All in all our stay was good! The phone in the room was broke and I needed to reach the front desk! I called on my cellphone! We dropped off our bags early and was told to expect a call or text when the room was ready! Never got that call! Room was clean and well stocked .

Everything was amazing above and beyond my expectations . The location , atmosphere , staff and rooms were very welcoming . Definitely a place I would recommend anyone to stay in if visiting Miami Beach .

We enjoyed our stay here. Everything was aa expected. Easy to walk and get to things would definitely stay here again.

Déjeuner était parfait. Très professionnel, très efficace . Mon seul bémol est sur l’hôtel en general. J’ai toujours trouvé cet hôtel Waouhh. Des l’entrée il y avait une table avec des décorations , ça sentait bon et c’était climatisé. Tout cela a été enlevé. La salle de bar était superbement décorée et elle est devenue une salle de restaurant. L’ancienne salle de restaurant est restée la même mais sans les décorations propres à l’hôtel (chaises vertes) et elle sert aussi de salle de repos pour les employés qui parlent très fort. Bref c’est devenu un hôtel ben ordinaire même si les chambres sont confortables, qu’on y dort très bien .

Brian and Gloria at front desk were extremely helpful and hospitable. Dealing with Brian is always easy and he's a pleasure to deal with. The manager Armando was very helpful, accommodating, friendly and extremely professional. Great manager! Raphael at the bar and the other bartenders were all friendly, fast and efficient. Great experience overall as always!

Wish the food for breakfast was properly cooked. Also, the coffee was Luke warm every day. Was a much better experience past times I have stayed.

The Restaurant at the location offered delicious food, very popular and busy place. I would stay again. Very far from shopping area unless you like walking in the Scorching sun.

We stayed here the night before a cruise. Our flight landed in the morning and we were able to use all the amenities including the free beach chairs. The property was beautiful and rooms were cozy. We also ate at the restaurant and had a drink from the bar, both were great. Would definitely recommend.

Staff was friendly. Room was clean. Would I stay here again? No. The atmosphere and vibez wasn’t welcoming.

Great staff, very friendly. Restaurant is amazing, loved sitting on the patio. The location is perfect if you're a beach bum, and the complimentary towels, chairs and umbrellas were a nice touch.

Rooms were clean and spacious but somewhat dated. Great value for the cost though.

The location close to the beach and the staff were exceptional, breakfast was really good as well. Unfortunately, our room has not been cleaned during our stay, so the waste bins were full and the floor kept being sandy after we’d spend the whole day on the beach.

The rooms were on the small side, but the Art Deco vibe made up for that. We would definitely stay here again.

The room was clean and check-in was easy. Beach access was a block from the hotel and included loungers and umbrellas. Overall, cute boutique hotel.

Booking said there was private parking, but that was not true. This was an important point for me and it was disappointing

DO NOT stay here. It’s so freaking loud!!! Someone above my room was walking and jumping ALL NIGHT!! It was freaking horrific! The floors are wood not carpet so you can hear EVERYTHING. I did go down to the front desk and the guy didn’t GAF. He asked me why I didn’t say anything sooner. Like dude! I was TRYING to sleep AND luckily for my daughter she was sleeping so I just suffered. But I still told them and let them know. But I’m dead ass yall it was so loud the banging on the floor above me!!! I would pay more for a better hotel. I only stayed ONE night yall!!! Spend the extra for better quality. I learned my lesson.

Convenient location to beach access with chairs and umbrellas. The hotel is a super cute boutique hotel with modern rooms. They are a bit small if you are more than 2 ppl but you can make it work. Hotel bar has happy hour and free trolley access to south beach

More concerning, I experienced a stolen item on the property therefore if safety and security of your belongings are important to you, you may want to consider other options.

Hotel was clean and cute. I booked this hotel because Expedia stated there were laundry facilities on site. There were no laundry facilities on site. I was looking forward to using Aveda products in the bathroom and having a robe to wear. Neither of those were as pictured. No robes, no Aveda products. The pool area was nice with warm water. The chairs on the beach with the umbrella were very nice. The wifi was difficult to get logged on to but once it worked it was good enough. I feel like ‘good enough’ describes the hotel best. My main issue is that I specifically booked the hotel because of wanting laundry facilities (not a laundry service) I wanted the Aveda products, and I wanted the robe. Without any of those options I could have chosen a more affordable place. The fault may lie with Expedia more so than the hotel because of their description and photos being misleading.

