Sugar Magnolia is beautiful, immaculate, stylishly decorated with antiques and run with their guests comfort in mind. It's a special environment designed to make you feel welcome and cared for. It's close to downtown venues and the Beltway, and within walking distance to restaurants. I highly recommend a stay there.

What a great place to stay when in ATL. It's in Inman Park area, beautiful neighborhood, lots of parkland as well as restaurants and shopping.The property itself is in excellent condition (considering it's over 150 years old). Get the Royal Suite if you can.

This is our second time staying at Sugar Magnolia. The hosts are extremely attentive and offer a wonderful place close to all of the attractions in Atlanta. We stayed both times to attend concerts at The Eastern. Thank you so much to Kathryn and Debbie. We appreciate you both!

Breakfast was delicious every morning, and the hosts were warm, welcoming, and very attentive. The whole place has a peaceful, homey atmosphere that made it easy to relax. The cottage suite worked well for us. A few steps from the main inn in which we had breakfast and also enjoyed sitting and reading. The location was close to a lot of attractions by car. The innkeeper, Kathryn, was very pleasant and helpful during our 5 days there. I highly recommend this B & B

This bed and breakfast was one of the best stays I have ever experienced. The host was warm and inviting and her cooking is exceptional! Our room was beautiful with very high ceilings and since we were on the second floor and had access to a shared balcony (and a large balcony at that), we had consistent access to a lovely view of the surrounding neighborhood and downtown Atlanta beyond. Everyone was so kind and the amenities were plentiful. If we ever have need to stay in Atlanta again, we are only booking the Sugar Magnolia.

Really enjoyed our stay in the Garden Room. The house is beautiful and well appointed. Great location in walking distance to the concert we were attending at the Variety Playhouse. Kathryn's waffles were great and we really enjoyed chatting with her. All in all, A-plus. Wish we'd had more than one night, but there's always next time.

We stayed at Sugar Magnolia B&B this year to attend DragonCon. Although this was originally a backup plan to staying at one of the downtown hotels this turned out to be an outstanding choice and we’ve already rebooked here for next year. Although I could spend a lot of time talking about how clean, quiet and comfortable the room and house were, what really made it exceptional was the personal touch that Kathryn the inn keeper brought. It was like staying with friends. Breakfast each morning was different and included fresh made waffles with fruit and whipped cream,Brioche French Toast and an egg tostada with fresh yogurt. Parking was available on the street right next to the house and getting an Uber/Lyft downtown was ~$10 and less than 10 minutes. I highly recommend staying here.

We had an amazing stay at Sugar Magnolia Place! The place itself was really nice and cozy. It was also clean and had a coffee and tea station. Kathryn was notably kind and accommodating! You can tell she loves her job. The breakfast was always superb and it was nice to have a chance to chat with the other guests.

A very cool building. A bit funky, the bathroom was across the hallway. Felt like a real home. Beautiful woodwork. Great neighborhood. Very nice breakfast. We could hear MARTA from our bed in the morning, which was funny because we can hear BART from our home in the Bay Area and it sounded exactly the same. Wonderful restaurants nearby. Kathryn is a gem (thank you for taking such good care of us!). We were going to do our own breakfasts in our lovely cottage due to dietary restrictions, but she wouldn't hear of it. She took the time to learn what we could eat, and what we enjoyed and then proceeded to make us perfect, delicious breakfasts! I stayed in the Garden room, it was quiet, safe, and gorgeous. I am new to the Bed and Breakfast scene and because of Kathryn I would absolutely recommend Sugar Magnolia to anyone. My lock was a bit wonky, the place was safe which i appreciate as a solo traveler.

After searching for hours to try to find a hotel that was affordable, safe, and close to State Farm Arena, I found this TRUE GEM on Expedia. This is a beautiful old home (the first development in Atlanta) that was absolutely perfect for me and my daughter. We were able to walk a few blocks to the Krog Market where there are many great food selections, and we enjoyed the stroll through the historic Inman Park neighborhood. Kathryn, the Innkeeper was excellent with communication and the house was immaculate. There was soft jazz playing in the downstairs areas, and a full office space was available as well as a large sitting area (complete with baby grand piano) fresh water, drinks, coffee, etc. both upstairs and down, and a private bathroom for each of the rooms. We met the other guests for the weekend, who return each year, and we plan to return also. The French toast, fruit, and bacon breakfast was delicious, and there was also a Revolution Donut Shop down the street. I have many photos to share. Each room & the guest house in the back, the lovely gardens outside, and the entire area were all beautiful. There is also an art gallery next door.

Forgot to ask if there were any available, but a box fan or oscillating fan would provide some nice white noise. Make sure to go to Revolution Coffee & Donuts after breakfast, it is such a short walk away!

