Reviews
Guests generally have a positive experience at this hotel, praising the friendly and helpful staff, clean and comfortable rooms, and convenient location. However, some guests have issues with the breakfast offerings, parking, and cleanliness of certain areas.
- Friendly and helpful staff
- Clean and comfortable rooms
- Breakfast offerings are often limited or run out
- Parking can be expensive and inconvenient

In general, the hotel is very nice. Location, staff, facilities and amenities are all up to standard. The only thing I would like to raise is the shower water temperature. No matter how I adjust the switch, the water output is warm and cold and most of time it is very cold……it is a bit frustrated when you get off after a long day and expect for a hot shower to relax. Hope they could improve this better in future.

Fast chicken Not clean hair in the bathroom last person that was here and left icebox in the freezer with ice so that shows you that they do not check the refrigerator

This is I=one of the nicest hotels that ive stayed. The only drawback was parking in downtown Atlanta. Parking downtown in Atlanta has always been an issue but they do have Valet for $50 per stay. Everyone was super nice and the breakfast was amazing. I have no complaints but you will have to pay $150 deposit and $50 valet when you get there so keep that in mind. Also, the suite was amazing with a kitchen, living room, and bedroom.

My speakers got blew by your DAMN VALET I can't prove it but when I got my truck back my gauges for my radio wasn't where I left them and my speakers were blew. I know it wasn't hotel staff because they wasn't driving my car y'all had kids doing valet and they blew my speakers. Hire adults for valet parking

Pictures online was deceiving in the picture there was a pull out couch and when we checked in the couch did not pull out at all . And when you are not from Atlanta it would be helpful if yoi let people know they will have to pay for parking know matter where you park . Also the ironing board leg was completely broken the condioner container in the shower was busted off the wall. But the staff was great always helpful with all of our questions .

Room Discrepancy & Gaslighting: I booked a Suite with a kitchen and King bed, but was given a much smaller and cheaper Studio. Instead of correcting the error, management challenged my intelligence, claiming both rooms were "the same size." They shifted the blame to Expedia rather than taking responsibility. This lack of integrity is unacceptable. Parking Rip-off: They charge a staggering $50/night for valet. Ironically, the valet staff advised me to park at a nearby lot for $28/day with identical in-and-out privileges. The hotel’s pricing is predatory. Poor Breakfast: Extremely limited options for a 3-star hotel. No yogurt, no fruit, and overall poor quality. Don’t waste your time. Service Failure: I needed to print shipping labels, but the guest printer was broken. Staff refused to help by printing from a PDF or email, citing a "unhackable network" excuse—a blatant lie to avoid being helpful. Their solution was to tell me to find a public library. Summary: The staff is unhelpful, the infrastructure is failing, and management is dishonest. There are plenty of better hotels in downtown Atlanta. Do not stay at the Marriott Residence Inn Atlanta Downtown. Use your money elsewhere.

Great service. Friendly staff. Only thing I would want to be improved is having more valet staff. Valet took longer than expected because only one staff was working
- 4/5
Too noisy from street traffic. Breakfast staff very cooperative

Breakfast was fresh, the bed quilt was badly stained, I took it off and turned up the heat, did not have options for another quilt in my room.

Not that great .
- 5/5
the staff was very nice, when we had an issue with the toilet handle, two guys came right away and fixed it, very informative and helpful. Its a historic building and very interesting.
- 5/5
Quick check in, offered water, nice rooms, valet parking may be worth it if it’s not super busy but we waited about an hour for our car and ended up having to go and get it ourselves anyways… but the hotel itself was nice!
- 4/5
The front desk staff was tremendously friendly and helpful (shoutout to William!) - and the location is very convenient, a few steps from MARTA and tram stops, restaurants, and a 10 minutes walk to the Centennial Olympic Park. My suite had a great view of downtown and a nice separate sitting area. The bed was a bit too soft.

Breakfast was awful - poor choice, very limited and unhelpful staff who were unable to keep plates and cutlery available let alone the food choices. I have stayed at many places over the years including Marriott hotels and this was poor. I can't recommend it.

