Room was not cpmpletely made uo.

The AC works well, everything was pretty clean. It looks like they have renovated a lot, but things like the tubs and sinks are still old. The hair dryer blew dust out when I turned it on.

This was a good stay for the price!

We had booked a room for a midway stop on a trip to New Orleans, on motorcycles. When we arrived the man at the front counter moved his car so we could put the motorcycles under shelter out front, and then put us in a room were we could see them out the window. When we left that morning we said see you next Friday. When we arrived next Friday they had the cars moved from under the shelter and put is in another room were the motorcycles could be seen out the window without even having to ask or say anything. Clean rooms, friendly staff. good rates. It will for sure again be our midway stop next trip.

The hotel is currently being remodeled. The room we had was very nice and clean. The staff were friendly and helpful. The pool was clean and not over chlorinated. Overall it was a good stay. We stayed 4 nights and will return the next time we are in the area.

There was construction going on in lobby

No decor

Walking distance to a small plaza is very convenient.

Didn’t see anywhere online that no pets were allowed until arrival and they had a sign posted, hadn’t even been there a few hours after a long drive, and to cancel my booking to search for another hotel that was dog friendly, I was told by the staff to reach out to Expedia, when I contacted Expedia they said they’d reach out to the staff to work something out. They didn’t. So I wasted $350.00 on a weekend stay that I didn’t even get to stay in otherwise it would have been a 150$ fine for having my dog. I will never stay there again, nor recommend anyone staying there. Don’t waste your money. On top of that the place was a dump.

Price, location, staff service Beds were a more firm than we're used to

We liked the cleanliness of the room. The room rate was reasonable. Staff was friendly, the location was close to where we needed to be. Although the was a sign at the desk for an explanation to “please excuse the mess.” There were very few immensities. No breakfast, very little effort for the coffee bar. The shower curtain in our too didn’t just have mold on, it was filthy and needed to be replaced. There was nothing in the bathroom to hang our towels on, there was nothing in enough toilet paper for the 3 nights we stayed there.

The room looked newly renovated. The room was clean. Microwave and refrigerator clean. Staff was pleasant Lobby could use a bit of sprucing up but he did say they were in the midst of a remodel. There were only 2 lamps in the whole room. There was a black stain on the bedspread. No clothes hangars. The AC unit needed to be cleaned out. There was drywall/debris in the vent area.

The jacuzzi did not work or the lighting above it.

Location was great. I was unaware breakfast was available. The room and bed were very clean but the floors were extremely dirty. From shower to bed after a shower my feet turned black so after washing my feet a second time I had to wear shoes while walking around.

I had to report two things in regards to the locks(Deadbolt hard to lock, and the swing lock was loose on the door that needed to be addressed for safety and security when I checked out. HOWEVER, he was very receptive and took note of my concerns and mentioned that they will address them.

The property was under renovation but our room was in excellent condition! New carpet, great king sized bed, nice fresh smell. The staff was very friendly and helpful. We enjoyed our stay and would stay again if we ever pass that way again.

Clean. Looks all new. Staff were all friendly and went above and beyond(including maintenance for a non stay related issue)! Planet Fitness and Anytime Fitness next door, as is Waffle House. It may of been the hottest shower I have ever had. The front door is locked at night and the stairwell doesn’t have a camera that I could see. Each floor does. Didn’t always feel safe walking back in at night. People even propped it open one evening.

The size of the room was great.

Location was good The bed was hard. The sheets were rough. There was a stain on my pillow case and had to get it swapped. No chair in the room other than a rolling chair at the desk. There were blue pieces of painter’s tape scattered throughout the room on the walls. The smell was strong but did improve with the ac on. The front entrance had leaves in the door at check in and check out. The entire facility seemed unkept.

PROS: * The front desk staff were personable, welcoming, and easy to talk to. * Being family-owned and operated really adds to the inviting atmosphere. * The owner shared that they recently purchased the hotel and are in the process of renovating. What’s already been completed feels tasteful, clean, and calming. * The room was comfortable and quiet. * Despite the location, I never heard traffic—it’s nicely tucked away from the main road. * The price was exactly what I was looking for—and even better, the final receipt came out lower than what I was quoted. CONS (minor and easily fixable): *Only one accessible room, and unfortunately, it was already occupied. * No key-card access at the front entrance after hours—only side entrances are available. * The toilets are quite low, which may be uncomfortable for taller guests. Overall: I would absolutely stay here again on my next visit to the Milton/Pace, FL area.

The air conditioner had not been turned on so the room was stuffy, but that is the only complaint. The manager/owner was wonderful, very helpful and very friendly.