We booked this hotel as a last minute place to stay when our flights were canceled. Staying here was wonderful and helped negate all the stress of canceled flights!

This hotel was very nice. The location is perfect only one street away from the beach. It has a restaurant attached on the first floor. And it is in a perfect location. There is only street pay parking and a garage. Both come out to $50 each for a day. Not too sure about the garage if it’s per day. The hotel had very good ac / fan. There was a small gym basic. The pool is a decent size next to the restaurant. I stayed with my dog and they were very friendly. Overall I would definitely and will be staying here again. But prepare for Miami drivers and that’s coming from a Houston driver. I don’t see how any room can have a beach view though. But i don’t think it matters as the beach is very close. And it has room service. A smalllll mini fridge. No microwave in our room. The restrooms were nice. Loved it

A great find in Miami Beach! Convenient location, close to the beach and restaurants. We ate at Tiki Fish N Burgers in the hotel which was very good. The staff was so kind and always greeted us with a smile and said hello to my dog, yes they are pet friendly which is wonderful. The suite was very spacious and comfortable. Can’t go wrong with Circa 39, will stay again for sure!

No housekeeping during our stay, and walls were very thin. The beach chairs are only available from 9-5, which no one explained to us until we got to the beach. Overall not great communication from staff.

Very old worn out everywhere. Tiny rooms with gross bathrooms. Really nothing nice at all accept the beach access across the street with umbrellas and lounge chairs. I didn’t like this property at all.

I be liked the staff and location. My room was over the ally with garbage dumpsters when I paid for a courtyard view. It was loud all night and our room even shook.

We almost always come to this hotel when visiting Miami Beach. Another great stay - from check in to happy hour to check out. It was a great experience. I would highly recommend this hotel!

Staff was reallly nice. The room was pretty rundown. The drapes don't cover the blinds, so here is no way to fully block out the sun in the morning. The floor in the shower looked so dingy we wore flip flops in the shower.

The front desk and restaurant were constantly understaffed - we had to wait at the front desk for ages before someone showed up and the poor servers (often just 1-2 of them for the whole place) at the restaurant/bar were trying their best, but were overwhelmed and service was slow. At the price point, we weren't expecting luxury but a clean bathroom, heat in the room, and available staff should be the baseline. The stay was very good and most of the staff pleasant. Bartender Thomas was incredible and really stood out. BUT, the Cuban woman at reception who checked me in could use some additional customer service training.

The beach was around the corner and view was blocked from hotel, however only a block or so walk. Staff were very pleasant and helpful. Food fantastic. Older well kept property would highly recommend for seniors.

When we arrived, we were informed that they didn’t have a room for us. We had no warning and had to find ourselves another place to stay. The only plus is that they issued us a refund pretty quickly.

Solid oak wood floors, cute wallpaper and decor, with a view of the sand and ocean just a short block away. Restaurant and bar downstairs with happy hour from 3 to 6 every day. Just a couple minutes walk to the Miami Beach Boardwalk, and sand and water. Perfect location for a great price.

The beach was one street further, but easily accessible. The hotel is very well located and very friendly. The room was nice. A slight problem was the shower that had a very low pressure, and the soap was difficult to reach--the hotel may want to fix this.

Everything was great! However, I booked an ocean view room and there was the tiniest sliver of ocean from the window. My recommendation is to not spend the extra $20 and go with the standard room. You can always walk one block and see the ocean from the beach.

We did have a problem with our room, unfortunately this wasn’t dealt with straight away which impacted our stay. All of the staff were very friendly apart from the supervisor on reception, very rude and unhelpful. The hotel is fine rooms need updating, don’t pay for an ocean view as you can’t see it. The hotel serves a purpose and as long as you don’t need anything from the supervisor you’ll be fine. My 3 stars are all for the other staff who worked so hard over the holiday period.

I stayed here Oct 23 2025 one night. The staff was very informative, and breakfast was great. I paid online and had to pay another $100.00 on arrival even though per the booking, I had to pay only about $53.00 upon arrival. I did not like the surprise amount of an additional 50 on top of that, which I was told would be returned. It's been a month I called twice since Nov 1,2025 last time I was placed on hold until the call disconnected. In total, charging 200.00 dollars for one night is insane.

