1- The room was small as well as the fridge which was tiny 2- The bathroom had no hooks or towel racks to hang towels. 3- The balcony was smaller than expected and did not have any chairs. 4- A laundry room on site would be beneficial. The staff was all friendly including the cleaning folks. All in all not a bad place but your paying for location and views for sure.

On the beach, staff were very friendly. Very run down, paint peeling off door in bathroom. Very noisy air conditioning. Streets were dug up, lots of big machines in the road, streets blocked off and roads were confusing.

Hubby and I enjoyed our stay. Bed was comfortable. Free beach chairs was nice. Loved the salt water pool and beach bar. Location was great, very walkable. The balcony was tiny but we asked for chairs and they delivered. No microwave in the room but again we asked and one was delivered. The nearby constructions was an eye sore, felt so bad for the businesses. The rooms in my opinion are overpriced but it is what it is due to the location.

Unfortunately, several practical issues made the stay less enjoyable than expected. The room listing was inaccurate. It advertised an in-room safe, but there was no safe. Room descriptions should match what is actually provided. The biggest issue was functionality. There were only two towel hooks in the entire room and no racks or drying areas for wet beach towels and swimsuits. At a beachfront hotel, this became a daily frustration. Outlets were limited. The hotel provided an extension cord, but the outlets were so loose that plugs frequently would not stay connected. The room also included plenty of pillows, but all were unusually thick. I ended up buying standard pillows and pillowcases during my stay to sleep comfortably. Other issues included housekeeping only every other day, a coffee maker with missing parts, water leaking from the shower onto the bathroom floor, delayed communication about beach chair rentals, and noise from late-night parties due to poor soundproofing. Overall, Tides benefits greatly from its location, but the rooms seem designed more for appearance than practicality. Better communication, accurate listings, additional towel hooks, more outlets, and improved room functionality would significantly improve the guest experience.

The hotel is perfectly located by the beach, it has easy access, and I like that the parking is included. The room was not clean at all. Yes, the beds were made, but the floor, toilet, shower, and sink were dirty, the room door was really hard to close because it was misaligned with the frame, the balcony sliding door was also hard to open or close, and you were only able to open it halfway because it needed lubrication or the tracks were damaged. The food was ok, but the advantage is that the good restaurants were across the street. I will stay again, here, yes, because it is very convenient.

On the plus side, the room was clean, no bugs, and the walls were soundproofed pretty well. Staff was friendly and helpful. The pool is nice and the bar/restaurant is good. And of course the location is perfect. We love Folly and it’s worth it for the less than perfect room to be right on the beach.

Positives: The staff!!! Everyone we encountered was above-and-beyond nice and helpful. Also, you absolutely cannot beat the location. The beach chairs were a great perk. Negatives: They're the only game in town and they clearly know it (charge whatever they want and provide as little as they want). At this price point, we were expecting a luxury accommodation and instead were met with basically a dingy seaside motel. We were super excited about our oceanfront room but the windows were FILTHY. You really couldn't enjoy the view. We also chose this hotel because of the refrigerator (we're on a road trip with a cooler full of food), but couldn't access the freezer at all, or 25% of the refrigerator, because it was completely frozen solid in a block of ice. We had no cold packs for the next leg of our drive and had to get rid of a lot of food. If you have plenty of money to burn and can manage your expectations appropriately, you'll enjoy the location.

It was also very nice of the hotel to arrange to give use of free beach chairs during the stay. They were cute pink and white with a canopy. This meant a lot since the new beach chair rental company gouges by charging $60 a day for their chair rental. Those chairs are a gaudy orange. This is a price increase since the previous rental price per day was $45. The Tides is the best!

They have nice beach chairs for guests. Just check them out/in. One ding … No free coffee except in-room brewer. Continuous improvement suggestion … Rooms are not carpeted. Understand, due to the sand. But a throw/area rug between the beds would be a nice add.

