Reviews
The hotel is in a prime location, with many guests appreciating its proximity to various events and attractions. However, the property is in dire need of renovation and maintenance, with numerous complaints about mold, mildew, and unpleasant smells. The breakfast is a highlight, but the overall condition of the hotel is a major concern.

This hotel is being upgraded from previous hotel brand and it’s noticeable. They are trying very hard to upgrade and make it nicer. It was close to both the George R. brown and Toyota center. The staff were all very friendly and helpful. Everything seemed pretty clean and fresh. The window unit was my only concern because I didn’t feel like it properly cooled the entire room, not awful but definitely not great. I would stay here again, despite that.
- 2/5
They advertised free parking and free hot breakfast. But on arrival, they charged $20/day for parking and there was no breakfast. I stayed there 3 nights and the water sputtered in the sink the whole time. On the last morning, the shower water stopped flowing after I had lathered up with soap.

Room was clean, was disappointed to find the hot tub amenity listed was not working during my stay. Hotel staff were amazing.

The staff went out of their way to ensure my daughter and I had a great stay! I highly recommend this hotel!

Charged $20 for parking once arrived - front desk was apologetic but slow. Room was dated. Pool was ice-cold. Convenient walk to convention center.

I always try to choose a Best Western, staff is always friendly and helpful, spaces are always clean and accessible. Never have a bad experience.
- 2/5
Adding to the frustration, the hotel charged me a $40 parking fee for two days, instead of reconciling from the $100 hold, resulting in $140 now pending on my credit card. I anticipate the credit card company will release the hold, but the wait is a massive inconvenience. At Hilton or Marriott, I've found that incidental charges are no longer an issue. Given that you have my credit card details, you could process any charges when I check out, rather than placing inconvenient holds. Overall a mid-okay stay, but I definitely won’t stay here again.

Super friendly staff. I like the dark colored color themes. Clean and free parking which is so so nice in downtown Houston.

It was good stay there

Breakfast was good. Door didn't lock to our room, was easily pushed open. "hot" tub was COLD. Staff said it had been down for weeks...Sadly this was one amenity we really wanted because we were in town for an athletic event. Staff for breakfast was friendly and professional. Location was super convenient.

I like that it was very professional. And the breakfast selection was amazing. I enjoyed my stay. Young females coming in public areas with little clothing. Butt hanging out and just imagine what else. And she had small kids with her.

Surrounding area of hotel is run down. Parking lot is small and tight and only allows for one vehicle per room. Outer parking is available but not safe. Room was okay but the door lock is unprofessional. You can see where they removed the previous knob and replaced with a new key entry but you’re not able to use your key. They give you a paper to program your door to open. Room smelled musty, shower wasn’t hot enough but we toughed it out for one night. You can spend less money at a Hilton with a better area and cleaner, organized stay.

This hotel is older but the parking lot is well lit with plenty of spaces andthe hotel had security. Staff kept the breakfast refilled with all the usual items found at ihg express. We did not use the pool or hot tub. Our first room had a leak underneath the bathroom sink so we changed rooms but neither room had much water pressure. This location was within walking distance of what we wanted to do downtown so it worked well for us.

Property smelled as soon as we walked in, our kids even mentioned it. Unsure if it was weed mixed with someones to go food or if it always smelled that way. It was nt pleasant. Our room smelled old or previously smoked in but covered by a plugged in air refreshener. The property could be better maintained as bathroom had issues and tile floor did not feel clean. The workout facilities were dirty and no water was present in the water station.
- 4/5
microfibre sheets do not 'breathe' and pillows were too soft

I had a pleasant stay overall. The room and interior felt a bit dated, but everything was clean and well-maintained. The staff was friendly and welcoming, which made a positive difference. I enjoyed my time here and would definitely consider staying again if I’m back downtown.

Specifically, I am bringing the following issues to your immediate attention: • Door Hardware Failure: The door to my room did not sit flush with the frame. Not only were there visible gaps that compromised my privacy, but the latch was so poorly aligned that the door could be bypassed and opened using a simple credit card. • Systemic Code Vulnerability: I discovered that the numeric passcode for my room lock was not unique. It followed a predictable pattern tied directly to the room number. Anyone with knowledge of the hotel’s numbering system could have easily deduced my "private" code and entered the room. The combination of a physically insecure door and a predictable electronic lock system is unacceptable for a major hospitality brand. A hotel room should be a secure sanctuary; instead, I was forced to stay in a room that effectively had no lock at all.