If you drive in from out of town be prepared to pay for parking. The cheapest option is the $50 valet option. When we checked in we asked what the cheapest option to park was and the front desk told us we could park around thw corner in a garage for free. We used this garage and when we pulled up the sign listed the rates and said it would be a $28 MAXIMUM. We brought our bags up to our room and came down to go out to eat. When we left the garage it cost us $18. We came back after dinner and parked for the night around 10p.m. We left thhw next A.M around 9 and when put our ticket in the machine we had to pay an addtional $56. We asked the security gaurd why it was so expensive when we already paid the day prior and now it was double thw max. Listed price. They pointed out the tiny lettering at the bottom of the price sign that is impossible to see from a moving vehicle when you enter the garage. We felt had we been explained the costs for evrything we would have gone with the much cheapier Valet. It should be better explained before you arrive. I also felt when i checkked in that this was not explained to us acuratley costing us signifcantly in the end.

The staff at this hotel repeatedly hung up on me, rather than answer my questions (this after transferring me to reservations twice). Rooms were neat, but had a terrible smell. Very nice! Beautiful historic building! Rooms were spacious and clean. Loved the small kitchenette. Very quiet. Good location. We were able to walk to dinner with several places to choose from. MARTA station literally around the corner. I didn't use the valet parking for $50 a night because there was ample public parking available very close by. I would definitely stay here again if I needed to come to this area of Atlanta

Elevator keys that stopped working, terrible 30 year old pull out couch, bedroom door that would not latch. One garbage can for the entire place, channels would not work on one of the televisions, telephone did not work, and a 16th floor stay where the elevator stopped working on our check out day. It is by far the worst stay I have ever had. I expected better under the Marriott umbrella!

Our room was spotless and had everything that we need. The concierge, Mr William and his crew is super super helpful, we feel like the most important guests that night! The only thing is, we struggled finding the place as the hotel does not have a very recognizable facade, so we missed it a few times. Other than that, we had a great night. Will definitely book it again.

I was blown away by the room itself. I didn’t know I was getting a suite with a kitchen with views of the city. The room was clean, plenty of towels, and it had body wash, which I had forgotten to bring. I couldn’t ask for more. The male clerk who checked me in and out was exceptional. His customer service skills are impeccable. It wasn’t really anything I didn’t like in particular. However, I didn’t understand that I needed to use the key card every time I entered the elevator to go up, even after other guests had swiped their cards. I understand that it’s likely a safety precaution.

It was quiet and relaxing.

The parking situation is a nightmare. You have to pay $50 for valet parking for overnight OR pay to park somewhere nearby. It was so difficult to navigate! Also, booking.com has the INCORRECT checkout time. Checkout time is actually 11 AM, not 12 noon.

However, my experience took a negative turn. During my stay, I noticed what I thought were mosquito bites on my neck, but after returning home and doing some research, I realized they may have been bedbug bites. Even more concerning, upon stepping outside the building I saw a notice posted by the City of Atlanta stating that the structure was “dangerous and unsafe.” This was never mentioned in the listing, and had I known, I would not have booked the hotel. The breakfast service was also disappointing. Despite arriving right as breakfast began around 7:00 a.m., I found very few plates available, sometimes none at all. When I asked a staff member for utensils, she sighed and handed them to me reluctantly, which did not feel very welcoming. Overall, while the location and food options were strong points, the safety concerns and poor service left me with a negative impression.

Staff were great it was just the building. The 4th floor had flicking light and open area with ladder once you got off elevator. The room was clean just when you cut the water on make an awful noise in the room. Oh the whole shooting that happened in front of building and wreck was not the best thing either. I know that’s not staff or hotel problem but if you want to feel safe where you stay at might not be the place for you to have a long stay luckily only stayed for one night.

Will charge 50 dollars for parking when you didn’t even have a vehicle parked and will do everything to not give you a refund .

It's an old building, probably redone in the early 2000s. It could use some work, for sure. I think Marriott could give their guests a bit more for their money. The hotel felt a little old, and things like valet and a $150 dog cleaning fee were pricey. But the staff were awesome, super friendly, welcoming, and knew their stuff about the hotel and the area. Overall, I'd give it a 7/10. The staff really made the difference. Thanks, and we'll be back.

Pretty decent. Wasn’t crazy about the fact they don’t change towels and clean up daily. But it’s policy so I get it. It’s a historical building so it has an outdated feel to it. Nice staff.

Very tight room for everything they put in it. Otherwise, nice hotel, great service, good location.

Really nice hotel, and a really great deal! 10 minute walk to several restaurants in the area. And the MARTA station is right on the corner.

Hotel location was amazing. Room was clean and decent breakfast. I enjoyed my stay.

The men at the valet watched me carry bags and only offered help after I brought them downstairs to the curb myself. The valet says do you need help I said I got them down already he said yeah I watched you bring them down I won’t be staying here again

The staff at this property, including the valet service, made our stay amazing. Very kind, genuine, and helpful folks. Thank you!

