Room had a wet mildew smell, with a hint urine. Other than the that, the room was clean.

They did not provide the breakfast advertised on the website. It was only coffee/tea and one small bar, which is very misleading. The washing machines were broken. Staff said they had known for at least a week that parts were broken, but another staff member admitted the machines had actually not been working for a long time. At 4 AM during checkout, staff took our room keys for inspection and made us wait outside the concierge office for about 15 minutes. The Kissimmee area felt unsafe at that hour, and my family was left waiting outside while we tried to arrange our Uber. The staff would not even open the office door so we could wait safely inside. This was one of the worst hotel /motel experiences we have had, and I would not recommend this place to anyone visiting for vacation. The motel rooms were not clean and we were feeling a typical smell though out our stay.

The pictures on their site do not match the actual place. The a/c in my room was filthy. They didn’t come to clean the room or change out towels my entire stay.

The hotel said they have breakfast include and they only have a coffee station, no laundry area. Good parking area good room service.

Great location. Pool looks poor on photo but it's actually nice. Plenty big enough and felt quite warm Room clean and tidy. Parking right outside room Can be a little noisy at nights with cars/motorbikes visiting food trucks with very very loud music at times. Usually stops after 11. Had to ask for coffee machine No washing machine facilities. The breakfast is ridiculous. Used to be cereal, waffles, small omelettes, muffins, toast etc. Now it's a coffee and a small trail mix/nut bar. Really wouldn't bother. Its embarrassing. Also you now have to request for your room to be serviced. Its isn't undertaken unless you ask. TV very basic

Helpful staff. No complaints. We used pool which was clean. Comfortable beds. Excellent location for whatever plans you have in Orlando. Great value for money. Would stay again. Breakfast is only a token gesture of orange juice (squash), coffee and cereal bar. You may wish to decide on breakfast elsewhere.

Don’t expect breakfast, they provide only black coffee and creamer. If you ask, they will give one or two snack bars. I don’t call it breakfast.

The location to Old Town was within walking distance. I did not have the breakfast because Denny's is in the same parking lot. The room was very nice, clean and had chairs to sit in, that is a bonus so you don't have to sit on the bed all the time. The food truck city is right beside the hotel. Nothing really, it was great for us.

Not a good spot for entertainment options and you'll find yourself venturing away from here for all of that. That said, it's a perfect home base if you want to save money while going to Disney and Universal.

This hotel was fake advertising - they advertised a nice pool outside and it was In a parking lot - I paid for pool view and I was looking at a parking lot and their continental breakfast was a granola bar and coffee - what a dump

Breakfast menu consisted of a singular nature valley trail mix bar, accompanied with coffee, tea, or orange juice. Considering the price of the room and the practically nonexistent breakfast, I will look for other options in the area that have a better breakfast for a similar price point. Room was standard for the price point. Didn’t seem too dirty other than baseboards and debris/dirt in corners under furniture. Shower had decent water pressure but due to design of the shower, water got all over bathroom floor. If you don’t care about free breakfast, it was fine.

Room wasn’t cleaned everyday. I always had to go ask for new towels to the cleaning lady. Wi fi kept going in and out.

Location Very Unclean the room smelled like urine there were splats of brown who knows what on the walls and the girl at the front desk informed me that the continental breakfast was not as advertised but consisted of granola bars , coffee and some times if we were lucky orange juice.

Overall good. However the cloth shower curtain was stained and one of our two rooms had no back up toilet paper or towels. Staff was great allowed us to go grab it from the lobby. Even offered to send someone up.

We checked out 2 days early, there were cigarette burns in the blankets the room was musky. It was a very loud location. The pool was in the middle of the parking lot.

Cockroaches on the shower, the whole room smelled musty and moldy, we had someone try to enter our room shortly after arriving and in general the whole room left us concerned about bedbugs and our overall general safety. We were constantly worried about our car and it just didn’t feel inviting. The front desk manager was nice and very friendly when we arrived but that was about it.

My recent stay at this hotel in Orlando was unfortunately ruined by a pretty serious issue: bed bugs in the room. Out of the three of us staying there, I was the only one who ended up with bites, and some even got infected with pus. I tried to get help from the hotel, but they didn’t respond properly. They even suggested that maybe I brought the bed bugs from somewhere else, and they refused to help us with laundry to handle the issue. I’m considering filing a formal complaint and seeking compensation for the medical care I needed. In short, be very cautious if you plan to stay here. I wouldn’t recommend it until they fix this problem.

