The Mutiny Hotel

Didn't use the pool so I can't rate that, but all of the staff from valet and housekeeping to management were super helpful and efficient. Room was amazing and everything is so convenient, would definitely recommend.

This place has the rundown appearance of a hotel that's well past it's hayday. The main issue is all the hidden additional fees that you have to pay once you arrive. It added an extra $80+ on to our one night stay which left a sour taste in our mouths. We were charged a resort fee even though we never used the resort facilities, and we were only there over-night so had no time to use them anyway. The first receptionist was very standoff-ish with us, although everyone else was friendly. Not somewhere I'd stay again as it really wasn't worth the price.

Loed that we ha a full kitchen, bedroom and walk in closet.

The bathroom was very outdated and not well kept - bathroom cabinet was taped shut, bathroom tiles were cracked

I was disappointed that housekeeping never came to our room over the course of our three night day. The bathroom was incredibly outdated. Other than that, we had a great time in a perfect location to coconut grove.

I had a customer service issue because there was no blow dryer in my room and I had to leave for an appointment and wanted to look at my best Spoke to a person at 7 AM who said they would be trying to reach out to the manager to solve my problem. At 8 o’clock, I still have not heard from someone Horrible customer service Pretty sad

Got to the room and the bed was not made, there was only the fitted sheet and the top sheet on the bed. The quilt and sheet on top were in the closet, and both were covered in blood stains. Called for another blanket and that one was covered in stains as well. Immediately checked out, spoke to the front desk and left the room keys we were given, and left the hotel. Hotel would not give us a refund and claimed they had no record of us checking out. I am not usually one to leave reviews, but this experience was overall disgusting. I was surprised by all other reviews noting the hotel was clean.

Really terrible uncomfortable beds. Feels like it’s 1/2 residents and half hotel. Only one elevator was working. It’s a 3 start at best.

Spacious. Great location near Coconut Grove shops and restaurants. Room was immaculate. I had a nice big balcony partially overlooking the marina.

This hotel was wildly overrated and not at all the star level or worthy of the positive reviews. My room was filthy. I arrived from a canceled flight with no bag and when I asked the staff for a toothbrush, they gave me one... without toothpaste.

Pluses: nice, inviting public areas, outstanding pool, fast valet service, great location, fast and really hot, hot water, cozy suites, complete kitchenettes with new appliances. Minuses: ignorant desk staff, cheap and/or old furniture in rooms, bathroom with black mold and a door that was absolutely filthy, leaky faucets, single ply toilet paper and tissues, stained curtains. A real mix. A tremendously historic place which fact was completely ignored. If someone spent some money this could be a fantastic boutique hotel (probably at twice the room rate.

Location We stayed at this hotel for three nights. The location was excellent—within walking distance to great shops and boating events, which we really enjoyed. Unfortunately, the condition of the property took away from the experience. The lobby had a noticeable damp smell that wasn’t very pleasant. In our room, the bathroom had a strong mold odor, visible mold on the tiles, and peeling paint in the tub. The mattress also seemed very worn, as it dipped noticeably on one side, making it uncomfortable to sleep on. Additionally, some of the furniture showed visible chipping and wear. While the location is a strong highlight, the hotel would greatly benefit from improved maintenance and attention to cleanliness.

The views are amazing and the pool is a hidden oasis. Walkable to restaurants and shopping.

The pool was really nice and we enjoyed the steam room and sauna I did not like that the computer system was down and they were not able to make keys for peoples rooms. We were not able to get into our room without requesting someone to constantly take us up the elevator and into our room and the majority of the time we had to wait for security because they were the only ones with the elevator keys.

Cannot recommend this hotel. Staff were polite, decor looked fine and location was pleasant, but WiFi service was lousy (S-L-O-W, & kept disconnecting every few seconds - super annoying). Shower water never got warm (had to run shower more than 5 min just to get tepid temp - brr!). Will never be back to this place.

Everything except for the elevator(only 1 working. Took forever to go up and down). The grounds are pretty, pool was refreshing and the room was clean, bright and beautiful view of Key Biscayne marina♡ The staff was friendly and car attendant was friendly as well. Only 1 working elevator. Took forever to go up and down. Took the stairs a few times.

