University Square Hotel

The front office staff were helpful and courteous, but the facility is in disrepair and ill-repair. The elevator was not working, the central courtyard was likely beautiful in years gone by, but is now overgrown. The pool is drained. The room was dirty with a previous occupants dried food on the table, the phone was dirty, there was hair in the tub. The shower curtain did not come down to the tub side so water drenched the floor during a shower. The bathroom floor was dirty. There were homeless people walking around the premises. It appeared there were families and individuals perhaps paying a discounted weekly rate who may be intermittently homeless. There are several parking spots dedicated to Fresno Police giving the impression that they are called frequently. After one night we found a different hotel.

Very dirty place, homeless people living there and loitering outside asking for money and didn't feel safe at all! No elevator and room was not clean. Very outdated and smelled bad. There was also a cockroach on the bathroom wall. Could not get refund because I went through 3rd party.

The guys at front desk was ok even where showed up after 2 hours waiting at front desk My 5 years old daughter forgot her favorite blanket in the room #329 I been calling for 2 days and they keep saying that they’re going to call me back and I keep waiting how it’s possible that they can’t go look for it or why are they keeping something that doesn’t belong to you , it’s my baby’s blanket she had it since she was a baby has something sentimental about the blanket . I’m 100% that we left it in the room

The pictures arnt what they seem to be. Just turn and never look back. If u looking for cheap, then man you have found it. From the staff to the amenities to the actual building, everything is cheap. The in Down and beat up. I would give this place negative starts if I could.

To start with we were on the 3rd floor & the elevator was broken, husband is disabled. The towels were so thread bear you couldn’t get dry, the tables in room were all greasy and nasty. The front desk lady said go check it out and then if you don’t want it come down within 10 minutes and they will refund. Took 20-25 minutes to check in and we were in a hurry for a wedding so had to accept the room for the night. TERRIBLE PROPERTY. if I knew who to ask I want refund!!!

Horrible! I booked for 3 nights due my job and only stayed one!! Unfortunately i was too sleep deprived to safely drive to a safer/cleaner hotel. Keep in mind that I AM A SINGLE WOMAN traveler. The room was disgusting there were roaches crawling out on walls especially near the bed head board wall and the bathroom was horrendous they were all over the toilet and bathtub! Outlet wires were exposed and loose. BUT the worse part was the harassment! I HAD RANDOM MEN AND WOMEN KNOCKING AND POUNDING AT MY ROOM DOOR APPROXIMATELY 5 times throughout my stay which i only stayed from 9:30pm to 3:30am the next day! I checked through the peep hole and there were sketchy men by themselves and then the following times they would bring over a female partner and make her talk and knock while they tried to hide behind them. SHE WOULD ASK TO OPEN THE DOOR AND TIRED TO FORCE THE DOOR KNOB TOO. I NEVER RESPONDED TO ANY OF THE REQUESTS. I KEPT QUIET AND KEPT EVERYTHING ON HAND. I didn’t know any of these people since I’m from out of town. The last knocking attempt was literally at 3am by the couple. I feared for my safety and blocked the front door with the crappy ironing board for extra security. I only slept an hour and kept the lights on the entire time to keep roaches at bay and kept vigilant at all times with cell on hand. Scariest experience I have ever experienced in my life!!! Plus all the hotel reeked of weed smell. FIRST AND LAST TIME I EVER IN MY LIFE.

Location and price were what influenced my choice of the hotel. There was a heavy odor when entering the hallways while going to the hotel room. There was a musty odor when entering the hotel room itself. There were cockroaches found in the bathroom of the room.

It is not as it appears in the pictures. Room was dirty , bathroom caulk was moldy and homeless people parked outside in the parking lot in the evening. Woken up to noise at 4am. It’s sad because it really could be turned into a really nice hotel only if it were kept up.

Big rooms and plenty of nice looking stuff but scratch below the surface and you’ll quickly see why the rooms cost what they do. That said would stay again.

The building itself has potential to be nice but you can tell it doesn’t get cleaned at all. There was dirty all over the room’s corners and surfaces were sticky. All around disgusting. The plumbing is terrible, water rises from the sink and tub. Suspicious people are always going in and out of the place and there’s needles on the ground outside. Elevator doesn’t work and no bathrooms in the lobby for guests. The keycards are super sensitive and get deactivated with your phone so you have to go get them reactivated.

