Took almost an hour to check in even though there are only two in front of us. Got there late at night and checked out at 11 am. Still have to pay $39.99 resort fee even though not a chance to use the beach.

Construction area at the time we stayed. We stayed for the beach and was very very close to the beach as well as Lincoln Road. It was a great location. The rooms are really cute. Please note there is a resort fee which I was not aware of. However, the resort fee does cover an umbrella and two beach chairs so that was worth it. We would stay again.

The location was good although there was a lot of debris from the construction in the immediate area. ROOM tv did not work but they switched me to a pleasant room with a working tv. Staff was courteous and helpful . I enjoyed my stay. The construction in front of the Hotel, and there was No pool.

Very minimal amenities, fine place to stay if all you're looking for is a bed by the beach. The night I arrived I had a few issues with my room (tv remote broken, coffee machine not working) and advised the front desk staff the next morning, who said they would send someone up to fix the issues. When I arrived back to my room in the afternoon, neither issue was fixed, and the air conditioning had started leaking from the ceiling. I went back out and advised the front desk of the air conditioning issue, they said they would send someone up right away. When I got back, the water was cleaned off the floor and the issue seemed to be fixed (no more dripping), but I wasn't able to turn on the air conditioning at all, in 90 degree weather, and was unable to open the windows. Blanket had stains on it and bathroom outlet had mold on it.

It was 400 feet from the beach and close to a lot of restaurants. There were brown stained towels in the room. There is very little lighting (2 small lamps on the wall and a chandelier in the corner. All with ORANGE lights. If you want natural light, you’ll need to go into the closet or bathroom. There’s a loud club downstairs until 5am that shakes the walls. We were there for a holiday weekend and the listing does not disclose that there is NO parking. There were 3 options given to us. 2 were closed and 1 was full. We had to park a half a mile away and pay parking elsewhere. When I told the front desk that they should disclose this, his response was (very matter of fact) “ what do you mean? You booked a room with us. We are responsible for the room. Not your car”. I said “well how do you think your guests get here?” When I informed them that the three options they provided were unavailable I was told “sorry. You’ll have to find a meter”. The hotel is basically on a dead end because it leads to a beach walkway. There is also large construction going on outside. Overall a horrible experience and I wouldn’t stay here again.

Also at the other end of the Spectrum - Tropic, Aqua and Penguin. Was very impressed with Townhouse Hotel. A Boutique hotel that just had a great makeover. There currently bilding Monster High Rises around it, But the Hotel was Clean and modern rooms. Every enchounter with Staff, starting with, I think it was, Michael at the front desk gor check-in was Great. For the Location and Price the Townhouse Hotel was Great.

The hotel has a great location... the room was really nice. What I did not like was to be surprised with a $35 per day resort fee at check in. THe coffee shop in the lobby had the worst coffee and required that you pay cashm which I find off putting. Would I stay again, yes I would. I did love the location and the room. The gym is minimal... and e " , would be unconfortable if there were more than 2 people exercising at once. The mattress and the bedding were great.

Beware there's construction inside and outside of the hotel. I stayed in this hotel in its glory days when the decor was nice, seating on the rooftop, and more on-theme decor all-around. I'm sorry to say but it is now very run-down. Aparrently they have new owners and will have new improvements made, who knows what and when. Breakfast is no longer included, and from the looks of it not worth the proce either. staff at the cafeteria or kitchen area were a bit rude when we asked for ice since there are no ice machines available anywhere else, he told us that they're seperate than the actual hotel and could only give us a little bit of ice as a one-time courtesy. When we checked out the beach umbrella and chairs the attendant said they had no more towels at 12pm that they were still doing laundry so we were only able to get two when we needed 4. The beach chairs are also a walk away on 17th street when the hotel is off of 20th street. Sadly, I would not I would not stay here again. Also, expedia listed this hotel as all fees included and when i checked in there were more fees to be paid. Had it not been an emergency to stay the night and fees if i left early i would have left immediately.

They don’t offer onsite parking so you will have to pay 25-40$ a night to park at a nearby garage. Other than that it was nice and in a good area conveniently located by many nearby shops

Staff was good but there is no provision of a wheel chair or a baby stroller. Entrance is not so exciting and was dirty. Not convenient for families with babies or people with disabilities.

