Until this last visit we only had good things to say. Something happened to this motel. The room we asked for and have stayed in10+ times, unavailable. Not a close one. Card keys did not work, ice machine on another floor, room phone broken, not all advertised TV channels available. Macdonald's wrappers in stairwell, beer bottle caps on stairs, dog barking on our hall. Front desk served others while we explained our discomfort. Front desk didn't answer their phone and disconnected while ringing (from cellphone because room phone didn't work). They really couldn't have cared less. We'll not be returning. EVER.

Rate. The beds are worn down and the rooms A C unit was a nightmare with shifting noises and you could hear all the other guests and elevator activity.

Room was clean but the tiles in the shower were falling apart and the shower head had zero pressure. Elevator was slow and hot. You could hear the elevator throughout the whole hotel. Hotel is good for one or two nights stay but nothing extended. The breakfast was worse than a regular continental. American cheese in plastic place in a tray was part of the breakfast. Very disappointing.

Everything went a expected. Housekeeping did a very poor job. I was booked for 4 nights. On Monday morning, June 1 the maid left the room without making the bed. She/He did not replace the iron that I had used and the basin area was not cleaned. I was very surprised as this has never happened to me before and I have stayed on this property many times.

My husband and I, came for a lil weekend get away. That hotel is amazing. We had a wonderful time, Not a morning person when on vacation so l didn't catch breakfast. Also thanks to the quietness and the darken shaded blinds in the room. The staff's were very helpful and pleasant, there's also a shopping mall 5 steps away from hotel. Great restaurants as well! Thanks again, am already planning a Christmas visit back there.

- breakfast was nothing like advertised, very poor selection, absolutely disappointing - pool milky and not inviting, couldn’t use - you can hear everything from the neighboring rooms. They flush the toilet you hear it. They talk you hear it - very noisy during the night. People in the hallway yelling/laughing/messing around loudly - sketchy location - people hanging out in the parking lot, you can also hear them from your room. Makes me feel uneasy, also about leaving my car

When I got to the room, my throat and nose started burning because of the moldy smell coming from the AC unit. The maintenance guy who came to check it opened the unit in front of us. It was dirty and had stagnant, stinking water inside. He said, “I can clean it, but I don’t think the smell will go away.” We asked for a room change. The staff showed me a room on the 3rd floor that didn’t have a smell, but my mom has a pinched nerve and can only do 1st floor. When we asked for a different 1st-floor room, I was told there weren’t any in the price range I paid. I found that very rude — I didn’t pay for a moldy room either. I told him money wasn’t the issue and I’d pay the difference, but I wasn’t staying in a moldy room and risking getting sick. They then gave us the handicap room on the 1st floor. It smelled very humid, so I asked for Lysol to be sprayed. They said someone would come soon, but after 2 hours I had to ask again for it to be sprayed. Then, in the middle of the night, I got up to use the bathroom and there was a roach in the bathroom. It was disgusting. I will never stay at this place or recommend it to anyone.

Nice and quiet neighbourhood. King size bed was very comfortable. Parking for free. Breakfast is solid. Receptionist was very friendly. Clean room and everything is new. No complementary water, you have to buy it from vending machine for 4$ a small bottle.

I was expecting a decent place … turned out to be real nice , rooms were clean and smelled nice . The staff was very friendly and helpful . Lots of free parking and a lot of restaurants to choose from in the area ( it’s next to a very big outside mall!) I plan to return here very soon!

Flavored yogurt cups and fruit cups. All 5 days the same thing... Exercise room equipment was not working, only the threadmill.

Slightly outdated, but really clean. They didnt have much of a variety for breakfast but it got the job done. My only realy complaint is how slow the elevator. Its worse in the mornings.

Excellent location. You can walk to dicks sporting good, Kohls, outback steakhouse house, 4 or 5 other restaurants. Smart Plastic surgery is only 1.4 miles. Employees were very nice! We extended our stay 2 days. Free parking .

Overall the hotel is good and the staff is really professional and helpful, however hotel is kind old and need some upgrades and repairs. Breakfast could be upgrade it or better and Ice machine on first floor been out of service for a long time. However I still recommend the hotel

Very nice hotel, friendly staff, the publix is no longer a walk away which we were disappointed about, but its still convenient to the other shop and surrounding store within walking distance. My second time there. I recommend it.

I like the location great shopping centers ,easy access to turnpike south and north bound, only 1 elevator for the whole building, breakfast definitely not continental at all they need a waffle maker , they need to have more then 1 egg options w also the same with the protein. Would not stay there again not for me.