First and foremost, there was bullets holes in a window. But I guess it was good that it was bullet proof window. The front desk lady gave me a map to go look for the room. Seems very easy, went to two different buildings while carrying our luggages and 4 small children. No working elevator.

Room smelled cigarettes and no phone in the room to call hotel. It wasn’t the cleanest room, but it was ok. We had to open up window to air out the smoke. And there was a lot of people who looked like homeless living there. Quiet at night and elevator didn’t work. This hotel was not what it was like when I lived in Fresno. It used to be nice and clean now it’s really run down. It’s good if you are only staying one night.

It took us awhile to get into the building or room. The key kept getting demagnetized. Once in the room it seemed clean until a closer look of an eyelash by the nightstand. When we got back home I had a roach fall on my arm with babies everywhere. I had to sleep with the light on and that didn’t help at all.

Nothing When you arrive it look like a homeless camp. There was homeless camping in the parking lot. It look really scary. When you enter the lobby is smells really bad, the carpet is disgusting, it smells like cigarettes, Marijuana, like dirty, old and disgusting carpet. When you enter the room the chair they have There is looks like its been there for years and never clean ones, the other chair look like they took it out from a garbage bin. The fire alarm was wrap with plastic and the selling had water stains. The pool has garbage with no water. There was people having a barbecue in there room. It was the worst experience I had. I am telling you Motel 6 is 10star Motel compared to this one. Please don't stay there its dangerous and disgusting.

Checked out today usually they give a receipt and they give you back the deposit on your card. They were out for break I called and told them I was checking out they didn’t give me a receipt or my deposit wasn’t lifted from my account

There was mold in our bath tub and on the wall in the bathroom. The hair dryer didn't work. The refrigerator didn't work. The pool is empty. Almost every other time we went to use our key they wouldn't work and we had to go back to the front desk. The people next door were Extremely Loud all night and even though we complained they never did anything about it. There is still trash in the room from whoever stayed there before

We found a big ass roach on the wall as soon as we walked into our room. The hallways looked like they were straight out of a horror movie. A lot of the room windows are cracked and they're just taped up. Worst hotel experience.

Place is full of vehicles with broken windows loaded with bags of clothes and trash, the property windows are broken and a few missing windows, you can see theres people living there coming in and out of the windows.. I would Never recomend this place, make you feel so insecure..

great bargain, Hidden, tucked away on south west corner of Shaw and cedar, sufficient parking, nearby bus stops, convenient shops, ice maker machine available, eerie hallway creates the experience one desires, spacious rooms is a plus!

University square hotel was okay. There were a couple of things I didn't like. First the shower in my room didn't get hot. It was only slightly warmer than cold. Second, check out is at 10 a.m. I asked for a late check out, 12, and was told that it would be an additional $20.

Room was basic but the bed was comfortable. The fridge ended up freezing my leftover food that I was saving. The remote did not have any batteries in it. The handle in the bathtub/shower was incredibly hard to turn on and off. The elevator was broken and the key cards were hard to use, especially the one on the outside door. For the price and location, it was fine for what I needed it for.

I had to sleep with the lights on, because I had to kill a few roaches. The bed & sheets were dirty & stained. They obviously don't wash any of the bedding. Also found a bug crawling in the bed.. I've stayed at bad places before, but this shot up to #2..maybe even #1. I actually had the misfortune of staying at 4 other crappy places, but THIS place is the absolute worst in Fresno. The ONLY perk is that there's a lot of places within walking distance. Especially Spaghetti Factory. That was a treat.