It was in a great location and walkable to the Grove. Beautiful pool area and rooms were more like apartments/condo's than hotel rooms. Full kitchen, dining area, family room and separate bedroom area. We learned about the unique history behind the hotel, very interesting.

The front staff was not there when we arrived to check in. Every time we went there, no one was present. The valet parking was ridiculous because we were 10 ft away from the front door to where our car was parked. There was construction noise and hvac noise every time it came on.

The staff were all super friendly and nice. The valet was quick to get our vehicle out from the garage for us. There was a good bit of construction going on at the time (July 2025) so it was difficult to sleep in past 8AM or so even on the weekends.

We addressed the issue w management..they switched us to a different room …still not very clean MUSTY! Side note they only clean your room every 3rd day . So on our last day we requested our room cleaned front desk said NO ,after the hassle the 1st day REALLY, but then a cleaning lady showed up MIRACULOUSLY! Guess what fire / smoked detector went off on or last night At 2am on our last night in the new room ! No sleep ! It was a nightmare experience! We did try to get our money back to switch to a hotel down the road but they said NO ! Coconut grove is a special area but I’ll never EVER stray from major hotel chains were they will make a horrible situation RIGHT ! This place could care less ! Stay away FAR AWAY from the Mutiny ! Coming back from a vacation shouldn’t be exhausting! Horrible Horrible filthy place !

Parking is a little far

If visiting Key Biscayne National Park, be aware this hotel is an hour from the Visitor’s Center even though it appears very close to the key. Coconut Grove is the real reason to stay here!

so we didn't have time to enjoy and explore the area. But the room was beautiful the view looking down on the pool area was beautiful. Breakfast at the Hotel restaurant was excellent, and the staff was happy and helpful.

there was a restaurant on site valet parking staff was pleasant and helpful washer/dryer in room pool area clean easy to get to other places quiet Although we were very pleased with the room overall, for a luxury hotel, I thought the room should have been deep cleaned. The side of the bathroom cabinet had not been cleaned in a while, and the handles on the drawers were old and rusted. The cleaning staff should consider switching to a different type of towel they use to wipe tables, etc. off, as they leave behind a lot of dust.

The room was dirty it seemed like it had not been cleaned for months. Dirty shower floor and walls. There were long hairs of another person on the shower walls. The floors were filthy and the doors and sliding glass door handle and frame were filthy.

Our rental, unit 515, was a disappointment. Toilet didn't flush adequately, ran constantly and often when the toilet above flushed there was a water swirl in ours, air conditioner blower was very loud and difficult to set, poor water volume in kitchen, three of the high stools were loose and unsafe. Bar and restaurant staff were great

Ideal location, spacious rooms with kitchenettes and terraces, although a bit dated, it is also in line with the history of the property. The bar never seemed to be open in the evenings, but we were there in August, which is slow season.

Coupons with credit for food and beverage not really interesting as you cannot use it for the daily specials and also not possible to combine with other coupons. Parking is very expensive at $30 per night so consider using a uber instead of renting a car

We loved how close we were to everything. The staff was excellent. The pool area was extremely relaxing and loved how shady it was surrounded by plants.

The food was fresh and tasty. The staff was exceptionally accomodating and courteous The room and the bed were comfortable. The bathroom and kitchen were clean. The kitchen tile needs replacing as well as the carpet that was worn and had some stains.

We’ve stayed here twice and I would say it’s fine. The candles they burn in the lobby though have a sickly smell that permeates through the whole place. It’s a good location and clean enough. As mentioned, it’s fine. Nothing terrible but nothing great either

We always stay at The Mutiny when we visit Miami. The room is comfortable and cozy and the location can't be beat. The best part, however, is the beautiful pool area with the waterfall. It's such an oasis.

We always stay at The Mutiny when we visit Miami. The room is comfortable and cozy and the location can't be beat. The best part, however, is the beautiful pool area with the waterfall. It's such an oasis.

The hotel has charm and character. The bathroom is somewhat old fashioned with a small sink.