It is in the middle of a remodel and the door to the room wouldn't fully lock, but was manageable with hinge lonck. Felt very safe.

They have recently renovated the hotel. It looks good and the customer service was great.

The location was great as it was close to all I was visiting in the area. It was very convenient to shopping as well as from the downtown Milton area. The staff were very nice and accommodating. The only issue I had was that it was going through renovations and the noise at certain points were a bit much. It was all understandable as they were trying to renovate in order to increase the experience for the guests and that was a nice thought. The smell of renovation was a little much at certain points during the stay.

The bed was not very comfortable.

I was told that there would be morning coffee and there was none. A/C unit was very noisy. Bath tub was old. A piece of baseboard in the bath was displaced. I thought that there was something on the top sheet, but it was just a small hole. The room was okay, but I thought for $95 per night that it should have been better.

The staff was friendly but walls were thin as had couple in next room doing it from midnight till bout 5am. That was not so great but the other nights there were great.

Staff was friendly and accommodating. The room was clean and nice. It was a little stuffy but ac on for a few helped. I couldn't get comfortable in the bed but it was probably me. And you get a little hallway noices when people are in the hallways. Other than that it was exactly what i needed for the night.

Peace and quiet was all I was looking for and they did an excellent job. Plenty of shopping near.

The hotel is located within walking distance to restuarants, Dollar store for those "I forgot to pack items"and the benefit from being off the frontage street with a good quiet sleep.

Nice comfortable bed but room had mold I started coughing and wheezing so I slept a few hours and checked out when the front doors weren’t tied shut.

DON'T BOOK HERE! The dingy deteriorating furniture is bad enough but the soiled linens, evidence of pests in the bed and dirty toilet are complete deal breakers. We were told by the attendant that there were no other room options. We left and found other accommodations.

Dirty room. Black hairs in the sink. Holes in the sheets. Mini fridge very dirty and not turned to cold setting.. i am not sure if it even worked. Also a worker openned the door to my room without knocking. Good thing i wasnt standing there naked.

Need a refresh in hotel good area

When i first checked in, the room had not been used for sometime. For that reason, it smelled funny and was not really clean. The cleaners did an amazing job the next morning cleaning it and making it especially nice. The owner/manager is friendly and easy to work with.

The room had a strange odor. I went and purchased some air fresher to create a more pleasant aroma.

The guy runing the front desk didnt know how to find my booking. Then asked twice why i needed two key with my wife standing right next to me.

Paid 140 for one night. Room is dirty. Thick dust and grime all the way around the walls. All furniture is damaged and looks like it was left sitting in water. Drawers nasty with dirt. I would not put clothes in any of them. TV does not pick up any channels on the page typed out for guests. Was told it was Mediacom's fault and it would be 4 days. Had to light a candle because of the smell. I could have rented a room down the road with similar conditions for 50$. Had I known ahead of time I would have. I will never recommend anyone visiting to stay here.

Got what i paid for, quiet room

A lot of the rooms didn’t have working ac property looks very rundown unkept. Needs a lot of updating.

Was hot when we got there. Furniture was all crack peeling and falling apart, the room smelled like smoke even though it was smoke free room. Horrible do not stay here

Very clean, pleasant owners. The front entry to the building needs some decor, looks almost abandoned when we first drove in. Furniture is a bit rough, but newer beds and bedding and very clean, good room service. Could be a little more generous on the towels and cloths provided. Only one per person of each, though additional provided when asked. Pool is good.

The over all condition is run down. The biggest disappointment was the mold on wall around the air conditioner. Over all the staff was friendly and helpful

The Regency Inn was reasonably priced for a Holiday Weekend. They also had availability when no one else in the area did. The Inn is a tad dated, but was clean and the bed was comfortable. Which is all we needed. The pool area was not what we had hoped, but we didn't book the room for the pool. I wouldn't object to staying there again if the need arose.

It’s an old property. Room was clean. The AC drowned out noise but did cool the room. No breakfast but there is a snack vending machine in the lobby and Waffle House next door

It sufficed for our need. There were a few little things that need to be addressed, like the table was damaged and needs to be updated but nothing major. The staff was tremendous and location great.

The check in process was smooth and the desk person helpful.

I asked to be put in a better room and I was refused almost kicked out there was only one room I was told at that price

A family run business and the people always great!

This is a decent hotel and clean. I’ve stayed here twice. The first time I stayed the room was a little more updated. But it’s clean. Nothing to complain about.

The only thing was the burns in the bed spread, and blanket. I kind of wish I could help the man. I wish I could do some deep cleaning for the man. Just to keep this place up and running. It is the best place to stay in Milton.

