All good.

The AC unit while on is extremely loud, couldn't sleep while it was on. I couldn't close the bathroom door because the piece on the ground at the entrance was sticking up which I hurt my foot on. Breakfast starts at 7:00am which I think is to late.

You definitely have bed bugs in 115. I have at least 20 bites all over. REALLY BAD! I should ask for a refund.

Room could have been a bit cleaner. Especially the bathroom. Three day stay and towels only switched once.

Room was clean but needed some repairs. Carpet was torn near bed. Can tell the rooms haven't been updated in a long time. Slow drain in tub/shower.

Great value, old school setup, pool and jacuzzi stellar, good breakfast bar, great staff. Would be nice if the Cable TV had a little more channels but a very relaxed place to stay. I would stay here again.

For an old run down motel, the room was decent. Shower and sinks fine. Staff was very helpful. Pool bottom very dirty. Breakfast buffet was decent and well stocked. Had to change rooms once because bed in first one was as broken down. New room beds were very hard.

Unfortunately, the overall experience was disappointing. While we understand that this is an older property—and age itself is not an issue—the cleanliness fell below expectations. The bathroom had visible grime around the tile, and the room did not appear to have been thoroughly cleaned. The mattress was also quite uncomfortable. We had planned to spend time at the pool, but it appeared dirty, so we chose not to swim. Breakfast was adequate, but the staff was not particularly helpful when it came to finding options for our children. We also noticed that some of the apples being served were already rotten, which was concerning. The hotel has potential thanks to its location and quiet atmosphere, but better attention to cleanliness and maintenance would greatly improve the guest experience. We wish our stay had gone better.

Very kind and helpful staff welcomed me just before a major cloudburst. My room assignment was switched to make it easier for me to get from car to room. I appreciated that. Room, while “vintagely” furnished, was immaculate and spacious. The grounds right outside were tropically planted so lots of colorful foliage and plenty of songbirds not far off. I want to especially commend the breakfast buffet staff for preparing an array of warm breakfast foods from home fries to eggs, bacon, and pancakes. Quite impressive. On a rainy morning, just the right treat! Thanks, Campbell Inn, for a great stay.

Food was home quality and fresh. The kitchen staff was courteous and friendly. Coffee was always fresh and hot. The serving are was clean and well stocked. Location was convenient and easily accessible. The inn was very quiet and peaceful:) Everything was perfect. No issues.

Typical mid range hotel breakfast. The microwave bacon is not great. No oatmeal, if you like a hot cereal option. But pancakes were good and sausages were good. Highway noise was not noticeable with the fan on low. Two sinks was a real plus with ample counter space for both of our bathroom things. Lighting was bright. Everything works as it is supposed to. One downside is there are not a lot of outlets in the room. Other than the bathroom / sink area outlets, there was one power strip with two open outlets to use. So bring an extension cord to make the most of the outlets to charge everyone’s electronic device. The cold water comes out lukewarm so if you like coolish water to drink or take pills, you want to get ice or put your glass in the refrigerator. We would stay here again!

When coming into the area it’s our 1st choice. Very quiet in the room and clean. The housekeeping staff are always nice and accommodating and the staff at the front desk check in. The manager and Lily front desk of the hotel is super accommodating if wanting a specific room and all desk staff have been wonderful. Breakfast is good, And location is great with Pruneyard around the corner and downtown Campbell. So much walking distance and walking paths to parks. We will definitely come back. Thank you to the Staff of Campbell Inn

We've stayed at the Campbell Inn on and off for many years. American Airlines flight crews stayed there. It sparkled. Now it looks a little "long in the tooth." In-room coffee packs were stale. Lamps were not plugged in. I had to move the heavy bed to plug them in. We skipped the breakfast, which could have been fine. I don't know. However, the bed was comfortable:)

Hotel is located near shopping center, VTA light rail station is 10mins walk, so center of San Jose can be reached quite easily (especially if you are traveling for huge conference and there is not hotels in the city center). Room was clean, bed was comfy. Each day room was cleaned. Check-in and check-out was very smooth. Air conditioning works well even there was 34c outside in end of March Room is quite old and needs for refresh. There is no power outlets near bed that you could charge phone during night. Breakfast was OK, but all 5 mornings are the same - egg, potatoes and sausages. No vegetables and only few apples/oranges. It is OK for few nights stay, but for longer period you should think where to have breakfast outside. There is a pool in the hotel, but it was not clean so I had no chance to try. During my stay I have not seen anyone trying pool area

The property needs a severe updating, my room had no body soap to wash and a busted ice bucket. Very weak shower pressure and I think our toilet was leaking a small leak but there!