Overall, we had a good experience. However, it was not advertised that they are under renovation. The rooms were redone but if you took a closer look things were just covered up, not fixed. Cracks in the walls and shower, old tvs, rusty shower, etc. It was also super muggy in the room and the only way to fix it was turning the air down so it was freezing. Breakfast was held in a conference room but the set up was the same. Tons of construction outside as well. It was okay for the purpose we were there for, nice at first glance but kind of dingy if you took a closer look.

Bad hotel. Room smelled like sewer. Very little shower water pressure and hot water not very hot. Hot tub colder than the pool. It’s a run down hotel in dire need of a renovation. I don’t know why the hell you would put the breakfast area on the 3rd floor across from occupied rooms. Quite noisy outside my room at 6am. Thanks a lot for that.

When I brought these concerns to the front desk, I was informed that there was no manager on duty over the weekend and no one available to address customer concerns. No solution was offered — not a room change, not an offer to properly clean the bathroom, and not even a follow-up plan. The absence of management during one of the busiest events the city is hosting this year is extremely concerning. In the hospitality industry, especially under the standards associated with InterContinental Hotels Group and the Holiday Inn brand, this level of service and property condition should not be acceptable.

I have used it often without any issues I booked the room for my wife, upon arrival the desk clerk said that she had no reservation and after giving the booking number he could not find the room confirmation. My wife had to rent a room directly through Holiday Inn. Now I’m out of the price of the room through Booking.Com

Overall, our full stay was very terrible was not very clean under the sink was falling apart. We were in a two queen size sweet and it only had one small TV and it wasn’t where the living room area would be. The pool is supposed to be heated. Not only it was the pool lot heated, but the hot tub was not hot. I let the front desk know multiple times they said they were going to figure out why never got back to me. I would never bring my family to this location ever again.

There is no way on earth I would pay ~$270 a night for a room that was probably not worth more than $100 or even less. The only thing that is worth mentioning is that is quite conveniently located close to the Convention Center, just a few minutes walking to it .... but ... there was heavy construction going on and the streets were a muddy mess. This place needs serious renovations instead of badly executed "patching".

3 of 4 room keys did not function. Room smelled moldy. I was insulted and pushed by a couple of young men while getting into elevator on third floor. I left after one night and wrote off the expense of the room as a loss. Checked into another hotel for a much better experience. This place is a dive.

Loved the closeness and easy access to the Toyota Center. Very short, easy walk from hotel!!! ♥️ The hotel weren’t by a bar that played live music to 3:00/4:00 am Saturday and Sunday nights!!! Couldn't sleep at all! Most unbearable hotel stay anywhere, ever! Not worth saving the money. Should have stayed at the Hilton!

The room had a terrible smell. But so did the entire hotel. The elevator was very sketchy. The place was very old and run down looking. The bathrooms really need to be redone, everything looks rusty/moldy. They were doing construction outside so maybe they’re trying to fix it up. But it was very disappointing. I will say it is a very convenient walk to the Toyota Center and George R Brown convention center.

Additionally, the entire area around the hotel is under construction (likely for a while) so it's very difficult for Ubers to find the entrance / during the day it was blocked, and it's even difficult to walk to certain nearby areas as streets are closed off. Lastly, I noticed after coming back the first day that my door hadn't locked. After that when leaving I had to pull the door probably 5-6 times with just the right amount of force to create vibration so the dead bolt went incrementally further and then finally slid into the lock. It was the 2nd room I had because the first they gave me was right next to the construction, and I didn't have time to keep requesting to move to another room. Definitely was not worth almost $300 per night and I assumed it probably won't be for quite a while, given the construction in the area.

The staff, the breakfast, & location were the best part. My only complaints is that the elevators stopped working and had to take the stairs with all our luggage from the 4th floor. Also, there was an odd odor throughout most of the hotel but everything was spotless and clean. There’s got to be a way to reverberate some of that club music next door away from the hotel though-just a thought. Music was beatin down the block

I would have liked to know they were under construction before arrival had a hard time sleeping when they were working. And there was limited parking available not a fan of that. When we got up to our rooms smelled like someone had just smoked in the room and it was suppose to be smoke free. When we got back to our room you could tell someone else had eaten and left crumbs in the room.

When we got back to our room you could tell someone else had eaten and left crumbs in the room.

this hotel is not as advertised, under construction and definitely needs it! there was no full length mirror in the room also the hair dryer was old and dusty. there was cracks in the tiles and just appeared dirty and worn out. the lighting in the halls were terrible it was so dark and creepy. the front check in guest was very flat not welcoming at all. the tv channels barely worked for maybe 10 channels and the ones that did work kept cutting out. I will never stay here again, not worth it to save only 50 bucks.