My stay at Circa 39 was excellent! The room was spotless, the atmosphere was peaceful, and the staff was incredibly friendly and attentive. Everything from check-in to check-out was smooth, and the amenities were exactly what I needed for a relaxing Miami trip. I would definitely stay here again

Awesome place to stay, location is amazing, there is a public parking 10 min walk away, beach access is easy. Its an older property but nicely remodeled, food is good too, and staff is super helpful. My only complain is its' an older property which has been remodeled, so you can hear people walking (room above us was checking out early in the morning). But overall great value for money.

The staff was very courteous! We flew in from Indiana and wasn’t able to check in until 4:00 pm and the hotel was able to keep our bags, in a locked room, for us until then.

Loved the beach access and free chairs and umbrellas. Hotel could do with some attention in the bathrooms. Bath door didn’t lock and the door was peeling at the bottom. Shower was amazing. Rooms small, however expected nothing less from Miami Beach. Check in staff were amazing. However other staff felt distant.

No, the bathroom supplies were empty. We had to ask for more so we could shower. We had 3 guests on our reservation and only 2 coffees, 2 cups. I had to ask for drink vouchers, for expedia vip. This hotel nor this room, justify the price paid.

The property is very nice, convenient, and accommodating. However, the rooms are small and parking is terrible and pricey. The pool is super small but nice.

Comfortable stay. Beds were good and it was quiet. No view and not on the beach. Bikes were more expensive than the City Bikes

The hotel is pleasant and small. It has a pool and is a 2-minute walk from the beach. Sun loungers and towels are included in the price. The location is excellent, close to everything, including transportation and shops. The staff is very friendly and pleasant, especially at the front desk. Everything is a bit dated and in need of some renovation, but that's up to the owners. Overall, 4 out of 5 stays were a success!

Maintenance had stop a leak inside of our Room. Unfortunately my daughter’s luggage was under the leak so her clothes got a little wet. Water flow was pretty low. Nice Parking garage next to Hotel at 45 a night. Beach is walking distance and had some restaurant options walking distance. Nice Area!

Check-in - Unfortunately, check-in took far too long. I arrived in the evening when it wasn’t even peak time, yet I still had to wait an unnecessarily long while to be helped. Staff & Service - While some staff were pleasant, there were occasions when there weren’t enough people at the front desk. At times, it seemed like asking a simple question would mean waiting indefinitely. Communication was also lacking. For example, I wasn’t informed that guests had access to beach chairs. On my first day, I paid over $20 for one. It was only on my second day—after I noticed other guests asking about towels—that I learned we had complimentary chairs and where to get them. Room - The room itself was quaint and had charm, but it definitely needs updating. While it appeared clean at first glance, upon closer inspection between the headboard and mattress, I found an unpleasant amount of dust and hair. Additionally, the detergent used on the bed sheets left a fragrance that wasn’t particularly pleasant, and I think the hotel should consider switching to something fresher. Beach View - On the positive side, the beach is located directly across the street and was lovely. Overall, while the location was good, the lack of communication, slow service, and attention to detail with cleanliness made my experience less enjoyable than it could have been.

Great boutique hotel. Great location to use the free trolley system. Lots of different restaurant options. Even if you just want some fruit and a sandwich from CVS which is on the corner. The only downside was the pool was closed for renovations but you could use the neighbor hotel’s pool.

Very nice and comfy! We didn’t have a car but public transportation is super easy and will take you pretty much anywhere. The beach chairs/umbrella/towels were a big plus for us. Food was pricey (Miami prices), but very good.

This hotel is right across the street from the beach. It's a unique hotel and a great location, being close enough to walk to South Beach and lots of shops & restaurants. They also have a restaurant in hotel.

Waited 40 mins for breakfast and still didnt get served breakfast. One member of serving staff was rude and giving orders like he owned the hotel. Nothing complimentary was provided, vouchers were not honored and service was

My stay at Circa 39 was unfortunately ruined by the terrible customer service I received, especially from a front desk representative named Akim. He was extremely rude, unprofessional, and downright disrespectful — completely unacceptable behavior for someone in a customer-facing role. The hotel itself is far from impressive. While it may look nice in photos, the reality is quite different. The only positive aspect of my stay was the bar staff, who were kind, professional, and truly a pleasure to interact with — they are the only reason I’m not giving a 1-star review. I would not recommend Circa 39 to anyone looking for a respectful and pleasant hotel experience.

