I love how easy it was to find and in a good location around shopping centers and restaurants. Check in and out was super fast. Loved it. My room was right next to the elevator. I could hear the elevator all night. Customers should be informed about the situation in order to have another option

The hotel was beautiful and well kept. The room was spacious and I had a nice stay. I was disappointed that there were no breakfast options made available.

Rosa checked me in and out and she was super inviting and friendly now I’m not one of those people who typically asked for much of anything so I can’t say she went above and beyond, but I believe she would have if I needed to it rained so I didn’t go in the pool so I can’t speak much on it didn’t go in the gym, but the room is nice just far enough out of the city but definitely rent a car if you plan on being downtown

This property used to be the courtyard Marriott. Be advised that it is no longer that level of hotel. My first two nights were OK because of the price. The room was fairly clean and despite the loud air conditioner I like the location of room. However the air conditioner would turn on and off during the night leaving the room muggy and weird smelling The hallways were muggy and smelled of humidity. I asked to be moved to the top floor because usually that mitigates humidity in this type of climate. Again the new room had air-conditioning problems. The air conditioner was even louder. There was a roach in the bathroom. There was a ring around the bathtub. The shower didn't work properly and so the tub filled up while you were trying to shower. I pulled back the curtains from the window and found filthy floorboards and someone's underwear. Needless to say I didn't touch it Move on you can't win here. The daytime front desk lady is pretty friendly but again they don't want any complaints or have to offer any service. I won't stay again.

There was no maid service for the three days we stayed. Front desk was out of towels one time when we went down to get fresh ones. TV is on its last leg and they do not even provide coffee in the lobby.

The bed sheets also appeared unchanged, with visible stains on them, which made the room feel very unsanitary overall. When we asked for new sheets, the new sheets also had stains on them such as gum and very old brown stains. Customer service was also poor. The front desk was frequently unattended, and we often had to wait a long time just to get assistance or ask basic questions. Additionally, a family member staying in a separate room had to switch rooms four different times due to ongoing issues. One room had broken AC, another was dirty, and the problems kept continuing from room to room. Overall, this stay was absolutely not worth the cost. The property felt much more like a low-quality 1-star motel than a hotel. Very disappointing experience, and I would not stay here again.

At first it was alright, not super clean but at first glance wasn't to bad but then I went to go swimming in their pool and it was dirty so dirty I wouldn't go swimming! I even tried skimming it but decided it wasnt worth it! Then they have the worst case of Nats I have ever seen it was gross!! Then I noticed all the in and out traffic not just a busy hotel kind of busy but a pay by the hour kind of busy! Then the final straw was I was on the 3rd floor and their elevator quit working so I had to carry all my luggage down 3 flights of stairs never once did the guy working there offer to help!! Never again would I stay there

We find this Heritage Place to be ideal for our stays in Houston. The location is great, as TC Jester is one of the most park-like streets in town, and it becomes our main artery. Fairly near Karbach, the breweries and eateries along Wakefield, and even friends in the Heights. The building and rooms are top notch. Lovely carpet and pool. And a special shout out to Rosa, who works the front desk in the mornings. She's a delight.

This is my favorite hotel to stay at in Houston. It’s conveniently located near all of the restaurants, bars, and shops of the Heights. The rooms are always clean and the hotel is family friendly. It’s a great place to stay whether you’re on vacation or traveling for work. The WiFi is fast and all of the televisions have access to Netflix. If you need assistance during your stay, the hotel staff is knowledgeable and friendly. For the price, you really can’t beat it. I can’t recommend this hotel enough!

Nice little budget hotel in an awesome central location. Staff was nice, room was mostly clean except for the drink glasses and a dice found on the floor; the shower could use some TLC with the caulking and a big crack in the side, and the tp appeared to have been left from the last people and just folded up on the ends. The tp holders sucked and we opted to just keep it on the counter so it wouldn't fall. No contintental breakfast and no microwave in the room which is a bummer, but they did have a microwave in the lobby. Good amount of decently clean green space to walk the dog. The window AC unit worked well enough if we kept the constant fan on and the temp low, otherwise the humidity in the room was pretty uncomfortable. Overall, decent place for the location & budget.