Sugar Magnolia is an exceptionally charming and unique B&B. The location is great for exploring Downtown and East Atlanta, and the staff (Debi and Kathryn) are very welcoming. This is a must-try, particularly if you're going to the Eastern for a concert or visiting the King center!

This is a lovely B&B. Kathryn the Innkeeper was wonderful, so kind and very helpful (and makes a great breakfast!) Jim & Debi (the owners) take such great care of the property and the house itself is beautiful inside and out. I loved working on the giant crossword puzzle, they have some great artwork, a massage chair, a piano and an "honor bar" where you can make a cocktail for happy hour. We truly enjoyed our time there, and the bed was SO comfortable. It's within walking distance of a couple of restaurants and the area has some beautiful parks and homes in the surrounding neighborhood. There is free street parking by Sugar Magnolia which sure beats paying $40 for parking per night at a hotel. We loved it here and would absolutely stay here again!

She took special care to ask about food allergies and just generally made me feel cared for while traveling. She is an absolute gem of a person! I would love to return when not traveling for work, but simply as an escape from everyday life. (Aviary Room)

The hustle and bustle of Market in January along with the dreary weather inclined me to choose a B&B this visit instead of a downtown hotel and it was a wonderful game-changer for me. Breakfast was delicious each morning and I enjoyed the company of lovely, well-traveled, interesting guests each morning. I stayed in the guest house in the back which I love but as I've noticed with some other reviewers, it is lofted so folks just need to keep that in mind if they're taller. The house was humbly/comfortably appointed and there were so many small touches that really made it homey. I highly encourage folks to stay here who are road weary and need some kind and human connection. Katherine, then only thing I wanted to mention is that when I showered the water does tend to pool on the sides of that bath- not sure how to fix? Thank you for such a lovely stay. This was my mom and I's first time staying in a B&B and it will not be our last! It was an amazing experience and I really loved the owner. She treated us like family and made us feel very welcome. I stayed in one of the cottage suites in the adjacent building. It was clean, comfortable and very relaxing. Kathryn was a wonderful hostess and breakfast was delicious. Will definitely be staying here whenever I come back to Atlanta.

Now our host - we had Kathryn look after us. What can I say? A wonderfully friendly woman who epitomises southern hospitality. One morning we had to get up early (for the walking dead tour in Senoia) and it was no trouble for her to serve us breakfast and coffee a little earlier (8am). Each morning Kathryn made something different - my favourite was waffles with southern peaches. She was just so lovely and kind. We were sad to leave! If we are ever back in Atlanta, we will be back. Don’t hesitate to book this place.

Now our host - we had Kathryn look after us. What can I say? A wonderfully friendly woman who epitomises southern hospitality. One morning we had to get up early (for the walking dead tour in Senoia) and it was no trouble for her to serve us breakfast and coffee a little earlier (8am). Each morning Kathryn made something different - my favourite was waffles with southern peaches. She was just so lovely and kind. We were sad to leave! If we are ever back in Atlanta, we will be back. Don’t hesitate to book this place.

Loved this stay, don't listen to any negative reviews. The home is dated, but beautiful. Kathryn was an absolute pleasure. Food was simple but tasty. Accomodations and communications were absolutely pleasureable. Location is key to the city and I will definitely stay here again and again.

Great location in a leafy, residential area just 15 mins from The Martin Luther King Centre and close to some great places to eat at The Krog Street Market. A wonderful welcome from Kathryn who served us a delicious breakfast .

Amazing experience, so glad I stayed. The charm I felt and the way I was treated was simply beyond my expectations. Honestly I was a little sad I had to leave! I’ll be back without a doubt. Kathryn is truly a kind heart and spirit and she is a wonderful hostess!

Arrived somewhat late in the evening, but staff was there to greet and orient me with the property's amenities. Breakfast was served each morning at 9, and was absolutely delicious. Really enjoyed conversing with Kathryn during breakfast, and would easily recommend this to anyone searching for a quiet and conveniently located BnB in the Atlanta area. Will be looking forward to going back when an opportunity arises.

Kathryn, our host, was wonderful, most knowledgeable about the area and provided great recommendations for restaurants. We stayed in the rear cottage. A small efficiency apartment. Furnishings somewhat dated. The bed is located in an open loft area. The staircase to the loft makes the evening trips to the bathroom entertaining, while the loft space itself is tight with low ceilings. If you’re taller than 5’8”, stay in the main house.