The only thing it was walking distance to the beach and the bed everything else sucked Where do I even start… This was honestly one of the worst hotel experiences I’ve had. First off, I couldn’t even get dropped off in front of the hotel because the entire area was under heavy construction and renovations. Streets blocked, construction equipment everywhere, noise nonstop. I had to drag my luggage all the way to the hotel myself and to make it worse there’s no ramp, only steps, and no concierge or anyone offering to help. The staff? Extremely rude and dismissive. Every time I asked a question I was basically told “sit down, we’ll get with you.” One person handling a packed lobby made absolutely no sense. The lack of organization was obvious apparent!! Then they put me on the side of the hotel where they’re literally building another hotel or doing major construction. The noise was unbearable. I asked to switch rooms and was told management would get back to me… an hour later nothing. I ended up having to go downstairs with my luggage around 11:30 PM just to finally get moved. Why would you knowingly place guests on the loudest side without warning them beforehand? Hotels should disclose active construction BEFORE people book so guests can decide if they still want to stay there. No breakfast, TV constantly malfunctioning, couldn’t get anyone to bring towels or washcloths, and after waiting forever I finally had to go downstairs and get them myself the next morning. The ONLY decent thing about this place was the bed. That’s it. I was so uncomfortable and frustrated that I checked out and booked another hotel the very next day. And to top everything off, my Michael Kors watch disappeared from my room while I was at the ⛱️ first thing in the morning Save yourself the stress and book somewhere else. It's a reason why the reviews suck and there are decent hotels in Miami Beach other than this one

I had the penthouse suite, it was terrible, tv didnt work, the room was so dusty, the rug was dirty old, and had old spots on it! The balcony was full of dust due to the construction, no staff at least tried to clean it up.. came in our room when we left, never said to come and do the bed . It was overall terrible will never go back nor recommend it

Older hotel (many stairs to lobby/check in) great location (3-minute walk to the beach, and an additional 5-minute walk to the complementary chairs and umbrella). Parking offsite is expensive. Thin walls (loud neighbors at 3am which hotel staff was quick to respond to).

This hotel was filthy and staff was no help. Our tv never worked after complaining to the front desk a few times, they sent a maintenance guy to fix it. But he didn’t , i requested fresh linen and housekeeping showed up as we were leaving out . I booked the room for 2 nights and ended up only staying one. I would definitely recommend looking for another hotel

Rooms nice and specious, hotel cleaning staff is extremely nice and tidy. Tip: visit the Cuban restaurant, it’s super cute. And Joe the Juice is just the best for breakfast, it’s right around the corner. The staff is not always there or able to help you (language, not knowing what to do), but they’re overall friendly. Outside of the hotel it’s very noisy, lots of traffic, busy and major construction going on next to and around the hotel, there are also big noisy ventilators on the roof beloof etc. You have to take the noise into account, meaning you just have to deal with that for getting such a great location . For me it was worth it and it didn’t bother me too much with ear plugs and some melatonine. ;)

Location Noise( not from construction) - you can here from otheres room if they calf...small bads for two...135cm ? Maybe...didnt measure...bad bad bad pressure of water from the showerhead, and leakage from the shower tray. Room #211.

Don't let the filters fool you! This property is not what it seems. Be sure you are comfortable with your roommates. The rooms are tiny. The bathroom door does not offer any privacy (bring poo-pourri). The ceiling leaked water on our last night. No hangers. No real head board they used. Standard sized pillow on poles. Outlets didn’t work. TV didn’t work the first night maintenance did fix the TV but it kept timing out and loosing the signal. The staff was okay. I wouldn’t stay here again if the stay was free! DON’T DO IT!!

The ONLY good thing about this hotel is the location. This hotel has steep stairs up to the lobby elderly folks are offered NO HELP with their luggage. This is a big issue! Rooms are beyond dated and small. The picture lie about what you are getting! Overall the Hotel is beyond’s dated!

The location is good. Landscaping outside was nice. Location to the beach was nice. Front desk men were kind and helpful. We stayed one night. In that time we have three separate leaks coming from the ceiling. A maintenance man in our room at 11:00pm unannounced and taking down the vent in the bathroom. Asked to have some kind of compensation for the leaking trouble and they wanted to give me $40. Asked to speak to a manager and one “wasn’t available”. Asked to speak to someone above the manager and they couldn’t do that. Then they agreed to give me $100 back. I paid $404 for the night.

staff not helpful to a customer needing an accommodation who is there and paid for instead of wanting to help those that re not there yet. the room was also not the cleanest and their were mosquitoes in the room. not as nice as pictured either. only positive was proximity to convention center. would never consider staying there or recommend to anyone.