Well it is not in great shape. The staff were quite monotone and not overly friendly. And there is zero supervision for any sort of curfew. The music was Blairing and yelling and noisy. We were near the front. So 100% the front desk heard this as well. I would not recommend anyone to go to this location.

Not the best stay, but i'm frugal and it was reasonible. I had to call and wait for someone to Check In. The remote did not have batteries and I had to walk down and get them. Plants growing in the gutter. Room was hot and smelly because they were not running th ac nor a fan. Room was a 2 on the clean close. Property needs a little tender care.

They service rooms upon request but that’s a quick phone call and someone always seemed to pick up the phone within the first few rings. The pool was maintained—that’s a perk! My only wish is that the washers and dryers worked.

Property manager was rude, the bathroom floor was dirty, only one bath mat then she had the nerve to want me charge me $15 for 1 bath towel i used to clean that nasty floor. They count towels for your room before they issue you clean towels. For the continental breakfast they give you a breakfast bar. DONT STAY HERE

There is no breakfast. (Burn coffee and 1 cereal bar if you have the time to wait for an employ it to give it to you). No cleaning. You need to take towels to the front desk and they change it there and count them at the desk. Overcharge you after your check out is done. Front desk is close in the evening. Horrible experience!

They charge $50 for early check in not $20 as advertised. Coffee was out at 8:15am and they would not make any more because breakfast was over at 9am. The room itself was nice but the outside looks like it can be repaired and removed. The pool is more like a kiddie pool and they do not include breakfast. What they consider breakfast is a granola bar and orange juice.

The staff was polite and the property was clean. It definitely needs updates and new electrical plugs, lights, etc. The pool is very small but was clean and not crowded. Do not expect breakfast. The pictures shown are very incorrect. They now only offer coffee, juice and a small nature valley breakfast bar. Extremely disappointed in that area. And Expedia was no help. They only offer one key cash towards a new trip. We had to buy groceries and eat out because the room only has a mini fridge and small microwave. There were food trucks across the street and they were good. Overall it wasn’t horrible but definitely don’t expect an almost 8 star experience. It’s more like 5 stars.

Rooms were fine, beds a little on the high side and the shower head leaked. Towels are so tiny! Didn’t try for breakfast after realizing it was grab and go. Lobby is outdated, pool is small and in parking lot. Proximity is super close to Disney parks and old town but if you get a room ending in an even number, you’ll be facing the food truck park side, which has loud music playing on weekends. Overall it’s a good place to sleep for the price but I wouldn’t make a “resort” vacation out of it

All staff members are realy good and cooperative. Nearby attractions for tourists are good such as old town park, flea market and convenience stores.

I didn't feel secure in the hotel because the days I stayed, in the afternoon there were a group of men smoking and sitting outside a room near our room. Free breakfast was coffee, juice, bread and cereal.

Super friendly and helpful staff! The facility pics were a bit deceiving.

Stayed 8 days. Not once did housekeeping come in and change sheets or the two towels we were given (for a 2 queen bed room), despite a sticker on their mirror stating they changed sheets/towels every 3 days. We had to take out our own trash more than once and had to ask for more toilet paper. Not a huge deal, but if I wanted to do all that, I would’ve stayed home. Despite having to have a parking pass, there were so many cars parked in the lot for a food truck area and homeless people wandering around and camping around the hotel—didn’t make our family feel very safe. My son got a little bit of dry erase marker on the sheets and we were charged an extra $100 fee. This was on top of the extra fee we were already charged 3/21 even though we didn’t arrive until 3:30am 3/22. Unfortunately, we will not be staying here again.

Right in front of a place called World Food Truck with several food options such as Brazilian, Salvadoran, Mexican, and Honduran. It is very close to the Disney Parks, but it is like 35 minutes away from Universal Studios.

We enjoyed the stay and the location was great!

Check in was sketchy. Took over 45 minutes to complete. No one else was checking in. Had to give credit card multiple times and was charged multiple times on credit card. Waiting for them to correct it.