In addition: the ac unit in our room leaked pools of water on the floor in our room soaking through shoes and anything on the floor. The front desk staff blamed us saying, “you shouldn’t turn ac above 72” when the floor was already soaked and slippery when we checked in. They finally agreed to move us for 2nd night but we were moved to another room where the bathroom door would not close. Then, on check out they charged us $71 above what we paid Expedia! Terrible, and kind of ruined what should have been a nice beach trip.

We had a wonderful stay at the Tides Hotel over memorial day weekend and would absolutely come back. The location is unbeatable, sitting right on the beach. You are only steps away from the sand and surrounded by tons of great local food options. Here are the highlights from our trip: Amazing Dining: Pinkies restaurant is a must-visit. The food was absolutely delicious and the staff was incredibly amazing and welcoming. Beach Conveniences: You can easily rent comfortable chairs right on the beach for a relaxing day by the water. Spotless Property: The entire property is kept very clean and well-maintained. Clean Bathrooms: The bathrooms in our room were spotless. A few minor things to note: the elevators can be a little slow during peak times, and the rooms themselves could use a little bit of love and updating. Our AC also had a small leak, but the overall cleanliness and prime location more than made up for it. We highly recommend this hotel for a fun beach getaway!

Room wasn’t ready until 6:00pm with a check-in at 4:00pm.. Staff double charged my credit card and I caught it after the credit card company called me for fraudulent charges. They lost our order at the hotel restaurant and we finally got our food after 2 hours. It was literally the vacation from HELL and it was my wife’s Birthday!! It was $1200 wasted for sure!!

The hotel needs a deep clean inside and out. Our room was dirty in the corners and edges of the room. The shower had old black soap scum in the soap holder. More lighting is needed outside where the room entrances are for safety reasons. We were there for two days and three nights and never received maid service even though the DND tag was not on the door. I called about maid service three times the second day and was assured we would receive it but never did. I asked for at least a towel delivery while we waited for full service and was told towels would be sent but they were not. The air conditioner rattled terribly - not the usual humming sound. The sound made it difficult to sleep so I had to turn off the air, which meant sleeping in a 79 degree room. I called about service for the air conditioning unit - twice - but it wasn’t repaired. One of the two elevators was out of service one of the days, which meant taking the stairs frequently. Location was great. Outdoor bar was great. Live music was great. Beach was great. Definitely was not worth the $500 or so per night rate with all the issues.

- It's right on the beach - The on-site restaurant was good - good parking options. We could park our Armada with a hitch cargo carrier attached - we were able to move bed to the wall so small children won't fall off it :) Cons: - don't expect luxury. The lobby and the pool are kind of ugly, the stairs smell and everything in the public areas is kind of sticky - Rooms are not cleaned daily. We stayed for 2 days and they were never cleaned - They use super cheap synthetic blankets - The air conditioner is very noisy and don't expect good air distribution in the room (expect warm spots and super cold spots)

Our first night we stayed and ate at Pinky’s! The food and service was great! The pool was great! There was a bar conveniently located to the side of the pool! The bartender was super upbeat!! There was a little shop in the hotel, they sold delicious breakfast, sunscreen, toiletries and tshrits! Everything you needed! It was easy to access the beach from the hotel as well! We honestly didn’t want to leave. We will definitely be back.

This place is just old. Don’t think the floor in our room was mopped when we checked in. Maid service didn’t come till very late afternoon. Maybe they’re understaffed. Overpriced for the quality but you pay for the location. It was just ok.

Pool is nothing special, but it's okay. All rooms face the ocean but you can't sit on the balcony to enjoy the ocean. It's only about 18 inches wide. Rooms are ok, but a bit worn. AC unit kind of old but it did work ok. I don't think they have room service and the little store to buy snacks closes at 7pm. (Also opens at 7pm so you can't get coffee at 6am - which is important to me!) Small coffee maker in room. Average bathroom. No tub. Shower is good size but no hand held shower head. I couldn't find a hair dryer. Couldn't get drapes to close all the way so hard to darken the room during the day if you or a child needs a nap. They have a nice casual resturant with outdoor seating. Also pool table. I only tried the pizza. It was average. The staff is very nice. I would rate it a 7 out of 10. 10 out of 10 for location.