The hotel is well located. It's walking distance to a bunch of restaurants and bars, and right across from a CVS with eveything you could need. It's also close to the beach. The rooms are cute. The staff is friendly. Considering the prices of nearby hotels, the price is pretty good. Although cute, rooms could use some refurbishing. The bathroom door wouldn't close, which was ok for me since I was alone, but if I would've been with another person, then it's obviously not ideal.

The hotel is very nice with very large rooms. Parking is not available on site, but there are garage options a few blocks away. Beach access is convenient and a large number of restaurants are nearby. I would highly recommend this hotel.

I was never given my 200 hold money back, I do not smoke, I cleaned the room before leaving I called multiple times each time told management was not available, it’s been over a month They stole my 200 dollar deposit and ignored my calls

When we arrived, we had to wait for about five minutes for an attendant at the front desk to get checked in.We had a fire alarm go off twice in the middle of the night when staying there the night before our cruise. Also, the paint was chipping off on the ceiling in the bathroom, and there were some stuff that look like mold on the ceiling.

The room overall is okay. Not too much lighting and bathroom was a little dirty. Hair was still on the wall from and makeup stains were on the towel. Granted my fiancé and I were only there for one night so we didn’t make it a big deal. Just be aware where you stay and you pay for what you get.

This is a good budget hotel off south beach. I like that it’s located 2 min walk from the beach. The resort fee $35/day includes two chairs and umbrella and towel. Lots of restaurants around so no need for uber. CVS too is right in front of the hotel. No parking if you have a car. They do offer garages you can pay to park. Beware they are doing construction of a new hotel behind this one but I didn’t hear the construction until 9am on the weekdays

The bellman had our bags out before we were even out of the car. The front desk was really nice. Great location on the beachwalk and direct access to the beach. Plenty of food and shopping within walking distance. The room was nice too. The shower has a small raised wall but not nearly enough to not make a mess of your floor, which was tile throughout the entire room

My stay at Townhouse was all I could ask for. I was stuck in Miami for an extra day for work (oh no) and I found their listing. Upon arriving around 11am I was welcomed joyfully by the front staff and allowed early check in. My room was clean and comfortable and all you could ask for, for the rate and how close to the beach and attractions it was. I had zero issues minus the construction noise next door during the day, which has no reflection on this place at all. Extra shoutout to the doorman, his conversation and charisma was an excellent touch and I hope he’s valued for the excellent customer experience he brings to this property. When back in Miami I will definitely add this hotel to the list of places to stay. Thank you

Quick check in, cute, clean and comfy room. Staff were helpful and friendly. PERFECT location for beach and restaurant access. The stay was okay. It is minutes from the beach but about a mile from the actual broadwalk with nightlife’s there’s no pool here. The room was not updated and very plain and simple, there was no table or desk, just one chair. It was ok for 1 night but I wouldn’t recommend staying here a full week. Philip the guy who helps with luggage was fantastic and very eager to help. The guy at the front desk looks like he hates his job. The guy that makes breakfast is fantastic. Really no complaint, just an ok stay for 1 night is good.

We enjoyed our stay here. Perfect location, safe neighborhood, friendly staff, daily vouchers are provided for free beach (towels, chairs, and umbrella). The room was good as described, it was cleaned everyday and the shower, hand and floor towels were also changed everyday.

The front desk gentleman Brian was lovely but once we got into our room, it was musty and hot. We turned on the air conditioner but it never kicked in. The toilet kept running non stop so we tried flushing it which then made the toilet stop running entirely. We went to tell the front desk but it was 8pm and they didn't have maintenance available. We asked to switch rooms but they were booked so we had to check out. We couldn't stay in a hot room with no toilet.

The room was clean. Remind you of a college dorm. Beds are small. You have to pay for parking. You have to walk 6mins away to park. No view. For the price it’s was not bad. Close to walking to shops. Beach is right behind you. Staff was nice. No heat in rooms so you have to ask for a heater if you go on a cold day

There is also construction next door that starts at 7 am...so if you can live on 3 hours of sleep a night, then this is a Great Hotel!!! If you need more than that...find some other place. I got an "I am sorry" but too little too late. 2 nights of terrible sleep. There is also no desk in the room.