Pool was the reason we came. It was super cold and unusable. Manager said it is never heated. Hot tub was lukewarm and never got hot. Manager said to turn on the jets to fix the problem, but that just blew around the already-cold water. Property is kinda rundown and in need of an update.

The had black stains or burns in carpet, bathroom faucets were loose and had to use both hads to turn on and off, stains on walls and doors. Weather was warm, but you could not you pool or hot tub because it hadn't been clean, and strangers walking through the paeking lot day and night.

Desk clerks were very nice. Location is beautiful. Price of room seemed high for what you got - furniture was out-dated, old and scarred. The bathroom was so small that the toilet was installed on an angle so that the door could close and scarred.

Check in was easy. Staff was great. It was much better than the past. The new owner seemed to be doing a great job. Will come back in the future.

That all being said the staff is nice if inefficient, and the breakfast is good. Seems like it was a nice place that is just old and the staff is either over worked or lazy. Not sure which. Rating would be a 2.5 if I could give half stars

Nice area, clean and has a microwave in the room. Quiet The amenities like soap were very low quality. No trash bags in the garbage cans.

My room definitely showed its age. The newish toilet was not seated to the floor well and wobbled side to side. Shower was hard to get started. The secondary security lock was coming loose from the door. The room was very clean and staff are pleasant to deal with. Not terrible but very average. For the price I will stay elsewhere next trip.

Then when I went to the overnight desk clerk, he acted like no big deal happens all the time. When I told him I wanted a new room, he said it wasn’t fault for how housekeeping left the condition of the room and then reluctantly moved us to a new room. Next room was 130. Room was best one of the three. Smelled like slight mildew, furniture looked dirty and greasy. Refused to sit chair eew. Slept on top of the bed after going to Target and getting my own bedding. The Campbell Inn is in serious need of 100% overall. Even breakfast was bad. This was the first time ever that I had to use a knife to cut pancakes. Disgusting!

The rooms have been updated since the last time I stayed. That was a plus. It’s always a nice less expensive option when you refuse to stay in cruddy hotels. However, I found a towel with a long black hair hanging from it. I have blonde hair. It made me second guess all the towels. Otherwise, the rest of the room was very clean.

The Campbell in is a fine place to stay if you’re looking for a decent price and the only time you are going to be in your room is to sleep and shower. The amenities are scarce, there is no cable tv - you only get digital over-the-air channels - and the beds are semi-comfortable.

The room was not only old, but smelled of mildew (visible in the shower), the cieling was full of stains, the front door flip lock was rickety at best. The exterior of the hotel was very clean and well kept, but the interior needs serious upgrade.

Our bathroom door and walls had odd stains, the door did not latch, the fixtures and furniture were worn and tarnished, one of the bedside lamps was broken, the carpet throughout the room was visibly dirty, and the TV was of such poor quality that we couldn’t make out the score on the MLB game we were watching. We only stayed one night and again the staff was great, but I would not repeat the experience for $115.

so I spent alot of money housing employees here --- we make reservations online and made a mistake in the booking ( small amount ) the hotel would not refund the money---you talk about a poor business decision ---- we will never use them again--

Would have appreciated towels being available by the pool, and was a little disappointed that there were no lounge chairs. Overall, the hotel met all of my needs and the staff was courteous and helpful. I would stay here again.

I needed a place to sleep and soak in a spa tub. It served its purpose, but the lack of outlets for my computer were a problem.

Love this place stay here several times a year, pool always working and heated even in cooler months. Close to 20 + places to eat and shopping .

There was no hot water in the shower. The jacuzzi was broken. Staff had no concern and no ability to do anything about it.

This property is in a nice location, very clean and well maintained. The breakfast was adequate for a hotel breakfast. The room was spacious and best if all the price was half the price of the one across. Check-in and check-out was easy. Would stay again.

it's an older hotel, in need of renovation, but in an ideal spot in between the prune yard, Campbell shopping and restaurants and old town Campbell. For the money per night, you can't find a better location and the staff is wonderful. Just don't expect modern rooms or amenities as I said it is older and in need of renovation.

It was a good stay for 170 room in the area. If you dont mind hearing loud people/road noise through the front door. You should be good. The room could have some up keep done. But for the price it was good!. The check in/check out clerks were ok. Maybe doing the job to long. The ladies that make the breakfast is where the staff exceeded. They were great. Helpful,quick, polite,kind and seemed to like their jobs.