We love staying here on Folly Beach! Room with small balcony Ocean Front. The pool is heated and very refreshing after a day at the beach. You walk right out on the beach from the hotel. We love Dylan the bartender at the tiki bar by the pool. They have Starbucks. Pinky’s restaurant on the beachfront and another tiki bar. Live music. They greet you out front we you drive in and they have great bellmen who help you unload! We love Jay,Jeff, and Omar. Kat is my favorite at the front desk! Down the street you have restaurants and gift shops. A very fun place to stay!!! They even allow pets 😎

I did read reviews on this property after I made the reservation and still decided to keep it. The property is dated and not well kept. I had read that the elevators did not work at times, but we had no issue with that during our stay. The property does have an amazing location as the beach was spectactular and not crowded during our stay which was mid May. The pool area is small, but the beach made up for it. We did not eat at any of the restaurants so I cannot comment on this. The coffee shop was great for morning Starbucks. Where it fell apart for us was housekeeping. There was some confusion on cleaning and when they finally did come, they left our door open after they were finished. We walked in to an unsecured room and that was unacceptable. They did waive our resort fees, but honestly, our laptops could have been stolen. It is the only traditional hotel on the beach and it has so much potential. Next time, we will try an airbnb.

I do not recommend this "resort." It was definitely not worth the price. It was poorly maintained and is badly in need of an update. It smells moldy, the air container was rusty, and our curtains were torn. No one came to clean the room (we were there 6 days). The one time someone came to bring fresh towels they left our door open for anyone to come in and steal our belongings (there was no safe.)

The room was clean upon arrival. The only minor issues I would note are that the balcony is not big enough to sit on and enjoy the ocean front view. You can slide open the glass door, and step on to the balcony, but that is all. Also, the shower did not have a door (as designed), which led to water getting on bathroom floor. There is also no exhaust fan in the bathroom, so it would get very steamy during/after a shower. These were all minor inconveniences though. The hotel is ideally located near the restaurants and shops in Folly Beach. There were numerous excellent restaurants and coffee shops that are within walking distance. Pinky's On The Beach, the Tides own onsite restaurant, had great food and live music on the weekend. We would definitely recommend the Tides Folly Beach hotel. The location, friendliness of the staff, and the beautiful beach all made this a memorable stay for us.

Not very up to date, and the rooms were not very clean. The shower had faults/issues, and there was black buildup on the shower ceiling. The cleaning crew did the best they could, but the overall condition of the room was disappointing.

Naturally, that it’s on the beach! Even though their dog friendly, there weren’t any outdoor areas designated for them. No waste stations with bags. The property itself is tired. The building is worn although there was one sign I saw that they were doing improvements although I didn’t see any evidence of that. I didn’t find the front desk staff overly friendly or helpful. I had to go back to the desk ask for my pool band after I checked in, when I saw that everyone had one on. They were helpful on texting before I checked in and they were reliable to getting back quickly, but once there, I wasn’t impressed except for Jeff the head bell man who was amazing.

You are allowed to bring your pets as well. We did not however our neighbors did and we had to listen to continue barking, which made our trip extremely intense besides the neighbors. Everything was perfect. It seems our neighbors wanted to lock their three dogs outside in order to have peace and quiet themselves, but they disturbed everybody else in the building. However, the tides did refund all of our money and I’m sure Expedia will do the same I have dealt with both of them for years thank you again.

The location was great. We enjoyed the beach, the resturaunt “pinky’s” and the heated pool. The cleaning crew for the rooms o KU showed once and did a minimal effort not even bothering to clean, or make one of the beds. We stayed 4 days and they did a half job one day. The rest was good!

We stayed 5 days. Room service only came by once when we asked them to change the towels, otherwise we had no room service. The phone in the room didn’t work so we couldn’t even call to tell the front desk there was a problem. There is no vaping in the room. I hit my vape one time and we got a text on our phone saying they detected smoke. Lots of rules. Unkept property.

