The continental breakfast was ok. A small variety of food. The rooms and property are well kept. The key to get into the rooms didn't work very well. I had to go down a few times to get my keys reswiped.

Breakfast was spotty, lukewarm eggs some days, no eggs the others. The bagels started strong with several flavors but then settled into "everything" everyday. Overall adequate if you had the patience to open so many little cartons and packets. The placement of the smoking area so close to the entry often forced entrants to walk through the trapped smoke toward the sign that said it's a smoke free facility. When we arrived there was a "key emergency," so we got only one key per room. A couple days later, we were able to get two keys, on our initiative, but getting the correct keys was time-consuming and involved extra trips between our door and the front desk until we could get keys that worked. The exercise room had no 15 lb weights, double supply of 20 pounders. Great range of heavier. Had 10 and 12 pounds. Some lighter, not sure how much. It was very quiet; we never heard a sound from outside our room. We never had to wait for an elevator. Location was very convenient for our needs. The Indian restaurant nearby had good food and very slow service on the Sunday we were there. We suspect the buffet is their focus. Parking was adequate. We wouldn't advise against staying here, but adjust your expectations and seek excitement and beauty elsewhere. But we loved the modern art work in the public areas!

Air conditioning did not work in bedroom. Was told by front desk male that “at least it’s not 100 degrees outside. There were not any other room available. I spent night as had no other choice as I had just driven from Seattle area. The next morning the woman on staff was willing to work with me. I explained I did not want to stay there. The man I dealt with was very rude and unsympathetic. I was there as my son was in auto accident and in critical condition. I did not have the patience to deal with his rudeness. Property is very run down See above

The breakfast was okay with no hot offerings except for coffee and tea. We appreciated the yogurt and added it to the dry cereal in place of milk for a taste to improve the breakfast offering. Improve the breakfast offerings, maybe w/ some protein such as hard boiled and/or scrambled eggs. Hot cereal might be a good addition, also.

I’ve stayed here before and it’s always reliable and I love how friendly the staff is how clean everything is and that it’s pet friendly! Unfortunately, the room keys were not working on any of the other doors because there was a power outage and their key system is out of date.

Very, very peaceful. Lovely, helpful staff. We saved money compared to our usual hotel just next door! Very clean. I would recommend. Situated in Folsom, a great little town.

When I arrived to check in, I had given the guy at the desk my phone to show my confirmation number and gave him my ID. I’d had a long day and was exhausted. I was told my reservation was made for the next day and they had no rooms available for the night. I was shocked and thought there’s no way I reserved the wrong day. He gave me back my phone and I looked at my reservation and it was correct, I didn’t make a mistake. He said the reservation wasn’t showing up. Tired and grumpy I said, there are absolutely no rooms available? he all the sudden said oh, wait, here’s your reservation. Stressful!

Overall a good stay and would stay again. Clean room but smelled a little funky and the carpet in the hallways was stretched out and sort of had waves in it. The window had been left open about 3 inches which honestly did help with the smell but noticed that the edge of the window frame was cracked and broken. Otherwise a great stay. Super convenient having Taco Express right there too.

Although the Hotel presents itself nice from the outside, the room had a somewhat broken doorhandle and the room smelled bad. My son slept on the pull out couch bed and the mattress has seen better days. Breakfast was fair at best, with soggy potatoes and some kind of sausage, that was grainy and didn't taste very well.

For an extended stay it had a breakfast (which was better than what many hotels offer) and also a free laundry. The one bedroom studio we had was spacious enough and although there was a dishwasher the only dishes and utensils were for two (two dishes, two cups, two glasses, two spoons, etc.). We would definitely stay again if we were in the area.

The noise of the fridge was really loud and will bother you if you sleep on the couch, no problem for the bedroom, bathroom is big and very comfortable, we got extra towels without problem, has shampoo conditioner lotion, Breakfast is average, There is a kitchenette but we didn’t use it Will stay again if needed

The staff was wonderful. I got there two hours before check-in and they did not hesitate on giving me a room. The room was more than I expected. The bed was comfortable. The sofa was comfortable to sit on just a beautiful location right next to the outlets.

Very nice stay here. Clean, updated, amenities you'd find in a 4 star. Only two things wrong...outlet in kitchen was defective so coffee had to be brewed in the bathroom, and cold water pressure was very low. Reported to front desk.

It truly is an outstanding hotel. At first I was bit iffy based on my experience from a Larkspur at a different location. When I came to the Folsom location I was immediately wowed by the plethora of food options that were conveniently located within the same parking lot. A Burger King, Indian food, Chinese food, and a teriyaki place all just a mere hundreds of feet away. There is even a movie theater that one could get to if they were willing to walk an “exhausting” 20 seconds to. I was able to park right in front of the hotel. The lobbyist was super friendly. Gave me a room immediately. Room was incredibly spacious with lg fridge, stove, and dishwasher. Everything was incredibly clean and updated. Breakfast was great to include eggs and sausage. Zero complaints and much that I could rave about.