Not bad but little things. Lamp not working, exit door hard to open. Not much other than clean simple room and coffee in lobby. Did have a waffle house across parking lot.

When we got there the ac was off and the room smelled like musky. Room was not clean.Tub had hair in it.

Need to replace sheets and pillowcases for they was stained and dirty.

This was the worst property I have ever scene. I think we were the only guests there and the room we had was horrible. Drawers were falling apart and had cardboard as the bottom of the drawer. Baseboards were coming off. Wallpaper peeling off the walls. Bathroom counter falling off. Drawers broken. Water stains all over the ceilings. Furniture was that pressed wood and it was all swollen. I have nothing good to say about this place. We stayed for about 30 minutes and then went to the front desk and said we couldn’t stay. We were not offered another room. He said ok. Now I have to fight to get my money back.

Not much to choose from in Milton, went with the cheaper one..ha..199.00! 5 tight parking spaces out front. The entrance is blocked if 1 car there. Outdated from first glance, has a lexan front glass for after 1100 check in. Host polite, gave one key, told room number and where, asked if 3 towels since i reserved for 3, he said " no, just 2". The room STANK like wet brocoli and mold. AND the AC was off, in 90 weather....nasty! Thinking they were full like the others we stuck it out. Got glthe 1960 ac on full blast...barely blowing but it did cool off. There were hais on the bathroom door, my pillow. Carpet felt sticky damp. Bed was ok, 1 pillow each. Wallpaper peeling off the walls, dirt/dust in the corners where the bumper was peeling. The shower was fine, 0ne scrawny rough towel each. One tiny square sliver of soap, one shampoo and lotion. All for 228$.

Sand on floor. Phone was filthy. No DO NOT DISTURB signs. Construction materials dropped off a truck outside my window at 4 AM.

Was charged $171for the room but couldn't stay because they don't allow pets but yet could hear dogs barking inside the hotel. Signs on door says no pets.

The hotel staff was friendly, but the facility truly needs some upkeep and cleanliness should be addressed.

This is a crack hotel. It’s the worst building in the area. It’s not a bad area the hotel is just understaffed and does not put any money into upkeep. The room smelled so bad that my clothes that laid on the bed overnight smelled like the hotel when I got home the next day. I paid 100 bucks and I slept but it was nasty. If I weren’t so tired I would have went some where else.

Room was clean but smelled of mildew (but to be fair, MANY Florida hotel rooms do!). One of the bedspreads was stained. It appeared that several people who worked there also lived there. But, was just a sleep and bath place for us, so was suitable.

Clean, quiet stay near family

Needed some minor touchups. Slight smell in room of wet smell like you get from moping with dirty mop.

1) Security lock was missing on the door. 2) A/C was noisy and couldn’t be regulated since a knob was missing. 3) nightstand was broken. 4) drawer was missing at the desk. 5) Couch was a century old 6) sink unit in bathroom was fixed with wooden brackets although it was in marble! 7) wardrobe door was broken 8) only hangers available were cheap wired one. And of course don’t expect a breakfast, that would brake the house!!! Thank you very much. Never again

The room was filthy! Spider webs in corners and dust all over. Thank goodness we brought sheets and pillows as cleaning supplies.

Room was old and dirty. Sheets had blood on them, had to ask for clean sheets. No toiletries. The couch was completely tore up with a cover on it. The door did not close. Did not trust the area and did not want to leave any valuables in the room.

Requested refund. Went down the road to holiday inn.

The room was over priced for this type of hotel. The room had a very musty smell had to go to the Dollar store just to get air freshner just to overcome the smell of the room. Very disappointing for a room priced over $200 a night.

Before I even entered the building I could smell the musty odor. I have stayed in many hotels and this one was so disappointing and the worst by far. I am so glad we were only here 1 night before we moved to our next hotel.

Our room was disgusting there was bags of who knows what I our nightstand and the pull out couch was so disgusting I wouldn’t let my kid sleep on it. I went and bought a blow up mattress for the kids. The attendant at the counter freaked out when my kid came in with me and I had to show him the reservation that showed 2 adults and a child. Will definitely not stay here ever again

The linen and covers on each of the beds were so nasty and full of stains there was no way I was going to let my family sleep on it so we went to Walmart and bought two brand new sheet sets and towels and washcloths because the hotel towels and washcloths looked like they’ve had them for 5 years just thin filthy and hard as a rock ! I’ll never stay here again!!!! I usually stay at the Marriott, Hampton, or any of the nicer hotels but everywhere was booked and I was somewhat stuck with this hell hole hotel . The least they can do is buy some new linens for these beds and pillows too . If you stay here by force please be ready to make some modifications to the bed ! The management or owners should be ASHAMED

Absolutely disappointed! The rooms were far from clean. More than one type of insect located in the bath and bedroom area. The blankets were stained with something yellow? Not sure what and also another substance that could possibly have been blood. There was rolled up used toilet paper in the bedroom area. Soap scum in the bathtub and urine and pubic hair on the toilet, windows were so dirty with fingerprint and grime you could barely see out of the window. The Carpet needed to at least be vacuumed. The stains on the carpet inside the room and in the hall way we’re horrific. I was there for less than 15 minutes- total cost! 222.88 + the cost of another hotel room. Additional it was hot humid and had an offensive musty odor.