Everything was fine except my room was by the service closet and it got noisy in the morning. However the room was fine and very clean.

Breakfast was great ! Very kind staff but the room was the first floor and the AC was not cooling well. I didn’t like I didn’t get extra towels when needing the room cleaned and only the bed was made. It is a very older hotel so not very new with bathroom or room style.

Check out is at 12 noon but housekeeping is knocking around the hallway at 8:30am I had someone trying to come into my room at 8:45am and had to tell them not to come in from my bed as I was still as sleep.

Fantastic location-walking distance to shopping and multiple restaurants. Super friendly staff. Literally had the tropical pool area with lake view to ourselves. Not far from Miami cruise port.

This boutique hotel is conveniently right off the turnpike, and walking distance to dining, entertainment, and shops. The staff are delightful and attentive. Couldn't ask for more!

Looks like a renovated hotel with free American breakfast that was great. Parking was ample & free. The room looked updated & clean. Lots of toiletries and TV was working. Extra blankets & pillows. Great linens and soft pillows. Nice desk chair with a good size fridge & microwave & coffee maker with free tea & coffee in the room. The AC worked great with black out blinds too. About 30 mins to airport. Great affordable stay The AC kept going on & off so you can switch it to fan for continuous if you’re a light sleeper like me. Some ice machines worked & one laundry set on all floors I think. We stayed only one night, didn’t get to experience all amenities.

The facility was in a great location. We loved being able to walk to the stores and dinner. It was clean and and the room was spacious. The elevator was slow as mentioned in other reviews, but that didn’t bother us much. I agree with other reviews that the breakfast was not great, but again overall I enjoyed our stay. Our check in went smoothly, the front desk person was very nice. The breakfast could do with more variety.

Clean safe and quiet, staff was very friendly. The best part is what’s behind the hotel. Walk past the 2nd red fire pump station on the right side of the hotel to the walkway and turn right. The promenade goes all the way around the pond to the restaurants and shopping. Check out the Love Locks Bridge in the middle

It was literally 6 roaches or water bugs in the room and bugs literally I ended up leaving earlier to go home from my surgery because I absolutely can’t do bugs

Only downfall (as with most hotels) no shower pressure/crappy shower head and always seemed humid in the room even with the a/c down to 70.

Cons: The “suite” was small and pricey, the hot water was warm and had no pressure, and the breakfast selection was pretty bland with a limited selection even for continental.

The location was excellent. The parking and the area surrounding the hotel was very safe, with many restaurants and stores for shooping. The room could use a little work, it felt warn down, the return air vent looked very dirty, as well as the room floor and needed more ilumination. We had daily housekeeping, but the floor really needed an extra scrub. We didn't like the breakfast, aside from the coffee, probably the worst hotel breakfast I've experienced in the last few years. The staff was kind and helped us resolve a problem upon arrival.

The breakfast options includes some fruits like apple and banana, salad fruit, yoghurt, bread, and some pastries (cupcake and donuts). The parking lot looks safe. The front desk staff was very kind and ready to help.

My room was near elevator and it's use throughout the night woke me. Also, the workout area needs to be updated. But my overall stay was excellent. The rooms were large and kept clean. And the staff was very helpful. Also, the location is excellent.

We asked for a quiet room but I guess they just don’t have any. It was constant noise from the parking lot, the corridor, the neighboring rooms, the ventilation. I didn’t sleep five minutes. The facility is very dated and the room and bathroom smell of mold. The staff were all very nice and quite a few restaurants nearby that you can walk to but you can get a much better room for this, very steep, price. We will not recommend or return.

Unfortunately, items were left behind and was not brought to the lost & found. I called to report on this matter and the customer service attendant stated that nothing was turned in.

The room was neglected, the outlets don't work and the one they work is loose, the hair dryer looks like it's going to fall and the people who clean. They are so loud that they should talk, but if they can whisper it they are talking as if they are at home.

Room keys kept deactivating so had to grab new ones a couple of times, but staff was kind about it any time we interacted. Overall will come back again- just noted to make time in my mornings to take a walk or order in for some breakfast when i'm there :)

the room was clean the common areas of the hotel seem old, dryer did not work well, and the day we checked out we had to carry our luggage 4 flights down cause the elevator was not working.

Room wasn’t swept good no outlets in the room to charge phones by the bed. Iron didn’t work. I had to request for a iron took about 40 minutes to get one.

The were bright spots lights shining in the windows and you could here music in the room until 1 am from a club nearby.