Adequate room. Coffee amenities incomplete. Pool was very dirty. However, I just needed an economical room in Campbell for a couple nights. This site was adequate for what I needed.

This is a very worn out hotel. We just needed a bed for a few hours so I tolerated it but I wouldn't go again. It's grungy.

The only thing I wish was better was that there wasn’t a clock in the room or a place near the bedside to charge my phone. Need a couple more convenient electrical outlets for charging during the night. Thanks so much!

The hotel is dated, but we found it clean and comfortable. Staff were friendly. The breakfast was ample. The main downside for us was the hot tub was out of service and the pool surface appeared dirty. If you are looking for a lower priced option in the San Jose area I wouldn't hesitate to try the Campbell Inn.

Convenient. Sinks drained very slow , nothing plugged in so refrigerator warm TV was in Spanish would be ok if we spoke Spanish. Its a lot of money for convenience!

Need to update your furnishing and properly clean, my room was filthy and had a musty awful smell. This place is a dump, also the “free breakfast” was just powdered eggs, toast and cereal, no meat or anything else, very disappointing.

Worn at the edges -- cobwebs outside and chips on furnishing in room. Handheld shower did not work in accessible bath. My biggest complaint: 9am staff banging on the doorl to 'remind me' that checkout was 11am -- and then 10:27am call to room phone to remind me again. COME ON. That is ridiculous.

Very clean & neat Older Hotel. Staff was EXCELLENT. No complaints. The building is well kept, the continental breakfast was good & appreciated. The LOCATION IS EXCELLENT. Within walking distance to both Pruneyard shopping & resterants as well as Old Town Campbell.

CONS: Hotel is old and outdated. Room smelled old and moldy. TV is small and the Wi-Fi is horrible.

Only recommend if you need to be somewhere near by and you don't want to take Uber

This is an old rundown hotel. Staff very unfriendly. Breakfast is a joke. The first day we were there all of the hot dishes were cold and they ran out of coffee. There is no fruit. There isn't even cable tv. Wow you get the choice of watching old reruns of The Rifleman or Murder She wrote! I do not recommend this to anyone and I will never stay there again. No one on duty who can make a decision. Manager never there.

was told all rooms had same toilet height as im handicap just to sell me the room as i said i wax cancelling my reservation got to ghe room and it was a short toilet i could not get up and down had a complete miserable night

It didn’t feel clean, floors need to be professionally carpet cleaned. Beds felt unclean as well. Just wish I spend a couple hundred more for a better elsewhere. Live and learn

The lobby smelled, the carpet in the room was poor quality, the pillow stuffing was coming out and there were several handles off the dresser. Not a great place to stay. Really great neighborhood!

Very easy check-in and the staff was very accommodating about room placement and we were able to stay on the first floor near the pool. Perfect for a stay with grandkids!

Im completely shocked of the state of the room that was givem to me. In all my years of traveling ive never been so disgusted by a place. I chequed out as 30 mins after I arrived. Front desk wasnt shocked by the pictures i showed of the pillows stained white and with blood all over them. Not sure if the blankets were even changed prior. Theres certain sanitation laws hotels must follow and clearly this plave does not nor did the staff try to make it right. I do not reccoment this place if youre looking for a clean place.

Really enjoy this hotel. Have stayed here several times. Rooms clean and comfy. Windows open, nice pool and hot tub. Will even store your luggage. Convenient walk to restaurants.

The hotel is in an excellent location, very easy to get into and near everything I needed. The room had all the amenities I needed and more. It was clean, comfortable and quiet.

This was a cute, older place off the 17. Backs to the Los Gatos Trail for a quick walk to the Pruneyard. It was clean, the front desk was friendly and there was a very decent free breakfast.

Very noisy from freeway noise. Very dated & tv had 5 channels with terrible picture. Breakfast was ok. I’ll ever stay here again.

This hotel makes Holiday Inn look like the Ritz. Free breakfast, yes, but the most pathetic “buffet” in the dingiest of dining rooms, with Fox News blaring in the corner.

Continental breakfast egg and potato dishes all 4 days were luke warm, not hot. Dining area clean, but lacked atmosphere, as the window blinds out to the pool/patio area were kept closed. Normally, we're easily pleased, but will not stay at the Campbell Inn again.

