We had to go to a different hotel. The room was just dirty and it felt unsafe. Luckily, they had a partner hotel down the street that was much better and we were able to change over to the other hotel.

Staff was amazing! Israel was such a help! All staff were just so kind. The bed was not super comfortable, but the room in general was great. Location was fantastic! I would absolutely stay here again!

The hotel is in a good location with easy access to the ocean and convenient for evening walks, only a block away from the ocean drive. The room is spacious with two comfortable beds and a nice shower. The downside is the facility is a bit old, but all in all offers good value for the rate.

Staff was amazing, the young lady at the desk was engaging and super helpful, even brought my bags up the stairs!! She was friendly and informative, definitely a plus to have on staff!

I loved the fact that this property is located within close proximity to the beach ⛱️ and so many places to choose from for your eating needs. 😀 I would stay here again and I would recommend it, if you're looking to stay by the beach ⛱️

Other than it not being as clean as I would have liked, and it's extremely noisy at night, it is a nice place to stay. Lots to do and eat around the area.

Location was amazing for the price! It’s nice having a kitchenette but the door keys kept demagnetizing. Small rooms with satellite that barely worked. Was told one day they didn’t have enough wash clothes, when asked for beach towels the attitude of the front desk person was rude. Not as clean as I would prefer and there is no elevator.

Hotel was convenient. Close to many restaurants and just across from the beach. No parking at hotel. You had to park at either the parking structure or paid meters. The room had a few minor issues: The Shower head was leaking and the shower curtain had a mildew smell. Room towards front needed more lighting. Other than that it was a good place to stay.

Water could not be served. The Airconditioner was not adequate I believe the services could be improved. I will not use this Hotel again if the services are not improved.

Sometimes the night can be noisy, but I is Miami Beach, South Beach after all. I still had a good sleep. Many stores and places to eat work 24 hours. Beach is one block away.

The only good point is : near to thé beach, old place , very humid even with the air conditionning. Suprised by the resort fee… no resort activity , just beach towels. Would not go again . Gets noisy at night. Sorry it’s a no for me, not enough for the Price paid.

The location is great to me because its off Collins and just a quick watch to the beach. But its still a little removed from the craziness of South Beach so its not loud- hence there wasnt a problem sleeping. We will definitely be back!

I would rate it 4.5 stars. The room is big, beds were ok, kitchen didn’t have any plates, they only do room service if you stay more than 5 days but they do give you fresh towels if you ask. Location was great, parking was across street fro $20 or 35$ valet. TV was new and big , the only negative the bathroom was not very clean there were alot of hairs on a floor.

Perfect stay for our girls trip. Room was clean, spacious and had everything we needed. Location was perfect, close to beach, shopping and dining. Service was exceptional, David had excellent knowledge to help with recommendations and Chris was very helpful. Would absolutely stay here again!

This was my first stay here and I must say any issue I had it was addressed immediately. William and Christian have to be the Best folks to meet and greet at the front desk. Suites on South Beach is not only spacious but definitely located in a great location.

I walk slow, but the beach is less than 5 min walking, could be 2 min if I walk with a purpose. Quiet and spacious rooms. The property needs to actually clean their rooms thoroughly, including the ac unit vents.

It finally opened after the pandemic. We really missed it. This is our favorite place in South Beach. The front desk staff is very helpful and friendly. Looking forward to return!

I was given a room with termites, which got into my shoes and clothes. I was also bitten. The rooms are nice, management has to inspect the rooms before renting them out!

Customer service was outstanding. The front desk clerk name was Aaron. She was cool down to earth and very helpful. I am the type that ask a million question and she answered them with a beautiful smile each and every time. She suggested places we should visit and eat. I picked the suites to stay at the last minute so I went in to this entire trip praying everything would be ok. It was exceptional. The suites were gated with tall gates with security codes. I appreciated that for it is right on the busy strip. The non smoking suite was well kept on the outside with bright lights. The Landscaping was beautiful to look at along with the comfortable patio chairs right outside of your door. One minor minor minor detail is that the bed was right by the front door BUT it did NOT matter because the entire time we heard nothing from either of our neighbors. (Bed was soooooo comfy by the way. A little too comfortable I didn’t want to get out of it). The smart TV was about 50inches or more with all the apps you would need for a rainy day. ( which we had). So if you are looking to be front and center of the action without the noise this is definitely your place to be. You have a 24 hour Walgreens right at the corner. It surely helped to stock the full size refrigerator for the late night munchies. If and when I go back I want to stay here for sure.

Property had roaches in the bathroom both days that i stayed. Tried to reach out to general manager several times no contact back until the morning of departure. Contacted Expedia and was told property had a no refund policy. Which is totally unacceptable when the hotel is infested with roaches

We had a lovely stay with two adults and two kids. Only two blocks from the beach and near many wonderful restaurants. Very cute and vintage feel. The staff was wonderful and after being tired from camping for a week, it was a relief they were so accommodating!

This was our second stay at Suites on South Beach, and we would go back. Our first room was not great, but as soon as I told Ruben at the front desk he gave us a different room which was fine. They have beach towels, a parking ramp across the street, and a refrigerator and microwave in each room. A short block to the beach and restaurants are any direction. It’s a great location.