The people were kind and I appreciate it, unfortunately that’s the only thing that would good about this place. There were bugs everywhere, wherever you looked you’d see a bug of some kind. It was extremely dirty, it was not cleaned and our sheets were stained. There where so many roaches. Whenever I opened the bathroom door there were five I would kill on the counter and baby ones that lined the shower curtain. This happened multiple times a day. There were ants that were also everywhere in the bathroom and crawling all up and down the shower curtain along with tiny baby cockroaches. I had to plug up the drains with towels to stop the roaches from coming in. Which only worked a little bit. It stinks like a porta potty all throughout the hotel. Sleeping in the bed made my whole body and head itch like crazy the whole time I was there. The microwave had no plate in it and it was hard to heat up our food. The AC didn’t really work. Another thing is I was reading the reviews to see if I was the only one experiencing this and I’ve seen multiple responses to people’s valid upset and talking about their bad experiences at the hotel where the owner is very mean to them and says things like “I wish you had left at check out” “well put you on a do not rent to list because of your review” instead of talking accountability and responsibility and fixing the issues. That’s so rude and unprofessional and I hate seeing that. It just needs to be properly maintained and cleaned and it’s not.

There was just the issue with the room keys several times, they don’t work in the doors to the building or for my room and I had to get the front desk to make us new keys several times, I was very careful not to demagnetize them, other than that, I can’t complain, he fixed the issue quickly and we enjoyed our stay.

The area seemed sketchy as a whole from the start, but I tried not to think of it too much. I then checked in to see the condition of the room. The room looked very old and dark. The lights were dim. Then there were bugs in around the furniture including the bed. I checked out immediately and got a room in another hotel nearby

I tried checking in close to 11 and was told it would be 10$ every hour I check in before 3 . She said it would be 50$ extra . I leave and come back and hour early thinking I would pay just 10$ and another person told me it would be 20$ I said why it’s 2:15 it’s not even an hour and he said check in between 11-3 is 20$ extra . I should have know when check-in guy said “you have 30 minutes to get a new room if this one is not to your liking.” Well, can you say scattering cockroaches when I light turned on. I had reserved 3 rooms for 3 of my employees who ended up not staying. It was filthy, infested with cockroaches and absolutely did not look anything like the pictures on Expedia. Will def not ever book here again and am requesting a refund.

Everything is very outdated. It works but some of it feels like a slum. The buildings are separate so you have to drive to get to your entrance. There’s a gate code for parking but the key entrance to my building was broken and unlocked.

The only good thing that I can say about this hotel is that it's just a 10 minute walk to the college stadium. Otherwise, don't believe the photos on the website. The staircase to the 3rd floor was chained off and padlocked. Manager woke us up at 4:30 am, wanting to discuss the problems. I didn't let him him. In the end, I received a full refund, thank goodness.

I left my pandora bracelet that has a very special meaning for me they said that wasn’t there when I’m sure that I left at on the bed Very dirty part of the building did not have windows other part hast broken windows with gun bullet on it I just stay one night because I had a concert near I don’t understand how that place hasn’t shout down

The room temperature is controlled by management and set at 75° and you cannot open windows so you feel suffocated and cannot get cool.

The university square hotel was a very cheap stay, but this obviously reflected on the property's current state - outdated, some mould growing in the bathroom, and stiff mattresses. This was somewhat expected based on the price but it was rather disappointing and generally disgusting that there were bugs crawling around the room - I found one inside the mini fridge, and one on the shower curtain - no matter what price is being paid, bugs should not be present at any hotel. Aside from that, the hotel was acceptable, also offering ample free parking. I would only recommend staying here if there is proof of a new bug removal treatment hotel-wide.

It was at night and we noticed that there were homeless individuals in the surrounding area where the hotel is located The Queen beds were clean and comfy The room had a coffee pot with complimentary coffee and cups, along with a microwave; however, the refrigerator was unplugged and hadn't been cleaned The TV and remote worked fine In regards to the environmeant of the hotel, we found it to be peaceful and quiet There was a refundable $50 deposit The hotel staff also accommodated my request for a room on the floor level We did have difficulty with the cards. It had to be swiped several times over before it would register and unlock Check in time was anytime before 12 AM Check out time was a bit confusing because the itinerary said between 10 and 11 AM I was told it was by 10 AM and my grandson was told it was by 10:30 AM It would be a good idea if they updated the information on there website Due to the hotel being a bit old, it had a musty smell which I liked because it reminded me of the old days and how buildings were built back then The price of $75 was reasonable for a 1 day and night stay for two people There were fast food and gas stations in the surrounding area within a few feet to a mile radius. And about 1/2 mile or so from the Valley Children's Stadium All in all, we would book a room there again Thank you for a pleasant stay

• The pool was completely empty and unusable. • The ice makers were filthy and covered in bird droppings. • The hallways had a strong smell of feces and urine. These unsanitary and unsafe conditions make the hotel unlivable and far from what was promised. I am shocked that the property is allowed to operate under such circumstances. I am requesting an immediate resolution, which includes a full refund and a formal acknowledgment of this complaint. Please advise how you plan to address these issues promptly.

