The positive side was definitely the location. The hotel is very well positioned in a lovely area and extremely close to a beautiful, quieter beach. We also really appreciated having beach chairs, towels and umbrellas always available for us, which made the beach experience very easy and enjoyable. A special mention to Gabriela at the door, who was always warm, smiley and genuinely kind throughout our stay. Unfortunately, the rest of the experience did not quite match that level of hospitality. Most of the staff seemed rather unfriendly, and even getting a simple smile or greeting often felt difficult. The rooms were also not cleaned properly during our stay, and we had to complain several times about items not being replaced or areas not being cleaned. One of our rooms was even missing the blackout curtains that the other rooms had. What felt most disappointing was overhearing members of the cleaning staff speaking badly about us in the corridor after we politely mentioned missing towels and that the bath had still not been cleaned. That felt quite unprofessional and unpleasant. Overall, the hotel has a great location and beach setup, but the service and housekeeping standards need improvement.

The bath didn’t drain properly and shower fixture hanging off wall. The male staff in restaurant were sullen and disinterested. Food crazy overpriced and the soundproofing in rooms was so bad I could hear the person’s phone vibrate when it ran next door. Pretty common areas but overall felt very tired.

Room and amenities were fantastic. Staff were super friendly. As a guest you get 10% discount at the restaurant and bar. The hotel doesn’t offer parking, but there is a public lot across the street that’s easy….if spots are available.

We checked in early after a cruise and had to store our luggage and we’re searching for something to do and they were very helpful giving us advice on the area. The property is amazing and I would stay there again in a heartbeat.

Room for improvement: - rooms are not designed for amenities for the beach / water so it’s not easy when you return from the beach - while hotel provides beach chairs and umbrellas, you have to carry them yourself across a busy street - construction going in directly in front of the street…you can smell it (we could not hear it from our room, but we faced a different direction).

They scam you. Their website shows you a pool and things that are for another hotel called Faena. Do not stay here. It is lovey as a boutique hotel but walking a block to the beach and no pool and no spa....it is a scam. TRUTH

Rooms are dated and not as pictured. Rooms are not clean, rug and sofa had stains and dirt (which remained even after complaining). Lighting is terrible inside. Rooms are noisy since windows are low quality. Bathroom needs an upgrade. Staff is unwelcoming.

Also, the location is fantastic. I came for a solo birthday trip which I mentioned in my booking but reception was pretty icy. She just handed me my room card. Also I wasn't expecting freebies on freebies or anything but a simple Happy birthday and an enjoy your stay would have been nice. I arrived back home around 5pm and my room was just how I left it. When I called the front desk, they were like they finish at 5:30pm and that they could send them now but I needed to get ready for my birthday plans. The main reason I like to book hotels instead of AirBNBs is for the service and to feel taken care of, which was lacking here. I mentioned it in my checkout form, and they offered me free breakfast, but I was checking out and had to be on my way. All in all, I just feel like that should've been handled better. Finally, the bathroom was not up to par. The handle to adjust the water temperature in the shower/tub was totally loose and tough to keep at the desired temperature. Also, the tub (which I booked this room specifically for the tub!) just looked grimy and unappealing for taking a bath...definitely needed to be reglazed. Not what I'd expect at this price point.

The hotel was very old and apparently the walls were paper thin because we had people next door knock on our door multiple times and tell us that they could hear every word of our conversation.

This was the second time we stayed at Casa Faena. It’s a really nice place for the price. The room was clean, bed comfortable, staff helpful, food tasty and decor stylish.

The blinds were broken. Had to hold the toilet handle to make it flush. Bed frame noisy just sitting down on it. Small wardrobe would rattle when walking in the room. Very annoying. Had a live band play right below our room. The staff never said there would be a band or asked if it would be ok to have this room.

When we arrived the hotel was out of power, we spend the night withou A/C or light. I really want my money back. No one talked with us or even offered anything as a compensation.

To an airline. I was still charged 96 for resort fee when there isn’t even a pool or gym at this hotel. Umbrella and towels doesn’t label this as a resort. The manager should’ve removed the resort fee completely instead of givin me a discount. Honestly very disappointed with the price per night quoted on Expedia versus everything I ended up paying.

Although everything has been updated, it was done in good taste. The best thing about it is that it is right across the street from the beach. It was a unique experience. Will definitely do it again.

The Campo Restaurant's menu was created by their chef. The food is delicious and the presentation a work of art. The wall and ceiling murals create an intimate atmosphere that is welcoming and cozy. We love it here! Also, Diana in reception helped us find our iPhone that we left in a taxi. Superior customer service abounds at Casa Faena!

Only problem is there was absolutely no sound insulation with the adjoining room; the people speaking were literally in our bed. Also, before going, we thought we’d have access to the beach club of the Faena hotel but that was not the case. We used the valet parking which works out great.

Older hotel, but the rooms were very nice. The staff was friendly and helpful, and the manager was also invaluable. The restaurant is very good with an excellent happy hour and delicious food. The bartender was also fantastic and did a wonderful job

I like how quaint the hotel was and it was right across from a beautiful sandy beach I may have misunderstood the parking rate because I thought it was $27 a night, but it was actually $67 a night . When the manager asked me why I put a one star review I explained to him what I wrote above, but he said Booking.com said the parking was $55 which is still incorrect. No matter what the cost you still have to walk two blocks to their sister hotel for valet.