I found the facilities to be quite accommodating and the staff was helpful and friendly.

Furniture, carpet, etc. Was ilder and not well cared for. No tape on toilet, no breakfast, for the money, hands down worst hotel I've stayed at. Charged more than a Hilton or Marriott!

It was clean and comfortable which is what I was looking for.

I booked through Expedia and paid online. When I checked in a elderly man was behind the counter and asked if he could see the card I paid with for incidentals. I woke up the next morning and checked my bank account and noticed they charged me for the room again. I went down and spoke with the same gentleman and he said he didn’t know how to do the job there and said I needed to wait until 10:30 when his son got up to settle things, this was at 8 am!!! After waiting around his son finally came in and said he couldn’t refund me and I would have to get my refund from Expedia and told me to tell them I did not stay there or I wouldn’t get a refund at all!!! VERY shady!!!! Will never stay there again!!!!!

The picture does NOT look like the building! Landscaping was very poor.

Didn’t even check in. It looked sketchy.a lot of questionable people having around outside. We booked somewhere else.

The lady at the front desk was as nice as could be and the room seemed clean BUT we could not get past the smell. We were in the Milton area for a wedding and if we could have found another hotel, we would have!

The stay was great!

Staff was absolutely wonderful. Hotel is just an average basic hotel. Clean, comfortable, slight smell that disappeared after running AC for a bit. Hot at first but AC cooled off the room fast and it was actually very chilly by morning. Staff was just a delight and felt safe in area.

Bathroom wasn't clean. Towels were ragged. Other rooms were ok. Hotel is old, needs upgraded. For the price of over $100 a night I would have expected a lot better!

It was dirty had a a bad smell

We could not get a room in Pensacola. Milton is a 30 minute drive, but is a nice little town. The hotel is bare bones, but serviceable.

The door to our room did not lock and we had zero privacy and they didn’t follow the “do not disturb” and our things were moved by staff.

Door wouldn’t close properly the ac made a weird noise all night people out back smoking weed

Stayed in a sub-par hotel the previous night, that had the same 2-1/2 to 3 star rating. So the Regency Inn room was a breath of fresh air. Everything was clean, and fairly new. No bad room odors, or a/c odors. Lots of counter space in the bathroom, and nice clean showers. Everything was great, and I slept like a rock. Am actually booking 2 more nights there right now, for my trip back next week.

The Ac didn’t work properly in the room. There were NO toiletries, shampoo, soap, etc. The property was not well kept.

Pillows were old and flat had to request additional pillows closet doors off of closet stood up inside closet Furniture worn and tattered door lock not functional

I've stayed here before and never had a problem. The rooms are normally in good condition. Beds are always clean, clean towels and furniture is always clean. There was one issue this weekend, we had ants in the room and our neighbor said he had some as well. They covered both of our trash cans and we could not have any food out unless we were eating it. Then they had went all over the room getting on the tables and started to get on the bed the day of our departure.

The clerks were very pleasant and helpful. The property was clean and quiet. No problems. Will stay again if needed .

Hotel wasn’t terrible just was a lil out dated for me.

Second, room smells so bad and the bed as well. Microwave looks very dirty, instead don't keep microwave, if you guys don't clean or replace them. Expensive for cheap stay.

The room smelled damp and the bathroom had mold on the ceiling

Run down and dirty. The door to the room would either not open or got stuck. Torn upholstry. Sticky bedside tables from previous guests. Used Kleenex in the kleenex box... No toiletries (one measly soap). And for this we paid close to $170 for the night... Will never go there again!

Several light bulbs were missing from the room. The elevator only had half of the lights lit and it was dim. Staff was very friendly. There was no in room coffee.

Unclean Room was about 95 degrees Ridiculous

The hotel staff was very nice and accommodating. The pool was dirty on the first day but it was immediately cleaned for the second day. There is a vine of peppers and other veggies growing near the back door. The toilet had a few issues but were corrected. Overall the stay fit our need at the time and the cost fit our budget.

Convenient location, reasonable prices and easy check in.