A disappointment was the breakfast! Our first morning we offered cold boiled eggs and minced cold ham.. some cheese slices that looked like Kraft artificial cheese. Some fruit cocktail , toast and bagels . We wouldn’t be so disappointed if we hadn’t read reviews about an excellent breakfast or we wouldn’t have paid the extra for breakfast. So many hotels now have waffle makers or pancake makers and nice baking it sets the standard High . We would stay again based on the location but wouldn’t pay for breakfast .

Room was very very clean, comfortable bed and pillows. Staff very friendly and professional.

Dropped a few notches since it was a Country Inn & Suites. Same facility but new owner. I saw only 2 baggage carts, so good luck getting one. Tiny TV. Poor water pressure. Hallway doors to exterior controlled by badge access are now unlocked 24/7 due to poor seating of door into hinges. Both ends of the hallway. Not maintained. So anyone off the street can enter the hotel without passing the front desk and camera. I didn't try the complimentary powdered eggs--I mean breakfast--so really can't comment on that, but coffee from the Bold Carafe was pretty good.

The room was very clean and the staff was professional and courteous. I would stay there again. The only reason I didn't give 5 stars are that the rooms could use more lights, it was very dark. And the breakfast buffet despite pictures showing waffle makers, does not have waffles or pancakes which is about the only thing my kids eat for breakfast, like a lot of kids. We went to a bakery close by but that took a slice of our budget that was not necessarily planned. Some breakfast hot options that are typically Miami style though could be a great change for some travelers.

Staff was friendly and room was nice sized for our family. The breakfast could be better but since it’s included you really can’t complain. Breakfast was hard boiled eggs, some kind of ham, bagels and cereal daily. It was also crowded and there was limited space to sit. Some people just sat on their phones while others stood with breakfast in hand. Maybe a little more organization or signs that say “time limit” or “eating only” would be helpful for those inconsiderate guest. Yes, you are allowed to take the food to your room BUT if you have a bigger family and are on the 4th floor, it’s a bit inconvenient.

Seriously, the room windows are a major heat hazard. The glass, including its metal frame inside the room radiates a lot of heat. Better insulation option is needed. To make matters worse the air conditioning unit was not cooling the room. The thermostat would show 83 deg but it is set to 65deg. Looks like the ac unit need to be serviced. Breakfast was basic. What is up with having only one elevator that moves very slow. A second elevator is needed. Overall Staff were always courteous and friendly. Room and hotel was very clean.

Being staying here for years , when it was call Country Inn and Suites. The staff is great and always helpful. The breakfast is a bonus (free with hotel stay), options not my favorite but it will do. Plenty of parking (at no cost). Hotel is situated in a safe and a very convienient area. It is perfect for a solo quick shopping trip.

House keeping was knocking at the door at 8 AM. Walls are paper thin and you could hear everything going on in the hallway.

This little hotel is the complete package for a non-luxury stay in West Kendall. Right off the turnpike, it sits on the edge of a popular shopping hub with Total Wine, Publix, and Nordstrom Rack. Wonderful restraurants for all tastes as well. Rooms are nice and always clean, staff is lovely, and a dining room with breakfast for the early risers.

The room we had was laid out very weird. It was narrow with the TV in a very awkward spot. The worse part was the plugs - there weren’t any electrical outlets we could use in the bedroom area so we needed to leave our phones charging in the bathroom area.

The staff was very friendly and the room was clean and there is a lot of shopping nearby that's the good news. The breakfast dosen't have waffle makers as shown on the website, has very few options, like oatmeal at most hotels and sub par coffee. The rooms could use an upgrade and the last issue is the hotel only has one elevator and it's slow. Also traffic is crazy in the area especially during rush hours.

The room was very clean and the front desk was very nice. It was a little outdated and my lamp and plug didn't work in my side of the bed. The shower head wasn't the best but bathroom was extra clean. Overall we had a good visit.

We couldn’t stay at this hotel because a strong, unpleasant smell (Clorox) in the room. As soon as I walked in, there was a noticeable odor that made it hard to relax, I spoke with front desk about it and let them know I have a family member with asthma. They still charged us for one night after multiple attempts from Expedia to obtain a refund.

The moment I walked in there were pot smell. I got the room it was overwhelming cigarette smell! I had to ask for another room. It’s hard to control what people do and if they smoke or not. Front desk people were helpful and nice.it. The conditioner worked well so the humidity went away. Locations is next to Sephora and Kohl’s which is good. Breakfast was good, coffee was good. The view of the cafeteria to the lake and it was nice. There were no traffic and I slept good. Overall good experience.for the money I spent.