I was pleasantly surprised with the suite, and the view. The bed was very comfortable, the location is perfect for being close to restaurants and things to see. I felt at home.

A lovely spacious apartment: living room 2 TVs, bedroom and bathroom. Nice little restaurant/bar. However, I must mention the added fees (cleaning + resort). I could be wrong, but these addendums just appear to be a way to pad the wallets of the establishment.

Great stay for the area. The only negative was that our room is in need of new flooring. The carpet looked like it had seen better days. I would definitely book a stay here again.

How sad! We have stayed here before and valued the location (walk to everything) and convenience of kitchenette. So selected again for a two bedroom suite with family with 18 month old for six days. But the staff has either mutinied or been forced to walk the plank.....or the place is too busy being turned into condos and "long stay" to care about being a hotel any more. No restaurant for half the stay; no room service; no housekeeping (no beds made; no towels changed; no trash removed; no kitchen supplies replaced. Cleaning offered for once during stay). Staff unhelpful or stonewalling ("I have to ask the manager"...none seen in six days). When we were able to change rooms to escape generator noise from nearby garage it was "Take it or leave it" in the words of the front desk: now, pack and move your own stuff, cancel lunch reservation... or stay where you are. So unless you like paying 4 star prices for zero star service look further. Maybe a VRBO! Very sad change.

The property and room hand a great view and during the day it was relaxing. I didn’t like that the washer and dryer unit didn’t work, the lighting in one area had no way of turning on. The cleanliness was not there. In the evenings the outside noise you can listen to. For the price I did not get the value.

Reservations were messed up. Desk was supposed to reserve a ride for us and it never showed. Charged for incidentals but did not use anything or break anything, etc

Very friendly atmosphere, especially by the people who live there! Conveniently located to stores and restaurants. Beautiful building and grounds! the pool area is very relaxing!

I've stayed at the Mutiny off and on for over 50 years. i always enjoyed it for it's convenience to Coconut Grove, Biscayne Bay, and Coral Gables. While it has been reconditioned over the years and is one of the few "small and intimate" lodging options in the area. Unfortunately, access to the internet was not possible and no one on the premises appeared to know how to address the issue. As a result, printing my boarding passes was a creative adventure. All-in-all a good experience but not a great one.

To make matters worse couldn’t sleep in the room directly above the lobby; you could hear guests arriving/leaving hotel, valet employees/ security guard and lobby music that plays 24 hrs. day Had to sleep on very uncomfortable pull out couch in living room.

Property is super clean. Unfortunately, although it’s clean- the room I was in was very tired looking, dated. Not what the online pics show. Everything has been repainted in a sloppy way. The old bathtub has dirty grouting and it also has been repainted. A bidet? Also be aware that there is a cleaning fee 30$ that is isn’t expressed (I didn’t see it) and parking is also 30$ a night. Little surprises like that make the stay underwhelming.

The picture of the room have nothing to do with what is posted online. Super dirty, the staff is super rude and they look like drug dealers. The towels in the room smelled like mariguana, everything was extremely dirty. The worst place i have ever been and i travel a lot for work.

Unfortunately, the staff is extremely arrogant. Additionally, there were charges when I checked out that no one mentioned to me when I checked in. I found the staff to be discourteous when I asked about these charges, and they explained that there is an additional fee for Expedia cleaning.

Cons: Once the luggage was loaded onto the cart, no one helped bring it into the lobby. They just left it there for us to deal with. There was some water with fruit in it but no cups. Which ended up being ok since it looked like it had been there for days. We arrived at 3:10pm and they were adamant about not letting us in the room before the 4pm check in time. Last but certainly not leader was the morning valet service. First day the attendant was sleeping in the backseat of a car in the valet circle. When he went to get our vehicle, someone else in the backseat began vomiting aggressively all over the ground. It was beyond disturbing and disgusting. Second morning the same attendant was sleeping this time in a minivan parked off to the side. We couldn’t find him for a while until the front desk called him and was able to wake him up. This experience definitely cast a bad light on the hotel and overall experience. It’s a shame because the hotel itself was decent for the price and in a great location. But I don’t think we’ll be staying here again.