It was a great trip, service was good unfortunately the only down fall was findings of occasional roach and tiny ants. Not to mention the smell of paint or glue in the hallway due to renovation so it’s understandable just a bit inconvenient.

The property was on. It appears they ate doing construction in the front of the building. The inside was nice and the staff was friendly and professional. I really line the fact that there had an indoor pool and fitness center. The hotel was very close to Daikin Park which is where the concert was that I was attending so that was very convenient

Hotel is nice but was under renovation and the whole neighborhood too. It was a nightmare to find it, This kind of inconvenience should be made public so people will what they are getting.

Bottom line, we left at 12am after we found SEVERAL roaches in the room. The hotel (before this discovery) was eh. The check in was quick and the gentleman at the desk was pleasant enough. The hotel however is under construction so there were 2 big dumpsters and A TON of boxes and old furniture in the back parking lot taking up several parking spaces. We found the last spot available and after moving some empty boxes we were able to park. We didn’t want to leave the lot for fear of there not being a parking spot when we returned. Around 12am as we were about to go to bed we saw a roach on the wall..needless to say he WAS NOT ALONE. After finding several kore I called the desk to get a different room and they were completely booked. So at 1 am we packed up and were off to find a new hotel for the night. Very crappy experience. Was only given 50% of my room charge back. I am sure it goes without saying that I DO NOT recommend this hotel.

The property is undergoing renovations, obviously to inprove things, so anybody expecting perfection wiuld be sorely mistaken, but the amazing staff made up for any inconveniences that we had to deal with. I would definitely stay again, hopefully when the renovations are done and looks much better.

Inez at the front desk was very pleasant and helpful. The housekeeping staff were friendly and polite. They are currently working on updating the hotel, but it was a good experience over all. Very close to the Toyota Center and one free parking spot per room makes it perfect for concerts. The breakfast had plenty of choices and was delicious.

Overall it was good, walking distance from Toyota center. breakfast was great. Only downside was not advised of hotel under construction and some closed roads and parking area. Hotel vents and showers could use better cleaning.

The shower water was so hot we could hardly shower! Even at the cold setting it was scalding hot. There were dirty bandaids on the floor of our room upon check-in, the shower/tub is beginning to mold, and it is next door to a VERY loud nightclub that is open until 2am. Elevator floors are peeling. Kitchen staff is not friendly.

The entire hotel is under renovation. The pictures are not accurate. Yes, they have free parking but majority of it is taken up from the construction. There is only ac in the lobby area and rooms, no AC on room floor or in elevator. Elevators were definitely a tough ride. Room looked like it was half renovated, crappy paint job, broken tile on floors and the whole pool/pool are needs to be redone. It's not safe, clumps of hair in the pool and pool was chipping with no water fall. Only positive was "free" parking and comfortable bed. Very disappointed based off the pictures verse what was there. Most areas/roads surrounding hotel we're all under construction. Also, we paid cash up on arrival but was then charged via credit card for the stay so keep an eye on that.

I usually love this location. They have fantastic customer service and great morning breafast. One of the best breakfasts we have ever had at a hotel. Although, the rest of the hotel leaves us a little disappointed. They have certain areas like the car port under construction and some areas around the hotel but I saw 0 people working on it all 4 days I was here. The hallways smell like meldew and mold. The rooms obviously need some work, not just slapping on some paint like they have done. I usually love this location but its definitely showing its age plus wear.

Only upside is it’s very close to the Daikin stadium and Toyota center. If you just need somewhere to rest your head, this place will do the job. Nothing great, not even for the price but it got the job done.