The property was clean and the pool area was nice and accessible. The restaurant staff was not as friendly as the people at the front desk. Upon our arrival, a waiter was standing there watching us struggle with our suitcases up the stairs to the entrance without offering to help. Another instance, we had a question about the restaurant and we stood at the desk by the entrance and the waiter there ignored our presence so we chose to walk away and just order room service. That was just rude.

Super convenient location and good pool and beach facilities

Room was very cozy clean. I loved the option of ceiling fan so room never got too cold with air conditioning. The bed and hypoallergenic sheets were very comfortable for my “Extremely” sensitive skin type. Staff and housekeeping were very kind. I had the pool view. Happy hour was convenient.

Value for price paid was tremendous. Surrounded by high rise and expensive hotels, this one is cute and still has that beach vibe like old Miami. Nice quaint pool area, great on site restaurant and bar, cute courtyard with available bike rentals. The beach is across the street and guest get access to beach chairs and an umbrella. Convenient stores next door. As a single female traveler, I would stay again!

During rain my room had a water leakage in my room and my shoes and clothes hanging on closet got wet, I reported 3 times to front desk and a day later finally a nice front desk attendant by the name of Mr. AKIN offered to change me a different room with no water dripping from the roof on to the ceiling.The check-in front attendant gentleman Mr. BRYAN I think was nice too but informed me that no upgrade was available.

All the staff was super friendly and attentive. Hotel restaurant was great for HH and breakfast. The bike rental option was a mission as much as we wanted to use them after time spent it seems the docking station had to be reset but we had given up by then and noticed the next day they had not fixed the issue. Lots of great restaurants around and the beach access is right across the street. Rooms were really cute but would recommend the interior connection room doors get rwplaced (very worn out). Oh and like all hotels, each room should have an ice bucket available in each room…a must!

Great stay! In a safe, walkable area of midbeach. Loved the pool and beach amenities. Staff were all very helpful, and room was clean and ready for an early checkin. I would certainly stay here again!

This is a great hotel that provides all of the uniqueness of a boutique experience. It’s got funky decor, a great bar and restaurant, great service. And a heated pool! The beach is across the street and you have access to umbrellas and chairs. I recommend.

Ac was leaking and the ceiling was wet which was making the paint fall off onto the floor! They did give us our fees back but I feel we should have gotten a nights $ worth back

I travel 2-3 times a month for work and this is the first bad review I’ve left in years. Literally the worst hotel stay I’ve EVER had. Dirty, falling appart, incredibly loud, smelled like mildew, stains everywhere and I barely slept because of the dumpsters being slammed open and closed all night long directly beside my bed. I actually can’t put into words how terrible this was. If I had been staying there for longer than 1 night I would have left and gone elsewhere. STAY ANYWHERE ELSE. even the beach chairs are rusted out and crumbling. The ceiling fan was broken and the only light in the room was from the 1 side lamp in my room so it was pitch black.

No parking is a minus. They suggested a parking garage a 1 mile away. The resort fee bringing the room to $200. . Room is nice but not 200 a day nice.

This is an older property, but is so well kept and decorated nicely. Found our room to be very clean. Loved that we were able to access the beach and have access to chairs and umbrellas at no charge. Also the pool at the hotel is also a great spot and private from the street. Restaurant was good and busy for breakfast and dinner.

Maria, Sebastian and the entire staff were excellent! Their attention to detail was bar none! I have recommended this hotel to many of my friends and will stay here again when I return to South Beach!

My stay was wonderful! The staff are all so friendly, and everything is arranged to make your stay as relaxing as possible. Plus, one block to the beach and complementary loungers, umbrellas, and towels. I will definitely stay here again the next time I'm in Miami Beach.

WARNING: Parking is NOT $4 per hour as stated on their website, it’s $25 per hour!!! And $45 overnight but this only covers 8pm-8am. Gym in the basement, was about 95 degrees and smelled like gas. PRO: The restaurant food was amazing (like very, very good) and the restaurant service was good and friendly). I wish I could rate the restaurant and hotel separately.