The bedroom was spacious and clean. Everything in the kitchen was provided to cook and serve meals. I really like the suite. The provided breakfast was fine and had it in the dining room. The people at the front desk were friendly and helpful. I didn't like the super noisy AC that woke me up all night each time it started. I felt like there was a plane in the room. If all the rooms were as noisy, I will not return even though the room/ suite was comfortable. I didn't like the parking situation and the $12 per night fee for the car.

First off they have a 15 dollar per day parking fee, that hotel doesn't tell you about. Extended stay bought out this chain. It has been slowly been falling apart

Staff was friendly, rooms clean. Breakfast was pretty minimal but it was free so I can’t complain. The only thing that I took a star off for was the door handle to our room was loose and made it very difficult to turn enough to get in. The staff told us that they were having to replace all the doorknobs due to some kind of manufacturing issue. The water pressure and temp was also inconsistent.

This is a great place for the price. The rooms are spacious with a kitchenette, a large bathroom, and tasteful flooring. The staff was great. There's a free continental breakfast. There are at least three great places to eat within 100 yards of the property. I am staying with them again at the end of my trip.

Did not get the type of room that I reserved ,no bathroom fan , and bedroom was too hot for my wife to sleep comfortably due the the vent going to the bedroom not working ;but the main living room area stayed cool.

Breakfast was awful. All take away and everything was out by 8:45 when we went. Roaches in our room. We were given a different room than we booked because ours was not clean and ready at 9:00pm. We got a first floor, pet friendly room and it smelled like it.

Hotel interior is a bit dated. Staff does not look happy to be working there. Breakfast was sparse and not the freshest. Towels also had an odd smell that wasn’t pleasant. Elevators take a very long time, better off taking the stairs. Parking is also extremely limited despite having to pay for it.

It was absolutely wonderful. I had a room with a balcony and the view from my room was beautiful. Room was very clean and had a wonderful scent. I really liked it. Staff was exceptional and helpful off we needed anything at all. Very friendly staff for sure.

The breakfast was really nice and the staff is incredibly friendly and I loved how quite it was inside the room that was my biggest concern staying here with an autistic son. I was so afraid of the noise. It was so quiet. for the money you pay it’s a great value considering you can cook in your room free breakfast.

Mattress was hard and seemed broken down. We both left with back aches. Room appeared clean but when I went to get a spoon out of the drawer the drawer felt greasy. Air conditioner was noticeably loud but cooled the room off. The door was difficult to open… the lock mechanism wasn’t functioning correctly. We reported it. We were told “ 90% of the time you have to lift the door handle up hard.” That worked the first night, second night we had to push it down. The hotel felt worn. I think I’m sounding picky but honestly I’m usually not. We travel a bit and this was a step down from what we usually see out there in the hotel world.

The Suite was Very Comfortable and Relatively Quiet after the First Night. The Kitchen Facility and added Dishes and Serving Cookware was a added bonus. The Proximity to the Community Offerings provided added Ambience. The Temperature Control was also VERY Useful. The Pull Out Sofa was slightly Uncomfortable.

Very clean and friendly staff. I felt safe and comfortable in my room . Love the kitchenette very convenient. The hotel was close to everything I needed. The included breakfast was sub par I don’t think would book here if I was looking for a good hot meal . Next stay I would utilized the kitchen in the room instead and bring my own food. First no consideration for dietary restrictions such as vegan or gluten free . I had very limited options fresh fruit was about it for me ! Not one gluten free option and all the vegan options contained gluten free!

Better information would be helpful regarding breakfast hours and that the parking pass needed to be put in the vehicle, before I went upstairs and got comfortable. Plus who charges to park in a parking lot. That must be a new skeem.

We absolutely love this Larkspur Landing location. The rooms are well maintained and kept "up to date". The staff is courteous and welcoming. My husband had to fast for his VA appointment but I really enjoyed the "hot" breakfast choices available at this hotel. Thank you so much! I also took advantage of the exercise room.

The cleanliness of the room by the cleaning staff was another 5-Star coming promptly on time and doing their job with full sincerity and professionalism. Made some very good conversations with David - a wonderful soul. Dayana, Sabrina, Jennifer we all very conscious of their duties and handled my extension, invoicing, couriers and guest arrivals very diligently. The stay was par excellence. I did not for once feel exhausted or claustrophobic as the suites are pretty spacious, great kitchen with dish washer and good cutlery along with amenities like washing machines, gym and sit out areas. What I loved the most was a wonderful writing desk and a sturdy chair. The double build lamps in the room were very strategically located with plenty of subtle lighting from all angles. The balcony was a treat as we could go across and soak in the tranquility of the surrounding park along Natoma lake and the American River. The close proximity just 5 minutes walk across Folsom Blvd. was very refreshing and truly natures gift at its best.

