, rooms were clean and cleaned daily and they accommodated our special requests. I stay at this hotel frequently when I have work in lower Manhattan. It is reasonably priced and extremely convenient to the Manhattan courthouses. In the heart of Chinatown and blocks from Little Italy you have a virtual limitless selection of shopping and culinary options. Rooms with the City view will not disappoint.

The hotel was clean and staff were friendly. King Deluxe room had a beautiful view. I arrived for check in around 9:30-10PM at night and saw that the parking garage next door had their entrance door closed so I asked the receptionist where I should park if it’s closed. He didn’t know of anywhere so I drove around for a bit and came back to the garage. Turns out they just close the one door at night. You’d think the hotel staff would know that but not too big of a deal. However when we reached our room we found it to be freezing. We turned the thermostat up and went out for a late dinner. When we came back it was COLDER than when we left. I called the desk to see if they could turn up the heat, they gave me the security password to access the heat on the thermostat. We woke up in the middle of the night to find the room temperature at almost 50 degrees!!! Absolutely freezing inside and no way to adjust the temperature.

Let's start with the positive aspects. The hotel is in a fantastic location in Chinatown, near great eateries, opposite a lovely park, and it's easy to catch the subway. Our family room was MASSIVE! The main part of the room had one bed, a kitchenette where we could prepare meals, and a full-size fridge. There was also a bar and stools for us to sit at. Off to the side was a little alcove with the second bed. The room was clean and wonderfully kept, offering plenty of space. Now for the negative – we had a deeply concerning incident where our prescription medication went missing from our locked hotel room. While we acknowledge that we should have locked it in the safe before leaving for the day, the fact remains that it was gone when we returned that night. The hotel staff were helpful in searching the rubbish to ensure it wasn’t accidentally thrown out, but unfortunately we ended up without our daughters medications for a week. This situation was incredibly distressing and unacceptable. On a lighter note, we got to see the inside of a working NYPD Precinct when we made our Police report. Overall, while the hotel has many great qualities, I recommend keeping your valuables, including medications, securely locked up when staying here.

Comfortable king size bed! Very clean sheets, towels and room. Love Chinatown's community and the hotel rooms are so quiet, never hear noise from other rooms. After check-out, the hotel held our luggage for couple of hours while we immersed ourselves in the local culture and breakfast. Only disappointing thing I could come up with is that I could never figure out completely how to operate the television.

Had a huge refrigerator between the beds. Definitely not what was conveyed or expected. I wouldn’t stay there again, or recommend to friends, unless they were set on a stay in that neighborhood.

Great little hotel tucked away in Chinatown. Not super fancy or super modern, but comfortable and clean and the Queen size beds are a bonus! Great views from the rooms at the front of the hotel, and walkable (sub-10 minutes) to closest subway.

While basic, the Mulberry Hotel had the things that are most important to me: the room was very clean, it was quiet, there were plenty of outlets within easy reach, and the bed was comfortable. The staff were friendly and eager to be helpful. My only complaint is the room was a little chilly and there was no way to adjust the temperature. Still, I would definitely stay there again!

Loved staying here! Very clean, great neighborhood, great staff. Our only complaint was that there was no coffee maker in the room. It was available in the lobby but nice to not have to get up and dressed to get a cup. Otherwise perfect stay!

I wanted to select a well-located, comfortable hotel room in a quiet area and happened upon Hotel Mulberry in Chinatown. From our first encounter with Vanna, behind the front desk, our experience was wonderful. The beds were extraordinarily comfortable, and having a balcony overlooking the park across the street was heavenly. The hotel is within easy walking distance of anything you'd want to see in the Lower East Side, and an easy Uber to Midtown. The neighborhood is FULL of wonderful restaurants, so you can't go wrong. I highly recommend Hotel Mulberry and plan to return.

The staff were very friendly and quick to address any concerns or requests. When we checked into our room, the thermostat was set very high and the room was way too warm. Once we brought it up, they helped us out ASAP. Do keep in mind that staff are not there 24/7. It’s an older hotel and not the most glamorous which doesn’t bother me personally. I just want a comfortable, clean place to sleep and take a shower and Hotel Mulberry does just that. As with NYC hotels, it was pretty small but it was enough for me and my partner especially since we were out most of the time. Our bed was comfortable. A couple of scuffs along the walls and door in our room I can only imagine are from age and previous occupants. Our room and bathroom were otherwise clean and housekeeping did a great job in cleaning and tidying up. If you love Chinese cuisine, this is it. No need for continental breakfast with the options around me. Same goes for shopping. SoHo and Nolita are a 10-15 minute walk away too. I would stay here again (especially if I got another great deal) and would recommend this to friends who are looking for a more affordable option.

Staff was very kind and helpful. Hotel stored our luggage before and after our stay so we could walk around the city without it. The room was a great size for NYC and very clean. Great view of the park. Terrific dining very close to the hotel being in the middle of Chinatown and Little Italy. Will stay there again!