Older, not updated, not very clean, was not told upfront that I would be charged daily on my credit card on file for resort fees and destination charges and taxes. The staff were very friendly and accommodating. The beach view was very nice however, the balcony was very small and there was no seating to enjoy the view.

Our room was very spacious, appeared newly renovated, and had an amazing view of the ocean. What struck me the most, was how accommodating and friendly all of the staff were. They really went above and beyond to ensure our stay was great. The location was perfectly situated amongst restaurants and shops. We won’t even look for another hotel when we return on our next trip!

The view was the best thing about the room. The toilet paper holder was broken, dresser drawers would not stay closed (had to prop up a pillow to keep them closed), the floor in the room was filthy, and only one elevator worked. The wait time for the elevator was horrible at times.

The room was clean and the staff was super nice. The only issue was the elevators. Only one was working and at one point both were down. Had to take stairs up 4 flights. The elevators are old and should be upgraded and the stairwell needed some much needed attention. We would love to go back but we let staff know we would not if elevators were not fixed. We are an older couple and we can't do stairs well.

The bad-elevator worked only sporadically 3 of the 4 days we were there. Staff was apologetic but compensation for the inconvenience was paltry-only $100 on a $1,700 bill. Clerk stated they were “not allowed” to give a larger discount and to contact Expedia. Expedia stated the booking was a hotel collect booking so hotel had to reimburse. Very disappointed that someone was lying. Loved the location, view and staff but not sure if I would book again due to the issue on checkout.

We were on the upper floors and for the entire stay one of the two elevators was not operating and the other one worked off and on. One of the evenings following dinner, we had to walk up to our room - all seven floors. We had to flag down hotel staff each day to get fresh towels. When we returned from our trip I had several odd fees charged to my card which required me having to call and track down what they were for. Front desk said that these were travel and destination charges - something that was never disclosed or discussed. I am currently waiting for these charges to be retracted or I will be disputing the charges. For the first time using Hotels.Com I am pretty disappointed and will contact resorts personally in the future, I don't like surprises especialy when they appear on my charge card.

The property needs a lot of updating. The elevators were out of order many times during our stay resulting in our family, including a child with an ankle fracture, having to walk up 8 flights of stairs multiple times. The bathrooms have no ventilation. There is no furniture on the balconies. Overall, I will not be staying at Tides again.

I am extremely disappointed with our stay and nobody from management reached out during this time or after. During our stay the elevator (one elevator because the other is not operational) kept going down and I was with my physically handicapped child and no one reached out to see if we were ok. My daughter kept having to climb 4 flights of stairs in pain. My daughter has Cerebral Palsy and wears full leg braces to assist her walking and has pins and plates in both her knees which makes stairs extremely uncomfortable and difficult to navigate. This hotel needs serious repairs and should not be falsely advertising themselves as a luxury beach hotel with easy access and renovated rooms. It is not. I sent the front desk staff pictures I took of the room, which was in serious disrepair. The room had outlets with no covers on them, a extension cord plugged into a lamp that was had frying marks on it like it had almost caught fire, the furniture was all banged up, the mattresses were incredibly hard, the sheets were old, worn, and rough, the sliding glass door didn’t open as someone had broken off the handle and I could see the handle sitting on the balcony outside. No housekeeping ever came the entire four days that we were staying there. And the worst part was the elevators that did not work. When we arrived, one elevator was already out of service and we were told by the front desk. It had been down a month, but no one told us until we got there. The other elevator kept going do

We upgraded (paid extra) to reserve a higher level room. This turned out not to be an upgrade because when we arrived we realized 1 of the 2 elevators was not working. Later we were told 1 elevator was out because it hadn’t been inspected as it should be. After we arrived, checked in and settled in to our 9th floor room, we were notified BOTH elevators were out. We reached out to the front desk and were asked “you can’t take stairs?” From that point on, elevators were repaired and then back down again. Since we had to leave the room at a minimum to eat, during our stay we had to take stairs from 9th floor down once and then up once. This was a huge problem for 2 people that aren’t in tip top cardio shape and 1 that has asthma. For travelers that verify a place has elevators before booking, this was a big let down and inconvenience.