- Check in time took forever with only one group in front of us, because the guy at the counter could not get the printer working. - Breakfast was fine if you just wanted a coffee and maybe a muffin.

This hotel is located across from Old Town amusement park and the world of Dood Trucks which blasted music until 330 am the hotel was good the experience was not rented for 2 nights and barley slept due to noise

The property was decent and simple but there could be more options ar breakfast.

The front desk employee was very polite. Location was very good. Close to everything. The room was clean, however it smelled very bad. I’m sure it was from the carpeting. I don’t know why hotels use carpet in the rooms. I had to purchase Febreze and deodorizing clips to put on the ac the room smelled so bad!

The free breakfast was toast and cereal. The pool was freezing.

I go to check in here on a room. I did not book it’s a double bed tiny ass bedroom then they want my credit card and charge me $120 hold for no reason I didn’t even book.

Despite this being a motel & looking a little sketch from the outside . It was very clean ! Room smelled great when I walked in. It was perfect for what I needed. Front desk staff was VERY helpful. Andddd the World of Food trucks is literally across the street. Also Old town is about a 3 min walk ! Perfect location for a weekend stay . I would definitely stay again .

Location is terrible ! I felt unsafe , also they said breakfast was until 9am we went for just coffee at 8am and they had none and told us they were not making anymore ! Wow in not a good way !!

Clean, just very basic. Mattress was very comfortable. Location seems a little chaotic, but it was very quiet.

Staff were fine however breakfast was to be included but there was nothing left even though there was 1 hour left within the breakfast time.

Absolutely abysmal. Due to the predatory practices encouraged and supported by this property, I would strongly against staying here. Following up with BBB.

Stayed for three nights and then decided to extend the stay for anothwr night. Booked another night and informed the reception. I was informed thet I need to first check out at 11 and stay out till 3 and then checkin again for the next night. I had some plans and had to go out anyway during the day but due to this strange policy , had to pack up and leave my luggage at the reception which was not convenient at all.

PROS: Convenient 20 min ride to Disney (TTC) by one local bus from the stop out front -Close to restaurants/Walgreens, gift shops, Old Town and the World Food Trucks / flea market -Room was clean and recently given a "facelift" - plenty of TV channels, hot water and, bed was comfortable and air conditioner appeared new CONS: Rooms still show their age and need some work - some shabbiness - two thin towels provided and front door doesn't seal shut -Area is somewhat isolated with visible homeless including a small camp visible from the building - The world food truck market attracts lots of visitors especially weekends, music can be loud and plays late -Breakfast is sparce (no hot food) - housekeeping is only on request -Room safe did not work - Late checkout incurs a fee ($10/hr up to 2 hrs) -Front desk will not look after any luggage

Had a pleasant stay, service was good, room was clean.

I guess not bad, considering the price. There were food trucks stationed across the street, (about 20) which were really nice.

The property was newly refurbished and everything worked well. I would use this property again.

It was cool little stay everything was clean and always smelled good they only thing is i did see one roach but i did leave him alone he was just a chill guy.oh this isn’t the hotel for breakfast fr unless you like eggo waffles and juice

The music was so loud til midnight every night, and we couldn't sleep and i didnt get the room i had reserved.

There was so many food option from the food truck park and so many shopping areas nearby that we walked most of the time

This hotel room was listed as “accessible” and it really was! So many listings say “accessible” when they just mean “ground floor”. This room had a “roll-in” shower and shower stool which my disabled husband needs in order to shower. It also had a refrigerator and a very comfortable bed. We have stayed at this motel before and find it convenient to the Disney properties, the Interstate, the Florida Turnpike, and many dining options. Breakfast is included and has been upgraded since our last stay.

Overall great experience for the price.

Pros : Property is located in a good area. Lot of dining and shopping options. Hot water is readily available any time. Cons : No lock on bathroom door. Room is not cleaned regularly and bed sheets are not changed. No replacement of toiletries. Only 2 towels were provided and the size are very small. Very limited options in the breakfast spread.

They want a 100 deposit only on a cc no cash well say that on expedia !! Front desk not friendly or helpful go some where else

Overall good stay, clean rooms. They claim about breakfast but it's just coffee, one juice, bread and waffle. They should add some fruits & yogurt