I enjoyed the bed it was very comfortable Where should I even start…. When you first walk in it gives very high end and luxury, but then when you begin to check it’s a $100 deposit and if you have a pet it’s 40 dollars out of that. We were told we would get 60 dollars back from the deposit but instead we are only receiving 53 dollars because they charge taxes on the pet fee which was not discussed. I was told the pet fee was 40 dollars flat. Then we get into the room and there’s no microwave and a small fridge that was falling apart can’t put anything in it outside of a kids juice. Then the TV had lines on it barely worked the color in it was also messed up. They also don’t provide breakfast and the restaurant is not open at all. It is not worth the price but hey atleast the bed was comfortable

It was a very clean and comfortable environment. Not crowded at all and convenient gas station in the parking lot. Smelled amazing throughout the hotel It's a little dated on the outside and interior but overall not too bad. Comfortable bed and sofa. Oh could use new TVs

Staff didn’t acknowledge you unless you spoke first. Our fridge did not work. Ice machine on 3rd floor was off. A bachelorette party was on 3rd floor and they were very loud and did a sing song ditch 2x while we were sleeping. Called front desk and they had to notify security. I called the hotel and they said they haven’t had any other complaints so they said they can’t do anything about it. It’s unfortunate because I stay here quite a bit (2 days/week) and now I need to find another hotel to stay in when I’m in town for work.

Good location. Reasonable price. The property does seem to be a "faded flower" of a hotel --- built in the 80's? There is strange chemical smell in the hallways, as reported by many. The room was spartan but spacious. It served my purposes for a quick overnight.

One night I asked reception for a spoon to eat a yoghurt, and the staff member — wearing sunglasses indoors at 1am and appearing out of it — dismissed me, saying they do not have any cutlery, which is hard to believe. Overall, there are better options in Houston for the same price.

We came in late, I hoped for a nice place, was old, not the cleanest and I did do not like it when we left that staff is smoking at the entrance. Horrible smell. No breakfast or coffee for guests.

My room was clean, air conditioning good, the staff seems to be able only when you check in and check out, nobody cleaned my room during my stay. Also, the hotel is very close to Karbach Brewing Co. only 4 minutes away making it very convenient. And one last thing… the parking lot is not safe, they need to work on this; put cameras, fenced the parking lot or hire security at night, someone got their four tires stolen in the parking lot over the weekend 3/28/26. Htown is something else.

Everything was pleasant at this property. As with any downtown Houston hotel make sure you lock your car. Hotel looked like they might have been renovating there bar eating area and it was closed, but we did not need that amenity so I did not pay that close attention

Yes, the room was very clean and the staff were very accommodating. The beds/pillows were also comfortable and clean. I am not sure if the dining area is ever used, but that looked like it would be a pleasant place to have some small buffet type breakfast if it were open. Maybe, it is only used on some occasions, and the convenient store located in front of the hotel served my needs for breakfast food anyway. Thanks for doing a great job. I would like to stay there again when visiting Houston.

The cons to it was that it didn’t have a working bathroom moisture fan. The elevator that’s close to our room was out of service as the only one elevator close to the front desk was working. We’ve been warned about parking in the back of the hotel as it’s known for car theft. They will have security making sure no nonsense occurs. But it’s best you park by the FRONT of the hotel, gas station or bank.

The bathtub didn't drain well. Short of bath towel. The bathtub faucet was installed upside down. After booked and said the sofa sleeper was not available.

I stay at this property frequently due to it's proximity to my client while I am in town. During weekdays the price is fair for location and what you get. Weekends I avoid because price goes up/value goes down. I appreciate that it is here, just wish it were a bit cleaner.

Pros: Very clean spacious room, wooden cabinets and headboard with a cold refrigerator. Quality bedding. Quality bathroom amenities and towels and great showerhead. Convenient and strong anti-slip handle in a small but adequate shower. Good coffee in the rooms. Front desk will provide more. The weather varied during our stay but the thermostat in the room was easy to adjust | the AC unit worked well and quickly on either cool and heat as needed. Fitness room was clean and stocked with towels. Cons: Beds were too soft.

When I arrived for check in, there was only one person on duty and he was busy away from the front desk. The room was clean and comfortable. Heater and tv worked fine. The toilet flushed slowly but eventually worked.

It is essentially a high-scale motel, which was very misleading. There were small roaches, and the bathroom and shower were outdated. The property also does not display the hotel name outside, which added to the confusion. I was misled by the photos and am extremely disappointed with my stay.

The room was spacious, but honestly for the ratings that this hotel has, I was expecting a little bit more. There’s no continental breakfast, my first room had no hot water, and the second room had only hot water in the face bowl, but not the shower. It was a bit noisy on the first floor, which was well was moved to after third floor had no hot water. I like higher level rooms for a quieter space.

Room was really cleaned . I enjoyed my stay except the neighbors were really loud and you can hear everything inside your room. Other than that it was good

One of the worst room experiences we have ever had while booking with Expedia. I recommend Expedia to audit this hotel’s rating. The bathtub had disgusting yellow stains that made us cringe. The room was very noisy. The 2-star I am giving to this hotel is only for the front desk lady in day-2 who was kind enough to quickly shift us to another better room.