I was appalled by how filthy this property was. If it had not been due to the fact it was a quick trip to Charleston, I would have taken photos and spoken to the manager. I could never have imagined that a hotel in my city could be this bad! Shame on owners!

It is an older hotel but it was very clean, plenty of parking, the pool area was nice with lots of seating. It has a nice coffee shop and Pinky’s restaurant was very good. The Pinky’s beach bar had a good selection and a nice area to sit. It is in a perfect location and you can walk to all the bars, restaurants and gift shops. We will stay here again.

Poor Hotel stay. We were not impressed given the cost of the room. We arrived early only to find out that they will NOT let you check in early unless you pay extra for this. So don't plan on getting in before 4 pm. They told us they would call us when the room was ready but never did. The room looked like it had been used by college students for the last several years. The chair was disgustingly dirty and broken, lamps broken, furniture dirty, drawers misaligned and shaky. The property at best a 2 star. No beach chairs except to rent, no beach towels provided. Very lack luster. The balcony was for standing only, no chairs or tables to relax and enjoy the waves. The door to the patio looked like it was broken many times and rigged so that it would close/lock for inspection. Not worth the money. Stay elsewhere.

The view of the ocean was the only good thing about my room. The air conditioner didn't cool, no coffe pot,refrigerator didn't work,broke ice machine,stayed on 9th floor one elevator broke also could have had a microwave per request found out last night there. The only good thing about stay was staff Kat and Ernest. If I could have stayed in the lobby would have been amazing very disappointing paying well over 300 a night. I will never go back to the Tides again.

We stayed at Tides just 1 night while in town. I kept an open mind when booking this hotel based upon the reviews, etc. Tides is in desperate need of repair and maintenance. Open hole in bathroom missing vent cover, outdated furnishings in room. The worst of all was the non working elevators upon checkout. It’s no fun dragging luggage and bags down 8 flights of stairs!!

The shower did not have a door so every shower we took flooded the bathroom floor. The water pressure was very inconsistent by very high pressure then slowed down and then back up high pressure over and over. Only had one paper thin blanket. One night Stand drawer kept opening on it own (unbalanced).

The original room wasn’t cleaned/ready at all. The 2nd room needed duct tape (which hotel staff gave me and encouraged me to retain “just in case I needed it for ornery things”) to keep the nightstand drawers closed so I didn’t bang my shins in the middle of the night. I was also greeted with $29.08 of additional fees when I checked in…I thought I had already lad for my stay through Expedia! And, apparently this hotel is a late night entertainment venue with very loud music from the bar area playing til early hours and sending drunk patrols to their rooms. There was only one operating elevator for the guests. This was an overall horrible experience. Expedia should feel ashamed for not giving me a warning about what to anticipate and what I had to pay! I am expecting a full refund. I look forward to your reply very soon.

The room had wet paint on the inside of the bathroom door. The shower was extremely powerful, which may have been fine, but there was only half a door on the shower, so the combination of the wet paint and shower spraying everywhere made for a real mess. Of course the bathroom had no vent naturally. Otherwise, the resort was great, but the bathroom was such a mess I can't leave a good review now. At the time they had workmen there "fixing" things. I hope they consider getting a better crew to fix the mistakes the current crew is making. It was comical really.

We spent two nights at Tides Folly Beach right before Xmas and enjoyed our stay. Would definitely stay here again especially in the summertime. Clean room and friendly staff. Great view of the pier and beach from our room. We watched lots of surfers. Easy and free onsite parking. There are many cute restaurants nearby. We didn't get a chance to try it but Pinky's looks like a fun beachside restaurant right at the hotel. Quick 20-min drive to downtown Charleston. Our mini frig was making a noise and the staff was quick to fix it, thank you!