Experience was not good. Hotel was under construction. No information was posted prior to booking. Didn’t know how to enter. Called to front desk to whom was no help. Disappointed for the price.
- 3/5
There’s construction in the entrance area (limited parking). As you walk towards the entrance it does look dirty. The room was clean, but restroom needs a bit of fixing/cleanliness. The treadmills in the gym make a lot of noise and only one works. When you walk into the hallway, it does have a weird smell. Overall, customer service was excellent and we were able to sleep peacefully. It’s a block away from the Toyota Center, which was great!
- 1/5
There was construction so very little parking. The rooms smelled like mildew. The shower had parts falling off. The whole building was in terrible shape!
- 5/5
Also, when I made my online reservation, I asked for two double beds and when we got to the room, it was a king size room. I went back downstairs and they corrected it. And not sure if it’s intentional or not, but the pool has warm water and the hot tub has cold water. Otherwise, everyone we encountered were all very friendly and helpful. Breakfast area was also clean and nicely stocked with many goodies!
- 1/5
worthless to stay here during this time, under renovation unsafe
- 2/5
The property is under major renovations. That being said, the renovation quality is more like"landlord special" the floors are uneven, tiles are loose and popping out, and everything has the thick layer or paint in an attempt to hide cracks and chips underneath. The ceilings are low cracked, and look like they are buckling under the weight of something unseen above. The air is stagnant and smells of chlorine and disinfectant. The staff was great, but conditions of the hotel are the worst.
- 5/5
Very accessible, clean, and peaceful place. The staff is super friendly. Easy to get to, and perfect for going to and from anywhere in Houston. An excellent choice
- 3/5
There is construction around hotel. Many carts in hallways. The hotel is rather old and had a smell to it luckily the room was nice however even though reservation was made for 4 guests there were only 3 towels in the room.
- 5/5
Under renovation …sofa was worn out in the room
- 5/5
Enjoyed the stay went to the pool multiple time my son loved it. Breakfast wasn’t to bad. And found a place close by for me and my brother to unwind and have a drink or two.
- 2/5
The bathroom was also in poor condition. There was excessive caulking around fixtures, seemingly used to cover up old, deteriorated caulking rather than make proper repairs. Overall, it felt like a quick fix rather than a maintained space. The biggest issue was the bed. It was very uncomfortable, with a noticeable lump running down the center of the mattress. It’s clear that the mattress is overdue for replacement. I expected much better from a Holiday Inn & Suites in a downtown location. Unfortunately, based on this experience, I would not recommend this hotel to others.

Was a great stay. stayed in a suite and it was very nice.
- 3/5
People were nice and rooms were clean, but they need to do something about the humidity in the rooms
- 5/5
Only two things weren't very great: one, being the windows and how loud the outside noises come through. Second, the people who stayed in the room before us, pulled a "Ross" on the standing lamps.