Our suite was perfect in our eyes. We are coming back for a birthday celebration at the end of the month. Staff was friendly and wonderful. Only thing was the police knock at 4am but stuff happens.

They had everything from silverware to plates and had a wonderful shampoo and conditioner. They even had a little doggy made of a towel with eyes on it sitting on the bed. It was so cute. There's a full living room as well as kitchen with a stove and a refrigerator then there's also the bedroom. I travel a lot and it's nice to feel like you're actually having a little home rather than just a singular room. Very well done as well as allows dogs but there was no odor of any kind. You can tell that they clean the carpets regularly and there's no smoke smell at all anywhere. Very nicely kept grounds with very nice staff.

The front desk staff and manager have consistently been professional, helpful, and responsive during every stay. The beds are comfortable, the showers have reliably hot water, and the rooms are generally very quiet; in all my stays, I’ve only heard noise from a neighboring room once. There is ample parking available, though it is currently $10 per day, and the hotel offers complimentary breakfast and coffee, which is a nice perk. The only complaint I have is that the carpet on the floor leading to the side exit has a strong carpet-cleaner smell. Fragranced cleaning products on carpets can trigger allergies, so it would be wonderful if the hotel could switch to a non-fragranced or low-fragrance option in that area. Overall, this is a comfortable, well-run property, and I plan to continue staying here when visiting Folsom.

Suite I got was clean and well appointed. Staff was friendly and attentive. Breakfast was available but looked boring so I did not partake. Free coffee in thermos though (with fake cream in those little plastic cups). It’s conveniently located - in a strip mall ish area. It’s close by Intel campus so good for business travelers. I was in town to just explore the area so it was fine and reasonably priced.

Terrible to add costs to Hotel.com price by adding a $10 fee for parking. It is a big shopping area with loads of parking and we could park other places off of their unattended, no gate parking lot. The unfriendly and abrupt clerk would not let us not pay for the parking. The room's air system was very, very loud and the fan would not stay on. We asked to be far from the elevator, but they put us near it and we could hear the BING of the door every time it opened. They allow people to bring dogs who sleep on the bed you may be in, once the dog leaves. Too much money for a limited breakfast, a bad a/c system, too loud, and bad parking policy. We have had better experiences at other Larkspur Landing properties.

I loved the room I was in, there was a small area with a window and table, in addition to the usual window and desk area. The blinds didn’t work well but it was enjoyable. The ice maker is a nice touch. The bed was comfortable, the room was clean, and all staff were polite and kind. There are several places to eat in walking distance.

Our suite was clean and tidy and nicely furnished. We were pleasantly surprised at the size and layout. The coffee service was complete. No chocolates or cookies on the pillow, but everything was just --- nice. Bathroom was spotless. We enjoyed the breakfast which was great. We did not use the kitchen this time but it could have been very handy if we were staying longer than two nights. I have a few minor nits: 1) Our room had an unknown musty smell. It was very noticeable when we first entered. 2) There was a loud repetitive scratching sound from the wall near our bed. It sounded like a rodent inside the wall - I know from experience. It was quite disturbing. But the next day we heard a similar sound - though not as loud - from the refrigerator on the other side of our room, which could mean it was a similar noise coming from the adjacent room. I'm going with that theory. 3) We also heard people walking about upstairs, but not from the hallway outside. Overall, it was a good experience and we would like to visit again.

Room was very loud. AC was either old, in disrepair or simply couldn’t handle the size of the room. Was exceedingly loud and kicked on much too frequently and stayed on much too long. Refrigerator in our kitchenette was also extremely loud. Window allowed tons of noise from the parking lot to fill our room in the early mornings and later at night. Cleanliness was suspect as there were cobwebs in corners and on the AC unit. Have stayed here before. Probably will not return to this property.

Had to wait a few minutes for someone to show up at the front desk to help me. Both for check-in and especially for check-out. Why is the front desk so empty? Lol. I thought the front desk is a priority for hotels? The walk from the elevator to my room smelled bad. The TV did not work and the alarms weren’t reset by staff so previous persons time woke me up. Oh, and I turned the kitchen faucet on and a nasty smell would come from it. The bed was very comfortable, solid 6/5. Final score of 2/5.