It began bright and early and lasted all day till 5 pm. So do not plan on a nap during the winter season while remodeling is happening. We arrived late at night after a horrible roadtrip consisting of crappy overpriced hotel after crappy overpriced hotel. Patrick, who checked us in, was such a ray of sunshine - I am still thinking about our brief encounter over two weeks later! I wanted to wake up on the ocean on the last morning of our trip and let me tell you, this hotel did not disappoint. We slept with the sliding glass door open and listened to the waves gently crashing all night long; I never heard another sound. I woke up just in time to witness the most spectacular sunrise, as well as a small pod of dolphins feeding near the end of the pier. We left for home in the early morning (long drive back to Naples, FL!), but I cannot wait to return and explore this area more, and I will positively be staying at the Tides once more when I do.

However, the negative feedback is mainly about the condition of the rooms. The room we stayed in was poorly maintained. The furniture had rust on it, and the bathroom was in especially bad shape. There was visible mold around the tub and rust throughout the bathroom. The rooms and décor are in serious need of an upgrade, and management should consider investing in improvements. The location of this hotel is amazing it’s very walkable to restaurants, shops, and other attractions. With better room maintenance, this hotel has the potential to be truly great.

Wonderful location on Folly Beach, the best for the beach and pier, restaurants and shops. We try to go off-season every year. It's currently being renovated, so will be interesting to see how it's improved on our next visit. Our only complaint is that the noise from the bar was annoying. The rooms are clean and modern. The ocean view is great, and the balcony allowed for having the door open for the breeze and enjoying the view. I was here in the fall, so summer is likely a different experience. I enjoyed the quiet beach and lounge chairs by the pool. Pinky's is a fun restaurant with good diner-type food.

The staff was friendly and professional. Parking available on-site with a parking pass (room key required for access), or you can let the Valet take care of it. They have two elevators, We stayed in Room 916 (2 Queen beds) from 10/25/2025 to 10/30/2025. The room was above Pinky's (the bar on the ground floor) but the music was not intrusive (and they are not open too late) and was mostly drown out by the wonderful ocean view, and sound of the waves. The beds were soft and comfortable, plenty of pillows. There is mini-fridge, but no microwave. The hotel may be able to provide one on request. The bathroom does not have an exhaust fan and it stayed pretty humid in there. There is a shower (no tub), and no shower door. Plenty of towels. Papaya brand soap, hair care in the room. There is a coffee shop next to the elevators, with a friendly staff. 10/10 will be back the next time we find ourselves in need of a beach.

The location is great! We picked the location because we were traveling with our dog. We received amazing treatment from the time of our arrival until we left. They treated our dog like she was a special guest! We had a great time. It exceeded our expectations.

The room was average ,a little worn. We were there 4 nights and our room was only cleaned once, floors were not swept or vacuumed. The ice machine on our floor was broken. The staff was very kind and friendly, positive vibe. The big plus at this hotel is the location all rooms face the ocean, take the elevator down out the door your toes are in the sand! Nice little Starbucks downstairs and very walkable to restaurants. Very relaxed hippie vibe, not fancy at all.

It was a great room and view, and even the price wasn’t too bad. Front desk staff was very friendly and helpful. Only a couple of dislikes … the water pressure was bad and there is no door to the shower. Also, we had requested sheets changed and floor cleaned one day but they did not do it. And they don’t have laundry facilities available, which was very inconvenient for us.

Room was clean, view was not great. We were over Pinkys so to the right and below we had layers of roofs. View to the left was great. Lots of loud music. The worse part was the lack of water pressure, if you have hair, it takes forever to wet and rince. The staff was nice.

We liked having dinner available at Pinky's and especially since it was a rainy night. The beds were very comfortable. The only negative I would give is the condition of the bathroom and tub.. It needs to be spruced up and the crack in the tub repaired. I will definitely return in the future!!! Thanks to the very friendly staff!

1. I turned on the heat because it was a bit chilly but this resulted in a burnt smell coming out, which caused the smoke detector to go off. After opening the balcony, this rectified the issue. 2. About 15 min later there was a group cheering on the beach from a wedding party. No big deal, I get they were just having fun. 3. 2 drunk guys are yelling, and arguing outside of my room door, which took about 30 min for them to leave. 4. The room next door had music blasting and wouldn’t open the door for the front desk to turn it off. In the end I left and stayed on IoP. This has been the worst hotel experience I’ve had in a very long time. I would advise anyone to go elsewhere.