Room was nice. clean. Breakfast menu was limited but OK. Decoration is nice. Service was nice too. Location is OK but NOT during Artbasel. Traffic to get in and out is horrible. I was on the second floor. Room 24. Could hear all the traffic. didn't try the spa, but the fact that it doesn't have a pool in Miami is a big off.

We loved how clean it was and that’s it’s close to south beach but far away from noise It was absolutely disappointing that there wasn’t a rooftop bar anymore.

This is a very charming no-frills property that is right in the middle of some of the best parts of Miami Beach. If you are OK not having a pool or gym or some of the other resort amenities you would get at nearby hotels, and just want a really Nice place to sleep in a great location, this is perfect for you.

Beautiful hotel. Kinda reminds me of Cartagena Colombia. ONLY thing that could have made this experience better is if the cleaning crew was a little cognizant and aware people may still be sleeping in the morning as they make their rounds. They were bumping into walls. Carts hitting the door. Talking really loud. Other then that great place.

Everything was excellent!! The gentleman who checked me in the evening was very helpful. The room was very clean! . LOCATION Parking spot right there in front of the Hotel and walking distance to the beautiful beach! The girls that were at the desk during the day were also extremely nice! I will return!

The property's bird issue has not been addressed, causing sleep disruption due to bird collisions on my window. The outdated air conditioning system also requires attention as it produces a loud buzzing noise during its on and off cycles.

Nice hotel, a block away from mid beach in Miami. Clean rooms and friendly staff. Restaurant downstairs (Gitano) had tasty apps and lively music. Overall great stay! Hope to be back soon!

I was told I could valet at the hotel. It was pouring when we arrived. I had to carry my bags in the rain to check in. The. I had to drive to another hotel and valet there. Then I had to get a ride back to the hotel. Not a great start to our staycation. The hotel had a very unusual smell to it. The bathroom was tiny. The noise was unbearable starting around 9:30 pm. When we left I walked to another hotel to pick up my car as my wife waited with the bags downstairs. Horrible experience. Everyone is doing you a favor. I would have cancelled on the spot but they told me it would have been more money to cancel than the actual stay. I was told by staff at the hotel where I parked that this happens all the time. They would never recommend this hotel, nor would they even consider spending $1 there. It was smelly, there was no management on staff..disgusted with the whole experience.

First night there was an event in the hotel so dining at the restaurant or rooftop wasn’t open to hotel guests and the second night the rooftop was closed. It does get noisy at night in the rooms from the music playing in the lobby and rooftop.

The place is conveniently located and it is adorable, we stayed on a lower floor and the rooftop was closed that night, so no issue with noise. The bed, however, is SO uncomfortable, like sleeping in coils. No parking or valet, there is a lot across the street.

We had a great stay at Casa Faena. The atmosphere is beautiful but it’s an older hotel and has its cons. Limited outlets, thin walls, scalding hot water, and the no parking situation was a bit inconvenient. Overall, we really enjoyed our stay and the location is excellent.

Hotel had no name on it. Only one staff member on duty at any given time so there was always a wait. No parking at the property. Only a bed in the room. NO CHAIRS of any kind. The noise from the music to the people in the halls. I would not stay there again.

It was a pleasant stay. Clean, beautiful decor, great service and the room itself was comfortable. Yet the music is a bit loud at night time, not a family friendly type of hotel but good for couples or people that enjoy the night life.

Hotel charged us for the stay and refused rooms even though stay was confirmed. They haven't processed the refund and are delaying the process! Very unreliable and poor service.

The staff was some of the best I've ever experienced. Everyone was friendly and helpful for all of our needs. Bed is soooooooooooo comfortable.

This is Gitano’s club with a few rooms at the back. If you want to party it is perfect. If you want to sleep don’t book. Sadly the location is misrepresented on the website and does not say the entrance is same as the bar Gitano’s.

that said, the room was exceptionally noisy due to the air con and felt like the room was in constant movement with everything shaking. I woke up in the middle of the night because of the noise and was forced to switch off my zircon, but that still didn't fully alleviate the noice and constant shaking in room.

Very nice deco

Staff was very nice and helpful with check in and check out, but the property, services, and amenities were not up to par. Arrived on a cold night and the room was at a chilly 65 degrees. Heat was not working. Requested a room change for one with working heat and was given a space heater instead. Requested robes that never arrived. Floor was sticky. No bedside outlets for charging. Bathroom was underwhelming, almost like a motel. Disappointing stay, not worth the cost of the room. Will not be staying here again.

Hotel is in a great location near Faena which offers great food, live music, spa & shopping. Our first room was thumping with music @ 7 pm. We changed rooms and it was quiet. Nice rooftop bar.

This is one of the worst hotel i have been in my entire life. To start, the first room had a brown liquid in the bathtub and the sink was outside of the bathroom. The second room had hair in the bed that was not ours. On top of it all, the wifi did not work no matter which room were in and the outlets were also broken. We requested to leave immediately but they would not issue a refund so they upgraded us to the supposedly best room which turned out to have a broken fan right above our faces that would not turn off. We had to move a forth time at 2am to a queen bedroom when we had paid for the King Suite. Fair warning for anyone that want to stay at this hotel and visit the beach, the hotel only provides beach chairs and not beach loungers. You have to carry them yourself from the hotel to the beach and if you are lucky they will not be broken like ours were.

nice property with lots of restaurants within walking distance. Beach is across the street. Hotel provides beach towels and water. Parking is available at Hotel other location and a bit pricey.
