    The building is a very cozy, historic hotel with friendly and welcoming staff. The squeaky, antiquated floors add to the charm, but aren't for everyone. With a blend of modern deco while staying true to the 1924 bones, it's a beautiful place. Hope to stay again sometime soon.

The hotel has a cool esthetic if you like historical buildings, which we do. But there was a serious mold problem in the shower, which isn't about age. The batteries in the AC remote for the bedroom also weren't working, and we would have let someone know, but unfortunately didn't discover it until late at night. The TV was also having issues for any of the streaming services. They are all small things, but it was kind of a lot of small things that added up to make our stay less than stellar. It's a cool hotel, but they just need to work on some things.

    The facility seemed tired and worn. The elevator hasn’t been working since last year’s flood and could be a serious issue for people with mobility issues. The rooms need to be gone over and had gauges in the wall and worn paint fixed up. The sink stopper didn’t work. There was no welcome drink as promised, the staff was uninformed about restaurants to suggest and was not very friendly. The room size was good, beds comfy and location was good but it was an uninspired stay.

    We loved the hotel, the quaintness , acorn, Kelly and Ezekiel were amazing , the happy hour was super, cheese , fruit, good wine crackers . The location was a little out of the way but over all, excellent experience, would recommend it 100%

    There are several places to sit outside, the perfect place to enjoy the “happy hour” they have for the guests every evening. There are a couple of restaurants within a couple of blocks of the hotel. If you are a walker, downtown is only about a mile away. We only used a Lyft once when we were going to a nice dinner downtown and didn’t want to be a little sweaty from the humid walk! This is an old building, so the floors do creak as others have mentioned, but this isn’t some concrete block monolith chain hotel: this is a historical building. They have actual keys for your rooms. I don’t believe it is 100% accessible at this time because their original elevator system was damaged, so you will be bringing luggage up the stairs (that have perfectly soft and padded carpeting that was downright pleasant to walk on!). I would love to come back when they are doing their breakfasts again, as there is a lovely dining area. There is a sitting room with a piano and a fireplace just off of the main lobby that is a charming spot to gather with friends. It’s so clean; they make sure you have a comfortable stay between the beds and the air conditioners and the plush robes. We had a suite that had a kitchenette, with a real coffeemaker and delicious coffee provided. Will stay again!

    The staff members were friendly and accommodating. We liked staying at a place that was built a century ago and kept up well. Little touches were appreciated, such as the light reception and hors d'oeurvres starting at 5:00. Coffee and tea were also available in the fireplace room off to the side. If you happen to stay in room 208, here are some things to consider: As the manager told us upon check-in, the bathtub can be a little tricky to get in and out of. It is a clawfoot tub a bit high off the floor. She graciously offered to move us to another room if we found it too challenging. We managed okay, but just be aware. Also, because of the weak wifi signal, TV reception (which runs on wifi) made the TV unusable. We would pick a program and it would play for maybe a minute before buffering for about a minute, then resume for about 30 seconds, then cut off completely. I'm guessing that the room was too far away from the wifi router. My laptop was also not particularly useful because of the weak wifi signal. Maybe a cheap mesh wifi extender would be helpful here (?). One final note: Upon arrival, it appeared to me that all six of the EV charging stations in the rear parking lot are Tesla Destination chargers (confirmed with the Tesla app). If you drive a non-Tesla EV like we do, I believe you would need a NACS to J1772 adapter, which we don't have. Of course, I do not guarantee any results, since I could not use the chargers myself.

    We stayed at the Princess Anne before and it was such a fantastic experience - seriously one of the best we've ever had. We were excited to come back. But, it's not the same and for the price, we aren't sure it's worth it. Our first stay had gourmet chocolates on the pillows, a nespresso machine in the room, a mini split that allowed for the perfect room temp, a lavish cocktail hour with an incredible appetizer spread, and the most amazing breakfast. It wasn't a cheap room, but you got a good value and experience for the price. This stay had no chocolates, no breakfast (found out after we booked), broken elevator, a single glass of wine and shared small plate of cheese & 2 meats for "wine hour," pricey but limited cocktail & beer offerings, regular mini coffee maker, and a boiling hot room with only a very small window unit that wasn't even set to max cool on an 80 degree day. Our room didn't cool off until about 4am. The staff... still lovely and kind (especially Jo). I hate knowing that we could have stayed elsewhere with more amenities for less, but we could have. Guess we will on our next trip since all the things that made a stay at the Princess Anne so special are gone. We are heartbroken over that.

    I found the bed to be very comfortable. The bathroom had essentials available if you forgot to bring things like shampoo, conditioner, or lotion. I thought the towels were a bit rough & did not smell fresh. The shower curtain had a sour smell to it too. The staff when i checked in was extremely helpful with dining suggestions, I am vegan. They were very friendly & knowledgeable of the area as well. My check out was simple & the staff was pleasant.

    The one real drawback was the slowest internet with damned near zero bandwidth. How slow? Slow enough that NEITHER of the two televisions (bedroom and 'living room') could stream the TV! We had our books.