So we were there in October so it’s considered off season. The rooms were oceanfront which was nice. The rooms themselves were old but renovated so they looked like they had ten coats of paint on the walls, beds were pretty uncomfortable. Like how close it was to walk to everything like Rita’s for breakfast was awesome. The street is lined with shops.

This is our 3rd trip to the Tides in the last few years. We really expected it to be mostly vacant but it was packed. Not a huge problem but we were looking for more low key as we have experienced in years past. Hotel is good and all the local food was good as well. Not sure what was happening but the cleaning staff seemed to only want to clean when we were there. Maybe just bad timing?

We had an amazing time with our long weekend at the Tides, from the balcony we watched and listen to the waves crashing along the beach. Walked the pier, shop's and dined at local restaurant's. It was a very relaxing weekend enjoyed by my wife and family!!!

Property is nice. Rooms are outdated but clean. Bed was not comfortable. Balcony was kind of a joke. Pinky's was great. Location was great. They say the $100 hold comes off when you check out but it doesn't. I'm guessing 3-5 days. Was also charged two $100 holds. I was assured they would be refunded. We'll see. We will probably stay somewhere different next time just because of the room.

Great location, great staff and great views. The water pressure in the shower was awesome! We found that the water temperature would change on you from time to time, by itself, when washing your hands or taking a shower. Most of the time it got extremely hotter. To flush the toilet, you have to hold down the handle to get the contents down. On our floor, some of the lights going to the rooms, on the walk ways, were out and it was hard to see. The crack under the door made for a very noisy stay. We finally had to put something in the cracks. The bed was very uncomfortable. The springs were unavoidable. The pillows were nasty. The toilet seat was broken. The tub needed some love too. It was dirty. The back of the bathroom door looked like some termites got a hold of it. There was plywood under the mattress. The balcony windows were filthy too. There were constant issues with the elevators. They also put orange cones out in some of the parking places to keep locals out. I can understand that concept, but certainly there is a better way to handle that situation. Some things can be overlooked, but for the amount of money spent, we expected a little more than what we got. The ads do not reflect the current status of the rooms. Very let down and disappointed.

Overall I really enjoyed this property. I loved the lobby, the beach, and Pinky's Restaurant. The rooms could use some updating. The bathroom's caulking was terrible. I also think it would be better to not have such slick tile in the bathroom. I understand why you have tile everywhere with all the sand, but having that slick of a tile in the bathroom is an accident waiting to happen. The mattresses also need to be updated. I also don't like having a glass top on the table in the room. It would have also been nice to have some kind of seating on the balcony to enjoy the view without having to stand up the whole time. Other than those things mentioned, the room was fairly comfortable.

The STAFF was top notch and eager to please. The establishment leaves a lot to be desired. The balcony was very small with no wiggle room. The walls are very thin, you hear everything going on. If you're charging 400 to 500 dollars a night, I expect a lot more than what was delivered. Again, they got great people working for them, make them proud to work there.

-A shuttle service to/from the airport and Charleston would be nice. -Recognizing special occasions like birthdays would be nice. -No shower caps available in the room. -Housekeeping does the bare minimum. There was water on the bathroom sink before I left and still there when I returned after housekeeping had come through. They left a cup of water out, basic things that other hotels would have cleaned up. -I like the different flavors of water each afternoon. -The bed and pillows were very comfortable.

I love that everything was so close and convenient. The staff was extremely helpful. Really great time driving so I got in early in my room was ready and available. There was an issue with the elevator being broken. It was currently being worked on. Everyone was lovely and trying to be patient with the situation I will definitely be back

Our room was very clean & we had a great ocean view. I didn’t like the small patio,(porch )not much room to sit (30 inches). Only one elevator was working most of the time. Jeff is the person who helped us in & out with our luggage & he was very friendly & great. Gave us good tips about the area! 5 star rating for him& that is the kind of people you want working for you!