Overall nice. Parking accommodations are difficult but manageable with patients. Staff friendly, restaurant nice and close to beech. Pool are small but nice and water temperature wonderful. Will stay again if in the area.

The property itself was very nice, a restaurant and bar on site, definitely in walking distance of the beach literally and convenient to stores in the area, the free shuttle bus you can walk to and go to Collins Ave. with a nice pool onsite and you can get free towels and chairs to go to beach also. Only thing I didn’t like was I wasn’t made aware of the additional charges they charge after checkout which total $712.63 after checking out I wasn’t told about this I found out when my credit was attempted to be charged. I already paid my hotel fees, resort fees and the additional $300 deposit because they charge you $100 a day. Then when I asked they told me to call Expedia so I was definitely confused and with the limited English I really didn’t get an explanation. Other than all this the hotel overall is nice I really had no complaints about the location, room or how convenient the location is. Would I stay here again propably not because of so many additional charges you aren’t made aware of, this is my second time vacationing in Miami my family and I enjoyed ourselves.

We were happy with the hotel it was very nice, clean. Check-in time was 4:00. We got there about 4:15 and the room wasn’t ready. They said 10 minutes. We didn’t get in our room until 4:45. We were offered something from the bar or water. We got water. Other than that we had a great stay and food.

The room was comfortable and was fairly large, the bed was comfortable as well, loved the pillows.. however, We were not shown majority of the property and had no idea where the bikes were (if u go here- their in the court yard- which is apparently located in the middle) and a very small gym, with 3 machines and one of the machines did not work. Unfortunately, majority of the staff was not attentive. About 3 of the staff members were great, that’s it. Sitting by the pool, no one came over to check on you to ask if you’d like any food or beverage- we figured that wasn’t what they did, however, they did one day (well, one of the 3 friendly staff members did). Also, the shower in our room had an issue and it was such a pain to figure out, it also leaked. Maintenance came to “fix” it but never actually did. The biggest thing is, they hit us with a $250 fee which was not told upon booking. They also make you give a credit card to hold a “$100” nightly fee, but they won’t charge it (or u get it back) when u check out if you don’t mess anything up? It was super weird. Won’t be coming back.

Great location close to the Miami international airport. Close to food and convenience options with rent-a-bike options. Loved the boardwalk & beach across the street. Hotel stay was clean, simple, and staff were friendly. Would come back!

This was my second time staying at this property - overall a good visit again but since I was last here a year ago, have noticed some maintenance/property conditions not being kept up with which was a little sad to see - for example, the door on the shower in our room was broken, chairs around the pool and offered at the beach are rusted/have peeling paint, rug in the hallway has gotten a little shabby - little things like this that didn't ruin our trip of course but just made it feel a little less special. Front desk concierge and bell hop were top-notch just like last year though! Pool is amazing.

Staff and amenities were great. Activities were somewhat hampered due to road construction but the staff did what they could to ameliorate things.

Comfortable bed, pleasant staff, boardwalk and beach across the street was nice. The restaurant on site has changed from Jules which had great reviews previously, we were disappointed it is no longer there. The new restaurant is a grill and ok but nothing great. Getting to and from the hotel/overall beach area from downtown was not easy and no Ubers were available without at least a half hour wait. Then the traffic getting back to downtown was unbelievable.

It was a good location. Cleaning staff was great. Room was just ok. Very dark during day and lights shined into room all night. People were not the most accommodating. Good for a short stay but not 7. Bed was comfortable. Pool was decent. Our shower leaked and had no pressure. Our room inside main light did not work. Asked to change rooms because of our number of days there. They made no attempt to do this. Again for a quick stay would recommend but not for lengthy stay unless in a different room. We will not be back.

Resort fee at $45/day is a rip. Other than a beach chair there is no value. A two night stay for three people cost us $180 and we didn't even go to the beach. I would not recommend the Circa 39.

It was very convenient. The beach was directly across the street from the hotel. The hotel offered a card to use the beach chairs and umbrellas for free. There was a convenient market and a liquor store on either side of the hotel, making it easy for shopping instead of dining out every night.

Great service!!! Front desk person, I think his name is Brian, was helpful on where to eat. Across the street, excellent Italian Restaurant. Reasonable prices for Miami. Definitely would stay here again. One night. Next day left for a cruise.