Pretty nice hotel that was clearly an older building but has been renovated pretty well. Everything worked fine, pretty good breakfast and wifi. Bathroom is slightly old.

We stayed on a Tuesday night for a concert. Super close, walking distance to SF Arena; therefore, no parking fees, or traffic to deal with. Hotel is super cute, room very cozy. Shower was hot with great pressure. Door inside our room separating the bedroom/living room had no door knob and would not close completely...annoying for TV volume when one was trying to sleep and the other was not. They offered a free breakfast (630-930), we got there at 815, only 3 clean plates left, enough eggs for each of us to have a scoop, sausage looked dry and dead, saw workers walking around but nothing being addressed for the 15 minutes we sat there, VERY DISAPPOINTING. We ate once on the road. BUT THE ABSOLUTE MUST KNOW is that the facility offers valet parking (only for small cars, you must park your own truck/SUV, they are too scared), and the parking garage they use (AND THEY SHOULD NOT WITHOUT ADEQUATE SECURITY) is apparently notorious for break-ins/vandalism. There are signs all over the garage reminding peeps to remove valuables (which we did) and some a**hole still busted our window out and took nothing! Y'ALL NEED TO SHARE THIS HORRIBLE REALITY WITH GUESTS TENTATIVELY BOOKING WITH YOU. Not only did we have to park ourselves, pay $40, we had a $400 window to replace once we drove 7.5 hours home to Louisiana with no bac window!! How about reimbursing us,RESIDENCE INN!! GET SAFER PARKING, IT SUCKS!!!Our vehicle was the only one we saw from level 4 to the bottom with vandalism, hmm!

Good place for staying

I loved the staff, they were so nice! I was surprised my room felt like a small apartment! Perfect for a 6 night stay. Breakfast every morning, and a kitchen to make my own lunches. I walked to amazing restaurants every evening. I also walked to the Olympic Park, The Aquarium, and the Cocoa Cola factory. I felt safe the entire time.

Leslie in the front office was really awesome. She really cares for the guest and just overall really great
- 5/5
Everyone at the hotel was wonderful, making this such a great stay. I highly recommend.
- 4/5
William at the front desk was awesome! Metro station across the street. Still, downtown has homeless issues.
- 5/5
Very large rooms and wonderful choices for breakfast
- 5/5
Stayed here for a weekend trip in March. Hotel is a short walk down to Centennial Park, Georgia Aquarium, and World of Coca-Cola. The room was what one would expect from a Residence Inn - clean and comfy. Staff was very friendly and helpful.
- 2/5
However, in my room the towel rack was falling off the wall. The tub did not drain properly; and the bottom of the doorway was deteriorating. 24hr. Complimentary tea and coffee were not available. Based on the picture at the time of booking we thought that we would have two queen beds.
- 5/5
Close to the venue for the concert and easy to access
- 5/5
The room was spacious, clean, and cozy. Excellent, friendly, professional staff members!

My stay at the Residence Inn Downtown Atlanta was amazing! I was initially only due to stay 2 nights and ended up extending 4 more nights. It was very clean, quiet and comfortable. During my stay, I'd tested positive for COVID (hence the extension of my stay). When I called the front desk to alert them about my illness, Leslie and the rest of the staff did everything in their power to ensure my stay was contactless and safe for both the staff and myself. Leslie even packaged together a nice care package of essentials and did a courtesy call checking on my well being. Not only does provide Leslie great customer service, she is simply a phenomenal human who will make your experience at this hotel 10x better!

While i was there, i didnt have time to wait for valet so we had to use the self parking.
- 5/5
The staff was amazing at both the front desk and valet.
- 5/5
It was perfectly fine everything was nice in the room. Dont have any complaints would definitely stay again. Perfect to walk around to differnt sites. Places to eat like gus whole famois fried chicken is a must
- 3/5
Property was good for the price in a downtown area. Out of the 5 staff I encountered at the front desk, only 3 were pleasant. Breakfast was good, area stayed clean, and staff was nice. I was charged a $150 deposit which was not listed anywhere so that was an unwelcomed surprise.
- 3/5
I didn't care for the squeaking mattress, the ripped bed cover/blanket, and that my keycard didn't work 30 minutes before checkout time. Even when the receptionist reactivated my keycard to get my luggage from my room the keycards still did not work. The engineer needed to be called to open my door. They were helpful however my card shouldn't be deactivated before 11am. Also it didn't feel safe for me to walk around to look for a restaurant at night alone. A lot of homeless in the area. They're not harmful but it's a lot of them.
- 4/5
Great place! Will consider again. Able to check in earlier than expected. No problems. Just a lil pee on the floor by the toilet. Good place and staff.. really secure because you use your card to enter the building and to access floors