The website description is not accurate. No ground floor rooms clean enough to use ( per mgmt). Elevator broken. Homeless all around ( not the the hotels fault). Pool without water.

Hotel room smelled like old cigarettes and there were brown roaches in the bathroom, little ones around the sink and larger ones walking on the walls. There were strands of hair near the pillows in the bed. Not the best but also, its really inexpensive soooooo

The lobby, rooms and area was so smelly. The a/c was not working properly and it was so hot in the room. I had to change the room, that was also same and eventually I ended up moving to another hotel. This hotel was not at a safe place even. You can see homeless people all around!!!

Didn't like that there were cockroaches in the room. The room was filthy around the baseboards and wall plugs. Only able to access the inside one time using the slide key. and only able to get into the room one time with the slide key. Had to have the help of workers to access the room. It was very noisy late into the night. Outside the building was very unkept . All in all I would never ever recommend this hotel to anyone or ever stay there again.l

This place was disgusting, it stunk like urine, the bathroom was filthy, there was mold in the tub, this place had roaches, there is no pool, and I felt unsafe staying here with my family. We booked for 3 nights and was only able to stay 1 night! The staff was friendly but this place needs to be shut down!

The check-in experience was disappointing, as the staff seemed rather unwelcoming. The elevator was out of service, and the hallways and staircase had a strong, unpleasant odor. The access card provided to enter the hotel area was not working, and when I contacted the help desk for support, the call was abruptly disconnected after I explained the issue. I was eventually able to enter only because another guest helped me. While the pricing was reasonable, the overall experience was poor and I would not recommend this hotel.

The cost is good, but it’s nasty! We saw 5 cockroaches the first night. People entering their bottom floor rooms through an open window. The next morning we checked out and went to a different hotel for the rest of our stay. The owner only charged us for the one night and was gracious.

The pictures posted of the property on the website were extremely misleading. Not a remote chance we would ever stay at this property. I’m 74 years old, have stayed in hotels across California and University Square Hotel is the worse by far.

Im sure 30 years ago this was a premier hotel to stay at. The lobby was very elegant. The pool and hot tub were empty. The air-conditioning was poor. But the price was excellent. Clean sheets, clean towels great staff

The sheets were clean, and the be was comfy. I'm Originally from Fresno. This used to be a nice area, but it is now overrun with addicts and the homeless. I haven't stayed in a place like this since I was a teenager. I can't believe this place is an option in a booking site.

I am sorry to say, but the shower control was old and would not adjust to warm; it was either cold or scalding hot. So I had to take a cold shower. A warm bath could happen if you have the time. I looked out the window to an dry pool with trash in it. Nothing like the pictures. The furniture was old and poorly maintained. The elevator was inoperable and the hallway was dirty and poorly maintained. I would not recommend this hotel to anyone in the current state.

When I first got there I tried to pay with a different credit card than the one had made the reservation with. The guy in the front desk said no it needed to be with the same one I had made the reservation with. I showed them all kinds of ID’s so that they know I’m that person that made the reservation they still not allowed me to pay debit they said I needed to pay cash and that I needed to pay 20 dollars more too so I agreed to make my check in fasted because there was like 6 other people behind me waiting to check in and also it was getting late for the venue that was booked at the same hotel. Then on the way to my room which was the last one on the second floor I saw two big roaches. Then when I got to my room the beds looked ok seemed cleaned but when I went to the bathroom there was a big roach on the floor and the toilet had urine all around it. Good thing I had Lysol wipes with me and had to clean it. After I went to the venue I decided to just check out that same evening and go home because I had my 4 year old with me and my mom I could not allow them to stay at that place. I wish I had taken pictures

The bed smelled horrible. The hotel was crawling with homeless people living in their cars. One of them had a pit bull with no lesh. I did not feel safe and had to leave.