Fantastic experience at The Palms Inn & Suites Kendall! We were in town for a family Thanksgiving, and the hotel exceeded our expectations. The entire property, including our suites, was exceptionally clean and well-maintained. A huge shoutout to the staff, who were warm, welcoming, and made our holiday stay feel effortless. Highly recommend this spot for anyone needing great service and a comfortable, convenient base in Miami.

We stay in room 316 was to my surprise that the water pressure in the bathroom was very poorly, little disappointed this stay, we have stay here several times and always had been great, but this time I will give it a 7 of 10

The room was also very poorly lit, making the space feel dim and uninviting. Even more inconvenient was the lack of accessible electrical outlets. The only usable outlet was on the far side of the room several feet from the bed, and the outlet near the entryway sink appeared to be burned out and blackened. For a couple traveling together, having no way to charge a phone on both sides of the bed made things unnecessarily difficult. The remaining outlets were all blocked by heavy furniture, and even the desk area had no available outlet to plug in a laptop—making it impossible to work from the room. Had we checked in earlier in the day, we likely would have requested a refund and looked for another hotel. In contrast, we had a wonderful hotel stay earlier in the week just 20 minutes down the road before heading down the Florida Keys—half the price and twice as nice. Overall, this property needs significant improvements in cleanliness, lighting, and basic guest conveniences.

Hotel is damp and AC is sub par, even showing mold in many areas. Staff does as little as possible and seems to not care if your on site or not. There is limited hotels that serve this area of town and they take advantage of this fact by charging way to much for the worth of their product.

I requested a first floor handicap no smoking king room and that is exactly what I got. The staff was very friendly, ample handicap parking, and a very welcoming atmosphere. There were plenty of shops and restaurants nearby and Wi-Fi was available at no extra charge. The only thing that was disappointing was breakfast. I was expecting scrambled eggs and a waffle maker but instead hard boiled eggs and slice of cheese. It was more like a Continental breakfast. I would definitely return and recommend this hotel.

I travel to Miami every couple of months…this is always my go to for accommodations. The location is convenient, the staff is friendly, they have breakfast included and it’s always clean and quiet.

The property is extremely dated nothing has been updated I don't know how long ago they purchased it from the last owners but it still has the old company's names everywhere. The rooms aren't cleaned thoroughly before you get there I had a housekeeper walk in while I was just laying in bed. And then breakfast reeks!!!

Cons: Our room had tiny ants crawling underneath the couch cushions. I went down to ask the front desk if we could have them removed/cleaned and he said nobody was on service, so he would make a note for the next morning. After we had the room cleaned, I checked under the couches and there were still crumbs and ants. Plus a few on the sink and nightstand too. The room also reeked of marijuana coming through the vent. Breakfast was OK but not as good as other hotels we stayed out with comparable prices. Won’t return.

Upon arrival there was someone in a hazmat suite bleaching a room down the hall from ours. The smell of mold and bleach was quite strong. Several staff members seemed miserable to be there and it showed on their face and in their responses. The pool was closed for maintenance but that wasn’t mentioned prior to booking.

The day after my stay, I found a large cockroach in the room. When I arrived, the room was dirty, the bathroom had mold in the tub, and the shower curtain was torn all over the place.

I stayed from 08/29/25 to 08/31/25 and had an excellent stay, thanks to the outstanding service from Juan Vazquez at the front desk. He went above and beyond to accommodate my elderly father by arranging a first-floor room close to the entrance and breakfast area, with a beautiful lake view. Juan was professional, welcoming and answered all my questions with patience and care. Because of his exceptional service, I’ll continue to stay here in the future. He truly deserves recognition for his dedication and hospitality.

My stay was from August 17th-August 23, a whole week. I had plastic surgery in Miami. It was a nice average 3 star hotel.. we had a problem with our first room being a bit dirty like the floors and the bathroom like the floors weren’t swept well but the front desk did move us and it sorted out. Now I will say they have ants like sugar ants. I also had the same issue staying in another 3 star hotel in Miami last year, the hotel needs to work on getting rid of that and also being more clean when it comes to sweeping, mopping etc. Overall though it worked out, they serve breakfast every morning staring at 7am-9:30am, we weren’t able to catch breakfast but just to throw that out there for anyone interested. It is a pretty good hotel, staff was very nice. It is very close near food and shopping areas, literally walking distance so it’s a good hotel just a few things could be worked on. We enjoyed our stay at the Palms Inn