I went to the frontdesk and there was no one to be seen at the desk or in hotel. No one answered the phone- a lady finally came out & mentioned she had a lot of paperwork to do & doesnt look at the cameras. The room was overall clean but old. There was some black spots/ mold in the shower and the room had a smell to it. The bed felt like you were just laying on a bedframe. Overall- I would not recommend this place unless looking for something cheap & quick visit.

I love staying at a Larkspur Landing Hotel. It is geared for comfort and rest. I only wished I was staying longer so I could have made better use of the kitchen. It's a full-sized fridge and a dishwasher set up along with anything you would need for meal prep. The coffee is excellent, too. There are warm cookies in the afternoon. What's not to love

The bed was old and warn out. The room designer should be fired. The TV is on top of the cabinet at the far side of the bed. Therefore unless you lay on your side you cannot watch TV in bed, if there are 2 of you you'll be fighting for the viewing side of the bed which is ridiculous.

Overall, this is a nice hotel, and the room was good. I've stayed here several times before. Bathroom was plenty large, so was the room. Two critiques: first, the location is odd. The hotel is in the corner of a retail center, so there isn't any real ambiance surrounding the place. Second, it is showing its age. First floor hallway carpets are worn and stretched.

I did like that the property seemed upscale and the folks I interacted with were nice and helpful. I didn't like that there were many places that needed additional attention. The carpet in the hallways was poorly installed, the ceiling especially over the tub appeared to have had previous water damage? The patch in the wallboard was poorly done. The elevators were quite dirty, and the built in air handling equipment grates were covered with a thick layer of dust. The thing I likes the least was the breakfast. They advertise as having breakfast available. They did have cold cereal, heat and eat oatmeal, fresh bagels and bread, bananas, oranges, a few choices of small containers of juices, but I tried the "orange juice" a blend of something. I was expecting eggs and such for breakfast......looked around and went elsewhere for breakfast because the snacks I found don't add up to breakfast for me. The beds were comfortable enough, the room fairly quiet, the plumbing worked ok. Plenty of hot water. All generally a bit better than OK but shows its age.

I booked this room for my sister who was coming into town. Unfortunately, my sister was involved in a life altering accident in the morning of the reservation. I called and spoke with Michelle to cancel and refund my the reservation. Michelle informed me that it would be canceled and refunded but her manager would have to issue the refund on Monday. I never received the refund. When I called the property to speak with a manager, I was left on hold for 15 minutes and then hung up on. This is the most unprofessional management team that I have ever dealt with. As of today, I still have not been contacted or issued a refund.

Whoever designed the room took great care to think through the details that would be helpful for travelers - high quality flooring, excellent bedding, good lighting (many hotels provide only dim lighting), high quality furniture including a large table for eating or for work, TWO chairs AND an armchair (many hotels provide only one chair for one guest while the other person has to sit on the bed), shower head with spray options, bathroom pocket sliding door, large mirror by the door, well-designed and stocked kitchen (actually with dishes, dishtowel, utensils), cold good-sized fridge, counter space... My husband and I were able to rest and relax in the room between work events and have space for preparation for the next day's meetings. Breakfast was great - thank you for the excellent and high quality choices, great variety, clean and nice. Appreciated the hot water and cold water in the lobby. I was only not prepared for the parking fee, but I should have realized that parking in the area would be limited and require a fee - it's understandable. Thank you for a wonderful stay all at an extremely reasonable price.

We stayed in a 2-queen bed suite which included a kitchenette for two nights. The fixtures in the room were dated but cleanliness was extremely important to us. The carpet didn't feel dingy in both the living area and the bedroom. Also the tile floors in both the kitchenette and bathrooms felt very clean. There were no strange odors in the room. Overall, the room was well kept and immaculate. We enjoyed our stay and would stay again. It's also a block away from the Folsom Outlets and several restaurants all within walking distance!

BUT, they charge $10 parking per night, but they DO NOT tell you about it when checking in, and there is no signage about parking at the front desk; I found out the next day after check out, I saw charge on my credit car, I called front desk, and they said I had written my initials on a check-in piece of paper, I asked for a copy, and they sent an unreadable pdf to my email; I'm from out of town by the way; and what makes it more irritating, I did not even park on their premises, I parked in the shopping center next to the hotel because their "parking" was overflowing. Very upset about this hidden charge!!

Loved having a full kitchen. Just like being home. Didn’t like my key card not working properly. Took 3 trips to front desk and got issued new cards, keys instead of fixing the problem inside of door pad. Other than that, a great deal for what you pay for. Very comfortable rooms!

We have stayed here several times and we are locals. We have roommates so it’s nice to get out. Love have the kitchen set up and the beds are comfy. We also enjoyed the complimentary breakfast bar and tea and cookies in the evening. My only suggestion is to clean the carpets more often. Otherwise we obviously love it as we visit a few times a year.