There was rust sll over the sprinkler and ceiling light fixture. Power outlet cover was coming off. Was worried about an electrical fire behind my bed.They ran out of water that was part of the amenities only had one small bottle in the min fridge. When i close the door to the cobby that hid the fridge the drawer would open( did not slam it). The cover for t h e ac unit came off had to put it back on. No phone. Phone had no cords to it then after an hour got the cords. Then fiund out the phone didn't work at all. Poor experience in pinkys restaurant. Whole order came out wrong. Had to go somewhere else to eat. Felt i just paid to sit right at the beach. Beds were not comfortable. Bottom skirt was dirt and stained.

Beach area is awesome. Pinky's and Lobby area is great. Pool is very small. Poolside Drinks are way too expensive. $84 for 4 Pina Colladas with a Floater, before the Bartender tip and they didn't even taste good!! Rooms are very dated and bathroom door and fixtures Rusty. HVAC Condensing unit was very noisy and coil cover on balcony, i HAD TO PUT BACK ON MYSELF.

The rooms were in good shape/updated. Beds were comfortable. Access to the beach was great. All of the Staff were super friendly, helpful and accommodating. Pinky’s bar on site had great food and drinks, and is right on the beach. The only thing was that when I entered the room, there were two full diapers on the floor and there was hair in the bathroom. The curtains were torn and stained. everything else was great, so I got past it.

Room: was spacious, nice view of ocean. Balcony is small so no room to sit (no chairs available anyway) Tv is super small but ok since you’re not to watch tv on vacation right? The lobby: had a rather syringe scent of male cologne - was too much the lobby is dated. Old floor tile. Could use some refreshing. Pool: I would hate to have visited during peak summer cause there would have been no chairs available. Pool is small for such a large complex U have to have key card at all times to go in and out of the pool area. Which is understandable/security reasons - but not to enter the door to the lobby to get to restroom once you’ve already entered the pool area Staff: extremely nice and accommodating. I rated 3-4 stars just cause it’s dated and I’ve been to nicer places. I’m not sure we’d stay again unless it was a last minute trip as this was…. Foley is not the best beach either….

Hotel location is fantastic, but be prepared to hear the “downtown” activities at night. Decent food, drinks, and service at Pinky’s. Good Starbucks coffee downstairs. The hotel is old and shows it. Lots of patched holes, gaps in the door, and the showers didn’t drain well. One of the elevators was out of commission several times. Comfortable beds and a monster of a AC unit! Overall, it was an okay stay, but don’t expect anything other than a low 3 star experience.

The staff was incredible. They were friendly, took the time to learn our names, and were very helpful. The view from our room was beautiful. The coffee shop was great and we appreciated their extended hours. If there is one thing that should be remediated immediately it is the overwhelming smell of cleaning products/air freshener in the lobby which actually made me feel like the hotel was dirty because it felt like it was covering up some other smell. It really made it unpleasant to be in the lobby.

It was pretty impressive for a hotel on the beach, it was not sandy! We weren’t sleeping on exfoliating sheets. The smell was appealing of the facility. The restaurant, Pinky’s, could have had better service. It wasn’t busy but took awhile to get our food. We only ate there once due to service. But would definitely stay at Tides again and have already recommended this hotel to several friends.

First time staying there. We had a great experience as a family of four. Walkable to everywhere. They provide very small kid size beach towels, so bring some. You can rent a beach umbrella and chairs or bring your own. We had some issues with the air conditioner, but they were very prompt to help us reconcile it. It's right on the ocean so that's the major plus. It needs lots of maintenance. You could barely slide open the balcony door. There are no USB ports in the room. The couch in the room is half sunken in & the pull out bed has a horrible mattress if you can even call it that. The big bed had a hard mattress. There are no hooks to hang anything anywhere. And, chairs for the balcony? There are none. Our room was right above the pool so we heard all the loud hotel music from 10-10. The A/C in the room only cools one side. We will never stay there again and just rent out an Airbnb.