The Sugar Magnolia was a great centralized location for our planned activities in Atlanta. At the end of the day it was nice to return the quiet neighborhood, take a walk and sit on the porch with a beer or soda that was provided by the B&B. Great food choices nearby, some are walkable, some are just a short drive. We really enjoyed the breakfasts hosted by Kathryn and having pleasant conversation with our fellow guests. Kathryn made us feel at home and made sure we had a pleasant stay. Definitely a place to stay again on our next visit to Atlanta.

Stayed here in order to be close to my briothers house. Convenient. Room was large and had a balcony and small but adequate private bath. A tad bit dated and worn i places but it’s an old house and a B&B So that is to be expected. Nice tv with all the channels one could want. A little chilly at night but space heater set up upon arrival. Very nice breakfast both days. Coffee bar did not have sugar available ( I didn’t ask for any and could have I am sure) i had some in my travel bag so not a big deal.just details ... I would stay here again for the convenience factor. Seemed pretty clean.

Beautiful old house, lots of character. We stayed in the cottage so had parking in their driveway rather than on the street. Adorable lodging with bed in the loft. Manager, Kathryn Kain made us feel completely at home. She is a great cook too. Lovely area near Krog Street Market, a popular foodie spot. Not far from downtown tourist spots & Mercedes football arena.

The Sugar Magnolia is located minutes away from many of Atlanta's major attractions. I had a rental car to use and once I got a feel for the streets and traffic, getting around the city was easy. I stayed in the Cottage Suite, which is separate from the main house. It was very comfortable and offers a kitchen area, dining area and a spacious bathroom. I required separate bedding accommodations for two, which can be a challenge to find in a B&B. The bedding was comfortable and adequate. The property is well maintained and the surrounding neighborhood is relatively quiet. The main house has amenities accessible to all guests and the staff was very helpful and polite. I enjoy a good cup of coffee and a nice breakfast to start the day and I received both on each of the four mornings of my stay. Highly recommend!

I loved the beautiful house with all its character & charm. The staff was friendly & helpful. The breakfast was great. The bedroom was spacious & comfortable. The entire neighborhood is beautiful full of houses built in the same era. Walking distance to many restauants which is very nice when you have had enough of driving.

This is a wonderful Victorian B&B! Very quite neighborhood with parking on the street. There is a small dog in residence, but is only visible if you would like to meet him. My sister and I choose the Garden Rm, upstairs with private shower bath and queen size bed. Our bed was very comfortable. We were there in late March and the room was very comfortable. All rooms are upstairs. We choose fr 3 different times for breakfast. We had a hot breakfast each day and since we are diabetic, this was also taken into account with each breakfast. Each guest was furnished with a list of area restaurant menus and a map of the local area. We choose to use Uber to get around but there is bus and train transportation available.

The hostess took a few minutes to give us a tour & short history of this 1900’s home. Extremely friendly. We loved the home so much, we opted to sit in courtyard w a glass of wine instead of going elsewhere. Charming place!

I loved my stay at Sugar Magnolia. It was extremely welcoming and comfortable. A great change of pace from a regular impersonal hotel where you are just a number. I was greeted with kindness and treated like a member of the family. I was on a business trip, but I was made to feel as though it was a vacation. I will definitely stay there again when in the Atlanta area--business or pleasure.

A gorgeous 1892 Victorian home and a suite with not one, but two lovely porches overlooking the area, a jacuzzi, large sitting area and bath. It truly felt like being home. The staff were warm and friendly and the cook made us wonderful gluten-free and dairy-free breakfasts to accommodate our medical and dietary needs. It is located in a lovely gentrified district, walking distance from many wonderful and award winning restaurants and just a 10 minute drive downtown. We loved it and shall return again in the future!

My wife and I arrived on Tuesday and left on Friday. The appearances of the house and landscaping was excellent. The inside of the house was fascinating and our suite was perfect for us. It was difficult to get my wife off the balcony and back inside. We also really enjoyed the neighborhood. There were several excellent restaurants in walking distance. Kathryn was a great hostess, cook, and source of information. We would definitely return.

The Sugar Magnolia was the most charming southern experience that we could have asked for. We stayed in the Royal Suite, and Royal it was! We truly felt like kings and queens during our stay. We are sure that there are many wonderful things to do in Atlanta, but we wouldn't know! We found ourselves hurrying back to the Sugar Magnolia every chance that we got.

Enjoyed my stay from beginning to end! Such a lovely B&B with even better people who run it. I will definitely be back and plan to make this our home away from home when we are on the east coast! Oh, I almost forgot - Kathryn's cooking is reason enough to stay, ask for the veggie quiche : )

We stayed for 2 nights and thoroughly enjoyed the room, the terrace and the neighbourhood. Breakfasts were really good, and the fridge with coke and beer was very welcomed. I would definitely stay here again.