He said he would upgrade me to a better room, which was really just a different floor. We got upgraded to the 3rd Floor, Not a better room, just a higher floor. Of course there was NO working elevator.

My stay was horrible! The curtains had fresh blood on them, there was what appeared to be powdered drugs on my desk as soon as I walked in the room, and the floors were dirty. No pool, no elevator, and one ice machine on the 3rd floor surrounded by transients charging their phones.

I did not stay. Looked like a drug house with duct tape on some windows and dust in backs of computers and finger prints on mirrors. Homeless people walking around outside, looked like an abandon parking lot with broken down cars

Located in a seedy part of town. Was afrraid to go outside. Was nervous that car would be damaged. Noisy. Guests in upstairs room arrived around 3am and talked very loudly and stomped around the room for about 45 minutes. Refrigerator in room did not work. Floor was coming apart. Not very clean. Bugs in the room. Would not recommend.

There was alot of odd and weird people in the hotel rooms and outside the hotel room. Not only were people smoking cigarettes in the next room but other kind of smoke was entering my room from under the door that conected my room from their room.

When given the key to my room. I was told to drive my car through the back gate and park in the gated area. While driving my vehicle to the location. There were homeless people hanging around directly on the property. Wen entering my assigned room, The bed was old and didn't look too clean. At that point I decided I was not comfortable and it was not a safe place to stay the night. I returned to the front desk and requested my money back. I was told that they were going to keep $20 of my reservation money. stating that they already paid a commision to expedia... This is unacceptable. I would like to ask you guys to return my $20.

First experience to this hotel is the pictures on the website don’t match at all it’s very uninviting when you walk anywhere around or in the property our room was dirty with stains and spider webs. Things were very old and broken in the room people outside and that live there are very loud also our keys would not work and we got trapped in the building and had to ask help from workers that didn’t speak English most rooms had broken windows and does not feel safe to stay in not worth the price. We ended up leaving and not even staying in the room.

We finally found our way to our room, which was in poor shape. The molding had detached from the wall, and the towel rack was falling off. The shower did not have hot water, so we were unable to take a shower. The chair in the room was filthy and stained, so we did not want to use it. We also found a bug crawling in the room. From the outside, it looks like it was once a great hotel. The pictures shown on the webpage were from its better days. The lobby and rooms bear no resemblance to what they are now. The swimming pool and restaurant have long been closed, and there was no ice machine. We say many people that look like they are homeless. We did not feel safe.

Terrible experience dirty bugs in room sink was plugged dirt and debris plugged air cond filter,owner entered room on multiple occasions watching for you to leave and entering room with no warning with out any notice of needing to enter. Then was blamed for having a dog in room because owner claims bowl was on floor in room..I have no pets ?!! lol owner admits entered room from adjacent room hearig a dog he claims then enters room when we left didn’t see or find a dog but claims bowl on floor was for a dog, tried to charge me for a dog I don’t have then asked to leave after 5 night stay for having imaginary pet dog??!! soo confused.. place is dump elevators don’t work ,signs all over the place about police department patrolling ,homeless people hanging out all over the property ,evidently that’s where he gets his true business from here. That’s how we were treated anyways. this place is more of a flophouse than a hotel. protect your personals in your privacy staff entered room with no warning on prior days claiming they didn’t know if we checked out or not it makes you feel like more is going on in this hotel than what meets the eye. all pictures photographs provided on websites and advertising must be 20+ years old the place is that ran down with no upkeep exterior landscape unattended to

When I called the front desk, they told me if I had sat on the bed or used the bathroom that they couldn't switch my room. I had just walked into the place. It was 1am and there were people yelling and fighting down the hall plus there were cars in the parking lot that looked abandoned. Needless to say, I didn't stay!

This was literally the worst place I’ve ever stayed in in my entire life. It was expensive and I feel like it was a joke that was played on me. They even have signs in the lobby that say “if you don’t like the amenities leave” , “Don’t let anybody in without looking through your peephole”. There were two cockroaches in the room. There were stains all over the walls. They were eaten chicken McNuggets in one of the drawers.Literally the most disgusting place I’ve ever seen, and honestly Expedia should refund my money.