The valet person was not very welcoming and to be honest made me feel very poor signage and lighting. Was told to look for orange cones when I called the hotel phone number to ask for help finding how to get to hotel parking area to check in. Parking is $50 per day which was not in the online info I was very uneasy.about leaving my car. The only alternative was a parking garage several streets away. I am 65 yrs old and did not feel safe walking at night in downtown Atlanta. I was told parking was $50.00 /day which was not in info when I made reservation. I decided not to keep reservation even knowing that My money would be non refundable. Very bad experience!

I received an email to call the hotel if I had not yet been contacted by anyone. I called and they said they had reached out and would resend the email. I assumed this was a check in process. They asked if I would be checking in and I replied yes. They sent me a faxed letter informing me they did not have a room for me on the first night and they offered me another hotel that was much further away. There was no mention of this on the phone. I went the next evening to check into the Marriott and the front doors were locked. I went around back and they were also locked. A few minutes later I saw someone inside and I was able to get in. I went to the front desk and they told me they were not filling any reservations. I asked to cancel my whole reservation. The women behind the desk asked my last name and type something in the computer and said canceled. I asked for a receipt and she said no one is being charged. I was fortunate enough to have a back up plan for the week. However this is completely unacceptable to have a weeks reservation, weeks in advance and no one reached out before hand. They could have left people stranded as this was a very busy week in Atlanta and rooms sell out months in advance. I do not plan to ever book with a Marriott again. This situation was handled very unprofessionally. As of today I can confirm I was not charged for the hotel.

Great stay, great staff. Good hotel.

Hotel was comparatively inexpensive and now I see why. Paint peeling from the ceilings lots of lights not working…. Very uncomfortable bed and pillows just seems very old and rundown needs a complete facelift would not recommend

Additionally, parking was not included, costing $50 per day, or guests could search for a parking garage with rates ranging from $20 to $30 per day, not accounting for any other associated fees.

Parking is terrible. The hotel does not have a parking garage so you either have to pay high valet parking price or a high public parking garage price.
- 4/5
Over all great experiences only issue was there was no water for a few hours later then stated on the notice. Great location and great front desk staff .,
- 4/5
Great stay overall a few hiccups after I checked in my room, but they was resolved immediately. We're definitely stay again.
- 4/5
Nothing special, but still great for its price
- 5/5
It was a nice stay, the roads outside of the hotel are a little difficult to navigate but staff was friendly and the room was beautiful. We stayed in a suite and the room had everything you’d need for a good stay (fridge, kitchen, dishes, microwave, table for eating, etc.)
- 5/5
Location was great!

I expected more of the property.
- 5/5
Leslie at the front desk was awesome! In addition, the breakfast is one of the best continental breakfasts you’ll ever see!
- 5/5
riesiges Zimmer, super bequemes Bett, freundliches Personal, ich durfte sogar schon vor der üblichen Einchecken-Zeit aufs Zimmer, was bei Jetlag und Regen einfach super war
- 1/5
Before you come to the hotel, Marriott will send you a long letter warning you about vaping! Weird. Very unwelcoming. Lots of homeless people wandering around this property. I gave $20 to one of them. The valets are great.
- 5/5
Very nice stay and convenient for our venue (basketball tournament)!
- 4/5
The staff is friendly & helpful and the property is walkable to State Farm Arena and Millennium Park. There are 2 entrances on either side of the building and the Peachtree side has stairs so avoid that side if you have large luggage or mobility limitations. Starbucks Dunkin are very close.
- 5/5
Downtown is the wrong choice for tourist, my mistake. Good transport links from here to all Atlanta has to offer
- 4/5
The location is excellent - walking distance to all tourist spots and restaurants and stadiums.
- 4/5
The hotel was decent. It’s a historical building. It was nice inside, there are just a lot of homeless people outside of the building and it smelt like urine.
- 5/5
Hotel was great an old historic building renovated. The area was convenient but Valet parking will not accept pickups so that was a hassle and cost a lot of time and money finding parking accomodations.
- 5/5
Valet and front desk staff were amazing. The hotel smelled amazing and everyone was kind and welcoming from the moment we stepped in the door. Truly a wonderful stay.