The hotel was nice and affordable .It is in a perfect location for access to the beach. The staff was helpful and housekeeping was plentiful. It is a small hotel so there is no pool. The only thing i would have changed is the size of the beds, they were supposed to be queen sized but were rather small for two people.

You pay a resort fee but get champagne, free bottle water,& unlimited beach towels. The rooms have a full refrigerator and microwave so if you want to save some money you can. I'd stay again and I'm picky!

The room was clean, but the coffee machine dusty. We were four and they provided toiletries for 2. Not enough towels for all of us. The receptionist upon arrival was barely welcoming, and the girl in the morning check out was just outright RUDE. Hiding in her chair behind the counter. I had no idea she was there until I walked up to the desk. Not a good morning, not a hello. Not a good bye when we left! The location is great though. Also I was expecting a cooking range in the suite. There was just a microwave, not very useful for cooking the eggs in the morning.

And woke up the next morning before check out to the morning front desk clerk yelling at me telling me I needed to move my car. I tried to explain to him that the man the night before told me to leave my car there and I had the ticket for valet parking. The man didn’t seem to care at all, he told me the guy that said that didn’t work for them and that I was lucky that they didn’t tow my car. The bathroom was dirty, you could still see soapy residue in the shower from the guest before us. Not to mention under the comforter we found multiple hairs on the bed and on the pillows. It was as if they did not even attempt to clean the room before we checked in. You can go check out the photos I’ve posted on yelp. Other than a convenient early check in it was an absolute nightmare.

* The room entrance door Frame is wood and the mid part of the door is like glass or thick Plastic, so during the nights, the door emits light and room cannit be dark at all. * The Window is Just Blind only, there is no screen, so even window emits light during the night. * It has small Kitchenette, that has Microwave, Fridge, Glasses, Cups, Plates, and Cutleries. * The room also has a back door, so that you go out to Smoke. We had a car and Public Parking was Opp to the Hotel. Very convenient to walk to the beach and pubs and restaurants. The person in the reception is good. we finally had access just after 3pm. The room is very spacious with a kitchenette and full size fridge The bathroom would require some updating. The room looked clean but there was a very strange smell. The safe was not working and we were told it would be fixed the next day but that did not happen. The property is in a good location close to the beach

But I stayed in the front reception area awaiting my ride and he was awesom. The property though not a five star and limited amenities the customer service made up for it all I will most certainly return.

The safe was malfunctioning and couldn’t use, I walked the front desk and a told him about the situation. The agent checked it and he said no available to repair it till tomorrow morning. The safe was malfunctioning and couldn’t use, I walked the front desk and a told him about the situation. The agent checked it and he said no available to repair it till tomorrow morning. Great location near Espaniola Way, near the beach, not far from Lincoln Road. No area to sit outside, but a very good size room for South Beach.

Thus property had roaches and nets. The air or heat didn’t work. The shower head was disgusting.

It’s a good place to stay. The rooms are large and was clean. Beds were comfortable. Could use a little updating in the bathroom like caulking and the paint around the doorway peeling. But for a group of friends wanting to stay in a convenient location it would do nicely. Not as expensive as ocean avenue.

Stayed in South Beach before our cruise to Cuba. The suites on South Beach was a good place for us. More of “suites” in size than amenities but clean and conveniently located just one block off Ocean Ave. less expensive than those other hotels. Have stayed here before and will again for bigger groups of us traveling.

The rooms were quite spacious and the location was excellent! That’s all you need Inn south Beach. Book it and don’t worry!

Modern, clean, and fairly large room. The fees like $100 for checking out late seemed excessive, but that was not a problem for me and seemed to be common in the area.

I like the location the beach is near by friendly people excelent service. This is a four star hotel.

The hotel is just a block away from the nice section of the beach. The suites were nice and spacious. There was a lot of noise due to construction in the adjacent room which meant that sleeping in was almost impossible.

Stayed at hotel because of location to Lummus Park, site of the South Beach Triathlon. The location was great because it was close enough to the Park without all the noise of Ocean Avenue; parking across the street which was convenient and cheaper than valet; close to restaurants, shopping on Lincoln Road. The Hotel doesn't have any amenities, such as a pool, bar, etc., but it was clean. Needs a facelift, showing it's age. Front desk staff could use course on customer service, make your customers feel welcomed. South Beach is pricey and this is no exception. Hard to swallow a resort fee on top of a pricey room when there aren't any amenities.

Overall pretty good stay. The suite with kitchenette is useful if you really spend time in the room. The room was clean, bed was ok, bathroom had everything you need. Full size fridge a plus for families or if you’re staying a while. Check in was quick and easy, check out the same. Staff was nice, complementary champagne was warm lol. But hey, free booze I can’t complain. Oh, parking garage across the street is definitely a plus. Location is very very good. Good job!

Perfect location for walking South Beach if all you want is a place to sleep. I was in room 2 that was in close proximity of the sidewalk, so I could hear other pedestrians all night long. The door on the room doesn’t have a snug fit, so you could see outside and it didn’t feel very secure. The room wasn’t as big as advertised and did not include a seating area. It was clean, equipped with a fridge, microwave, TV and a wet bar area. I would stay again, if all I needed was a place to sleep, but I would request a room that isn’t so close to the street.