All staff members I encountered were great! Hotel is an older rundown beach hotel, but still fairly clean and well maintained for what it is. Beds were comfy. Best location for beach access as it’s only a few steps away! Noise level was a solid 8 out of 10 due to the hotel across the street’s valet and dock area constantly moving.

The hotel was a bit rundown but trying to stay maintained. The rooftop area they picture in ads was not available and everything was wrapped in plastic. The front porch sitting area was pretty dirty from other patrons. A single very slow elevator was available, bit fortunately stairs were nearby. There is no parking, so prepare to walk. The proximity to the beach and beach chair amenities they offer were a plus.

I loved that the beach was seconds away , had a great view of the area and was 5 to12 minutes walking distance from shopping, restaurants and the film festival I attended also I felt very Safe. Property does not offer direct parking, but a parking garage was walking distance. It appears to have been spruced up recently and has modern, Art-Deco touches. Our room was large enough and the king size bed was very comfortable. The bathroom are on the tiny side. But the property was perfect for what we needed it for. A place to shower and sleep. I knew I was in for a rough night when there were 3 pairs of earplugs next to the bed. You can definitely hear EVERYTHING! Plus, the fire alarm went off for about a minute in the middle of the night. The location is good, if you don’t mind the other inconveniences. Im just glad we only stayed one night.

Awful… I saw the pictures on the Expedia site and the penthouse suite looked beautiful. When we arrived I was utterly shocked and disappointed. The “penthouse “ suite is on the 5th floor and theres is no elevator to the 5th floor, I had to take the elevator the 4th floor and walk through a passage, then took the stairs to the fifth floor. Upon arriving in the room, I was amazed to see that it is extremely small, in fact you literally cannot even walk in the room. Its absolutely tiny. The picture shows 2 blue couches, there was no couch in the room. The balcony door that opens to right of the room is old and looks very unstable. There is a whole lot of construction happening outside. To the left, there’s a curtain separating the room and bathroom. The balcony on the other side is small and looks nothing like the pictures. This is in no way, shape or form a penthouse suite. I am by no means expecting a 5 star hotel, but I expected to at least receive a room like the picture i saw. I’m appalled as to how misleading the pictures on Expedia is and I have notified them and requested a full refund. We asked to see another room and we were shown a room on the first floor, this room looks a bit better and was definitely cheaper that the “penthouse”. We requested to be moved here. They refunded me for the 2nd and 3rd night, but never refunded me the difference in price from the so called “penthouse suite” to a std room, but my ask was denied by the manager. The people working here were absolutely fantastic! I had a real terrible experience with a high dollar hotel and these guys came and saved the day. They might not be the most fancy but they really cared and went above and beyond to make sure my birthday vacation was not thrown off the rails. I cannot sing higher praises!

This is a small boutique property, very close to the beach yet off a main road, so very quiet. I did not like the so-called 'resort charge' as this is not a resort per se and we did not nor do not lay on the beach, so wanted to have the 'resort charge' reversed which the hotel was not prepared to do.

Normally the lobby will look amazing and the rooms will be average, in this case, the lobby is average and the rooms were below average. Didn’t understand why you call it a penthouse based on the lack of amenities and condition. Sofa hasn’t been cleaned in some time. There is no deep cleaning happening. The balcony is embarrassing. Graffiti on the walls adjacent. Furniture has holes in the chairs. This is no penthouse, just a must larger room. Fridge inside the closet. AC was struggling to cool down the room. You have people checking in, you would think you’d leave the AC on for when they walk in. (Saving on electricity I guess) 2. Construction Next Door - commanding high prices with noise every day. No warning this was happening. Windows are so thin you can hear every noise. 3. The breakfast downstairs area is thrown together at last minute to say they offered something. Just sad. At least the staff was nice or else this wouldn’t be a place I can stay again. One and done. Be realistic with your photos, I will be reporting that to Expedia as well. That is deception and they look super enhanced to make it look new, sleek, stylish, modern and clean. I’m sure I’m not the only one that fell for it.

Just what I needed a convenient, clean hotel. I wasn't driving so not an issue, parking would be a hassle in South Beach. The hotel could use some additional attention to the lobby, it seemed unfinished. My room on the other hand was excellent, clean, spacious and comfortable.