    Beautiful bed and breakfast only a short walk to downtown Asheville. The breakfast every morning was so good, it exceed my expectations. Staff was very accommodating and helpful. There are Tesla chargers on site so that was a nice perk. I would definitely recommend anyone stay here when they visit Asheville.

    The Princess Anne was an absolutely delightful place to stay. Quirky, charming but comfortable and welcoming. Everything from the porches, the dining room to our suite was cozy and made you want to linger. It was also immaculate and the staff was warm and helpful. Shockingly it was also inexpensive. I don’t know how they do it!

    This place is 100 years old. If you are offended by an occasional creek in the old original wooden floors from the room above you then stay somewhere else. If you want a historic place with great service, awesome breakfast and walking distance to bakeries and dining, this is your place.

    Beautiful 100 year old house. Our suite was roomy & we had everything that we needed, including plush robes. The rate was very reasonable & included an excellent free breakfast every morning plus a glass of wine & a charcuterie plate @ 5PM!     The Princess Anne is our celebratory birthday hotel. It is not inexpensive, but the location is less than a 20 minute walk to downtown, the rooms are clean and comfortable, the wine and charcuterie tray at 5 pm starts off a great evening, and thanks to our standing with Expedia, we had a $20 gift card to spend at the location. The tv in the bedroom wasn't working but we had one in the living area of the room, so it didn't matter. We had breakfast included, and they have tightened up on what is considered "incuded" since our last stay; for example, if you get juice in addition to the meal there is an extra charge. A minor inconvenience considering the overall room cost, but a change nevertheless.

I thought the breakfasts were excellent and it felt like a bed-and-breakfast from that aspect. It’s really close to downtown, but we ended up driving in most days instead of walking. You could definitely walk it though. Access to the Blue Ridge Parkway was very close by, too. Parking is plentiful here, and free. There was a lot in the back with and more parking on the street. I would definitely come back here. I think it’s an ideal place for a couple or a girls weekend.

    My only complaints are the following. The bed sunk in the middle, making it not the most comfortable. We were on the second floor and you could loudly hear every footstep the people above you took. (If you stay here just cross your finger the people above you are late sleepers, you’re early risers, or you bring ear plugs, which the hotel provides.) Next, all of the towels strongly smelt like mildew. Even after replacing them the next day, they still smelt terrible. Finally, in our bathroom, there was a rather large area of ceiling above the toilet the has bubbled from moisture. And can you guess what was around it? You got it, black mold. Overall, I would stay again but only if I were on a top floor and brought my own towels.

    There is really no place to begin but the front door! Absolutely one of the best Hotel experiences ever. There are bears in the area so be on the look out. Our little Jack Russell alerted us one night after an evening walk. Sure enough there was, in back by the trash cans, an enormous bear. Back to the wonderful staff. If the mountains have an effect on you then imagine how those who are imersed in such beauty all the time. My Hat is even off to the person or animal that tested the fire alarm on our first night visit at 4:00am the next morning..

    This 1020's B&B could not be more lovely. The building, grounds, location, staff and special extras such as the included individually home made breakfast and late afternoon complementary charcuterie table with free wine or beer-everything was just perfect. Yes the floors creak a bit but that was no issue for us at all. Free plentiful parking on site. I would return to Asheville just to stay at the Princess Anne!

    Wonderful experience! The staff is very friendly and helpful. The breakfast menu is equal to the best in town! The rooms very spacious and quiet. Great location - close to downtown but no downtown or Hwy noise! A couple restaurants within easy walk! Will be back.

    Beautiful historic hotel with charming rooms. The staff is nothing less than wonderful. The breakfast is amazing. Location is perfect - walking distance to several restaurants and shops and very close to downtown.

    My wife and I stayed at the historic Princess Anne Hotel for two nights to celebrate our 20th wedding anniversary. The hotel is located just outside the downtown area and is close to major roads leading to Asheville. The drive to downtown is less than 10 minutes and traffic is minimal. The hotel was clean and our room (Superior Suite) was immaculate. The hotel offered a social from 4:30 - 6:00 PM and served delicious meats, cheeses, fruit, wine and beer. The living room has a nice fireplace that is perfect for cooler days. The complementary breakfast each morning was delicious. We enjoyed our stay at Princess Anne and will definitely consider staying there again if we travel to Asheville in the future.

    Vintage building conveniently located to restaurants and breweries in the area. The breakfast is top notch--nothing like the usual chain hotel fair. This is fresh made meals that are "gourmet" level. Also the happy hour has high end drinks and hors d'oeuvres. The value and character of this establishment is rare.

    Fantastic! Everything about the Princess Anne Hotel was wonderful!! The accomodations were so nice and very comfortable. The breakfast was amazing! The staff went above and beyond to be helpful and were very friendly. I would recommend this hotel to anyone going to Ashevile. You will not be disappointed!

    Had a great stay at Princess Anne. It is a quaint, old school bed and breakfast about a mile from downtown and a couple of blocks from Charlotte street shopping, Whole Foods, Trader Joe's and some bakeries and restaurants. It has style and class, much better than the sterile chain hotels downtown. Afternoon appetizers and wine were an added bonus. The included breakfast was gourmet. I will definitely be back when I return to Asheville.