Is this really a 3 star hotel? It’s worse than a motel 6! The room had so many stains and bugs crawling around. I didn’t want to sleep but I was exhausted. There were truckers drinking and talking super loud until I called front desk to shut them up. Smelled musky. Didn’t feel safe here at all I even texted my husband that

You get what you pay for with this place. It’s not horrible, but it’s definitely not the best accommodations I’ve been in. It’s a little rundown, very old carpeting and decor. Gaps in the door, window blinds don’t close all the way and let light through, ants crawling all over the bathtub when I try to take a shower last night. I need some TLC for sure. Not sure if I’ll stay here again. I selected this location because it’s right next to Los Gatos Creek Trail. You can literally walk onto the trail from the parking lot. The trail is absolutely amazing. That’s the only reason this hotel is worth staying at, because it has the trail in the parking lot.

Convenient and accessible to restaurants and shops

Checked in and were given 2 card keys, neither of which work. Went back and the he re-programmed. Only 1 card key worked. Settled in to the room - turned on the tv, but it didn't work. Called down and they sent someone up who replaced the remote. Husband took a shower and the wall mounted shampoo fell off the wall as soon as he pressed the dispenser. Other than that - all was fine.

This hotel is old and run down. We arrived and when we got to our room it was dirty and it smelled. There was hair on the bed, the TV didn’t work and when I tried to call the front desk the phone was broken as well. We immediately packed up and demanded a refund. I’m waiting to see if that goes through. We went down the road and stayed at the Bristol hotel. Very clean and much better accommodations.

Door lock on room didnt work properly. My belongings were stolen while i was out. Hotel staff refused to help me said they would not do anything unless i got police involved. Got police involved.

The inside of the room was very very old. The clothes hanger was very dirty and rusty. It really really irritated me. The carpet was old and damaged. I did not like the shower neither. It was old again. The keys for the door was working after trying couple of minutes and for many times. The heating was extremely loud. It was coming on and off. When it came on in the middle of my sleep, it was really scared me. The sound felt like in the airplane. I turned it off and slept at cold. I did not like breakfast neither. I only popped in once at my first day. The breakfast room was just too smelly of chorizo for me. If you’re vegetarion it can be really irritating. The room in the ground floor can be noisy as well. When they knocked the next door, all sound was in my room too. The staff was helpful.

The hotel is old and some of the outlets didn’t work around the bed. Pulled the bed forward so I could plug my cpap in and it was filthy, dirt and what looked like leaves on the floor. Shower wasn’t clean on the upper tiles. Next time I’ll spend a little extra and stay around the corner.

The rooms are standard. They have a swimming pool and serve a pretty good breakfast. It’s centrally located and easy to hop on the freeway whether you’re going over the hill to Santa Cruz or downtown San Jose.

They charge $20 an hour for early check in. And my keys and door lock caused me to need new keys every entry. Sketchy and homeless people walking around from the creek side trail that feeds through their parking lot didn’t make me feel safe as a woman traveling alone.

Stay was great. Super nice. I do need my security deposit returned though!

Although their description had breakfast included but when we asked about it we were told to call back in at 10 pm to see if they had enough patrons to make it worth while. ???

The place looks old and dated. Poor customer service. I accidentally left behind an earbud case, and housekeeping located it, but they wouldn't send it back to me. I ended up emailing them a shipping label, but have not received anything yet.... Sadly the ear buds cost more than the room rental.

Not happy the Nextdoor neighbors kept having visitors each night until after midnight. A couple times my door was knocked on. The teen on the bike riding all afternoon and evening around the parking lot was a bit sketchy. When smoking in my car there were several cars come in the lot, go to a room and then leave. Would not return do to sketchy feelings.

Nice mom and pop type motor inn. Close to shopping and recreation.

On check in, front desk pointed out the room on a map; however, the buildings are a maze of walkways and it was difficult to find the room. Once in the room, the furnishings were scratched up and worn out. Bedside lamps had electrical issues. Coffee maker didn’t work. Tried to reset the outlet and the lights over the sink went out. Sinks did not have any kind of drain stopper. Surprisingly, the bed was comfortable.

After checking in went to the room #141 it wasn’t clean moved to another room #151it wasn’t cleaned moved again to another room #135 it was clean. Issue was with the cleaning department said these rooms were clean when they were not. Need to check on your cleaning crew for sure. Very inconvenient to have to move rooms so many times. It’s ridiculous!!

We stayed here for a night for business, the hotel is really old, our doors were impossible to open and close. The staff is really nice though.

It changed my life.

Just a one-nighter because of better price than my favorite local spot. I left early so did not have breakfast. It has a true motel feel, guessing noise might be a problem on other than week night. An outside light pierced louvered, wooden blinds - a curtain would have been better.

Loved the bath tub. This is a dying treat to find in a hotel. Much appreciated. The breakfast was simple but good.