Check in was quick and efficient and my room was very clean.

The opening and closing of the door next to my room (I think) made it sound like someone was trying to open my door. Staff was friendly and everything else was ok

We only stayed to rest for the day. It was clean, easy to find parking, and zero issues in the room.

I asked the front desk two nights in a row to please have the room serviced because the bed sheets were coming off the bed, and the bathroom drain was not draining fully. Nothing was done to the room.

The room was clean and spacious. I liked the smell of the hotel. Carpet needs to be updated. The staff were friendly. There’s a fridge in the room and a microwave near the front desk, which were useful for us. There’s also a gym and a swimming pool. Not much eating places in the area. There’s a Shell gas station nearby.

I definitely won’t ever stay here again. The bathroom was not clean, there were long black hairs on the shower wall and the floor. The TV had white lights and streaks all over the screen making it difficult to watch. The front desk staff did not care about anything and marked me as a no show an hour after check in time (3pm) and charged me. When I showed up at 4:30pm, he didn’t check me in, he just gave me a room key.

The pool was cold and not clean. No breakfast as was advertiaed. Very few snacks to purchase.. Bed was clean and confortable Bathroom was clean. No signs anywhere, so we had a hard time finding it! There are restaurants close by. saw.

Everything was good about the stay except the fact that they don't have breakfast. Everything else I enjoyed it was a great stay.

My experience at this hotel was very negative. The staff does not respect the privacy of the guests; they keep an eye on what you do and talk about it among themselves, which is uncomfortable and unprofessional. In addition, the towels had a bad smell, which leaves much to be desired in terms of cleanliness and hygiene. Instead of providing good service, the staff was rude and unprofessional. I definitely do not recommend this place.

Maybe i missed the email or alert but there was no breakfast : bar service ! Tv in room static all weekend ; on top of not having many entertainment options ( channels ) Lamps in room flickered all weekend . On top of minor smell throughout the building ! Staff was wonderful , whenever encountered .

It had a rather large lounge area. The restaurant part was closed by the time I checked in, but I noticed that a few customers were in the lounge reading or talking with their family members. So it had a good friendly vibe.

The hotel still has AC boxes next to the window, and they make a terrible noise at night, especially when there are many of them outside. They don´t offer coffee in the lobby (just a horrible coffee in the room, that you have to prepare yourself).

Everything was fine until the last 2 nights when someone brought puppies to their room and didn’t mind them properly. Room service only came when asked.

Great hotel service

This was an adequate place to stay for one night while travelling through Houston. It was cheap, but dirty. The carpets in the hallways needed vacuuming, the toilet in our room needed to be cleaned, there were little dead bugs on the carpet in our room, there was mold growing in the ice machine down the hall. We waited about 5 minutes for a staff member to show up when we arrived. On the bright side, the ac in the room was wonderful, we felt safe. We will not be staying here again.

Hello, I want to share my experience. I was switched rooms four times due to serious issues, including stained sheets, roaches, and even being given access to another guest’s room. This was not only inconvenient but also left me feeling unsafe and dissatisfied with my stay. Given these circumstances, I believe a full refund is appropriate. I appreciate your prompt attention and resolution to this matter.

The staff was kind. The hallways smell lovely. I had to move rooms three days into my vacation because the air conditioning went out. I had to wash my own bedding because it was dirty with yellow stains. The rooms smell. I was not offered any sort of compensation for having to move rooms or helped with moving my things to another worse smelling room with dirty bedding.

The property is. Little gem. Very clean lobby and rooms. Bathroom is outdated with the tub but it was very clean. TV not big but for the cost to stay it’s better than no tv. The staff were friendly and plenty of free parking. 24 hr Gas station and convenience store in walking distance from lot Will visit again. Swimming pool and fitness room very clean also.

For a night, it was ok. Business travel.

The staff were all super nice and the room was clean and comfortable. The only reason I did not rate the stay 5 stars is because there was no continental breakfast as stated in the description on Expedia and they had a security guard who was giving me the creeps. I got him lurking and staring at me anytime I was by the pool or taking my dog outside to go potty.

Rooms should be ventilated and better cleaned (maybe with some aromas) to pervert bad smelling

Property is a lil rinky dinky

The reviews were not accurate. It was once a Courtyard Marriott, however, when we arrived there was no signage, no remodeling of older rooms, beds and furnishing are worn and needs updating. Ok for an overnight non-vacationing stay.