Great breakfast, within walking distance to Astros game and felt safe. Hotel was very quiet!
- 1/5
Booked a double queen room, the nicer one's with comfortable beds, soon as we got off the elevator it was so hot & humid, instantly started sweating, and construction trash, smells were out of control, the construction crew had their kid running the hall. We get to our room & it was nice, then the noises started, drilling & banging on the wall in the room next to us. Asked the front desk what time they would be completed working for the evening & was told midnight! So they moved us to another room where the ac barley worked, and the bed was smaller & could feel the springs. Just horrible, the pool wasn't any better, hot tub didn't work & the entrance is blocked off. Had i known this place was under this much construction i for sure would not have booked. Worst holiday inn & suites I've seen
- 4/5
We had a nice day at this location, but it could really use a renovation. There were lamps and electronics in the hotel room that didn’t even work. It was nothing that was so inconvenient that we felt like we needed to complain, but the hotel overall really needs some renovation. Excellent location in downtown, walkable, restaurants, and things close by so it is a nice place to stay in that regards. The staff are all very nice and accommodating.
- 5/5
The hotel is located at great location near sports venues. The only downside is that there is construction around it.
- 4/5
Room was comfy!!
- 2/5
This property is surrounded by closed streets, barricades, garbage, some homeless people. This hotel does not have a lounge a restaurant to dine in. they do serve breakfast though.
- 5/5
Our stay was very pleasant, it was in a very convenient area & walking distance to places. Enjoyed our stay, would book again.
- 1/5
Water damage and smells like a wet basement. Smell was so bad that we cancelled our reservation and went to the cambria. Go to the other holiday inn express just 10 minutes from this one if you're smart.
- 5/5
Great stay. Perfect location with free parking which is unheard of in this area. They could expand the snack options since there are not of options for snacks within walking distance of the hotel, but everything went smoothly and our girls had a good time with the indoor pool.
- 1/5
This is the worst experience I have ever had, the hotel looked abandoned, once we went in to check in the system was down, they wanted to take pictures of our card and id, the hotel was dirty, the pool disgusting, the restroom was out of service, we were trying to get a refund for our deposit, the staff was super rude, what a horrible experience please be careful with this facility!! Hotel in general is one of the worst I’ve have seen, bad smell, I took picture and videos of all the evidence, this is a total scam.
- 3/5
Pretty ok. Decent place for the money. You know what to expect for the price.
- 1/5
Out dated, pool had mold, all hotel rooms are outdated and have mold and mildew smell.
- 3/5
Staff was friendly and room was clean, we just didn’t like how it was under renovation and limited parking
- 4/5
Nice comfy stay
- 4/5
Check in waa smooth & was allowed an hour early check in. Friendly staff. Room was spacious. Free parking definitely a plus. Only negatives were the room had a strong mildew smell when walking in & the pool seemed murky due to too much chemicals as well as the jacuzzi being out of order.
- 4/5
I liked the breakfast.
- 2/5
The property does not look how it looks in the photos, it’s more run down. The beds, floors and walls did not match the pictures displayed they need to be updated. I had a lot of things wrong with my room. My bathroom shower was not properly cleaned, the shower head had green residue on it. The bathroom door didn’t close. My actually room door didn’t shut all the way so you can peep through a crack and see into my space. Dresser doors didn’t close, i tried to close them and they slid back out the floor must be uneven. The smell was horrible it smelled like mildew/mold in the hallways, the room smell wasn’t that bad but still smelly.
- 1/5
It’s being remodeled. Horrible smell of mold throughout the hotel. The pool water was disgusting. No AC in the 4th floor hallway. Not enough parking for all the guests. Staff was rude and no help at all.
- 5/5
In/Out at the main entrance was inconvenient due to construction.
- 4/5
Pool is small with a very strong smell of bleach. Couldn't use it for days. Your lungs will hurt!
- 1/5
DO NOT STAY HERE!! Hotel is super old, smells horrible. Carpet is so nasty. Limited parking. Beds are old, there is no AC in the hallways, only in the rooms and they are also old, you are lucky if it cools properly.
- 3/5
Overall the stay was good. Worst part was that one of the air conditioners in our room was stuck on 85° which made the second one work twice as hard to keep the room temp down. Needless to say the room was hot. The pool area was overwhelming with chlorine. To the point where many people didn't stay in there long. Everything else was good about this property.
- 5/5
Although there was some minor remodeling being done this place was top tier.
- 3/5
Room smelled moldy and tub faucet had a drip. They are currently renovating the exterior, the Lobby is nicer but the elevators and rooms need attention.
- 1/5
Needs to be torn down
- 3/5
what i liked about the property is that it was a walkable distance to get to the toyota, but i did not like the strong smell of cigarette on the room that we were staying or in the hallways, but overall it was okay. they also have very limited parking spaces.
- 3/5
Parking was terrible, renovations the worst.
- 2/5
Loud due to lowriders revving their motors all night along with their music.moldy, and tore up. Absolutely no place to park. Beds were comfy.
- 1/5
Property under construction. Pool disgusting. Beds are old and hard.
- 1/5
Dirtiest place I've ever visited this year. I totally left and booked at another name brand facility.
- 1/5
Never will stay there
- 1/5
I've never stayed in a more depressed property. broken tiles, chipping paint, sloppy cracked caulk, luke warm water. The pool water looked swampy. elevators are suspect. I don't know how Holiday Inn allows their name to remain on this property.
- 2/5
Long wait at front desk to check in. Property generally not clean or tidy. Neglected.
- 3/5
Water was onky given once. The evening male receptionist was very kind and helpful unlike the daytime lady.
- 3/5
Hallways smelled kind of musty, soap and conditioner provided in the shower looked like a mix of products. Room had some repairs that were kind of sloppy. Mattress was so hard that my hips hurt. Parking lot had a lot of construction and containers, but we never had a problem finding parking. On the plus side, super convenient location if you’re going to the Toyota Center/Convention Center, free parking on site (pretty unheard of downtown), everyone I spoke with was super friendly. Some people complained of noise but I thought it was very quiet. I had Expedia credit so I’m fine with the stay for one night at the discounted price I had but would have been annoyed if I’d paid over $100.
- 3/5
Good location to sporting events down town. Hotel 🏨 in and around felt like a dubious area. The pool was green, room/elevator smelt like smoke and shower door did not close.
- 5/5
- 1/5
Hotel was dirty and smelled of strong chemical cleaner. Entrance roped off with caution tape due to damage of covered drivethru. AC unit was falling off wall and made a clicking sound all night. Coffee maker in room did not work. Bolt on door did not lock. Homeless people on sidewalk. Terrible stay. :(
- 3/5
Walking distance to basketball arena, room smelled like someone smoked, a/c was excellent, not a quite place to lay your head. Venue a block away stays open until 2am and the music is very loud. But I can sleep through anything so it didn’t bother me. Bed was very comfy. Staff was nice.

For being a Holiday Inn the property was in real poor conditions. The price was too high!!