Rooms were very bland, no furniture to put things on or to sit down. Everything was painted white with no art decorating anywhere to be seen. Fitness center was nowhere to be found. Only good things were the close proximity to the beach and staff were friendly.

The location is great, just steps from the beach. I found the staff friendly and helpful, including helping me check in a bit early. My room was nothing fancy, but it was clean and comfortable and had recently been renovated. I would stay here again.

Clean, super nice staff, close to beach and restaurants, affordably priced. Very noisy (hotel hallway, racing cars on street, early morning trash and food deliveries), no heat in rooms, strange awkward bathroom layout (shaped like letter “L”, only 2’ between sink and wall to get into shower), many outlets didn’t work.

We had the penthouse, which was on the main top level very nice but elevator only went to the 4th floor had to pack everything up the rest of the stairs to the top-level. The deck was being renovated very dangerous. hotels on all sides are being renovated, very loud construction. the beach is nice but the rental people on the beach are crazy. But the staff was super awesome but it was January and there no heat in the rooms but they gave us a room heater super weird but sure it normal in Florida. The room could use some shades on the door way on the balcony. Parking is very far away so have fun with that. Parking is $40 a day in a tiny parking garage but Im young so it wasn't bad for me. windows are very dirty from renovation. I didnt know no pool or tubs so that would been a no go on that alone i wonder if this normal in miami?!? Planes fly right over the hotel so that can be heard every 30 minutes no wash cloths and no microwave super sad on that one in lobby.

This property is in a great location, close to the beach and conference center. The rooms are simple and clean. The common areas are outdated and have a terrible overpowering smell of Glade. The window of my room was covered with dirt so I could not see out. Room did not have a hair dryer.

This is a lovely little hotel in the heart of South Beach. It was very clean, staff very friendly and helpful. I would not recommend this for the business traveler though. There is no desk to work from and there is next to none surface area in the bathroom to lay out your items for an extended stay. There was construction going on which created a lot of daytime noise. I was not able to find a quite spot in the lobby for a business call and had to leave the facility for a quite place. For personal use, this place is a little gem!!! Very close to everything and marvelous food choices all around.

Very nice hotel. Very clean nice big room, was close to event i was at and good price point. I would agree with other reviews that there was alot of noise outside so i brought my bluetooth sleep mask and the noise didnt bother me. Nice staff, helpful. Would recommend for a good price and location

No parking on premises. You had to park in garages that were 3 blocks away at a cost of 20.00 minimum. Property was on the same side of the beach. I would not stay there again.

Stayed here for two nights and originally wanted to give it four stars - the hotel is clean, the lication is great, close to the beach, restaurants and public transit. However, the view is not the best, it being close to the construction site. The soundproofing is also not the best - there were some guests the first night who were super loud in the hallway and then the fire alarm went off for a short while. But, despite all that, the staff was super nice and helpful to us throughout the whole stay. Five stars is for them!

The hotel has a very friendly staff, was clean and the location was great. The negatives were that we arrived and our room smelled so strongly of bleach when we checked in I developed a headache. We would have liked to open a window for fresh air but were unable. The windows were sealed shut. The windows were also so dirty on the outside you could not see if it was sunny outside or not. We aired out the room by running the air conditioning on high, making the room very cold. The next day we returned to a very strong unpleasant smell of bug spray. Another headache. The last night we were there the smoke alarm went off at 3am. Just two loud blasts. I called the desk for information but no one answered. The staff was very nice, friendly and tried to help us as much as possible but these things were beyond their control.

I am 54 years old and my husband is 57. He has an anemic disorder and there were 4 to 5 small dime size bloodstains on the sheets. The coffee machine malfunctioned and we used la towel to wipe up the coffee. WeI did not get our hefty deposit back. It was not disclosed that we had to park off property at a parking garage that was extra $$$. When II talked to the front desk about the deposit he told me there was nothing they could do and that they had pictures, I explain to him that we did not vandalize the room. However, he refused when I asked if there was someone else I could speak to he hung up on me. Do not call that good customer service at all.

The staff at the hotel are great. You are close to everything. Restaurants, shopping, airport, beach, and dining. The photos Expedia shows is a little misleading. The actual property is smaller than the Expedia shows. The 150 is only 4 stories HIGH. The picture on Expedia makes you think it has another multi story bldg added on. It has a great location, comfortable beds and kind staff. I will definitely stay here again.
